GENERAL NOTES : FOUNDATION SYSTEM

Subgrade Preparation and Fill:

1.Strip areas within building lines to remove all vegetation, top soil and debris.Following stripping, proof roll exposed subgrade to identify weak or soft areas, such zones shall be removed and replaced with select fill.2.Grade area to prevent ponding of water. Do not allow exposed subgrade to dry.3.All fill shall be select materials as follows: clean sandy clay, free of organic matter - Plasticity Index (PI): 7 to 20% ; Liquid Limit: 28 to 40% (or as specified in soils report)4.Fill shall be placed in maximum loose lifts of 8 inches and compacted to at least 95% of standard proctor (ASTM D698 Maximum Dry Density at or 2 percentage points above the optimum moisture content.5.Provide 4 – 8" loose lifts of compacted fill (total compacted fill thickness – 24") and 2" leveling sand. (Note that existing grade may have to be cut to achieve the compacted fill depth specified herein.)6.Contractor shall avoid, as much as possible, placement of grade beam trench cuttings under slab areas. As a minimum, all perimeter grade beam trench cuttings shall be disposed outside slab areas.7.Fill material testing: Compacted fill shall be tested by a certified testing agency at the rate of one test per 1,000 square feet of each lift.8.On-site soils do not meet the requirements for select fill material and may not be used as select fill. Use selected fill as specified in Soils Report.

Surface Drainage:

The following drainage precautions should be observed during construction and at all times after the structure has been completed. Builder shall advise owner of these precautions.

1.The ground surface surrounding the exterior of the structure should be sloped to drain away from the structure in all directions for the minimum distance of five (5) feet with a minimum of six (6) inches of verticalfall.2.Where landscaping is to be installed next to perimeter grade beams, a moisture barrier or other suitable means is recommended to prevent moisture from entering underlying clay soils.3.Roof downspouts and drains should discharge well away from the limits of the foundations or edge of perimeter grade beams.

Concrete:

1.All concrete work shall be in accordance with the "ACI Standard Building Code Requirement for Structural Concrete: (ACI 318-99)".2.Normal weight concrete with minimum 28 day compressive strength (f’ c) = 3,000 psi 3.Concrete should be placed in the footing excavations as soon as possible after excavation to minimize the possibility of caving of drilled piers.4.Clean tops of piers and bottom of grade beam trenches thoroughly prior placement of concrete in the grade beams.5.Independent inspector shall review drilled piers prior to concrete placement.

GENERAL NOTES – STRUCTURE

1) All joists and rafters shall be #3 SYPKD unless otherwise noted. Multiple 2 x 12 beams shall be of #2 SYPKD. Attach all rafter ends to exterior wall framing with Simpson H2.5 connectors. Use HCP4 for hip and valleyconnector.

2) Bolt holes through wood shall be drilled 1/16” maximum larger than the diameter of the bolts to be installed. Bolts through wood shall be fitted with standard washers.

3) Wood framing member connections shall be nailed in accordance with the standard building code, latest edition,or as per local code, whichever is stricter, unless otherwise noted or detailed.

4) Joists under non-load bearing partitions shall be doubled.

5) Provide Simpson galvanized “LU & LUS” standard joist hangers at flush joint connections, and for joists at flushbeam connections. All flush beam-to-beam connections are to be made with Simpson “HGLT & GLT” connectors. All Simpson specifications and recommendations are to be followed, unless noted otherwise.

6) Wood in direct contact with concrete shall be treated lumber.

7) Wood columns and posts shall be framed to true end bearings, and shall be positively anchored to foundationwith approved post bases. Support column and post securely in position and protect base from deterioration. Columns and posts of treated wood may be placed directly on concrete or masonry. Use treated wood for all floorjoists which are exposed or within 18” of the ground, or in permanent contact with earth.

8) Joists shall be laterally supported at the ends, at each support and at 10’ – 0” O.C. maximum by solid blocking. Where the ends of joists are nailed to a header, band or rim joists or to an adjoining stud, end blocking may beomitted. Solid blocking shall be not less than two inches (2”) in thickness and shall match the depth of the joist.

9) At exterior sole plates 1/2” dia. X 10” long anchor bolts with 2” x 2” sq. washer at 4’ – 0” (max.) O.C., with bolts at 12” maximum from wall ends. Bolts shall be embedded 7” minimum into concreteand be galvanized.

10) All beams made up of multiple 2 x joists shall be connected as per the standard building code requirements, orlocal code, whichever is stricter. All multiple beams shall be glued and nailed unless otherwise noted as a boltedconnection.

11) Steel specified shall be ASTM A36 unless otherwise noted.

12) Welding shall meet AWS requirements; All welds indicated shall be 3/16 fillet unless otherwise noted.

ELECTRICAL PLAN NOTES

1. Codes. This electrical plan is intended to indicate the

requirements of the owner. The details of the electrical

system shall be determined by an electrical contractor

licensed and by the local building department. Install all

electrical wiring, conduit and panel boxes, co-axial cable, and

telephone wiring per local codes. All electrical work to be in

accordance with N.E.C. Review drawings and provide all

work for a complete and operable system, including all

incidentals, required by code agencies and local governing

bodies.

2. Verify all Dimensions. Prior to start of construction,

contractor shall verify and coordinate all dimensions in field.

3. Smoke Detector. Provide surface hard wired with battery

back-up operated detectors located on ceilings or walls in

conformance with Fire Marshall's requirements.

4. Electrical Layout. All electrical service shall comply with

national electrical code, standard building code, N.F.P.A. and

suggested only. Consult your subcontractors for exact

5. Switches and Receptacles. When two (2) or more

switches or receptacles are located together, gang with one

common faceplate. If they cannot be ganged, install with a

minimum distance between units.

6. Grounding. Electrician must follow code requirements for

grounding panel box and meter to foundation rebar.

7. When attic stair is present, supply light and switch in attic.
