CONSTRUCTION DOCUMENTS
1. INFORMATION ON THIS PLAN HAS BEEN OBTAINED FROM EXISTING DRAWINGS AND SITE SURVEY. CONTRACTOR SHALL FIELD VERIFY EXISTING CONDITIONS PRIOR TO COMMENCING WORK. ANY DISCREPANCIES BETWEEN EXISTING CONDITIONS AND CONSTRUCTION DOCUMENTS SHALL BE REPORTED IMMEDIATELY TO THE ENGINEER.
2. THE CONTRACTOR IS FULLY RESPONSIBLE FOR PERFORMING THE WORK IN FULL COMPLIANCE WITH ALL APPLICABLE LOCAL, STATE, AND FEDERAL CODES UNDER THIS SECTION OF THE CONTRACT. IF THE CONTRACTOR DETERMINES THAT THE CONTRACT DOCUMENTS AND PLANS ARE NOT IN COMPLIANCE WITH THE APPLICABLE LOCAL CODES, HE SHALL INFORM THE ENGINEER PRIOR TO CONSTRUCTION START FOR DIRECTION. FAILURE TO DO SO SHALL NOT RELIEVE THE CONTRACTOR OF HIS RESPONSIBILITY TO MEET APPLICABLE LOCAL CODES, AND REWORK SHALL BE AT CONTRACTOR'S EXPENSE.
3. ON ANY WORK SHOWN ON MECHANICAL DRAWINGS REQUIRING DEMOLITION OF EXISTING OR NEW BUILDING STRUCTURES AND FINISHES, IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO COMPLETE THE NECESSARY DEMOLITION. CONTRACTOR SHALL PATCH AND REPAIR ALL DEMOLITION WORK. PATCHING SHALL BE COMPLETED WITH THE SAME MATERIALS AS THE SURROUNDING AREAS, OR WITH ENGINEER-APPROVED PATCHING MATERIALS. REPAIRS SHALL BE COMPLETED ACCORDING TO SPECIFICATIONS.
4. MOUNT ALL SENSORS IN THE GENERAL LOCATION INDICATED ON THE PLANS. CONTRACTOR SHALL SUPPLY AND INSTALL ALL CONTROL VOLTAGE WIRING AND CONDUIT FOR SENSORS REQUIRED BY THE DDC CONTROL SYSTEM.
5. CONTRACTOR SHALL INSTALL NEW PIPING FLUSH WITH THE BUILDING STRUCTURE AND MECHANICAL ROOF BOUNDARIES AS SHOWN. CONTRACTOR SHALL COORDINATE ALL INSTALLATION WORK WITH ELECTRICAL CONDUIT. MECHANICAL CONTRACTOR SHALL FAMILIARIZE HIMSELF WITH THE WORK SCOPE OF OTHER TRADES AND PARTICIPATE IN COORDINATING ALL CONSTRUCTION EFFORTS.
6. ALL PIPING SHALL BE INSULATED AND JACKETED. REFER TO THE SPECIFICATIONS. CONDENSER COILS ARE TO BE COATED IN ACCORDANCE WITH THE SPECIFICATIONS.
7. VERIFY THE LOCATION OF ALL WALLS, PARTITIONS, DOORS, CABINETS, AND CEILINGS FROM ACTUAL FIELD MEASUREMENTS.

FLAME CUTTING SHALL BE MINIMIZED TO ELIMINATE SMOKE PRODUCTION. PROVIDE FIRE EXTINGUISHERS IN THE IMMEDIATE AREA.
4. ON ANY WORK SHOWN ON ELECTRICAL DRAWINGS WHICH REQUIRES DEMOLITION OF BUILDING STRUCTURES AND FINISHES, IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO COMPLETE THE NECESSARY DEMOLITION. CONTRACTOR SHALL PATCH AND REPAIR ALL BUILDING DAMAGE CREATED BY DEMOLITION WORK. PATCHING SHALL BE COMPLETED WITH THE SAME MATERIALS AS THE SURROUNDING AREAS, OR WITH ARCHITECT APPROVED PATCHING MATERIALS.
