3.00 SCHEDULE OF WORKS

Schedule of Works £ p 3.01 GENERAL

3283 3/1 To Collection £

0101 This section is to be read in conjunction with all other tender/contract

documents.

0102 Price for and include all builders work and enabling works required to complete the works to a high standard.

0103 Include for making good all disturbed surfaces and finishes associated with the works prior to Practical Completion. Remove all rubbish and debris associated with the works.

0104 Manufacturers and supplies instructions and recommendations must be adhered to at all times. The contractor must liaise/is expected to liaise with manufacturers and suppliers, if required, to ensure that all works are carried out satisfactorily.

0105 Price each item separately. A full priced copy of the specification must be submitted prior to the tender return date. The Contractor’s price is to include for the supply, delivery and installation of all materials specified unless where otherwise stated.

0106 Practical Completion will not be certified until the complete Building Manual (including Health and Safety File) has been passed to the CA. The Contractor is advised to begin compiling the Building Manual at an early stage of the project and add information on installations, systems or project specific design directly necessary to maintain the part(s) of the building safely and conveniently. Any divergence from this is entirely at the discretion of the CA.

0107 The Contractor is to allow reasonable time within the construction programme, before the completion date, for the CA to snag the works and for the rectification of any snagging items to be carried out prior to or on the completion date.

0108 Prior to Practical Completion thoroughly clean all areas directly or indirectly affected by the works, both inside and outside, including all accessible ducts and voids. Remove all splashes, deposits, paint marks, rubbish, surplus materials consequent upon execution of the works.

0109 The Contractor is to allow for obtaining sample swatches/cards/books etc of the various finishes proposed. These samples must be obtained in time for the Pre-start Meeting in order that the school can choose in time for orders to be placed. Within programme confirm information required by dates.

0110 All debris is to be bagged up within the site area and transported either through or around the hospital to the disposal location. All access routes should be kept clean and any excess debris out of the site area cleared up immediately.

0111 Provide temporary lights to work areas and additional temporary lighting to patient corridor.

0112 Entrance to work areas to have plywood double door negative

pressure draft lobby, to stop dust escaping into occupied areas, with sticky mats and maintained throughout the works. Dust cubes should be used and maintained throughout the works. Any spillage of debris outside of the contract area during the works should be cleared, cleaned as necessary immediately.

0113 Contractor to be considerate of all adjacent rooms, including above, and their occupation at all times.

0114 Client responsibility to clear room of all loose items.

0201 Undertake a photographic survey of all areas affected by the works.

Provide the CA with copies of all photographs before work starts on site. Upon completion of the works make good all defects found to the satisfaction of the CA. Bear all costs arising.

0202 Prior to undertaking any stripping out works provide the CA with all site specific and detailed method statements covering all aspects of the demolition, debris removal, disposal and maintaining the corridor/thoroughfare.

0203 Allow here for all necessary site welfare and storage facilities as required to undertake the works in accordance with HSE guidelines, codes for good conduct, and CDM Regulations. Allow for all necessary fencing, signage etc to ensure safe working methods.

0204 Contractor is to ensure that all welfare facilities are provided. These should include, but are not limited to:

• Toilet facilities

• Wash down facilities

• Canteen/mess room

• Changing facilities Toilets must be sited within compound area and be regularly cleaned / emptied. Location to be agreed.

0205 Include here for temporarily protecting the tarmac and grassed areas within the contractor’s compound. Allow for providing suitable standing areas to allow siting of containers, storage facilities, and welfare cabins etc all as deemed necessary to allow the works to progress without causing long lasting damage to the road and surrounding areas within the site compound. Allow for removal upon completion and all necessary repairs to the existing road, including replacement tarmac surface and grass. All works to be carried out to the satisfaction of the CA.

0206 Allow here for the hiring of skips for the duration of works as necessary. Skips to be secured by Heras fencing and must not be overfilled. Skips to be emptied regularly.

0207 Care must be taken in identifying all overhead and underground services with a CAT scan and relevant authorities contacted to locate possible obstructions including gas and electricity, before any excavation work commences on site.

