DEMOLITION SCOPE:
1. DEMOLITION WORK IS TO INCLUDE ALL WORK NECESSARY TO ACCOMODATE THE PROPOSED IMPROVEMENTS. CERTAIN WORK HAS BEEN SPECIFICALLY INDICATED IN ORDER TO OUTLINE THE CHARACTER AND GENERAL EXTENT OF THE WORK AND MAY NOT SPECIFICALLY DESCRIBE THE FULL EXTENT OF THE EFFORT REQUIRED.
2. PRIOR TO UNDERTAKING ANY DEMOLITION WORK, CONTRACTOR SHALL REVIEW EXISTING CONDITIONS AND THE DESIRED RESULTING CONDITIONS TO UNDERSTAND THE EXTENT OF THE WORK NECESSARY, TO DETERMINE THE PRESENCE OF HAZARDS, AND TO DETERMINE THE MOST APPROPRIATE MEANS AND METHODS OF UNDERTAKING THE WORK. SHOULD THE CONTRACTOR DISCOVER ANY EXISTING CONDITION THAT COULD PREVENT DELIVERY OF THE DESIRED RESULTING CONDITION, THE ARCHITECT SHOULD BE CONSULTED BEFORE UNDERTAKING THE INDICATED DEMOLITION.
3. SHOULD HAZARDOUS MATERIALS OR MATERIALS SUSPECTED OF BEING HAZARDOUS BE ENCOUNTERED, THE CONTRACTOR SHALL CEASE OPERATIONS IN THOSE LOCATIONS AND IMMEDIATELY INFORM THE OWNER'S AGENT, IN WRITING, OF THE FINDING.
4. IN CASES WHERE THE UNDERLYING CONSTRUCTION TO BE PRESERVED TO FACILITATE THE NEW WORK, DEMOLITION SHALL PROCEED ACCORDINGLY. INCLUDE REPAIRS TO THE UNDERLYING CONSTRUCTION AS NECESSARY TO MEET THE NEW MATERIALS' INSTALLATION REQUIREMENTS AS SET FORTH BY THE MANUFACTURER.
5. DEMOLITION INCLUDES THE REMOVAL OF ALL ASPECTS OF THE ITEM THAT ARE MADE OBSOLETE BY THE REMOVAL OF THAT ITEM, UNLESS AN ELEMENT CAN BE INTEGRATED WITH THE REPLACEMENT PRODUCT. IN CASES WHERE PORTIONS OF THE CONSTRUCTION ARE RETAINED WITH THE INTENT OF INTEGRATION WITH THE NEW WORK, THE CONTRACTOR SHALL VALIDATE THOSE ELEMENTS' ABILITY TO SERVE IN THE NEW CAPACITY AND WARRANT SAME.
6. PROVIDE LINTELS AND PERIMETER ENCASEMENT OF ALL NEW WALL OPENINGS. PROVIDE STRUCTURAL PERIMETER SUPPORT OF ALL FLOOR AND ROOF OPENINGS.
7. DEMOLITION OF BUILDING ELEMENTS GENERALLY INCLUDES ALL CONSTRUCTION CONCEALED WITHIN THAT ELEMENT OF CONSTRUCTION. ITEMS DISCOVERED WITHIN THE ELEMENTS INDICATED TO BE DEMOLISHED THAT ARE SUSPECTED TO BE ESSENTIAL TO THE BUILDING (STRUCTURAL COMPONENTS, DRAINAGE PIPES, ELECTRICAL FEEDS) SHALL BE RETAINED AND REPORTED TO THE ARCHITECT WHO WILL ISSUE INSTRUCTIONS.
8. THE CONTRACTOR IS SOLEY RESPONSIBLE FOR THE PROPER AND LEGAL DISPOSAL OF ALL DEMOLISHED ITEMS. ITEMS THAT THE CONTRACTOR ELECTS TO SALVAGE MAY NOT BE STORED ON SITE.
GUIDANCE FOR MEANS AND METHODS
1. DEMOLITION WITHIN AREAS TO BE RENOVATED SHALL GENERALLY BE CARRIED OUT WITH TOOLS DESIGNED FOR CUTTING RATHER THAN THOSE DESIGNED FOR STRIKING.