5. ALL OPENINGS CUT IN MASONRY AND PLASTER WALLS OR CONCRETE FLOORS SHALL BE CORE-DRILLED OR SAWED WHEN POSSIBLE. CONTRACTOR SHALL CHECK BUILDING CONSTRUCTION WITH STRUCTURAL ENGINEER BEFORE MAKING PENETRATIONS TO AVOID CUTTING THROUGH STRUCTURAL BEAMS AND REINFORCING. CONTRACTOR SHALL INFORM THE ENGINEER IF REINFORCING IS CUT OR DAMAGED WHILE MAKING OPENINGS AS REQUIRED BY DRAWINGS AND SPECIFICATIONS. PATCH AND SEAL OPENINGS WITH 8000 PSI CEMENT GROUT. INSTALL DECORATIVE TRIM (EQUIPMENT FLANGES, FRAMING, OR ESCUTCHEONS) AROUND OPENINGS IN FINISHED AREAS. COORDINATE ALL CUTTING AND PATCHING WITH THE OTHER TRADES.
6. ALL SURFACES COVERED BY "SPRAY POLY" AND PROTECTED BY TEMPORARY PARTITIONS SHALL REMAIN PROTECTED THROUGHOUT THE PROJECT. REMOVE THE PROTECTIVE BARRIERS ONLY AFTER THE NEW DEVICES, JUNCTION BOXES AND CONDUITS INSTALLED. PATCH AND MAINTAIN THE PROTECTIVE BARRIERS DURING CONSTRUCTION. COVER ALL EQUIPMENT OPENINGS WITH 4 MIL. POLY AND DUCT TAPE IN PLACE.
7. CONTRACTOR SHALL KEEP THE ENTIRE MEP DEMOLITION SITE CLEAN AT ALL TIMES.
8. CONTRACTOR AND OWNER SHALL BE FULLY RESPONSIBLE TO IDENTIFY ANY AND ALL ASBESTOS PRESENT IN THE BUILDING PRIOR TO DEMOLITION AS REQUIRED BY LAW.
9. COORDINATION AMONG OTHER CONSTRUCTION DISCIPLINES PRIOR TO DEMOLITION IS MANDATORY.
10. ALL WORK SHALL BE PERFORMED IN ACCORDANCE WITH THE IBC CODE, NEC AND LOCAL CODES. ALL TRADES SHALL COORDINATE ON PLACEMENT OF NEW EQUIPMENT.
11. ELECTRICAL PLANS ARE DIAGRAMMATIC ONLY.
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
13. THE CONTRACTOR SHALL BE RESPONSIBLE FOR CORRECTLY PHASING THE CIRCUITS IN THE PANELBOARDS. THREE SINGLE-PHASE CIRCUITS MAY BE COMBINED IN ONE CONDUIT WITH A COMMON NEUTRAL, PROVIDED EACH CIRCUIT IS ON AN OPPOSITE PHASE, UNLESS OTHERWISE INDICATED. USE MULTI-POLE CIRCUIT BREAKERS FOR MULTI-WIRE BRANCH CIRCUITS.
14. ELECTRICAL CONTRACTOR SHALL REFER TO TPS DRAWINGS FOR LOCATION OF TPS EQUIPMENT. ELECTRICAL CONTRACTOR SHALL COORDINATE AND VERIFY VOLTAGE/ PHASE INDICATED ON ELECTRICAL DRAWINGS WITH TPS EQUIPMENT TO BE PROVIDED PRIOR TO INSTALLING ELECTRICAL SERVICE SHOULD A DISCREPANCY BE NOTED BETWEEN EQUIPMENT TO BE SUPPLIED AND WHAT IS INDICATED ON THE THE DRAWINGS, CONTRACTOR SHALL OBTAIN WRITTEN DIRECTIONS FROM ENGINEER BEFORE PROCEEDING WITH WORK.
