Dear Friends,

When I see an old typewriter, I sometimes can’t help but think back to the first few loan applications that my husband, Matt Bohn, wrote to get Century Mortgage Company started. It was 1996, and Matt’s office was literally a corner in our bedroom. He was writing down the borrower’s information by hand as he talked to them on a landline. After he hung up the phone, he would then manually type their information onto a formal loan application using our small electric typewriter. He made plenty of mistakes, and the 1003 was littered with whiteout. So much of that scene is unimaginable now. Few things will sink a loan application faster than a page with even a speck of whiteout on it. Landlines? Really? And can you imagine handwriting each and every loan application? I took a walk through Century’s headquarters today, and found that the entire office has one – one – typewriter. Technology has changed the way we do everything, usually for the better. Century’s FUSION system is now one decade into its development, and it has grown from an impressive underwriting and tracking system into an extremely impressive underwriting, tracking, reporting, and retail loan origination system. At Century Entertainment, our technology department has grown into one of the area’s leading sources for the latest technology in digital home theater, cutting edge electronics and appliances, and Smart Home technology. (If you haven’t seen what a Smart Home can do, you need to visit Century Entertainment and explore that incredible technology!) Just when it seems like our technology has exceeded the unimaginable and can’t change anything else, the tech professionals at Century Mortgage and Century Entertainment find new ways to innovate. In just the past few months, Century Mortgage implemented five major regulatory changes; interfaced with a new subservicer; addressed new state rules for expansion of our lending activities into Texas and other states; and upgraded dozens of components in FUSION, Fusion Reporting, and Fusion Origination. All this occurred with no major issues. Never before has such broad regulatory change been implemented so efficiently. At Century Entertainment, our line of technology-based products is constantly expanding, and technology is even creeping into areas where we once thought it would never go. The entire Century Mortgage technology department as well as Century Entertainment’s team should be proud of their excellent work. I am pleased to see that FUSION is nearly ready to integrate with a full technology suite that will allow Century Mortgage to convert to an entirely paperless organization. All data, information, communication and tasks will be processed through our technology systems and stored forever. When that happens this summer, we won’t need that old typewriter anymore. And because of that, change can occasionally be sobering. Sometimes when I see that typewriter, I can’t help but think about the missing parts of our family. But then I fondly think back to 1996 and the struggles we overcame, the camaraderie we felt as our first few co-workers joined our family, the new families that we welcomed when Century Lending and Century Entertainment were established, and ultimately, to the recent changes at Century Mortgage that are designed to enhance our feelings of family, unity and closeness. We may not need that typewriter in a few months, but I’ll keep it as a reminder of where we came from, where we are going, and most of all, why we should dare to understand and embrace the steps of growth, even the most difficult ones. They are the things that bring us closer to each other, as co-workers, as friends, and as family. We are truly a family of companies, in every sense of that word. Let’s make 2014 the best year for ourselves and for our families. Together, we can do it.

Gone are the days of notepads and typewriters. 2014 is all about keyboards, computer screens, smart phones and tablets. Social media usage is now the norm. According to Nielson research, Americans on average own four digital devices. Nearly two-thirds or 64% of overall social media users say they use social media sites at least once a day. Nielson states 83% of Americans own HDTV’s, 80% own internet-connected computers, 65% own smartphones, 49% own video recorders and 46% own gaming consoles. Yes, you read that right, smart phones now outnumber gaming consoles in American homes. Nielson also noted the research found Americans are connected to media content more than 60 hours per week.

That research only validates that today’s world calls for intricate computer systems and IT departments. At Century, the company is focused on being a part of the ever-changing

technology landscape. That focus includes an entire department of employees who work daily on staying ahead of the tech trends. Leading the charge is Josh Eller, Century’s Vice President of IT. He’s directed the Louisville-based company to being nearly paperless and implemented cutting edge technology such as Fusion, allowing employees to serve customers at the highest level. In the last decade, Fusion has grown from an underwriting and tracking system to a highly sophisticated underwriting, tracking, reporting, and retail loan origination system.