0208 The Contractor is to undertake a Refurbishment and Demolition

Asbestos Survey of the internal areas affected by the works. Allow for employing a specialist asbestos removal company and ensure that any asbestos found is disposed of correctly. All works should be done in strict accordance with the following statutory and regulatory requirements:

• Health and Safety at Work Act 1974.

• The Control of Asbestos at Work Regulations 2002.

• Asbestos (Licensing) (Amendment) Regulations 1998.

• Management of Health and Safety at Work Regulations 1999.

• Special Waste Management Regulations 1996. The Contractor must submit Risk Assessments and Method Statements prior to any asbestos removal. All copies of certificates for air test and disposal certificates should be handed to the CA at the earliest opportunity during the contract.

0209 Allow for removal of asbestos located within and above ceilings. Asbestos is to be removed in strict accordance with TCAR 2012, ACOP 2012 revision 2 and is to be carried out by an ASE approved removal company.

0210 Allow the Provisional Sum of £2,500.00 for any additional work required after asbestos removal.

3283 3/7 To Collection £

0301 Prior to undertaking any demolitions, stripping out etc provide the

Principal Designer with all site specific and detailed Method Statements covering all aspects of the demolitions, services removal/relocation, debris removal, disposal etc. Carefully make safe all existing services as necessary to the areas affected by the works. Isolate all if deemed necessary. LEAVE ALL SERVICES SAFE and ready for removal, rerouting/relocation etc. The contractor is to allow for testing and recording hot water temperature levels prior to any disconnection. Allow for drawing down, refilling and testing entire cold water system if necessary to accommodate new sinks.

0302 Carefully remove ceiling light fittings completely and dispose of as necessary.

0303 Carefully remove all blank plates on walls. Make good wall surface ready for decorating. Carefully make safe all medical gas, electricity and water supplies within the area of works. Remove redundant ICT points, power sockets and telephone points. Make good all surfaces as necessary and re-route where necessary. Remove switch board and re-route and relocate to location shown on Wilby & Burnett drawing 3283/PD05. Remove existing sensors and emergency exit signs. Remove while carrying out works then replace the following (in new locations if necessary – refer to drawings):

• Existing speakers

• Fire extinguishers

• Emergency wall lighting

• CCTV cameras

• Fire alarm and fire alarm call point Isolate all existing services to all areas. Provide and fit isolation valves leaving ready for reconnection/rerouting at a later date to suit new layouts. LEAVE ALL SERVICES SAFE and carefully strip out ALL not required for new layout. Leave remainder ready for new works.

0304 Carefully demolish existing partition walls and doors as indicated on Wilby & Burnett drawing 3283/PD03.

3283 3/8 To Collection £

0305 Carefully remove existing blinds and dispose of as necessary.

Carefully remove all 3 existing windows and radiators (once isolated) on south west wall. Isolate existing radiators and dispose. Pipework to be re-routed within the floor build up to suit new radiator locations. Remove external wall to suit new bifold door opening as shown on Wilby & Burnett drawing 3283/PD04. Carefully remove existing external double doors to north west wall.

0306 Carefully remove existing vinyl stickers on high level windows. Clean and make good where necessary.

0307 Carefully remove the kitchen counter, kitchen equipment and servery completely and dispose of as necessary. Carefully remove and make safe existing kitchen service supplies and drainage. Cap off services if necessary or leave ready to reconnect/reroute to suit new layout.

0308 Carefully strip up all vinyl flooring to the area and dispose offsite. Prepare surface to receive new flooring using a latex levelling screed.

0309 Carefully remove existing ceiling, existing bulkhead and ventilation units.

0310 Carefully remove the wall tiles on retained walls where necessary. Make good wall surface ready for decorating.

0311 Where walls have been removed, allow here for scabbling floors to reduce if required or raise levels with Tarmac Tufscreed or equivalent levelling compound.

0312 Carefully prepare retained wall paintwork for re-painting as necessary. Carefully prepare all internal doors, their frames and their adjacent panelling, window frames, skirtings and all other timber mouldings for re-painting as necessary to ensure a smooth finish.

