    INSPECTION OF PREMISES: THE CONTRACTOR IS FULLY RESPONSIBLEFOR INSPECTING THE EXISTING PREMISES OR PROPERTY AND VERIFYINGALL EXISTING CONDITIONS IN THE FIELD, INCLUDING ALL DEEDRESTRICTIONS, EASEMENTS, UTILITIES, AND BUILDING REGULATIONS.

    RELEASES: CONTRACTOR SHALL FURNISH OWNER EVIDENCE OFAPPROPRIATE RELEASES OR WAIVERS OF LIEN FROM SUBCONTRACTORSAND TRADESMEN FOR ALL WORK PERFORMED OR MATERIALS PROVIDEDPRIOR TO THE COMPLETION OF THE PROJECT.

    CHANGE ORDER: ALL CHANGE ORDERS SHALL BE IN WRITING ANDSIGNED BY BOTH THE OWNER AND CONTRACTOR. NO ADDITIONALCHARGES WILL BE ALLOWED ON THE BASIS OF INFORMATION PROVIDEDOR NOT PROVIDED IN THE CONSTRUCTION DOCUMENTS.

    INSURANCE: THE CONTRACTOR WARRANTS IT IS ADEQUATELY INSUREDFOR INJURY TO ITS EMPLOYEES AND OTHERS INCURRING LOSS ORINJURY AS A RESULT OF THE ACTS OF THE CONTRACTOR OR ITSEMPLOYEES OR SUBCONTRACTORS. THE CONTRACTOR ANDSUBCONTRACTOR SHALL HAVE IN FORCE THE MINIMUM LIMITS OFINSURANCE INCLUDING WORKMEN'S COMPENSATION, AS REQUIRED BYLAW, FOR THE DURATION OF THE PROJECT.

    CLEANLINESS: CONTRACTOR AGREES TO REMOVE ALL DEBRIS ANDLEAVE THE PREMISES IN BROOM CLEAN CONDITION. CONTRACTORAGREES TO PROTECT ADJACENT PROPERTIES AND VEGETATION ANDOTHER EXISTING CONDITIONS TO BE PRESERVED FROM DAMAGE DUE TOCONSTRUCTION.

    DISPUTES: ALL DISPUTES SHALL BE RESOLVED BY BINDINGARBITRATION IN ACCORDANCE WITH RULES OF THE AMERICANARBITRATION ASSOCIATION OR THROUGH MEDIATION BY A LICENSEDPROFESSIONAL MEDIATOR.

    ACCURACY OF DOCUMENTS: THE OWNER AND CONTRACTOR RECOGNIZETHAT THERE MAY BE INACCURACIES OR OMISSIONS IN THECONSTRUCTION DOCUMENTS. NOTIFY THE OWNER AND ARCHITECTIMMEDIATELY OF ANY DISCREPANCIES OR OMISSIONS IN THECONSTRUCTION DOCUMENTS AND RESOLVE ANY PROBLEMS ARISINGIMMEDIATELY PRIOR TO CONTINUING THE WORK.     All drawings here reference the 2003 International Building Code with City ofHouston amendments.

    Do not scale drawings. Written dimensions take precedence. Contractor toverify and be responsible for all dimensions and conditions on the job andnotify Paradigm Design inc. of any variations from the dimensions or conditionsshown on the drawings presented herein.

    All written notes on these drawings shall take precedence over the minimumstandard notes detailed on A1.1.

    All egress window sills are to a maximum of 44" above finished floor minimumopening are 24" high. 20" wide AND minimum 5.7 sq. ft net clear opening.There shall be at least one egress window per bedroom.

    Openings on a 1 hour fire-rated exterior wall shall be protected with anassembly having a fire-protection rating of not less than ! hour. See IBC 2003,Sects. 7144.3.7 and 714.3.9 and table 714.2 (exterior walls). Penetrations into orthrough fire-rated walls shall conform to IBC 20003 sect. 711.3. Builder shalldetermine final material and provide appropriate test criteria to the localauthority.

    Provide safety glazing in all hazardous locations listed in IBC sect.308.4.1-10excluding only listed exceptions.

    All railing (wood, metal, or precast) shall have a 4" maximum spacingbetween balusters (spindles) and to conform to IBC sect. R316. Handrails andguardrails shall be designed for minimum live load found in IBC table R301.4and on A1.1. a. INTERIOR guards shall not be constructed with horizontal rails or other ornamental pattern that results in a ladder effect (IRBC sect R316.2) b. EXTERIOR guards to have railing no lower than 42" from finished floor, with no less than 36" distance from the top guard to bottom of lowest runner. Maximum unsupported span of lowest runner shall be 6'-0".
