• The Tower is under warranty from the Main Contractor against structural defects for a 10 year period
• All equipment and systems are under the warranty from the Main Contractor for a one year period

Citadel - The Hand Over Steps
1. Customer submits office design to Main Consultant for review and approval• Review cost will be approximately AED 5,000 to 10,000 for singe office unit
2. Customer submits office design plans to relevant authorities for NOC and applies to TECOM for Building Permit• DEWA, Civil Defense, and du to provide NOC’s• TECOM Fit out Guidelines has been provided on CD• Typical approval timeframe is 30 to 45 days
3. To commence construction the customer must pay the final installment and associated charges:• Final Settlement• First Year Association Fee • Annual projected Cooling Charges• Annual Master Community Charges
4. Customer must pay DEWA deposit• Visit DEWA Office to present sale agreement and tenancy agreement, if applicable• Valid ID or Business License• Payment Completion Certificate from Deyaar• DEWA deposit receipt
5. Collect Keys and commence fit out
6. Final inspection and issuance of Fit Out Completion Certificate from TECOM
7. Schedule Move-in with FM office

• Fit-Out Consultant’s / Fit-out Contractor’s Appointment Letter (Main Consultant’s coordination fee is approximately AED 5,000-10,000 for a Single Unit)
• Fit-Out Consultant’s/ Fit-out Contractor’s Acceptance Letter (Original on Letterhead)
• Copy of Fit-Out Consultant’s / Fit-out Contractor’s Professional License• Copy of Tenant’s Valid Trade License (Issued by Relevant Authority)• NOC From Civil Defense• NOC From DEWA (ED & WD) including Sub-Metering• NOC From Telecom Operator (Du)• NOC From relevant authorities for specialized fit-out projects (e.g. Clinic,

• Deyaar will conduct quarterly audits to ensure adherence.

Association FeeAn Explanation
• Yearly service charge payable by each owner towards common area expenses for DEWA, cooling, administration, maintenance, cleaning, security and insurance.
• Apportioned to each owner in accordance with Participation. Quota based sellable area; e.g. A fixed rate of AED 13.16 per sq ft on the unit area.
• Does not cover any expenses incurred on any item inside the unit.• Owner pays in one upfront installment.• Runs from 1st October 2009 to 30th September 2010.• In July 2010, the first year expenses of the association fee will be
audited.
Cooling Charges for Units
• Empower is providing chilled water to all units for air conditioning.• Consumption charges for common area & units are collected up front and
paid by Deyaar/OA to Empower on a monthly basis.• Each Unit has been provided with a sub-meter to register the amount of
chilled water consumption and will be audited against actual on a quarterly basis.

Failure to pay
• Payment of the Association Fee is crucial for operating the tower properly.• Shortage in Building Fund will affect Services.
Annual Budget-Year 2
• Facilities Management Charges and scope for year 2 will change.
• Unused funds from Year 1 will be applied to Year 2 expenses.
• Any adjustment of cooling consumption and DEWA charges in Year 1 budget will be made in Year 2.
• The Final Budget for Year 2 will be arrived at jointly by the Board of Representatives and the Facilities Manager.
