The opportunities and challenges of sustainable development

Sustainable development is at the heart of Muse Developments’ business strategy.

We refer to the three pillars of sustainability (social, environmental and economic) in a way that is relevant and meaningful to our partners, suppliers and the public – our stakeholders.

The People, Planet, Profit model demonstrates the relationship between the needs of all stakeholders. It can also help to identify where improvements can be made to make a development project more sustainable.

We believe that careful consideration of each of these aspects of sustainability, throughout the lifetime of a project, can make the difference between a long-lasting, successful scheme and one that simply delivers to a minimum requirement.

Urban regeneration and renewal provides the ideal platform for the ideas and actions that are at the core of sustainable development to be considered and implemented. But these are difficult times, the global economy has been weakened and now, more than ever, every pound invested has to deliver good returns for landowners, investors and developers. At Muse, we believe that sustainability and profitability are not mutually-exclusive. Indeed, many of our recent case studies demonstrate that challenging conventional thinking can often deliver improved yields, greater return on investment and higher occupancy levels.

Urban regeneration and sustainability

One of the most important challenges for a successful regeneration plan is the preservation and enhancement of existing natural and built resources. There is a determination to deliver the best at Muse Developments, as demonstrated by a number of design-driven and award-winning projects that have been completed recently.

Return on investment, particularly in terms of whole life costs, is a key driver in urban regeneration, where significant gains can be made. By considering such aspects as energy production and use, buildings can be designed to be more efficient. Not only does this reduce costs during the lifetime of a development, it also makes shops, offices and houses more appealing to potential occupiers.

Careful consideration of infrastructure and transport, local employment opportunities and community involvement are all important considerations for an urban regeneration plan. Taking the right decision helps to improve the sustainability of a scheme. Just as important is the improved profitability and yield that can be achieved for the landowner, investor and developer who gives proper thought to these issues.

Muse views the three pillars of sustainability: social, environmental and economic, using the People, Planet, Profit model. This helps to clearly describe the part that each aspect of sustainability has to play in property development, urban renewal and regeneration.

At the project planning stage, Muse considers every aspect of the model. We implement ways that a scheme can be made more sustainable. Examples include:l giving early consideration to use of materials and

endeavouring to source materials and products locally l evaluating both capital and life cycle ‘in use’ costs

of building service systems to ascertain the most economical option for a scheme

l seeking to ensure early designs optimise opportunity for natural daylight and ventilation – while keeping the need for cooling to a minimum

l working to minimise energy use through intelligent lighting and use of renewable energy

l working with occupiers to encourage a greater awareness of energy use and ways to minimise energy waste.

Muse Developments does not have the monopoly on sustainability. Sustainable alternatives to conventional design, construction and property management should all be considered on their merits – which includes the real cost of implementation. What we do aim to deliver is achievable improvements in sustainable design and construction that have a positive outcome for everyone.

Case Studies

MillbayA 19 acre derelict harbourside in Plymouth is being transformed in this £300 million mixed-use development and regeneration scheme. As well as improving the quality of life for the local community and generating employment opportunities for the region, Millbay will provide new education facilities, more than 300 units of affordable housing and create many new public spaces. Renewable energy sources, sustainable urban drainage systems and integrated transport networks will ensure that the People and Planet aspects of sustainability are delivered. A shared equity scheme for first-time buyers as well as a sustainable procurement strategy that sources materials and trade skills locally, contribute to the Profit pillar.

SmithfieldThis award-winning mixed-use development restored local pride in Manchester’s Northern Quarter. What was previously considered a “no-go” area by many is now a centre for thriving businesses, a luxury hotel and a popular farmers’ market. Transport systems have been improved as part of the scheme and local employment has increased. A direct contribution to community projects plays a key part in the success of Smithfield, with local music, art, craft and design groups flourishing.

Cheadle RoyalCheadle Royal is home to not only some of the world’s best-known companies including Nike, DeVere, Capita and Miele, but also an abundance of wildlife. This low density, 70 acre development manages to combine a range of business and leisure amenities with a rich diversity of plants and animals in parkland surroundings. A quarter of each plot and 40% of the total development is devoted to landscaping. The resulting environment attracts blue-chip businesses, boosting local employment while providing good returns for the landowner.

St Paul’s SquareAn excellent example of a sustainable city centre development, Liverpool’s St Paul’s Square delivers in all the key aspects of People, Planet and Profit. Development of a community action plan, provision of local jobs, 92% of construction waste diverted from landfill and a BREEAM Excellent rating for phase three are a few of the project’s hallmarks of sustainability. The NWDA’s target of 18% reduction in carbon emissions, compared to current building regulations, has been exceeded, potable water usage minimised and support for the regional economy is achieved through a comprehensive sustainable procurement plan.

Delivering today for tomorrow

Muse is proud of the sustainability standards achieved in its property development and urban regeneration schemes. Compliance with regulations is a minimum target. Working towards future standards, particularly in the area of energy efficiency, is also a priority. We are participating in the CRC Energy Efficiency Scheme and working in partnership with clients to ensure that future net zero carbon, non-domestic buildings targets are achieved ahead of the legislative timeline.

Muse is also committed to improving performance against national environmental performance measures and industry-recognised benchmarks. Not only do these recognise the high standards achieved in our developments, they also provide clients with third-party endorsement, which can often improve future letting or sales opportunities.