“Technology has allowed Century to continually improve its business processes, workflows and efficiency,” said Eller. He added that technology gives Century the ability to dedicate more time to the customer by automating several manual processes. “That gives our employees the ability to focus more on providing excellent customer service and reduce the potential for human error.”

It’s no secret, technology drives the modern business world and in a pace that’s difficult to keep up. Businesses who want to stand out and succeed, MUST conform or embrace this new world. Those who do so position themselves for long-term growth and prosperity. That’s why Century’s marketing department is taking a leap into the next generation of technology. Team members are constantly participating in seminars, webinars and educational opportunities in an effort to get ahead of the curve. The very look of the department is that of a digital work place. The team uses the latest devices including Apple computers and smartphones to promote Century. Marketing Assistant Katie Roberts’ day-to-day includes using two computers and multiple programs at once.

“Between email, InDesign, Excel, websites and our servers internally here at Century, almost every project I work on is controlled and monitored by technology,” said Roberts.

It’s the same consensus throughout the department, without technology the workload would be overwhelming.

“What used to be a really cumbersome task of being able to organize file types and generating multiple versions of any given file has been streamlined by software packages being able to "speak" each others language,” said Jason Yann, Creative Services Manager.

Yann is one of two designers that make up a five person marketing team. Erika Vance was recently hired to assist in the design process and bring fresh perspectives to the department.

“Over the past few years the emphasis on using social media and other web based marketing has grown even more as our world becomes more digital. Audiences are really attracted to the feeling of having a personal connection with the people they do business with on a daily basis,” Vance said. It’s that priceless knowledge that’s also projecting Century ahead of others.

Many of the technological advances you see in Century Mortgage Company you will also see throughout the workings of Century Lending Company. The company will soon launch an updated Web site, www.centurylending.net. It’s designed to be easier to use and more efficient. The site will also give Century an endless customer base in the digital world. “Without a strong web presence, you are already a mile behind when it comes to having a competitive advantage because nine times out of ten the consumer is going to choose the company that they can relate to more,” said Vance, site designer.

As for Century Entertainment & Furnishings, it began 2014 by jumping face first into the digital landscape by starting a blog. The company releases a weekly blog at www.centurylivingblog.wordpress.com. It’s just one more avenue to reach potential customers and communicate with current and former consumers. The St. Matthews based company is one of a select few in the Louisville area that sell smart home technology. It’s technology that allows you to control your entire home in the palm of your hand either through a remote or your cell phone. Century Entertainment & Furnishings is also putting its faith in other technological avenues such as theatre, appliances and even design. This is positioning Century front and center in the competitive world of electronics.

Not long ago, Century Entertainment & Furnishings was just a word-of-mouth business, but now it uses social media along with a variety of other technology based braches to advertise. Did you know Century Entertainment & Furnishings is on Facebook, Twitter, Pinterest, Houzz.com and Angie’s List? It is and you should check those sites out. You will find that Century is not only competing it’s thriving in the digital world.

It is safe to say technology has changed the way we do business from the inside out. In fact, Century’s tech experts predict big changes over the next 5 to 10 years. “That includes increasing consumer privacy and data security, additional mobile devices, continued expansion of cloud and virtual technologies and the migration from paper-based business to paperless processes,” said Josh Eller, VP of IT. No matter what changes the digital world presents, Century is ready and equipped to handle the twits along the technology trail.

The first two months of 2014 were full of many changes as Century enacted new policies and procedures to implement the 2013 CFPB

Mortgage Rules. In 2013, the CFPB published several final rules affecting mortgage lenders, including the Ability to Repay/Qualified Mortgage Rule, the new HOEPA Rule and its Homeownership Counseling Requirements, the Loan Originator Compensation Rule and its NMLS requirements for loan documents, the ECOA Valuations rule, and the HPML Appraisal and Escrow Rules.