15. CONTRACTOR SHALL VISIT SITE PRIOR TO BID TO DETERMINE EXACT SCOPE OF WORK.
16. NEW DIRECTORY CARDS SHALL BE PROVIDED AT COMPLETION OF TENANT WORK WITH TYPED DESIGNATIONS INDICATING NAME, VOLTAGE, PHASE, ETC. AND FINAL CIRCUITING OF PANELBOARDS DEPICTING EACH POLE POSITION IN A TWO COLUMN FASHION. ROOM NUMBERS SHALL BE USED WHENEVER POSSIBLE ON CIRCUIT DESIGNATIONS. WHEN NEW CARDS ARE TYPED, EXISTING INFORMATION ON THE EXISTING CARDS THAT REMAINS APPLICABLE SHALL BE TRANSFERRED TO NEW CARDS, REGARDLESS OF TOLK DESIGNATIONS SUCH AS "EXISTING LOAD".
17. THE EQUIPMENT GROUNDING SYSTEM SHALL CONSIST OF THE ELECTRICALLY CONTINUOUS METALLIC CONDUIT SYSTEM TOGETHER WITH INSULATED EQUIPMENT GROUNDING CONDUCTORS. EVERY ITEM OF EQUIPMENT SERVED BY THE ELECTRICAL SYSTEM SHALL BE BONDED TO THE BUILDING EQUIPMENT GROUND. THE EQUIPMENT GROUNDING SYSTEM SHALL BE DESIGNED SO ALL METALLIC STRUCTURES, ENCLOSURES, RACEWAYS, JUNCTION BOXES, OUTLET BOXES, CABINETS, MACHINE FRAMES, PORTABLE EQUIPMENT AND OTHER CONDUCTIVE ITEMS IN CLOSE PROXIMITY WITH ELECTRICAL CIRCUITS OPERATE CONTINUOUSLY AT GROUND POTENTIAL AND PROVIDE A LOW IMPEDANCE PATH FOR POSSIBLE GROUND FAULT CURRENTS. THE SYSTEM SHALL COMPLY WITH THE NATIONAL ELECTRICAL CODE. ALL BRANCH CIRCUITS AND FEEDERS SHALL HAVE A GREEN INSULATED EQUIPMENT GROUNDING CONDUCTOR SIZED IN ACCORDANCE WITH THE NEC.
18. AT LEAST 6 INCHES OF FREE CONDUCTOR SHALL BE LEFT AT EACH OUTLET, JUNCTION, AND SWITCH POINT FOR SPLICES OR THE CONNECTION OF FIXTURES AND DEVICES. FOR WIRE-BINDING SCREW POSTS, WRAP THE FRESHLY STRIPPED END OF THE CONDUCTOR TWO-THIRDS TO THREE-QUARTERS OF THE DISTANCE AROUND THE POST. THE LOOP SHALL BE MADE SO THAT ROTATION OF THE SCREW IN TIGHTENING WILL TEND TO WRAP THE WIRE AROUND THE POST RATHER THAN UNWRAP IT.
ELECTRICAL GENERAL NOTES
19. MOLDED CASE CIRCUIT BREAKERS SHALL BE OPERATED BY A TOGGLE-TYPE HANDLE AND SHALL HAVE A QUICK-MAKE, QUICK-BREAK, OVER-CENTER SWITCHING MECHANISM THAT IS MECHANICALLY TRIP-FREE FROM THE HANDLE SO THAT THE CONTACTS CANNOT BE HELD CLOSED AGAINST SHORT CIRCUITS AND ABNORMAL CURRENTS. TRIPPING DUE TO OVERLOAD OR SHORT CIRCUIT SHALL BE CLEARLY INDICATED BY THE HANDLE AUTOMATICALLY ASSUMING A POSITION MIDWAY BETWEEN THE MANUAL ON AND OFF POSITIONS. ALL LATCH SURFACES SHALL BE GROUND AND POLISHED. POLES SHALL BE SO CONSTRUCTED THAT THEY CAN OPEN, CLOSE AND TRIP SIMULTANEOUSLY. BREAKERS SHALL BE COMPLETELY ENCLOSED IN A MOLDED CASE WITH THE AMPERE RATINGS CLEARLY VISIBLE. CONTACTS SHALL BE NON-WELDING SILVER ALLOY. BREAKERS SHALL BE UL LISTED FOR USE WITH 75°C AND 90°C INSULATED WIRE. CIRCUIT BREAKER RATINGS, MODIFICATIONS, ETC., SHALL BE AS INDICATED ON THE DRAWINGS. MOLDED-CASE CIRCUIT BREAKERS SHALL BE AS FOLLOWS:
A. THERMAL MAGNETIC TYPE THAT PROVIDES INVERSE TIME-DELAY OVERLOAD AND INSTANTANEOUS SHORT CIRCUIT PROTECTION BY MEANS OF A THERMAL MAGNETIC ELEMENT.
