During the early days of chub cay, many prominent families

who built the first homes on the historical island could have

gone anywhere in The bahamas, or for that matter, anywhere

in the world to enjoy sand and sea and balmy ocean breezes.

but, they chose chub cay! Today, its natural beauty, pristine

waters, close proximity to world-class deep sea fishing, flats

fishing and diving, combined with its luxurious privacy,

make it second to none. The planners behind the renovation

of this special island are taking exceptional care to preserve

that rare environment for generations to come.

One thing that is easily seen by those arriving by air is the

limited scope of the renovation, which leaves more than three

quarters of the island untouched. Most of the land remains a

natural preserve for mangroves and wildlife that have evolved

there over time.

“We’ve gone to great lengths to improve what needed

to be enhanced on the island without disturbing its natural

assets and quiet, casual atmosphere as a family oriented

bahamian fishing destination,” said Walt Mccrory, President

and cEO of chub cay club associates, ltd.

Equally important is the attention paid to the marine

environment. The chub cay team has gone to extraordinary

lengths to preserve a healthy marine environment in the renovated

marina and all the waters surrounding the island. “Once

the renovation is complete, we will be going through the

certification process to be designated a “blue Flag Marina”, a

world-wide designation for environmentally sensitive marinas,

said Pearson, who also heads a company that specializes in

state-of-the-art marina design and management.

Superior construction techniques

The villas are a post and beam construction utilizing quad

columns and composite beams. all wood framing is pressure

treated and the hardi Panel/Siding is rot and termite resistant.

Prefabricated “Island Style home” wood panels made in the

u.S. have been used in tropical residential structures for more

than 15 years. all exterior windows are constructed of formed

aluminum, with laminated hurricane glazing which meets

bahamian and Florida building code standards.

Built to withstand the elements

Design parameters and pound/sf. calculations for all exterior

assemblies are based on a 150 mph wind zone and exceed

Miami-Dade county requirements. a registered structural

engineer, lakdas/yohalen Engineering, has upgraded

the design of the structure from the foundations to the

roof structure. Foundations are constructed of 5,000 psi

reinforced poured in place concrete to protect against

potential water incursion. cGI windows and doors exceed

all negative and positive pressure requirements prescribed

by lakdas/yohalem Engineering. 5V Metal crimp Roof

and substrate exceeds the Miami-Dade Product approval

rating of 150 MPh.

Completely new utility infrastructure

The utilities at chub cay are all brand new. The utility plant

houses five caterpillar generators that generate a total of

10MW of power. as a loop system, power and water may be

fed from either direction, allowing consistent service even

if a line breakage occurs. The reverse osmosis water plant

produces 100,000 gallons per day with a water storage

capacity of 600,000 gallons. Irrigation water is stored in

150,000 gallon storage tank and supplied by treated

effluent from the waste water treatment plant. Solid waste

handling will also be provided on-island.

Founded more than 40 years ago, chub cay club has been

the retreat of those that embrace gracious living. The island

has attracted legendary sportfishermen and yachtsmen from

around the world. Now the world-class resort has raised the

bar once again with the June 2006 opening of the new,

multi-million dollar marina hosting yachts up to 200'.

The former 96-slip facility was closed for about a year in order

for the site to undergo major renovations and expansion,

including the dredging of the entire marina and channel to 12-

ft. (at mean low tide) and the installation of state-of-the-art concrete

floating docks. More than 100 slips are available now. When

fully completed, the Marina will include over 200 slips.

“The marina is truly the heart and soul of chub cay where

boaters have gathered and socialized for decades,” said Kaye

Pearson, chairman of chub cay club associates, ltd.—owners

and developers of the island. Pearson is also chairman of

International Marinas—the company responsible for designing,

renovating and managing the new marina. “We’ve taken great

care in preserving the warm and welcoming atmosphere,

while significantly upgrading the quality and capacity.”

Sleek New Docks Await Yachtsmen

The newly built concrete floating docks from bellingham Marine,

are sleek and functional with all components completely out of

sight. all power cabling has been concealed and power pedestals

placed out of pathways. The main piers range from 8 to 15 feet in

width, while finger piers are 5 to 8 feet wide.

Full Service Marina Operation, Bahamian Dining and More

While construction and renovations on the island continue,

the new marina is fully operational. Fuel is readily available and

customs/Immigration is easily accessible upon entry.

The new infinity edge pool, with swim-up/walk-up Tiki bar, is now

open. a completely new 20,000 square foot clubhouse is under

construction. In the meantime, visitors enjoy the hospitality of

the harbour house restaurant—open for breakfast, lunch, and

dinner. harry’s bar is still the popular spot to relax on chub cay.
