Buying your rst home is an exciting experience. Years of saving, months of planning,
weeks of searching and days of completing a purchase usually lead to countless hours of anticipation for newcomers to the process. For many, however, it can also mean trepidation.
Relax, though, you’re not alone.Indeed, more and more rst-time buyers realize the importance of preparing for their initial home purchase. According to the BMO 2014 First-Time Home Buyers Report, they’re taking not only additional time but also more thorough steps to better prepare:
Options, option, optionsThere’s more than one way to buy your fi rst home, and it’s important to take your time to plan your purchase well
Moving made easyDue diligence a must with this part of the homebuying process
Whether you’re relocating from one coast to the other or moving to your
rst place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with con dence.
If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide.
Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved.
Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly.
Happy moving!
» 30 per cent of rst-timers expect parents or family to assist in their purchase» 61 per cent are making cutbacks to their lifestyle to facilitate better saving» 60 per cent say their homebuying timeline has been delayed
While homeownership a ordability is holding its own and interest rates remain low, increasing government-imposed fees and other factors are contributing to rising prices in the new home category. With mortgage rates expected to slowly increase later this year, additional preparation to make smart, wise homebuying choices is essential for rst-timers.

outstanding value along with a wide range of models to meet a variety of lifestyles is luring new-home buyers to Shane Homes’ showhomes in Airdrie’s
King’s Heights.“We have a great selection of home styles in King’s Heights,
starting from 1,694 sq. ft. up to a large four-bedroom, 2,400-sq.-ft. home,” says Satwinder Notay, co-area manager with Karen Kotchar, adding all the homes offer incredible standard features, stylish designs and numerous optional layouts.
“What’s really attractive about King’s Heights is that it offers tremendous value to people,” she says. “You can get the same size home or larger for thousands less in Airdrie than Calgary, and people are starting to recognize that they can get a bigger bang for their buck and they’re just 15 minutes to Calgary.”
Among Shane’s available models in King’s Heights is the Orion II showhome, a 2,010-sq.-ft. two-storey with front double attached garage.
“It’s become one of our most popular homes and people love the functional, comfortable design and the decor is very warm and inviting,” Notay says. “We get lots of positive comments about the kitchen, which is perfect for those who

love to cook and entertain, and people love the main-floor office, the ensuite and the upstairs laundry room.”
The Orion II opens to a beautiful entry featuring warm grey and white colours that are a perfect match to the greyish tile underfoot. The entry provides plenty of room to greet guests as well as space for a hall table or convenient bench and the open rails on the stairs adds to the bright, spacious feel.
A short hall off the entry leads to a half-bath and a good size mudroom off the garage entry, while down from the entry, pocket doors open to an inviting home office.
At the rear of the home, the large great room is warmed by plush carpet and a gorgeous wall-centred gas fireplace surrounded in a grey stone and framed in white moulding for a distinctive look.
The kitchen is eye-catching with its dark granite-topped countertops, adding a nice contrast to the white cabinets and large grey tiled backsplash. The expansive granite-topped island serves up great space for food preparation and the breakfast bar seating allows friends and family to gather around and socialize with the host. A corner pantry provides plenty of storage space.
Adjacent to the kitchen is a large bumped out dining nook with windows on two sides and a glass door to the deck that allows in plenty of natural light.
Upstairs to the left, you’ll adore the owners’ suite that offers space for king-sized furniture and a luxurious ensuite featuring dual sinks in a granite-topped vanity, corner soaker tub, granite-topped make-up area, separate shower and a large walk-in closet.
Down the hall are two generous sized bedrooms for the kids, a full bathroom and a nice sized laundry room. At the front of the house the huge bonus room offers a relaxing space ideal for enjoying a movie night with the family.
“We have a number of lots available in King’s Heights including pie-shaped and walkout,” Notay says. “People really like the community because it has an estate feel and it’s a very family-oriented community that’s close to all the amenities you want, such as parks and pathways and it’s within walking distance to the Kingsview Market, which has a grocery store, coffee shops, restaurants and services.”
For more information on Shane’s models and lots available in King’s Heights, visit the Orion II or Andorra II showhomes at 330 and 334 King’s Heights Dr. S.E., Airdrie, open Monday to Thursday, 2 to 8 p.m., and weekends, noon to 5 p.m., call 403.536.2303 or visit shanehomes.com

