QUESTIONS AND ANSWERS FROM PREBID MEETING Question 1: Is a General Contractor required to select low bids from SUBP companies over their own bid for sections of work that the General Contractor would prefer to self-perform in order to keep their own employees employed? Answer 1: The Contractor must still solicit bids from SUBP companies for work that they intend to self-perform. A good faith effort must be demonstrated if a SUBP company is not selected. Question 2: Can corn cob blasting be used to remove the paint over spray at the trusses? Answer 2: See Section 099300-Staining and Transparent Finishing attached with this addendum for paint removal. Question 3: Is the paint over spray visible on the existing exposed trusses typical at each truss? Answer 3: The paint over spray as seen on the existing exposed trusses is likely typical at each truss. Question 4: Are the rafter tails or other exterior trim to be replaced? Answer 4: See Sheets A200 and A201 for material conditions and treatments. Question 5: Is there separate water for Sea Salt and how will turning off the water affect them during their off season? Answer 5: Water for Sea Salt is not separate. Coordination of utilities with Sea Salt and their Phase IV Contractor will need to occur between both Contractors on site.

Question 6: Is there a drawing showing the extents of construction fencing on the site? Answer 6: The construction limits shown on 5B/T100 should not be used for construction fencing. The Contractor is to define the extents of construction fencing based on their own safety standards. A unit price for construction fencing is added to 004100R1-Bid Proposal Form attached with this addendum. Question 7: Can bidder assume tree protection fencing shown will satisfy project requirements? Answer 7: Bidder should assume tree protection amounts shown will satisfy project requirements, bidder may add more or make slight adjustments to locations if they feel necessary to keep workers off tree roots (and avoid penalties) at no additional charge to Owner. Question 8: Will Owner trim the lower branches of the oak to be surrounded by new decking? Answer 8: Owner will trim lower oak branches.

PROJECT MANUAL - ARCHITECTURAL SECTION 000110 - TABLE OF CONTENTS 1. Under Division 00 - Procurement and Contracting Requirements, delete Section 004100R - Bid

Proposal Form MPRB (issued with Addendum No. 1) and replace with Section 004100R1 - Bid Proposal Form MPRB.

A. Section Includes: 1. Exterior vertical plasterwork (stucco). 2. Exterior horizontal and nonvertical plasterwork (stucco). 3. Interior vertical plasterwork. 4. 1.3 ACTION SUBMITTALS

A. Product Data: For each type of product.

B. Samples for Verification: For each type of factory-prepared finish coat and for each color and texture specified, 12 by 12 inches, and prepared on rigid backing.

1.4 QUALITY ASSURANCE

A. Mockups: Build mockups to verify selections made under Sample submittals, to demonstrate aesthetic effects, and to set quality standards for materials and execution. 1. Build mockups for each substrate and finish texture indicated for cement plastering,

including accessories. a. Size: 50 sq. ft. in surface area.

2. For interior plasterwork, simulate finished lighting conditions for review of mockups. 3. Approval of mockups does not constitute approval of deviations from the Contract

Documents contained in mockups unless Architect specifically approves such deviations in writing.

4. Subject to compliance with requirements, approved mockups may become part of the completed Work if undisturbed at time of Substantial Completion.

1.5 DELIVERY, STORAGE, AND HANDLING

A. Store materials inside under cover, and keep them dry and protected against damage from weather, moisture, direct sunlight, surface contamination, corrosion, construction traffic, and other causes.

1.6 FIELD CONDITIONS

A. Comply with ASTM C 926 requirements.

B. Exterior Plasterwork: 1. Apply and cure plaster to prevent plaster drying out during curing period. Use procedures

required by climatic conditions, including moist curing, providing coverings, and providing barriers to deflect sunlight and wind.

2. Apply plaster when ambient temperature is greater than 40 deg F. 3. Protect plaster coats from freezing for not less than 48 hours after set of plaster coat has

occurred.

