Serviced Offices? _ Can you tell me about… 1. What is a serviced office? A serviced office is an office space that you can rent on a flexible lease basis. They can include some or all of the following; furniture, business rates, buildings insurance built-in internet access, cleaning, refreshments, meeting room space, etc. They suit smaller or expanding companies who cannot commit to a longer traditional lease. 2. Why would it suit me? Do you currently work from home? Are you finding that a residential address on your business card puts potential clients off your proposals? Or perhaps you are expanding your business into a new area? The flexibility of a serviced office lease allows for you to make changes easily, and without having to expensively equip your new space. 3. What are the benefits? You might qualify for introductory discounts on your rent, or for small business rates relief – simply ask your provider. Daily networking opportunities with fellow entrepreneurial professionals around the teapot. Meeting rooms available for you to meet with clients. You’d be surprised how much you can outlay on coffee supplies in a month… 4. What should I pay? Carefully consider your budget, and what your normal office ‘consumables’ equate to. When taking on a serviced office, there is likely to be a request for a security deposit, and you’ll need to consider your downtime while you get set up. Ensure you ask what is included with your office, so you can budget for any extras. Don’t forget to negotiate prices for your new deal!

Can you tell me about…

1. What is a serviced office? A serviced office is an office space that you can rent on a flexible lease basis. They can include some

or all of the following; furniture, business rates, buildings insurance built-in internet access,

cleaning, refreshments, meeting room space, etc. They suit smaller or expanding companies who

cannot commit to a longer traditional lease.

2. Why would it suit me? Do you currently work from home? Are you finding that a residential address on your business card

puts potential clients off your proposals? Or perhaps you are expanding your business into a new

area? The flexibility of a serviced office lease allows for you to make changes easily, and without

having to expensively equip your new space.

3. What are the benefits? You might qualify for introductory discounts on your rent, or for small business rates relief – simply

ask your provider. Daily networking opportunities with fellow entrepreneurial professionals around

the teapot. Meeting rooms available for you to meet with clients. You’d be surprised how much you

can outlay on coffee supplies in a month…

4. What should I pay? Carefully consider your budget, and what your normal office ‘consumables’ equate to. When taking

on a serviced office, there is likely to be a request for a security deposit, and you’ll need to consider

your downtime while you get set up. Ensure you ask what is included with your office, so you can

budget for any extras. Don’t forget to negotiate prices for your new deal!

5. What should I consider? Is the office location right for your business? Can they offer enough IT support to keep you working?

Do you have privacy? Do you need 24 hour access? For more guidance, see our other slideshow ‘5

things you should ask about serviced offices’.

6. How do I get there? Serviced offices will always be in good locations; city centres, on industrial parks, or arterial routes.

Some might offer lots of car parking, and some better public transport provision. Increasingly, you

might find facilities for commuting cyclists to use, such as showers and secure bicycle storage.

7. How do I find one? Many serviced office providers will have their own website presence, or you could search for them

on LinkedIn, or other social media sites. For a wider view, try one of the many serviced office brokers

online – they can set up meetings on your behalf. Some buildings have both serviced offices and

larger spaces for bigger tenants – even the bigger brokers might be able to assist with your search.

8. How do I make a decision about where to go? Can the serviced office provide you with a quality space in which to work? Do you like what you see?

Is the location convenient? Are there suitable suites available? Can you see yourself working

effectively there? And the big question: do you like it?
