Commentary Development summary This is the sixth student accommodation schedule to be produced by the City of Edinburgh Council. It has been developed in response to the growing number of planning applications and developments in this sector. The schedule focuses on purpose-built student accommodation, rather than privately rented houses, and details completions, properties under construction, planning consents, applications awaiting determination and closures. Graph 1 shows that 1,677 bedspaces were completed in 2015, 1,728 are currently under construction, consent has been granted for 3,467 and there were 1,101 awaiting determination. All completions, developments under construction and consents in 2015 were on brownfield sites. For the first time, the number of those completed and under construction outwith the city centre exceeded those in the city centre. Current accommodation provision There were 15,048 purpose-built student bedspaces in Edinburgh at the end of 2015, up from 13,260 at the end of 2014, of which 85% were of the self-catering variety. Market analysis There are c.58,000 students attending the four universities in the Edinburgh area. Of these, c.16,000 are international students. The consequent demand for student accommodation means that rents in Edinburgh are higher than the UK average. The number of units under construction has decreased since 2014, signalling an decrease in completions next year. Significant activity in 2015
Completion of two developments in Leith for Ziggurat Student Living, totalling 543 beds
Completion of a 138 bed development at Hillside Crescent for CRM Students.
Completion of a 442 bed development on Abbeyhill for the
Student Housing Company.
935 bed spaces currently under construction on Holyrood Road for the University of Edinburgh.
Consent was granted for a 579 bed development at the former Homebase site on St. Leonard’s Street.