C. Interior Plasterwork: Maintain room temperatures at greater than 40 deg F for at least 48 hours before plaster application, and continuously during and after application. 1. Avoid conditions that result in plaster drying out during curing period. Distribute heat

evenly; prevent concentrated or uneven heat on plaster. 2. Ventilate building spaces as required to remove water in excess of that required for

hydrating plaster in a manner that prevents drafts of air from contacting surfaces during plaster application and until plaster is dry.

PART 2 - PRODUCTS

A. Fire-Resistance Ratings: Where indicated, provide cement plaster assemblies identical to those of assemblies tested for fire resistance according to ASTM E 119 by a qualified testing agency.

b. Brown Coat: For cementitious material, mix 1 part portland cement and 3/4 to 1-1/2 parts lime. Use 3 to 5 parts aggregate per part of cementitious material, but not less than volume of aggregate used in scratch coat.

PART 3 - EXECUTION

3.1 EXAMINATION

A. Examine substrates and conditions, with Installer present, for compliance with requirements for installation tolerances and other conditions affecting performance of the Work.

B. Proceed with installation only after unsatisfactory conditions have been corrected.

3.2 PREPARATION

A. Protect adjacent work from soiling, spattering, moisture deterioration, and other harmful effects caused by plastering.

B. Prepare smooth, solid substrates for plaster according to ASTM C 926.

3.3 INSTALLING METAL LATH

A. Metal Lath: Install according to ASTM C 1063. 1. Partition Framing and Vertical Furring: Install diamond-mesh lath. 2. Flat-Ceiling and Horizontal Framing: Install diamond-mesh lath. 3. On Solid Surfaces, Not Otherwise Furred: Install self-furring, diamond-mesh lath.

3.5 PLASTER APPLICATION

A. General: Comply with ASTM C 926. 1. Do not deviate more than plus or minus 1/4 inch in 10 feet from a true plane in finished

plaster surfaces when measured by a 10-foot straightedge placed on surface. 2. Finish plaster flush with metal frames and other built-in metal items or accessories that

act as a plaster ground unless otherwise indicated. Where casing bead does not terminate plaster at metal frame, cut base coat free from metal frame before plaster sets and groove finish coat at junctures with metal.

3. Provide plaster surfaces that are ready to receive field-applied finishes indicated.

B. Bonding Compound: Apply on unit masonry substrates for direct application of plaster.

C. Walls; Base-Coat Mixes for Use over Metal Lath: For scratch and brown coats, for three-coat plasterwork with 3/4-inch total thickness, as follows: 1. Portland cement mixes.

D. Ceilings; Base-Coat Mixes for Use over Metal Lath: For scratch and brown coats, for three-coat plasterwork and having 1/2-inch total thickness, as follows: 1. Portland cement mixes.

conditions.

3.2 PREPARATION

A. Protection for Removal of Existing Paint: 1. General: Comply with recommendations of manufacturers of paint strippers for protecting

surrounding building surfaces against damage from exposure to their products. 2. Protect adjacent surfaces, including grass, shrubs and trees with paper, drop cloths and

other means. Items not painted which are in contact with or adjacent to painted surfaces shall be removed or protected prior to surface preparation and painting operations.

3. Waste material shall be collected at the end of each work day and disposed of in a manner consistent with local environmental regulations. It is considered Hazardous Waste.

4. Work area shall be sealed to prevent the spread of paint dust and debris beyond the work site.

5. Rags shall be disposed of nightly and removed from the building. 6. Adequate ventilation shall be provided in each area where solvents and strippers are

used. 7. A fully charged fire extinguisher suitable for solvent fires shall be kept in each area where

work is going on. 8. Contractor shall provide multiple fans with high CFM to move fumes out of the building

and away from areas where work is being done. 9. Compressor motors, heat lamps, and similar items shall be of explosion proof type. 10. No spraying of solvents or strippers permitted unless specifically allowed by the

manufacturer of the product being used. 11. After paint removal is complete, areas around the site shall be cleaned of paint dust and

debris, and such debris shall be properly disposed of in a manner consistent with local environmental regulations.

