As the county seat of Henry County, Clinton is the natural hub of activity for west central Missouri. Its proximity to several large cities, including Springfield and Kansas City, is a strategic advantage for local manufacturing facilities and industrial operations. With close proximity to outdoor destinations like Truman Lake and Katy Trail State Park, the city continues to grow and expand its services for both the local community and visitors to the region. As part of this growth, the community will be well served by a new mixed-use development located at a prime city intersection.
• Mixed-use development to include restaurants, retail shops and specialty services
• Located at the southwest corner of Highway 7 and Highway 13
• Situated across from the regional hospital and higher education facility
• 20-acre site that will contain approximately 164,000 sq. ft. of commercial space
• Pad sites available for sale or ground lease
• Breaking ground in the spring of 2017

TRADE AREA FACTS
• Clinton sits at the junctions of Highways 7, 13 and 52. Kansas City, Branson and Lake of the Ozarks are just a short distance away.
• As the seat of Henry County, Clinton is the hub of retail, trade, manufacturing, farming, medical care and other economic sectors in this part of Missouri.
• A $35 million expansion of Golden Valley Memorial Hospital is underway and will provide improved services to the population within a 60-mile radius. The hospital, which employs more than 800 people, sees more than 225,000 patients annually.
• Clinton High School and Clinton Middle School were both recently expanded to accommodate the growing area. The Truman Regional Education Center (TREC), which opened in 2009, provides higher education opportunities locally through various programs that have continually exceeded enrollment expectations.
• Clinton Regional Airport generates approximately $2 million of annual economic activity, serving individuals, the general public, the armed forces and businesses in the community. Avfab, G olden Val ley Aviat ion, Healthcare Execut ive Leadership Partners LLC, TC Transcontinental, Schreiber Foods, Champions Brand, Par Electrical Contractors Inc., and
Bass Pro/Tracker Boats are companies who frequently use the airport to transport staff, equipment, and goods in and out of the region.
• Area hotels experience more than 36,000 visitors, in addition to traffic from day trips to the area from Kansas City, Springfield and Lake of the Ozarks.
• As Missouri’s second-largest lake covering 56,000 acres, Truman Lake offers hiking, boating, fishing, hunting and more. Fishing begins in March, boating starts in May and both last until October. Duck hunters flock to the area in the fall, and crappie fishing tournaments are popular throughout the season.
• Katy Trail State Park is the longest developed rail-trail in the country, and it all starts in Clinton. An economic impact study released in 2012 found that trail-related expenditures made by visitors in 2011 generated nearly $18.5 million a year in economic impact for the state, and supported 367 jobs with a payroll of $5.1 million.
• Boy Scouts of America summer camp, held at the H. Roe Bartle Scout Reservation in Osceola just southeast of Clinton, hosts more than 9,600 visitors annually during the summer months.