Here at Century, there is no question that our employees and outside clients have felt the impact of these changes. Bulletin 123-2013, issued on December 26, 2013, ushered in the new homeownership counseling list requirements. Century brokers and loan originators began issuing this new disclosure of HUD-approved counselors on January 10th of this year. Pursuant to a February 13, 2014 update to bulletin 123-2013, Century will now only require an acknowledgement of receipt of this disclosure. Underwriting and QC will be checking for these signed acknowledgements in files.

The Loan Originator Compensation rule has slipped quietly under the radar in-house, as its impact was far less than expected on retail loan origination. Our policies were already in line with most of the requirements in the rule. A subset of the rule, the new NMLS number requirements on mortgage loan documents, was diligently handled behind the scenes by the IT Department. You will now notice the names and NMLS numbers for both the loan originator and Century on documents like the application, the note and the mortgage.

With the new ECOA Valuations Rule, the AIR Department has seen some pretty substantial changes. Bulletin 11-2014, issued on January 6, 2013, laid out the new appraisal and valuation requirements. Loan originators and wholesale clients were informed in our January 6th bulletin that VA appraisals and other non-AIR appraisals or valuations would now need to be uploaded into AIR for disclosure to the borrower (including AVMs and field appraisals). Bulletin 12-2014 clarified that VA appraisals and HUD REO appraisals must now be uploaded into Fusion and retail RHS appraisals must be ordered through Fusion. Finally, the

IT Department created new forms in Fusion for the 3-day appraisal waiver and appraisal acknowledgement.

The HPML rules have been implemented by the IT Department in Fusion. Fusion is blocking all loans where the APR/APOR spread triggers the HPML rule (where APR is 1.5 or more over APOR). However FHA loans triggering HPML are being allowed to proceed. For FHA-HPMLs, escrow waivers and 3-day appraisal waivers will not be allowed.

Finally, the Ability to Repay/Qualified Mortgage Rule has had the largest impact on Century’s business. We have a new QM Analysis Screen in Fusion that prevents loans from proceeding where the points and fees are greater than 3%. Wholesale clients may have noticed new affiliated business disclosures required to ensure the accuracy of the points and fees calculation. Wholesale clients have also been required to sign new broker compensation agreements to reflect new maximums as a result of the 3% cap.

All in all, the Century family has teamed together to make this transition a success. Century University trained all Century staff members on the ins and outs of each of the 2013 mortgage rules. The IT Department also worked countless hours to implement these rule changes in Fusion. Finally, all of the members of leadership spent meeting after meeting analyzing the new rules and their impact on Century’s business in order to formulate effective policies and procedures. Everyone should be commended for their teamwork in pulling together to make this happen.

The Legal Department will continue to be available to address compliance questions as they arise and will begin looking forward to the Integrated Disclosure Rule, weighing in at 1888 pages, which will birth a combined Initial TIL and GFE and a combined HUD-1 and Final TIL. The Integrated Disclosure Rule will become effective in August of 2015.

What’s in a name? A lot! It’s so important, the Home Builders Association of Louisville (HBAL) decided to change its identity to encompass the entire

building industry. HBAL is now the Building Industry Association of Greater Louisville or BIAL. The organization celebrated the big change with a party on January 22nd at the Gheens Foundation Lodge at the new Beckley Creek Park, part of the 21st Century Parks project.

“In many ways, the Building Industry Association of Greater Louisville is and has been the lead representative for the building, development and construction industries when it comes to local advocacy-related opportunities in our community,” said Chuck Kavanaugh, Executive Vice President of the Building Industry Association of Greater Louisville (BIAL).

Century Mortgage Company President Bryan Weigandt attended the event alongside other employees. He serves on the BIAL board of directors and held the position for the last two years. “It gives us [Century] a presence in one of the most powerful associations in

our market and on a National Scale,” Weigandt said. It also gives Century the ability to stay in touch with the home building industry in Louisville. “It allows us to be on the inside of the economy of our market. New housing starts and permits are a big indicator as to how our mortgage industry will react in every quarter of each year,” he said.