0313 Upon completion of all demolition works make good retained surfaces/finishes leaving all areas safe and ready to receive new works.

0314 Protect all surfaces to be retained. In consideration to departments above, all demolition works should take place carefully and considerately BY HAND - NB: NO POWER TOOLS.

0315 Allow the Provisional Sum of £1,200.00 for unforeseen works associated with the strip out/demolition works.

External Walls

0401 Construct new external walls. New walls to comprise of 100mm brickwork to match existing brickwork, insulated cavity and inner skin to match existing. Wall thickness to match existing. Finished faces of new walls, external and internal, are to be flush with the existing finished faces. Incorporate stainless steel wall ties and BBA approved retaining clips at 450mm vertical and 900mm horizontal centres plus 300mm vertical centres around openings and below insulation as required by insulation manufacturer. All closed cavities are to incorporate Kingspan Kooltherm insulated cavity closers.

Internal Walls

0402 As shown on Wilby & Burnett drawing 3283/PD04, construct new internal walls. New walls to comprise of 74mm timber stud at 300mm centres filled with Rockwall insulation and 13mm hardwall plasterboard to both faces. Allow for all necessary components as recommended by the manufacturer.

0403 Box in existing structural columns using timber framing and plasterboarding ready to receive decoration. Refer to Wilby & Burnett drawing 3283/PD04.

0404 Finish new walls with 3mm Gypsum Thistle Multi Finish skim coat leaving ready to receive new decorations. Allow for EML at all joints between dissimilar backgrounds. Allow for Expamet angle, stop and movement beads (including corners) etc.

0405 Provide and fix new 100 x 20mm bullnosed softwood skirtings on softwood grounds as detailed as shown (profile to match existing). Allow for encasing all services.

0406 Provide and install Ecophon Akusto Wall C (or equal approved) acoustic wall panels to walls in ‘Relax’ area. Refer to Wilby & Burnett drawings for size and quantity. Colour to be confirmed.

0407 Provide and install lockable, white metal access hatches to walls

where any services are buried.

0408 Where services must penetrate through the walls all voids to be filled and made good to match walls surrounding. Care should be taken when fixing to walls, i.e. radiators.

0409 Allow the Provisional Sum of £2,500.00 for unforeseen works associated with the construction of the new walls.

Doors

0501 Provide and install new internal doorsets as indicated on Wilby & Burnett drawings. All fire doors to be 44mm thick (FD30S) or 54mm (FD60) Enfield Doors (or equivalent approved) factory engineered and assembled FD30S and FD60s rated (complying with BS476 Parts 28 and 31.1) veneered, solid core, flush meeting styles, hardwood lipped doors. Vision panels to incorporate the following:

• 7mm Pilkington Pyrodur Plus glazed openings including hardwood beads with pre-fixed G10/10 intumescent glazing strips (or equivalent approved if factory fixed) to all locations.

All new doors must incorporate the following:

• Envirograf Product 71 HP300 hinge, lock and closer paper on door side of all hinges, closers, handles, kick plates and all round all locks.

• Envirograf Product 100 154/0 rebated intumescent fire and smoke seals (or equivalent approved if factory fixed). Fire and smoke seals to all double doors to be of contrasting colour in doors to aid the visually impaired.

All fire rated doors must be provided with full certification to prove their installed compliance or should have a rating system such as BM Trada ‘Q Mark’ coloured plugs to ensure validation of their fire rating can be done prior to installation. Any doors that have obvious aesthetic defects will not be accepted.

0502 Prepare and paint retained external doors and frames leaving ready for decoration and new ironmongery.

0503 All existing ironmongery on retained doors to be replaced like for like. Provide and fix new ironmongery, signage etc to all new internal doors as detailed in the ironmongery schedule prepared by AC Leigh Architectural Ironmongers Security Specialists, contact Jamie King, telephone 07500831920. Refer to quotation dated 9th February 2018. A copy of the quotation is included in the Appendix.