//YOUR FIRST HOME
If you’re a first-time homebuyer, get pre-approved for a mortgage. This is the central message from a new report from BMO Bank of Montreal.
The report shows that for first-time homebuyers that were pre-approved for a mortgage, an overwhelming number of respondents (94 per cent) say they found themselves to be in a much better position to start looking for a home, and had a good sense of what they could afford.
The poll also revealed that the majority of Canadians (92 per cent) currently looking to buy their first home plan to get pre-approved.
“Seven out of 10 first-time homebuyers say when they walk into a home, they know right away if it’s the right house for them,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Being pre-approved for a mortgage and knowing you have a mortgage with a guaranteed interest rate for a certain period of time while you are looking could mean the difference between landing your dream home, and settling for second best.”
94 per cent of homebuyers say getting pre-approved reduced stress of looking for a home
the psychology of mortgage pre-approval
The report also showed the following for those that had gone through the pre-approval process:» 59 per cent feel the pre-approval process
was stressful» Almost half (48 per cent) were worried
they wouldn’t be pre-approved» However, after going through the
pre-approval process, more than 87 per cent of respondents said it was simple; and
» Three-quarters (79 per cent) said it gave them the freedom to look at homes without having to worry about financing
“We want to provide advice to first-time homebuyers well in advance of their purchase in order to guide them to their potential, reduce outside debt and get used to the costs of owning a home with a down payment savings plan,” says Parsons. “Thinking about the pre-approval process often brings out feelings of stress, often because of a misunderstanding of the process. With the right support and guidance from a financial advisor, stress can be significantly reduced and buyers are free to focus on choosing their perfect house.”
BMO offers a number of products and services that can help first-time home buyers make a responsible home buying decision. For example, the BMO Home Buyers Guide provides advice and information designed to guide buyers through the process of financing, choosing and purchasing a new home.

DunDee Developments to become
Dream Development
//in the news
Dundee Developments announces two Dream elements into the Calgary housing market: the new Dream Development name and a Dream Celebration Contest to win $50,000.
Dundee Developments, the developer of Montrose in High River and EvansRidge in Calgary, has announced that it changed its name to Dream Development, effective May 12, 2014. In conjunction with this exciting news, the company is kicking off a contest with a prize of $50,000 cash.
The contest runs from May 12 to Oct. 31, 2014. Complete contest details can be found at dream50k.ca
The Dundee Developments group, soon to be Dream Development, has built west side communities for more than 30 years in Calgary starting with Woodbine, Richmond Hill, Springside, West Park, Wentworth, Wentworth Glen, Wentworth Estates, the Willows of Wentworth and Castle Keep.
EvansRidge, its first northwest community, is building out and
maturing quickly, and the community of Montrose in High River was the recipient of Community of the Year – Calgary Region in the 2012 SAM Awards.
Dream Development is a division of Dream — a real estate investment, development and management company whose scope of business includes land development, housing and condominium development, asset management for three TSX-listed funds, investments in Canadian renewable infrastructure and commercial property management.
The new name sums up what the company does, why and how it all has been an integral part of its culture, work and objectives since the beginning. Dream believes in its purpose: “Dream. Building Better Communities.”
Winning $50,000 in the Dream Community Contest is a great way to kick off the rebranded company.
ABOUT DREAMDream is a real estate investment, development and management company. Their scope of business, which is larger and broader than most, encompasses land development and housing and condominium development, asset management for three TSX- listed funds, investments in Canadian renewable infrastructure and commercial property ownership both national and abroad. With $13.4 billion of assets, the company’s aim is to make stakeholders’ lives better – customers, colleagues, shareholders and the community.