There are a lot of events and groups President Weigandt could be a part of, but BIAL is near and dear to his heart.

He said it goes back to the foundation of what Century was built on. “I hope to expand our [Century] foot print with our local builders in order to help them grow their business and our communities that we serve with outstanding service and loyalty through all the relationships we have formed since the beginning of our organization. This is truly the vision that our founder, Matt Bohn had in mind when he stressed,

“Relationships are what Century Mortgage is all about.”Weigandt said he looks forward to serving on the

board of directors as this new chapter begins. BIAL officials say the name change will more accurately reflect the group’s membership. According to BIAL, it has nearly 2,000 business members. It’s made up of registered home builders, registered remodelers, developers, suppliers, trades contractors, general contractors, commercial and industrial developers, as well as residential and commercial brokers and agents, and financial institutions.

The Association has changed its Web address to www.bialouisville.com; however, the former website of www.hbal.com redirects to the new site. The Building Industry Association of Greater Louisville operates at 1000 North Hurstbourne Parkway.

New Hires & Promotions

Century continues its goal of hiring the best and brightest including Brad Robinson. He joined the Century family in December of

2013 as the Chief Financial Officer. Robinson grew up in Middletown and graduated from Eastern High School. A jock in high school and college, he played football, basketball, baseball and soccer. Robinson majored in accounting at the University of Kentucky where he also played soccer. After graduation in 1997, he worked at the global CPA firm Price Waterhouse Coopers. Robinson worked in residential real estate for the last 12 years, most recently as a vice president of finance. Robinson is married to his high school sweetheart, Allyson. They have three children, Jacob who is 12 and a 7th grader at Crosby Middle School, Mya is 9-years-old and a 4th grader at Lowe Elementary and Kyla is 5 and in kindergarten at Lowe Elementary.

A familiar face returned to Century in January. Erika Vance, who worked as an intern in the marketing department, joined Century full time. She is a marketing assistant and designer, assisting with web design and marketing graphics.

Tim Fugette also joined the Century family in Lexington as a loan officer. He grew up in Nicholasville, Kentucky and graduated in 2012 with an accounting degree from Transylvania University. He also studied international finance in Europe. Fugette comes from a long line of real estate professionals; his parents are semi-retired agents in Lexington. Before joining Century, he worked for Chase Bank. “Century’s family-like atmosphere and clients first philosophy are what set Century apart from the big banks in my eyes,” said Fugette. He has a brother and two stepsisters who are twins. His favorite family member is his dog Turbo. Fugette is an avid UK fan.

Century has experienced a lot of promotions in 2014. Eleven year Century veteran Dee Kinser has earned a new title. She has been promoted to Vice President of Finance. Congratulations to Dee on your success and thank you for your dedication to Century.

Irish Soda BreadINGREDIENTS:1 cup white flour2 cups whole wheat flour, preferably coarse

½ teaspoon salt1 teaspoon baking soda

1 tablespoon butter

1 +cups of buttermilk

Preheat oven to 450.

Stir dry ingredients together with a fork. Cut butter into dry mix. Make a

well in the center and pour in buttermilk. Stir to mix well, making a slightly

sticky dough. Turn out onto floured surface. Working the dough as little as

possible, pat it into a round loaf. Place on a greased baking sheet and bake

for 10 minutes. Lower heat to 375 and continue baking for 30-40 minutes.

Bread is done if tapping the bottom of the loaf produces a hollow sound.

It’s been an extremely busy month at Century! Despite the continued “polar vortex,” Century business partners braved the winter weather to get vital updates

on the latest regulatory changes for mortgage lenders. Chief Operational Officer Jeff Ratanapool and Director of Corporate Services Jeff Kibbey hosted a training event directed at realtors, covering the “2014 CFPB Rules.” Century’s leadership explained to the room of realtors how the new rules would impact businesses, including the Ability to Repay rule (ATR), the standards of a Qualified Mortgage (QM), and the 3% “points and fees” rule. This training continues a long pattern of education and equipping that has characterized Century’s strategy and relationship with business partners. Though the new regulations can be complicated and demanding, Century’s commitment to training and education help to ensure that all of Century’s valued business partners feel confident and competent to excel in their goals.