0504 s Provide and install new aluminium windows and bifold door into new prepared openings. External finish to match existing. A copy of the quotation is included in the Appendix. Windows to be as shown on Wilby & Burnett drawing 3283/PD04. All windows to include all filler pieces, trims, double glazed soft coat low E argon filled laminated safety glass units, sills, trickle vents, seals, pointing, hinges, locking handles, etc. Allow for Main Contractor’s overheads and profit. Allow for General attendance. Allow for BWIC. The Contractor must provide drawings for comment prior to manufacturing any windows.

0505 Supply and install new plantation blinds to new windows and bi-fold door. Supply and install new roller blinds to existing high level windows. ceiling to all areas. Provide accessorise as recommended by manufacturer. Ceiling height must be agreed with CA on site prior to installation. All works to be in strict accordance with British Gypsum written instructions.

0602 Provide and install British Gypsum Rigitone 8-15-20 SUPER boards to ceiling in ‘Relax’ area. Provide and install British Gypsum Gyptone Quattro 47 boards to rest of ceiling. Refer to Wilby & Burnett drawing 3283/PD06.

0603 Apply 3mm skim coat and leave smooth and ready to receive new decorations. Refer to Wilby & Burnett room data sheets.

0604 Include for all work consequent with the ceiling installation and for Mechanical and Electrical services.

Lighting

0605 CONTRACTOR DESIGN PORTION Provide and install light fittings as specified by Dextra and as located by Dextra in drawing to follow. Provide and install emergency lighting.

0606 Allow for commissioning upon completion and provide CA with all certificates prior to Practical Completion.

0701 On existing screed, supply and lay new Gradus Latour 2 carpet tiles in

‘Morden’ to areas as indicated on Wilby & Burnett drawing 3283/PD05. All works to be carried out in strict accordance with the manufacturer’s instructions.

0702 On existing screed, supply and lay new Gerflor Creation 70 LVT flooring in ‘Limed Oak’ to areas as indicated on Wilby & Burnett drawing 3283/PD05. All works to be carried out in strict accordance with the manufacturer’s instructions.

0703 On existing screed, supply and lay new Gerflor Taralay Impression Control vinyl flooring in ‘Silk’ to areas as indicated on Wilby & Burnett drawing 3283/PD05. All works to be carried out in strict accordance with the manufacturer’s instructions. Include for all work consequence.

0704 Supply and install Gradus ETR301UFO transition strip between vinyl and carpet.

0705 Incorporate coved skirtings and welded joints with clear silicone joint at junctions with skirting boards. Skirting boards to be painted in Farrow and Ball ‘All White’, Modern Eggshell finish.

0706 Provide and fix new 12mm thick MDF boxing to all exposed pipework, stub stacks, etc. MDF to be fixed to softwood framework using cups and screws. Incorporate access panels to isolation valves, etc.

0712 Prepare and paint retained internal doors and frames in Farrow and Ball ‘All White’ Modern Eggshell finish.

0804 Curved acoustic partitions. 1.5m high. Timber faced. Refer to details.

0805 Curved benched upholsters seating with bar counter on opposite side. Refer to details.

0806 Metal laser cut partitions. Refer to Wilby & Burnett details and quote.

Curtains / Blinds

0807 Provide and install plantation blinds to new windows. Provide and install plantation blinds for new bifold door. Provide and install roller blinds for high level windows. Allow for works associated including electrical items.

Fire Extinguishers / Blankets

0808 Allow the Defined Provisional Sum of £450.00 for supply and installation of 2no fire extinguishers (1no AFFF and 1no CO2) and blankets with associated signage in locations as shown on Wilby & Burnett drawings. To be provided by hospital’s current provider and included in existing maintenance package. For reference, the hospital’s fire extinguisher contractor is Spectrum Safety, P.O. Schedule of Works £ p 3.09 MECHANICAL AND ELECTRICAL INSTALLATION

