Cabin Creek and Crow Creek DESCRIPTION: The Cinch Buckle Ranch with tremendous grass acreage and countless, large reservoirs, has been running 1,000-1,100 mother cows under Montana’s Big Sky. LOCATION: The Cinch Buckle is located about 28 miles northeast of Broadus, Montana, in Powder River and Carter Counties. HWY 212 and Hammond, Montana are about 20 miles south of the ranch.

Grass Along the 6 ½ miles of Crow Creek there are about 200 acres of sub irrigated hay land. There are about 500 acres of dry land farmed. 180 acres, seeded to alfalfa and wheat grass in 2009 yielded 500 bales in 2010. 300 acres need to be reseeded. There are seven State leases, with about $700,000 of improvements (dams and fences), and varying expiration dates on their ten year leases. Ranch Headquarters with 3 Homes, Shop, Calving Sheds & Pipe Working Corrals IMPROVEMENTS: The 5 bedroom main home has 2 bedrooms, office, and a bath on the upper level, with mud room, 3 bedrooms and a bath on the lower level. The other two homes have 3 bedrooms, 2 baths, and full basements. The large main shop is propane heated at 50 degrees in the winter, and has a large, four post, hydraulic hoist. The calving barn has pens, maternity head catch, and tack room. There are two very large barns used as lambing sheds.

SERVICES: Broadus is the county seat of Powder River County, and has a great K-12 school, restaurants from Chuck’s Fast Foods to the famous Judges Chambers, groceries. bank, two vet clinics, farm supplies, mechanics, tires, medical clinic, four churches, florist, outfitters, two taxidermists, bowling alley, museum, and a 9 hole golf course. Rapid City, South Dakota, and the Black Hills are less than two hrs SE. Miles City is 78 miles north of Broadus. Ruminating with a Belly Full of Hard Grass HUNTING: Currently the ranch is enrolled in the block management program. The owner receives about $8,750 annually. This block management program could be terminated. The FW & P rents one of the homes at the ranch headquarters for their Game Wardens who patrol the area. FISHING: One of the large, deep reservoirs on Timber Creek has been considered for the stocking of fish.

FENCING: There are miles of sheep tight fences reflecting back to the era when the ranch ran 4,500 ewes and 400 mother cows. WATER: When asked how many dams there are scattered across the Cinch Buckle, the owner replied there could be 100, but “I’ve never counted them.” On the 5 ½ miles of Timber Creek, there are several very large reservoirs.

Crow Creek flows for 6 ½ miles, mainly on deeded land.

There are several pipelines: one going east deep into the summer range, another going west to the pastures on the western range, and a winter pipeline services the southern pastures. Another well and pipeline are used and maintained by and for the neighbor.

Grass, Water, and Cattle

PRODUCTION: The ranch has been running 1,000-1,100 mother cows and their bulls. The replacements are bought as 3-5 yr old bred cows. The cows are moderately framed at 1,050-1,100 lbs. The generally black hided cows are bred Charolais. Calving begins the middle of March, and the calves are shipped the last part of October. Steer calves were contracted at $1.20/lb for 510 lbs in 2009, and $1.29 for 565 lbs in 2010. The ranch is in a rotational grazing plan. The east summer range has five pastures in a pie formation. The young and old cows are run together, with the middle-aged cows run separately. Yearlings in 2010 finished with a 2.2 ADG. On the ranch, about 1,600 round bales were put up in 2009, and 1,750 in 2010. Additional hay was put up on shares from the neighbor. About 500 bales were carried over from 2009 to 2010. 200 acres of farmland was seeded to pubescent and alfalfa in 2009 and yielded 3 bales/acre in 2010. MINERALS: The Seller owns no minerals concerning this ranch.

RE TAXES: $11,396.70 for 2009. LABOR: The current ranch manage has done an excellent job for the current owner, and may consider staying on. Two men basically run this easy going operation. ELEVATION: 3,040-3,425 ft above sea level. PRICE & TERMS: The Cinch Buckle Ranch is offered at $5.5 million dollars cash for the real estate only. The cattle, feed, machinery, and supplies are available for a turnkey sale. COMMENTS: This is one of the premier 1,000 cow Montana grass ranches in terms of simplicity, ease of operation, efficiency, and profitability. This ranch has essentially no waste ground. The ranch calves often top the Superior Video Auction due to their exceptionally high acceptance by the cattle feeders. This adds profit to the ranch. This ranch is priced inside today’s market, and is ready to go.