B. MULTI-POLE BREAKERS SHALL BE OF THE COMMON TRIP TYPE HAVING A SINGLE OPERATING HANDLE.
C. ALL CIRCUIT BREAKERS SHALL BE FULL SIZE AND BOLT-ON.
D. NEW CIRCUIT BREAKERS INSTALLED IN EXISTING PANELBOARDS SHALL MATCH THE SHORT CIRCUIT INTERRUPT RATING OF THE EXISTING CIRCUIT BREAKERS.
20. ALL CONDUIT SHALL BE RIGIDLY SUPPORTED TIGHT TO THE BUILDING STRUCTURE MAXIMUM SPACING OF SUPPORTS, 10'-0" FOR VERTICAL, AND 8'-0" FOR HORIZONTAL RUNS. NOT MORE THAN THE EQUIVALENT OF FOUR QUARTER BENDS SHALL BE USED IN ANY RUN BETWEEN TERMINALS AND CABINETS, OR BETWEEN OUTLETS AND JUNCTION OR PULL BOXES. CONTRACTOR SHALL PROVIDE THE NECESSARY NEC SIZED JUNCTION OR PULL BOXES.
21. CONTRACTOR SHALL GUARANTEE HIS WORKMANSHIP AND ALL MATERIALS AND EQUIPMENT FOR A PERIOD OF ONE YEAR IN WRITING COMMENCING UPON ACCEPTANCE OF INSTALLATION BY OWNER.
22. CONTRACTOR SHALL MAINTAIN ACCESS, SAFETY, AND CLEANLINESS IN AREA THAT EFFECTS THE FLOW OF TRAFFIC DUE TO RENOVATION.
23. ALL MATERIALS AND EQUIPMENT FURNISHED FOR THIS PROJECT SHALL BE NEW WHERE NO BUILDING STANDARD EXISTS, EQUIPMENT SHALL BE NEW AND U.L. LISTED AS MANUFACTURED BY G.E., SQUARE D, EATON, OR SIEMENS. MODIFICATIONS OR ADDITIONS TO EXISTING EQUIPMENT SHALL MATCH EXISTING TO MAINTAIN U.L. ASSEMBLY LISTING. CONTRACTOR WILL BE RESPONSIBLE FOR CONTACTING AND COORDINATING WITH OWNER ON DETERMINING ANY STANDARDS.
24. CONDUIT/CABLE SHALL BE PROVIDED AS FOLLOWS: ALL RIGID AND FLEXIBLE CONDUIT SHALL BE U.L. LISTED. ALL CONDUIT SHALL BE SUITABLE FOR THE INTENDED SERVICE AND LOCATION. THE CONTRACTOR SHALL COORDINATE ALL RACEWAY SYSTEM COMPONENTS AND LOCATIONS WITH ALL NEW WORK. CONTRACTOR SHALL COORDINATE WITH WORK OF OTHER TRADES. CONTRACTOR SHALL COORDINATE WITH ALL EQUIPMENT, ARCHITECTURAL AND STRUCTURAL ELEMENTS.