ASK AN EXPERT: by HEATHER RYAN
Q & A
Helpful tips on spring Home maintenanceQ: What needs to be done for spring and summer maintenance on our home?A: While doing your spring cleaning inside, don’t forget about the outside of your home. You can start by checking your property for debris and settlement that can occur over the winter.
“One of the most important things, especially for those with a new home, is the grade around the home may need to be brought up in height,” says Ron Heggs, director of special projects for Shane Homes.
He explains the ground often settles with new homes and with spring rains, homeowners should check the ground around the foundation of the house to make sure the grade drains away from the home and to fill any holes that may have developed from this winter’s heavy snowfall.
As well, make sure the eaves and down pipes are clear of debris so rain water can drain properly and that down pipes are down so water funnels away from the foundation of the house. Also, check the pipes and replace any that have been flatten or broken over the winter.
“Calgary’s weather is hard on decks,” Heggs says, but you can clean the dirt off your vinyl deck with warm water and a mild soap solution – he cautions using a pressure washer as it may damage the vinyl. If you have a wood deck you may have to look at possibly having to sand and re-stain it.
Also you can turn the main water valve back on for the outdoor taps, so they’re ready when it comes time for watering gardens and lawns.
If you have an air-conditioning unit clear away any debris from the outside unit before turning it on. “You can use the hose to clean the unit, but not a pressure washer, as it will damage it,” Heggs says.
Inside, homeowners should change the furnace filter and clean their humidifier and turn it off for the summer, “especially if they have air conditioning, because the air conditioner provides moisture and leaving it on can freeze up the air conditioner,” he says.
Homeowners should also pour water down the basement drain if it hasn’t been done for a while and check dryer vents to ensure they are clear of lint inside and debris outside.
Shane Homes’ customers wanting more information can find a detailed schedule for year-round maintenance on www.shanehomes.com in MyHome or visit Shane Homes on youtube.com for informational home maintenance videos.

new homebuyers looking to make a home in one of Calgary’s fastest growing communities
will discover even more choice of housing styles and lots this summer.
Situated in northwest Calgary on more than 500 acres, United Communities is crafting the master-planned community of Nolan Hill that will be releasing three more phases, launch a new multi-family project and open two new showhomes over the next several months.
“We’re more than half-way through developing Nolan Hill and it has gone much faster than we expected,” says Steve LePan, marketing director with United Communities. “Sales are going
really well because people are attracted by the location being so close to Stoney Trail, our outstanding builders and the beautiful natural setting.
“The response has been so good that we’re going to bring on three more phases this fall providing more variety of lots and housing styles for everyone from first time to estate-style home buyers,” LePan says.
Homes by Avi and Trico Homes will open two new showhomes in the summer in Phase 4 offering front attached garage homes on zero lot lines. “This product aims at affordability for first-time buyers and takes over from the lane home product they had in Phase 3,” LePan says.
Shane Homes also has front attached garage homes on narrow lots – the last in Phase 3 – also designed to provide a more affordable move up product to buyers.
Meanwhile, Morrison Homes, Shane, Sterling Homes and Trico are selling move-up front attached garage homes and semi-estate homes on larger lots in Phases 5 and 11 priced from the $600,000s to the $800,000s with some walk-out lots available and all have showhomes open.
“We’re also selling the semi-estate homes in Phase 6 that back onto green belt and environmental reserve,” LePan says. “Trico and Avi will be selling front attached garage homes on smaller 30- to
United’s nolan Hill
one of the fastest growing communities