2. DEMOLITION SHALL EXTEND TO NATURAL BREAK POINTS IN THE EXISITING CONSTRUCTION, WHEREVER POSSIBLE.
3. ALL DEMOLITION IS TO OCCUR IN A MANNER THAT FACILTATES THE INSTALLATION OF THE PROPOSED IMPROVEMENTS.
4. PREVENT DUST, ODOR, NOISE, DEBRIS, LIQUIDS, AND OTHER CONTAMINANTS FROM LEAVING THE DEMOLITON AREA.
5. PROVIDE NEW PERMANENT SUPPORT FOR ALL WIRES, PIPES, DUCTS, OR OTHER ITEMS PRESENTLY SUPPORTED BY THE CONSTRUCTION BEING DEMOLISHED. MINIMUM STANDARD FOR THE NEW SUPPORTS SHALL BE EQUAL TO THAT REQUIRED FOR NEW CONSTRUCTION, LESS SEISMIC RESTRAINT.
6. DURING THE DEMOLITION OF ELEMENTS OF THE BUILDING ENVELOPE, PRESERVE THROUGH TEMPORARY MEASURES THE THERMAL CHARACTERISTICS, THE WATER-TIGHTNESS, AND THE SECURITY FEATURES OF THE BUILDING.
PREPARATION OF SURFACES
1. PREPARE THE EXISTING SURFACES AND SUBSTRATES TO RECEIVE NEW CONSTRUCTION. MINIMUM STANDARD FOR THE ACCEPTABILITY OF SURFACE PREPARATION SHALL BE THE REQUIREMENTS ESTABLISHED IN THE MANUFACTURER'S LITERATURE FOR THE PROPOSED NEW MATERIAL.
2. ITEMS TO BE SALVAGED ON BEHALF OF THE OWNER AND/OR INCORPORATED INTO THE NEW WORK ARE TO BE CAREFULLY REMOVED, CLEANED AND PROTECTED. WHERE ITEMS ARE DISASSEMBLED, MARKINGS AND DIAGRAMS ARE TO BE PREPARED TO FACILITATE RE-ASSEMBLY. WHERE ITEM IS DESIGNATED FOR STORAGE OFF-SITE, PROVIDED PACKAGING AND TRANSPORT.

1. SIGNAGE
THE SIGNS ARE PART OF THE WORK AND ARE TO BE INCLUDED IN THE OVERALL BID. THE GENERAL CONTRACTOR IS ALSO RESPONSIBLE FOR COORDINATING THE INSTALLATION OF THE SIGNS WITH THE SIGNAGE CONSULTANT.
a. EXTERIOR ILLUMINATED SIGNS: THE G.C. IS TO PROVIDE ELECTRICAL POWER TO THE EXTERIOR ILLUMINATED SIGNS AS SHOWN ON THESE DRAWINGS AND AS REQUIRED TO PROVIDE A COMPLETE OPERATIONAL SYSTEM. ALL ILLUMINATED SIGNS ARE TO BE CONTROLLED BY DIGITAL TIMER WITH ASTRONOMICAL CAPABILITIES: 'INTERMATIC ET8015C' 7-DAY 30 AMPS SPST ELECTRONIC ASTRONOMICAL LIGHT SWITCH, CLOCK VOLTAGE 120 VOLT-277-VOLT NEMA. REFER TO THE SELF-STORAGE UNIT SPECIFICATIONS AND DETAIL DRAWING.
b. FOR STORAGE UNIT SIGNAGE, REFER TO THE SELF-STORAGE UNIT SPECIFICATIONS AND DETAIL DRAWING. c. THE SIGNAGE PACKAGE SHALL INCLUDE ALL OTHER ROOM SIGNAGE, SUCH AS "YOU ARE HERE" SIGNS, TOILETS
(WITH HANDICAPPED ACCESSIBLE SYMBOLS, ELEVATOR MACHINE ROOMS, ELECTRICAL ROOMS, OFFICE, ETC. REFER ALSO TO THE HANDICAPPED ACCESSIBILITY DRAWING. ALL SUCH SIGNS SHALL INCLUDE BRAILLE.
d. REFER ALSO TO SPECIFICATION 10400 SECTION ON THIS DRAWING.