25. THE CONTRACTOR SHALL GIVE ALL NECESSARY NOTICES, OBTAIN ALL PERMITS AND PAY ALL GOVERNMENT SALES TAXES, FEES, AND OTHER COSTS, FILE ALL NECESSARY PLANS, PREPARE ALL DOCUMENTS AND OBTAIN ALL NECESSARY APPROVALS OF ALL GOVERNMENTAL DEPARTMENTS HAVING JURISDICTION; OBTAIN ALL REQUIRED CERTIFICATES OF INSPECTION OF HIS WORK AND DELIVER SAME TO THE ARCHiTECT BEFORE REQUEST FOR ACCEPTANCE AND FINAL PAYMENT FOR WORK.
26. FURNISH JUNCTION AND PULL BOXES WHERE REQUIRED BY THE CODE OR WHERE INDICATED OR REQUIRED TO FACILITATE PULLING WIRES REGARDLESS OF WHETHER SHOWN ON THE DRAWINGS OR NOT.
27. DURING THE PROGRESS OF THE WORK AND UPON COMPLETION, TESTS SHALL BE MADE AS SPECIFIED HEREIN AND AS REQUIRED BY AUTHORITIES HAVING JURISDICTION INCLUDING INSPECTORS, OWNER, OR ENGINEER. TESTS SHALL BE CONDUCTED BY THE CONTRACTOR AS PART OF THE WORK OF THIS DIVISION AND SHALL INCLUDE THE SERVICES OF QUALIFIED PERSONNEL AS WELL AS ALL EQUIPMENT, APPARATUS, AND SERVICES REQUIRED. TESTS SHALL INCLUDE OPERATION OF ALL MOTORS WITH DEMONSTRATION OF CONTROLS AND INTERLOCKS, OPERATION OF ALL ELECTRICAL EQUIPMENT.
28. A. TIME OF DAY SCHEDULEB. OPTIMAL START/STOPC. SYSTEM LOADD. TIMED OVERRIDEE. OUTDOOR AIR TEMPERATURE
THESE FIVE (5) START TYPES SHALL BE ABLE TO BE SELECTED BY THE BUILDING OPERATOR USING THE BUILDING AUTOMATION SOFTWARE. THESE FIVE (5) START TYPES SHALL BE REPRESENTED BY SOFTWARE ICONS, WHICH CAN BE SELECTED BY USING A POINT DEVICE.
2. THE BMS SHALL INDEPENDENTLY MONITOR THOSE POINTS INDICATED ON THE POINT LIST AND CONTROL DIAGRAM.
B. SEQUENCE OF OPERATION:1. THE CHILLER CONTROL SYSTEM SHALL MONITOR AND CONTROL THE CHILLED WATER PLANT, AND THE PACKAGED CHILLER MICROPROCESSOR, OR THE
CHILLERS DIRECTLY AS DESCRIBED BELOW:A. THE CHILLER SEQUENCING SOFTWARE SHALL PERFORM THE FOLLOWING CONTROL STRATEGIES, PROVIDE THE POINTS AS LISTED ON THE
CHILLER POINT LIST, AND SUPPORT SPECIFIED MONITORING DIAGNOSTICS.2. CHILLER INTERFACE TO THE CONTROL SYSTEM MAY BE ACCOMPLISHED BE EITHER OF THE METHODS OUTLINES BELOW:
A. PACKAGED CHILLER MICROPROCESSOR, WHICH IS FULLY COMPATIBLE WITH, AND FULLY CONVERSANT WITH THE CONTROL SYSTEM.B. GATEWAYS THAT PROVIDE FULL 2-WAY COMMUNICATION.
