Our company is a quality synonym; we do our best in each project we work in. We are specialized in the construction of residential towers and commercial buildings; we work every day constructing safe, modern and quality projects, meeting and exceeding client expectation, ensuring a good service through skilled professionals who are conscious of caring for the environment, as our client is too.Our client’s name is Sergio Peña, he is from Santiago, and he wants to build a commercial building (mall) on Duarte St., close to HOMS. He wants to get investors who rent or buy the locals in the building he wants to construct.

He wants a fifteen floors building where his clients can put gyms, clothes stores, bars, night clubs, supermarkets, cafeterias and other related. He wants a big green area all around the building and a subterranean parking lot. He wants a building with a modern style, with big glass walls, beautiful exterior and interior gardens to create a comfortable environment. He wants this building made in steel, glass and prefabricated structural elements, so the construction process can be faster; the steel and glass union gives lightness to the building and at the same time makes it look lighter. He wants to begin this project as soon as possible, and he is willing to pay the 20 to 40 percent of the budget as we required him.

His willingness makes him look like a very enthusiastic future client; this is good for the company. We need people who really want to invest and are not afraid of investing in construction area. This project can be a big challenge for this company, but a very good one in terms of benefits.

This project will be located on Duarte St., close to HOMS. Due to our location this project will be situated in a convenient area, because we have branch offices in Santiago.

This will be a 15 floors building, made of steel, glass and prefabricated structural elements. The building will have underground parking lots.

The interior spaces will be comfortable and cozy. With the creation of open spaces, with glass walls we can achieve a part of this comfortability. In addition, the green areas distributed in each floor.

The connection between each one of the floors will be through 6 panoramic elevators and interior stairs. The distribution for each floor will be: 3 levels of subterranean parking lots; the first 5 levels will be used for commercial locals, the next 9 levels will be used for commercial offices, and the last level will be used for the restaurants’ area.

The commercial building besides shopping stores, offices and underground parking lot has a beautiful Restaurant, located at the 8th level. The modern restaurant will have 4 cozy and comfortable spaces to provide the best services:•A big area for tables with an amazing view of the city through a elegant glass wall •The kitchen is a large white room with center islands and lateral plateaus of architectural glass surface•A Caribbean-style terrace with a beautiful wooden floor, a green area with tables, chairs and benches. •The bathroom has two areas: there is a door that leads to a common area with sinks and nice mirrors. • In this manual we can find the rules and codes that will help us through the construction process of the building in the steel part. Here we can find minimum and maximum dimensions for beams, columns, and any other steel structural element.
