The subject property has risen significantly in value since its purchase by Haven House in 1992, due to the dramatic revitalization pace in Downtown Raleigh, the increasing traffic count on Wake Forest Road and rise of the North Person Business District as one of the hottest new restaurant and entertainment destinations in the Triangle. In fact, USA Today in 2014 named it “10 Best: Up-and-coming neighborhoods around the USA”. The District has also garnered other media attention.

Combine the above momentum factors with the fact that the north side of downtown is going through its own renaissance with

the growth of William Peace University and the pending $100 million plus redevelopment of Seaboard Station to include a new Harris Teeter grocery store. In addition to Seaboard Station, there has been a new Publix announced, which will front Peace Street at West Street. Also, there is a rumored Target to be going on the State property at Peace Street at Wilmington Street.

In the last several years, a number of retailers and other businesses have established themselves in the area highly walkable from the subject property to include a number of great restaurants, bars, retail shops and even CityVet. And neighborhood revitalization has continued with the development of new homes, including the Oakdale at Mordecai subdivision several hundred yards from Haven House, where Robuck Homes is selling 35-72 homes for $500,000-$700,000 each. By any measure, Downtown Raleigh has been exploding with growth. Since 2005, Downtown has witnessed over $2.75 billion in development completed, which has added new residences, convention space, offices, retail, entertainment venues, hotels and restaurants. The future is even brighter with accelerating growth and escalating values. There is currently $350 million under construction and a pipeline of $1.1 billion worth of development projects. And on the northern side of downtown, the growth is just getting started, triggered by its superior access versus the core of downtown. A mixed-use project anchored by Publix and another mixed-use project anchored by Harris Teeter at Seaboard Station will add close to $200 million in development just along Peace Street. And there are numerous high profile traffic improvements being planned to make this area even more accessible.

The first and most substantial traffic improvement in northern downtown is the funded restructure of the Capital Boulevard and Peace Street interchange. This project started construction at year-end 2016 and will be completed by 2020. In tandem with this project will be the redevelopment of 10 acres of City property at the interchange Northwest corner into Park Devereux, the location of the former historic baseball park by the same name. Also on tap is a significant realignment of the Blount Street and Person Street traffic corridor to improve the efficiency of traffic flow.