3. THE CHILLER PLANT SEQUENCING SOFTWARE SHALL BE CONTAINED IN THE EXTENDED CAMPUS-WIDE CONTROL SYSTEM.4. CHILLER SEQUENCING: THE CHILLER SEQUENCING SOFTWARE SHALL START, STOP AND MODULATE THE PUMPS AND CHILLERS BASED UPON:
• ENABLE/DISABLE SIGNAL FROM BMS• OPTIMAL START/STOP• SYSTEM LOAD
5. WHEN THE CHILLED WATER SYSTEM IN ENABLED, THE CHILLER SYSTEM CONTROL SHALL:1. ENABLE THE VARIABLE SPEED DISTRIBUTION PUMPING SYSTEM.2. OPEN THE LEAD CHILLER ISOLATION VALVE AND PROVE OPEN. BYPASS VALVE POSITIONED CLOSED.3. START AND PROVE BOTH PRODUCTION CHILLED WATER PUMPS.4. CONTINUALLY MONITOR THE DIFFERENTIAL PRESSURE ACROSS EACH CHILLER EVAPORATOR COIL AND CALCULATE THE CHILLED WATER
FLOW BASED ON FLOW FOR EACH CHILLER AT OPERATOR'S WORKSTATION.5. OPEN BYPASS VALVE, IF NECESSARY, TO OBTAIN PLANT MINIMUM FLOW (ADJ).6. ENABLE THE LEAD CHILLER ONCE MINIMUM FLOW ACROSS THE EVAPORATOR IS PROVEN.
6. WHEN THE CHILLED WATER SYSTEM IS DISABLED, THE CHILLER SYSTEM CONTROL SHALL:1. SHUT DOWN THE LEAD CHILLER.2. CONFIRM THE RESPECTIVE COMPRESSOR HAS STOPPED.3. SHUT DOWN THE PRODUCTION CHILLED WATER PUMPS.4. CLOSE RESPECTIVE CHILLER ISOLATION VALVE(S). BYPASS VALVE POSITIONED CLOSED.5. COMPRESSOR SHALL NOT BE RESTARTED FOR A FIVE MINUTE (ADJ.) DELAY.
7. THE CHILLER SEQUENCING SOFTWARE SHALL CONSIDER STARTING THE NEXT LAG CHILLER AS THE CHILLED WATER FLOW APPROACHES THE DESIGN
LEVEL OR THE LEAD CHILLER(S) CANNOT MAINTAIN THE CHWS TEMPERATURE. WHEN THE SYSTEM DETERMINES THE NEXT LAG CHILLER IS REQUIRED, THE CHILLER SEQUENCING SOFTWARE SHALL INITIATE THE START OF THE NEXT LAG CHILLER.
1. THE SYSTEM SHALL TEMPORARILY UNLOAD THE LEAD CHILLER TO 80% (ADJ.) THROUGH EITHER DEMAND LIMITING OR BY RAISING THE CHWS SETPOINT. MAINTAIN THE UNLOADED CONDITION FOR TEN MINUTES (ADJ.) BEFORE PROCEEDING.
2. SLOWLY OPEN THE LAG CHILLER ISOLATION VALVE UNTIL PROVEN OPEN. ENSURE MINIMUM FLOW IS MAINTAINED THROUGH THE LEAD CHILLER(S).
3. ONCE THE LAG CHILLER ISOLATION VALVE IS PROVEN OPEN, START THE LAG CHILLER.4. ONCE LAG CHILLER OPERATION IS CONFIRMED, RELEASE THE TEMPORARY DEMAND LIMIT OR CHWS TEMPERATURE RESET.5. MODULATE THE PUMPS THROUGH RESPECTIVE VFD TO MAINTAIN MINIMUM FLOW REQUIRED TO MEET DEMAND.6. THE SYSTEM SHALL CONTROL EACH CHILLER'S LEAVING CHILLED WATER SETPOINT TO EQUALIZE CHILLER LOADING.
8. THE CHILLER SEQUENCING SOFTWARE SHALL STOP A CHILLER WHEN THE SYSTEM LOAD, AS MEASURED BY FLOW AND CHILLER TEMPERATURE DIFFERENCE AND/OR PERCENT OF CHILLER DESIGN RLA APPROACHES A POINT WHERE ONE OR TWO CHILLER(S) CAN MEET THE DEMAND.
9. WHEN THE SYSTEM DETERMINES THE LAG CHILLER IS NO LONGER REQUIRED, THE CHILLER SEQUENCING SOFTWARE SHALL INITIATE THE SHUTDOWN OF THE LAG CHILLER.