B. Removal of Existing Paint Materials: 1. Paint removal may be accomplished by the following approved methods:

a. Mechanical methods including dry scraping, sanding, or wire brushing. Use methods to limit dust debris.

b. Heat guns and scraping of softened paint materials. c. Wet Mechanical Methods: Existing item preparation shall be wet scraping,

sanding, or wire brushing. d. Chemical Methods:

1) Surface Preparation: Use scrapers of a variety of sizes and shapes, whose edges have been rounded, to remove loose paint before removal using chemicals.

2) Apply chemical stripper using a brush or roller. Follow manufacturer's instructions.

3) Allow stripper to stand for length of time as recommended by manufacturer, depending upon the number of surface layers to be stripped; if necessary, cover with plastic sheeting to keep the stripper moist.

4) Using a broad knife or scrapper, remove paint and stripper from the surface. 5) Safely dispose of paint and stripper residue. 6) Note: Do not use water on wood surface. 7) Wipe wood with a clean cloth soaked in mineral spirits to remove chemical

residue or other method as recommended by the chemical stripper manufacturer.

8) Allow to dry and dry-brush loose material from the surface using a short fiber bristle brush.

9) Repeat as necessary to sufficiently remove the previous coating.

C. Comply with manufacturer's written instructions and recommendations in "MPI Architectural Painting Specification Manual" applicable to substrates indicated.

D. Remove hardware, covers, plates, and similar items already in place that are removable. If removal is impractical or impossible because of size or weight of item, provide surface-applied protection before surface preparation and finishing. 1. After completing finishing operations, use workers skilled in the trades involved to

reinstall items that were removed. Remove surface-applied protection if any.

E. Clean and prepare surfaces to be finished according to manufacturer's written instructions for each particular substrate condition and as specified. 1. Remove dust, dirt, oil, and grease by washing with a detergent solution; rinse thoroughly

with clean water and allow to dry. Remove grade stamps and pencil marks by sanding lightly. Remove loose wood fibers by brushing.

2. Remove mildew by scrubbing with a commercial wash formulated for mildew removal and as recommended by stain manufacturer.

F. Wood Substrates: 1. Scrape and clean knots, and apply coat of knot sealer before applying primer. 2. Apply wood filler paste to open-grain woods, as defined in "MPI Architectural Painting

Specification Manual," to produce smooth, glasslike finish. 3. Sand surfaces that will be exposed to view and dust off. 4. After priming, fill holes and imperfections in the finish surfaces with putty or plastic wood

filler. Sand smooth when dried.

3.3 APPLICATION

A. Apply finishes according to manufacturer's written instructions and recommendations in "MPI Architectural Painting Specification Manual." 1. Use applicators and techniques suited for finish and substrate indicated. 2. Finish surfaces behind movable equipment and furniture same as similar exposed

surfaces. 3. Do not apply finishes over labels of independent testing agencies or equipment name,

identification, performance rating, or nomenclature plates.

B. Apply finishes to produce surface films without cloudiness, holidays, lap marks, brush marks, runs, ropiness, or other surface imperfections.

3.4 CLEANING AND PROTECTION

A. At end of each workday, remove rubbish, empty cans, rags, and other discarded materials from Project site.

B. After completing finish application, clean spattered surfaces. Remove spattered materials by washing, scraping, or other methods. Do not scratch or damage adjacent finished surfaces.

C. Protect work of other trades against damage from finish application. Correct damage by cleaning, repairing, replacing, and refinishing, as approved by Architect, and leave in an undamaged condition.

D. At completion of construction activities of other trades, touch up and restore damaged or defaced finished wood surfaces.

A. Wood substrates, with the intent to match existing adjacent finishes. 1. Water-Based Varnish over Stain System:

a. Stain Coat: Stain, semi-transparent, for interior wood. Color as selected by Architect to match existing.

b. First Intermediate Coat: Water-based sealer, MPI #121. c. Second Intermediate Coat: Water-based varnish matching topcoat. d. Topcoat: Varnish, water based, clear, satin (Gloss Level 4), MPI #121.