Century Mortgage was honored to hear from a true industry expert on February 26, 2014. Dr. David Crowe, Chief Economist for the National Association of Home Builders, visited Century Mortgage for two candid conversations about the state of the national economy and homebuilding industry. Dr. Crowe also gave a detailed economic forecast for the next few years, quipping,

“Weathermen were invented to make economists look good.” Dr. Crowe’s predictions included “slow but steady” improvements in new home construction and purchases;

he also predicted that the national economy would continue to grow at a modest but notable pace. “The consumers are back,” Dr. Crowe remarked, indicating that the home buying draughts of the mortgage meltdown were over, and the industry’s rebound was in full swing. “The wealth of knowledge and insight brought by David Crowe gives Century much hope in 2014 and beyond,” said Century COO Jeff Ratanapool.

Overall the event was a success for Century, those who attended and even the speaker. “I enjoyed the energetic and engaged audiences you generated,” said Dr. Crowe.

Awards season is upon us and 2013 turned out to be a winning year for Century Mortgage Company and Century Entertainment & Furnishings. The sister companies walked

away with 11 combined awards during the 28th Annual Building Industry Association (Formally HBAL) Sales and Marketing Council Awards.

“It is very rewarding for our employees and departments to be recognized by organizations in the industry for the pride they invest in their work,” said Monica Bohn, Century CEO. Local businesses were honored for outstanding achievement in new homes and lot sales in 2013. Outstanding advertising and marketing techniques were also recognized.

The classroom has come a long way in recent times. From the one-room schoolhouses that educated some of our nation’s greatest leaders, to the expansive computer labs now commonplace in even elementary schools there’s no question that technology has transformed learning.

Century Keeps Strong Presence at Industry

and Public Events

Century Mortgage Company shined bright among dozens of exhibitors during the annual Home Garden & Remode l ing Show the

weekend of February 28 – March 2nd at the Kentucky Expo Center. The company displayed its award-winning, state-of-the-art booth during the three-day event.

“It’s cutting edge and easy to set up,” said Century’s Marketing Assistant Katie Roberts.

The display was created by Skyline Kentucky which makes custom modular exhibits and portable displays. Century was one of the first Louisville companies to purchase the product when it was released last summer.

“We had requests from loan officers who work booths at trade shows to have something large, more professional looking and easy to manage. We also felt it was important to take our trade show presence to the next level and this product definitely did that for us,” Roberts said.

The display is as portable as a suitcase and sets up in minutes. The only thing the display doesn’t do is talk; that’s why loan officers worked in shifts to offer information to customers during the event.

“I enjoy events like this because it gives me exposure in many diverse atmospheres that I would not be able to get on my own,” said Mindy Rose, loan officer.

Rose said overall it was a success because she was able to hand out a dozen contact cards and talk with several potential clients.

According to www.louisvillehomeshow.com, the event is more than 60-years-old, the largest home show in the state and one of the largest in the nation. The show provides access to the latest products, trends, seminars and entertainment. It also encourages buying local and a family friendly atmosphere.

“One of the best features of this show is your ability to comparison shop products all under one roof. It’s amazing how much easier it is to find the right product for your home improvement project when you can touch and see the products nearly side by side,” said officials with the Building Industry Association of Louisville. Table Top Night is exactly what it sounds like, a night when members of the Building Industry Association of Louisville highlight products and services, on a table, to other members. Century Mortgage Company loan officers Lee Ann Biegert, John Leggett, Daniel Shults, Amber Smith and Steven Streetman took advantage of the February 20th event by connecting to past, present and future clients.