1. THE SYSTEM SHALL TEMPORARILY UNLOAD THE LAG CHILLER THROUGH EITHER DEMAND LIMITING OR BY RAISING THE CHWS SETPOINT. MAINTAIN THE UNLOADED CONDITION FOR TEN MINUTES (ADJ.) BEFORE PROCEEDING.
2. STOP THE LAG CHILLER AND CONFIRM THE COMPRESSOR HAS STOPPED.3. SLOWLY CLOSE THE LAG CHILLER ISOLATION VALVE UNTIL PROVEN CLOSED. ENSURE MINIMUM FLOW IS MAINTAINED THROUGH THE LEAD
CHILLER.4. RELEASE THE TEMPORARY DEMAND LIMIT OR CHWS TEMPERATURE RESET.
10. THE SYSTEM SHALL CONTROL EACH CHILLER'S LEAVING CHILLED WATER SETPOINT TO EQUALIZE CHILLER LOADING.11. PUMP CONTROL: ONCE CHILLER START SEQUENCE IS COMPLETE, THE PUMP VFD'S SHALL MODULATE THEIR RESPECTIVE PUMPS TO MAINTAIN SYSTEM
DIFFERENTIAL PRESSURE SETPOINT. IN RESPONSE TO LOW-LOAD, THE VFD'S SHALL MODULATE THEIR RESPECTIVE PUMPS DOWN TO MINIMUM FLOW AS DETAILED IN THE CHILLER SHUT-DOWN PROCESS. MINIMUM PLANT FLOW IS SET AT 30HZ (ADJ.) OF ONE PUMP TO ENSURE CHILLER MINIMUM FLOWS.
12. BYPASS VALVE CONTROL: ONCE THE PLANT FLOW APPROACHES "PLANT MINIMUM" WITH ONE, TWO OR THREE CHILLERS OPERATING THE BYPASS VALVE SHALL MODULATE OPEN TO MAINTAIN "PLANT MINIMUM". AS BYPASS VALVE APPROACHES FULL OPEN, RESPECTIVE PRODUCTION PUMP VFDS SHALL INCREASE, IF NECESSARY TO ENSURE PLANT FLOW DOES NOT DECREASE BELOW PLANT MINIMUM.
13. CHILLED WATER PUMP FAILURE: UPON FAILURE OF ONE OF THE PRIMARY CHW PUMPS, RESET SEQUENCE TO UTILIZE REMAINING PUMPS.14. CHILLER FAILURE: UPON SENSING A CHILLER FAILURE, THE CHILLER SEQUENCING SOFTWARE SHALL ALARM AND LOCKOUT THAT CHILLER AND

SYSTEM SOFT START: THE CHILLER SEQUENCING SOFTWARE SHALL PROVIDE OPERATOR ADJUSTABLE CHILLED WATER TEMPERATURE RAMP RATES TO INSURE THAT THE SYSTEM WATER TEMPERATURE DOES NOT APPROACH SETPOINT TOO QUICKLY OR TOO SLOWLY AT SYSTEM START-UP. THIS PREVENTS THE UNNECESSARY OPERATION OF CHILLERS AND LIMITS SYSTEM ELECTRICAL DEMAND DURING DISTRIBUTION LOOP TEMPERATURE PULL DOWN.

CHILLER LWT SETPOINT3. CHILLED WATER ENTERING AND LEAVING TEMPERATURES4. CURRENT LIMIT SETPOINT5. CHILLER LOAD IN PERCENTAGE OF CHILLER DESIGN RLA
C. DIAGNOSTIC/PROTECTION - THE CHILLER SEQUENCING SOFTWARE SHALL BE ABLE TO ALARM FROM ALL SENSED POINTS AND DIAGNOSTIC ALARMS SENSED BY THE CHILLER CONTROLLER.
D. ALARM LIMITS SHALL BE DESIGNED FOR ALL SENSED POINTS.18. CHILLER PLANT STATUS DISPLAY - THE BMS SOFTWARE SHALL PROVIDE A PLANT STATUS REPORT. THE DISPLAY SHALL INCLUDE THE FOLLOWING:
