The property market has seen a lot of activity in the early stages of2010 with strong demand, which has led to high auction clearancerates and marked growth in residential real estate values. However,the effect of both national & international economic occurrencessuch as the compounding effect of six interest rate rises sinceOctober 2009, tightened lending criteria by the banks and theworsening financial crisis faced by Greece have all contributed tothe softening of auction clearance rates. Although auctions onlyrepresent a small proportion of dwelling transactions, it is a goodrepresentation of buyer confidence and demand.
Another topic of conversation, which is on everyone's lips at themoment is the Government's planned super profit tax on the miningindustry. W¡th several future mining projects either currently on holdor cancelled as a result of the new tax, it may still be too early to tellif the reduced employment levels within the industry is having adirect effect on consumer demand here in Sydney, but Queenslandand Western Australia are already showing side effects of coolingconsumer sentiment as a result of the new reform.
Looking more on the bright side, in a bid to make buying a housemore affordable in Sydney, the NSW Government has announced itwill no longer charge stamp duty on homes that are "bought off the
