Charlotte Motor Speedway is known by many as the “Mecca of Motorsports.” The largest

Atlanta Motor Speedway is a track in Hampton, Georgia, about 25 minutes south of Atlanta.

Home Staging in Charlotte has gone mainstream within the past five years. Let’s clarify what it is and what it is not. It is pre-marketing the property before it is listed on MLS. The Home Staging industry is in the real estate industry, not the interior design industry. Decorators/Designers personalize a space; whereas a Stager neutralizes a space and configures furniture & accessories to appeal to the most amount of buyers.

Home Staging® is an equity protector, especially in this market, where home prices are falling, and there are a lot of foreclosures in the mix. In the current economy, there are 2 things that sell a home - price and condition. As Gary Keller, of Keller Williams stated in his interview with GMA, “Price gets you interest; staging gets you offers.” Currently, according to Stagedhomes.com, the industry leader and training company for Home Staging, the home sits on the market for 212 days vs a Stagedhome, for only 32 days.

In August, we had over 25,000 listings in the Charlotte area, only 1,704 sold. Were they the “stuck in the 80’s home” or the “Pepto Bismol Dining Room home?” Of course not, they were mostly Staged homes, or the homes that were being given away.

HERE ARE SOME STAGING STRATEGIESIf you are trying to sell a vacant home - try to rent furniture, even if you have to borrow them from a friend, or rental company. Just make sure it is in good condition and reflects the price of the home. If not done properly, it can have the adverse affect.

For those of you who live in your home while it is listed, here are some ways to keep showings relatively stress-free and staged properly for the holidays.

QUICK TIPS:The areas where it is ok to decorate for the holidays are Family Room, formal Living Room, and/or Dining Room. There shouldn’t be holiday decor in any of the other rooms.

Curtail the need to put more than one tree up. You should have one up, in the Family Room, or formal living room if you have one. Make sure it is a good place for it and ample room, not shoved in a corner where people who do celebrate, may have a concern about their traditions and not having enough space for things.

Hanging up stockings is fine, and I think adds to the charm and festivities. If these are stockings you had as a child growing up, and are tattered and torn, for the sake of Staging, buy new ones.

If you typically do garlands, keep it to a minimum - down the stair railing or along the mantel.

If you have a collection you’ve accumulated over the years, you normally display during the holidays, leave them in storage. In fact, I’d take them out, just to make sure they are all wrapped up nicely and boxed up for moving day. Take it out at your new house next Holiday.

Don’t over scent your home - some people have a negative reaction, or allergies.