32-foot lots in this phase.“We’re also pleased to have a new
multi-family project, Sonoma at Nolan Hill, launching this fall by Vertical Properties, which created Sonoma in Sage Hill and they’ll start selling these townhomes out of their Sage Hill sales centre later this summer,” LePan says. This new project will join the multi-family townhome offerings already available in Nolan Hill – Trinity by Jayman Modus and The Post by Avi Urban.
Along with a great selection of housing styles, buyers are attracted to Nolan Hill’s old-world Irish charm highlighted by the castle-ruin structures at the main traffic circle entry and its tranquil natural setting of rolling hills
and ravines. Nolan Hill also offers acres of greenspace, three beautifully designed wet ponds, a linear pathway system and parks. “And work will begin this spring on two new playgrounds within the community,” LePan says.
An added attraction to Nolan Hill is the Symons Valley Ranch Farmers’ Market, which is a great benefit to the residents because it’s within walking distance, open year-round and offers family-friendly events. With the farmers’ market, retail centres at Beacon Hills and Creekside, both nearby, and CrossIron Mills mall a short drive away, residents have easy access to great shops, services, groceries and more.
Of course, a major benefit to Nolan
Hill is its location. It’s close to several major routes including Stoney Trail, Sarcee Trail and Shaganappi Trail offering ease of access to downtown, the airport, points across the city and out-of-town to the foothills and mountains.
For more information about Nolan Hill, visit the showhomes, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m. or visit nolanhillunited.com

Shane homeS’ Andorra II popular with buyers
w ith a stunning great room, gorgeous kitchen and a fabulous bonus room
there are plenty of features to love about Shane Homes’ Andorra II showhome in New Brighton.
“The Andorra II is very popular with our buyers,” says area manager Ron Kerr. “They love the design so much that people are duplicating the whole main floor or the second floor and mixing and matching the optional layouts and that’s one of the biggest benefits to the plan – they can make it suit their needs and budget.
“It’s a great house and we get a lot of positive feedback from people, many
come through more than once because they love the look and feel of the home; they really feel comfortable in it and it makes a lasting impression,” Kerr says.
The 2,054-sq.-ft. Andorra II showhome presents a dynamic entry with a mixture of rustic looking engineered hardwood floor and wood spindles on the staircase “that give it a warm cottage feel,” Kerr says, but it also blends modern conveniences that buyers appreciate.
At the rear of the home, an eye-catching kitchen serves up an expansive granite-topped island with spacious breakfast bar with spiral spindles that match the stair railing as its focal point. Other features to savour
include tall dark cabinets that stretch to the ceiling, an abundance of granite counter space and a white subway tile backsplash with decorative inlay.
“People also like having the kitchen at the back of the home and the sink in the corner overlooking the backyard so they can watch their kids play,” Kerr says.
A door off the kitchen leads to the back deck making it easy to barbecue and extends your entertaining outdoors, while the pantry in the kitchen allows for plenty of storage and you can walk through to the mudroom, laundry and garage entry.
Across from the kitchen, is a spacious dining nook and “we always

get people commenting on how much room there is for hosting large family dinners,” Kerr says.
Shane put the word “great” in the great room by crafting a vaulted ceiling with gorgeous wood beams and a cantilevered, wall-centred fireplace surrounded in floor-to-ceiling tile and flanked by two large windows ensuring plenty of natural light.
Heading upstairs at the front of the home, doors open to a private bonus room that grabs your attention right away with its well-designed wet bar with tile floor and wall-to-wall, built-in entertainment centre that offers up more than enough space for your big screen TV, electronics, storage and display items.
“People love having the bonus room separate because mom and dad can close the door and watch TV without disturbing the kids and the other way around,” Kerr says, plus there is substantial space for furniture even being able to place a desk at the one end. “People also think the wet bar is perfect because it’s so convenient for getting snacks and drinks.”
The large owner’s suite is a nice retreat with space for a king-sized bed and owners will adore the luxurious ensuite featuring a long granite-topped vanity with dual sinks, corner soaker tub, oversized glass walk-in shower and a large walk-in closet.
There are two good sized bedrooms for the kids and they can share the main full bathroom with a granite-topped vanity.
Shane Homes also has the 1,879-sq.-ft. Fiesta II showhome in New Brighton. The showhomes, at 815 and 819 New Brighton Dr. S.E., are open Monday to Thursday, 2 to 8 p.m., weekends and holidays, noon to 5 p.m. For more information, call 403.536.2307 or visit shanehomes.com