0901 The Mechanical and Electrical installation is a contractor’s design

element and as such the contractor is required to carry Professional Indemnity Insurance cover to the level of £2,000,000 as outlined in the Preliminaries, Section A20:331 Clause 6.15. It is the contractor’s responsibility to design and construct the mechanical and electrical installation in its entirety and to ensure that all works involved fully comply with and meet the levels of performance outlined in the relevant Codes of Practice, current Building Regulation Approved Documents, IEE Regulations, Building Bulletins etc. This list should not be deemed as exhaustive. The contractor will be required to prepare where specifically requested work schedules, material and equipment schedules, schematic drawings, full co-ordinated services drawings overlaid on to Wilby & Burnett floor plans and for all liaison with the necessary authorities. The Contractor is to commission, test etc all elements of the new mechanical and electrical installation upon completion. The scope of the work is defined mainly in the following documentation prepared by Wilby & Burnett:

• Drawings 3283/PD05 and PD06.

0902 Allow for all builder’s work in connection with the services installation.

Mechanical Installation – Contractor’s Design Portion

0903 The new heating/cooling installation is to be designed and installed, tested and commissioned by the Contractor. Provide and install 4No ceiling cassette air conditioning units. Refer to drawings for locations. All items manufactured by (or equal and approved): Artic Building Services Ltd. 16-17 Schooner Park, Schooner Court, Dartford, DA2 6NW Telephone: 0345 308 2300 Refer to quotation dated 7th February 2018. A copy of the quotation is included in the Appendix. Allow for main Contractor’s overheads and profit. Allow for general attendance. Allow for all Builder’s Work in Connection.

0904 Allow for the refurbishment and relocation of the 2No. round Victorian

cast iron radiators from the main reception to the staff room in accordance with the planning conditions relating to the radiators. The radiators are to be kept and treated on site. Refer to Wilby & Burnett drawings for their new location. Re-route pipework from radiators to be removed from under the large windows to be set within the floor build up to suit the new location of restored radiators. Electrical Installation – Contractor’s Design Portion

0906 All power to be positioned as shown on Wilby & Burnett drawing.

0907 All electrical works to be installed in accordance with manufacturer’s instructions and recommendations and current regulations. The Contractor is to allow for checking suitability of existing supplies and allow in his price for all necessary upgrades to fuse boards.

0908 On completion of electrical works provide CA with full test certificates to cover all aspects of the installation including emergency lighting and to verify that all works have been undertaken fully in accordance with current IEE regulations, guidelines and good practice.

0909 The Contractor is to allow here for all builder’s work in connection with electrical installation and all chases, holes, access equipment and containment including cable trays and trunking within existing building.

0910 Allow the Provisional Sum of £500.00 to cover replacement of distribution board if required.

TV/Power Aerial

0911 Provide and install new TVs. Sizes to match existing within hospital. Conceal all connecting power and data behind TV.

0912 Allow for the tracing of existing power, data and/ or aerial connections to the new 2no. TV point on the back walls, as shown on Wilby and Burnett drawing. TV to be located 200mm from ceiling. Make good any surfaces upon completion as required.

Power/Data etc

arrange for specialist cleaning company to carry out full deep clean to all areas and leave ready for occupation.

1002 Prior to handover clean all debris, fencing, skips, materials etc from the compound. Jet wash all external areas and leave tidy.

1101 CONTRACTOR DESIGN PORTION

Contractor to form new stepped access through brick wall and up to higher level grassed area opposite new bi-fold doors. Refer to Wilby & Burnett drawing 3283/PD04 Area to be cleaned once works have been completed.

1102 Excavate out for new step and foundations as necessary.

1103 Prepare area ready for new paving including laying 300mm of well consolidated hardcore base.

1104 Construct new brickwork wall to form stepped access built off new 450mm wide x 600mm deep trench fill concrete. Brick wall to match existing brickwork.

1105 Allow for removing all spoil and regrading grass around on completion. Include for grass seeding the area on completion.

1106 Lay new Marshalls single solid concrete step units in ‘silver grey’ with black visibility strip.

1107 Lay new Marshalls Corduroy paving slabs in ‘standard charcoal’. Refer to Wilby & Burnett drawing 3283/PD04.