2. SECURITY
THE GENERAL CONTRACTOR IS RESPONSIBLE FOR SECURING BIDS FROM, CONTRACTING WITH AND COORDINATING WITH APPROVED VENDORS. THE SECURITY PACKAGE/CONTRACT SHALL BE A TURNKEY DESIGN AND INSTALLATION PACKAGE AND IS TO INCLUDE, BUT NOT NECESSARILY LIMITED TO THE FOLLOWINGS:
a. SURVEILLANCE CAMERAS. REFER TO ELECTRICAL DRAWINGS FOR LOCATIONS, WHICH ARE TO BE AS FOLLOWS:• (1) ONE DOME CAMERA AT OFFICE COUNTER/CASH DRAWER.• (1) ONE DOME CAMERA AT EACH ELEVATOR "LOBBY" ON ALL LEVELS - A TOTAL OF (6) SIX SUCH LOCATIONS.• OTHER INTERIOR CAMERAS, SUCH AS HALLWAYS: (9) NINE LOCATIONS AS DETERMINED BY OWNER/END USER. • THE TOTAL NUMBER OF INTERIOR CAMERAS IN THE FACILITY IS NOT TO EXCEED (16) SIXTEEN. • EXTERIOR CAMERA LOCATIONS: (8) EIGHT BUILDING SURFACE-MOUNTED CAMERAS.
b. KEYPADS WITH INTERCOMS SHALL BE STAND-ALONE PTI ("THE INFORMER") AND INCLUDE APEX MODEL KEYPADS WITH SOFTWARE INTERFACE (FALCON 2000 SOFTWARE) FOR OMNI. THEY MAY BE PURCHASED THROUGH PTI ACCESS CONTROLS. THERE SHALL BE A KEYPAD/INTERCOM AT THE FOLLOWINGS LOCATIONS: 1. ONE EACH AT THE EXTERIOR BI-FOLD ENTRY DOORS. REFER TO THE ELECTRICAL DRAWINGS.
c. VIDEO MONITORS: MOUNTED ON THE OFFICE WALL AS SHOWN ON THE PLANS. MONITORS CAN BE PURCHASED THROUGH 'STORAGE MAINTANCE SPECIALISTS'; 888.506.6586; 42" VIDEO LG MONITOR MODEL #43LW#40C CAN ALSO BE ORDERED THROUGH OFFICE DEPOT/"ESS MART"
d. DIGITAL RECORDER TO BE DVR MODEL SMS-EZDVR-16 (OR LATEST REPLACEMENT MODEL) WITH A 2 TB HARD DRIVE STORAGE CAPACITY. THE DVR IS TO BE LOCATED IN THE CABINET AS SHOWN ON OFFICE/ADMIN. AREA DRAWINGS; PROVIDE ADEQUATE VENTILATION FOR THE DVR UNIT.
e. OFFICE ALARMS: ALARM SYSTEM TO BE VISTA-20P ALARM PANEL (OR LATEST REPLACEMENT MODEL) WITH ONE OR MORE KEYPAD PANELS, MOTION DETECTION IRD, AND DOOR CONTACTS. LOCATED IN ADMIN, OFFICE AREA, ALARMED DOORS SHALL INCLUDE THE TWO EXIT STAIR DOORS AT GROUND LEVEL, PLUS THE DOOR LEADING FROM THE ADMINISTRATION OFFICE TO THE STORAGE AREA ON THE FIRST FLOOR FOR A TOTAL OF (3) THREE DOOR ALARMS/CONTACTS.

A. COMPLY WITH ANSI Z97, ASTM C864 AND GANA (GM AND SM). ALL EXTERIOR GLAZING SHALL BE PPG SOLARBAN 60 1" CLEAR INSULATED, LOW E AND TEMPERED WHERE REQUIRED BY OHIO BUILDING CODE.
B. EXTERIOR GLASS SHALL WITHSTAND POSITIVE AND NEGATIVE LOADS AS PER OHIO BUILDING CODE/ASCE 7-10. LIMIT GLASS DEFLECTION TO 1/200 OR FLEXURE LIMIT OF GLASS, WHICHEVER IS FIRST.