“Table Top Night is important as it gives the Century brand the opportunity to be front and center to local builders and surveyors that cater to the building industry,” said Loan Officer John Leggett.

The event was from 4:00pm to 7:30pm at the Ramada Plaza off Hurstbourne Lane in Louisville. Dozens of people attended the Century sponsored night in an effort to gain relationships and gather resources. “The unique part of the event is that you’re there to not only meet the Builders, but also other related industries that can provide great resources for Century clients, which can only enhance the relationship between myself and my clients,” Leggett said.

BIAL representatives say the event helps connect members with potential business.

Q: Why is it important to buy a TV from Century instead of your ordinary box store?A: “The professionals that we employee are not the college kid working part time at a big box store. Our AV staff is constantly attending manufacturer seminars and training courses, so they are knowledgeable with all new and trending technologies.”

Q: Why should a homeowner have professionals install entertainment systems, security etc? A: “You don’t just buy a Blu-ray player, take it home and plug it into your TV anymore. To take full advantage of everything today’s devices offer, the item needs to be connected to the customer’s network so they can get online content like Netflix, Hulu etc. We know what it takes so that you can benefit fully from everything those systems have to offer.”

Q: Home automation and home networking - is it new construction only or are there affordable options for an existing home?A: “Networking and smart wiring in a new home is mandatory these days. People have come to expect it

just like they expect indoor plumbing and AC. We have a lot of modular and wireless products to get new technology into older homes. After all, most of us (80%) live in a home that we did not build or design. On top of those options, technicians are trained in ways to fish wiring through walls, attics and crawl spaces so getting your house on par with the latest tech craze doesn’t necessarily mean that the work will be invasive. Sometimes it does and for those times we definitely want to have a house visit and site inspection first so that we can help curtail your system to best fit your needs. This is a valuable service that we offer for free in our local area.”

Q: What's the difference between a plasma and all the other TV options?A: “Plasma is almost extinct. It will be gone in the next 2 years. It’s just not cost effective to manufacture them any more. New TV technology revolved around LED and OLED which are much more efficient, lighter and economical all around. Two things will remain: they will keep getting bigger and more and more affordable.”

How many children do you have? No human children but I am currently raising a troubled cat named Ainsley.

Where did you grow up? Fern Creek, walking distance from the old store. In fact, I remember when they built the building and went htere frequently when it was K-Mart.

Name one thing that makes you unique. There are too many to list but if I had to pick one I'd say it's my fingerprints.

What is one thing your co-workers do not know about you? That I can read their minds.

What's the first thing you do when you wake up in the morning? (Be Honest) First I say a little prayer for Elvis and my momma, then I research the "McCartney is dead" conspiracy on my iPhone for about 15 minutes. Then I make coffee.

What would you call yourself if you could choose your own name? I would choose the name Todd again. But if I had to pick another name I think I would make a good Alvin.

What's the most embarrassing CD/Album you've ever owned and do you still have it? EMF with the track "Unbelievable" on it. Yes.

What is your dream job? Nature Photographer for National Geographic.

What flavor of ice cream best describes you? Green Tea

What have you learned at this age that you wish you would have known when you were 21? When I was 21 I would have loved to have known that Strike the Gold was going to win the Derby and that I should have invested in Apple stock.

Mountain Dew CakeCake Ingredients:1 box Lemon Cake Mix1 box Instant Vanilla Pudding4 eggs3/4 cup vegetable oil1/4 cup orange juice concentrate1-1/4 cup Mountain Dew Soda

Directions:Preheat oven to 325 degrees F. Mix together cake ingredients in a stand mixer. Grease and flour bundt pan. Pour batter into bundt pan. Bake 38-45 minutes or until toothpick comes out clean. Let cool. Make glaze: Add liquid to the powdered sugar and whisk. You may

have to adjust the liquid/sugar to make sure the glaze is thick enough to stick to the cake but thin enough to "drip" down the sides. Add food coloring if desired.
