We have seen a fewproperty owners sell up
in 2015, however a lot of thoseproperties are being snapped upby savvy investors who see thelong term strategy of holdingonto their stock.
Many see the attractive lowinterest rates as a helping hand
in buying investment property.In November a couple of banksreleased borrowing rates of4.49% per annum for threeyears fixed.
With the boom in property salesvalues this year we might haveexpected it to have more of animpact on the rental market.There certainly has not been anyreduction in weekly rental prices
in 2015 however with the exceptionof January to April the number ofprospective tenants committing toviewings has been down this year.Although on the whole it’s been afairly balanced rental market forsupply and demand.
With the Auckland populationincreasing and with the need for
more accommodation acrossAuckland the weekly rents haveonly headed upwards.
October and November has onaverage seen the length of time ittakes to rent a property increaseand that is why it is importantthat rental properties reflecta fair market rent in order toattract the best quality tenants.
The biggest jump we have
2015 has been a dynamic yearfor us at Anne Duncan Real
Estate and for real estate ingeneral. Property prices reachedrecord levels throughout the yearand the cost of the average homein Auckland is now closer to themillion dollar mark.
This year we saw huge numbersthrough our auction room with somegreat prices being achieved. Andagain auction seems to be the mostpopular and preferred sales methodand proving very successful with
clearance rates of 93% year to date.
Auction is the most transparentprocess for both buyer and seller.Buyers prefer auctions as opposedto tender because they can seewhere the value is and choose tocontinue to bid or cease, whereaswith tender they fear they may bepaying $50,000 too much or theymiss the property for $1,000!!
For buyers it is important to see‘value’ which they certainly see onthe auction floor.
For sellers the benefit is less
time on the market and theauction process results in thecurrent market value. With goodcompetition they could get morethan expected.

be much the same as 2015. The

may be a little harder with the
increased price investors have to
pay to secure a property not in line
with current rents as well as the
30% deposit investors now need
to buy an investment property in

When it comes to tenancies theaverage length of stay is around2.5 years. Ten years ago thiswould have been around 1.5years. Now days most tenantsand landlords prefer the stability
of a fixed term tenancy so theaverage length of stay per tenanthas greatly increased.
Within the next few years thegovernment has signalled itsintention for owners to have theirproperty better insulated andhave long-life smoke detectorsinstalled. Anne Duncan Rentals
has over the last three yearspushed for our owners to do awaywith the replacement battery-style detectors and install thelong-life models, as often wefind batteries removed on thecheaper ones and not replaced.To date we have installed over sixhundred long-life detectors in ourrental properties.
In 2016 we should see more of thesame with no real surprises.

What achievements are you
most proud of at the school?

On the day you’ll findthe best quality, locally madehomewares, ceramics, clothing,prints, jewellery, toys and a wholelot more. Held down by Auckland’swaterfront inside Shed 10, thismarket is well worth a look.

Ingredients
125g butter, chopped
1 1/3 cups (200g) Dark Melts,plus ½ cup (75g) extra
½ cup (110g) castor sugar
2 eggs, lightly beaten
2 cups (300g) plain flour
¾ cups (140g) mini choc bits
16-20 stawberries
½ cup (125ml) whipped cream
Preheat oven to 180C/160C fanforced. Grease and line base andsides of a 19cm square cake pan.
Combine butter, Dark Melts andsugar in large microwave safebowl; microwave uncovered onmedium for 1 minute; stir. Repeatprocess in 30 second intervals untilmelted and smooth; cool 2-5 mins.
Stir in eggs, then flour and thenMini Choc Bits. Spoon mixture intoprepared pan, smooth top. Bake25 minutes, or until mixture is just
firm to touch. Cool in pan. Turn outand use a 4cm round cutter to cut16 rounds.
Place extra Dark Melts in amicrowave safe bowl; microwaveuncovered on MEDIUM for 1minute; stir. Repeat process in 30second intervals until melted. Dropa little melted chocolate on thecut-side of each strawberry andadhere to brownie round.
Transfer whipped cream to apiping bag fitted with a small roundnozzle, pipe cream on strawberries
to make Santa hat pom poms andtrimming.