W ith the sun shining and trees and plants blooming to life, Landscaping may be at the
forefront your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate to successfully launch their landscape project. Hiring a landscape contractor should be exciting and satisfying. However this can be a very discouraging time for some homeowners, unsure of where to begin, what you want it to look like and who to talk to. Have a plan. You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in the spring.
With a variety of high quality products and many different design concepts, your

landscape design can be customized to complement any size and shape of property. Natural Stone is the highest quality material to use for landscaping. Serenity, timelessness, balance, beauty and function are all traits of natural stone. Natural stone can be used in almost all facets of landscape construction. Landscape lighting is a phenomenal way to enhance your outdoor space and bring your yard and nature to life. Lighting provides your space with energy, safety, balance and interest. The ambient glow of landscape lighting sets the mood for your yard. Custom irrigation systems are an excellent way to conserve water and reduce your yard maintenance. This will allow homeowners to maximize the amount of water their landscape requires. An irrigation system is a far more effective way to provide your yard the water it craves, as opposed to running the sprinkler for a few hours.
Custom woodwork is one of many options to incorporate into your landscape. Decks, pergolas, fences, retaining walls

can all be built a number of different ways. Like most aspects of landscape construction choosing the right material is key. Your options include spruce, which can be used for decks and fences but is a lower grade lumber and typically requires a solid or semi solid paint or stain. Pressure treated is another great option, which is spruce or pine chemically treated with wood preservatives. This provides the lumber with protection from the elements and provides greater longevity of your wood. Pressure treated lumber is excellent for retaining walls and fences. Cedar is strongly recommended for decks, pergolas and privacy screens/walls. It withstands our climate and has an extraordinary natural beauty. Cedar needs to be treated with stain or oil to prevent the wood from turning grey. Cedar requires more maintenance than your other options but the sacrifice we feel is worth it. You should expect to stain your cedar deck every other year depending on sun exposure, traffic, pets and usage. Kayu is also an option for homeowners craving that high end deck. It is an exotic hardwood that is used

throughout the world on docks, ships and many high traffic areas. Kayu withstands all weather conditions and is a perfect complement to any landscape. Quality craftsmanship in woodwork is as important as the product you are choosing.
Many landscape companies do not address all aspects of landscaping. Find a landscape company that will complete the task from start to finish and handle any subcontracting required. Remember that there are many different approaches to outdoor projects. The final result will fall between what you can plan and budget for and what your landscaper is capable of creating.
When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website, and look into some of the products yourself. Most importantly ask lots of questions. Landscape construction can be done very different. Hire a company that uses quality equipment, utilizes the best products available and installs everything professionally.

BEDROOM
SPEND
Mattress & Box Spring | Approx $1,500 – $3,000Although it is the least glamourous item to buy for the bedroom, it is the most important. A good mattress will make all the difference in getting your beauty sleep each night. “The mattress should last you at least 10 years,” says interior stylist Paul Semkuley. “Especially when you purchase it with the coordinating box spring – as it absorbs up to 50 per cent of the body’s impact.” Semkuley also suggests getting comfy and cosy in store by laying on it like you would normally sleep, to see if the mattress is a right fit. Whether you prefer a mattress that is firm, made of organic material or one that comes with a pillow top for extra comfort, buy the best one you can afford.
TIP Don’t try to save money by using an old foundation or box spring with your new mattress. A mattress paired with its new box spring work together for all around better support, and keeps the mattress in shape longer.
FACT A study conducted in the U.S., Canada, Mexico, UK, Germany and Japan found that a comfortable sleep surface and cosy sheets and bedding were rated the most important romantic elements in all six countries.

TIP Buy a vanity that is proportioned to your space. You may have room for a big vanity but little room for anything else.

Vanity & Countertop | Approx $2,500 – $4,000 You may think this is an odd pick to invest your money in, but the vanity is a key item for the bathroom. Don’t forget you will be using the vanity every day, multiple times, opening and closing doors and exposing it to moisture. “The most important need of the vanity must be function,” says Semkuley. “Spending more on cabinetry that is made of solid wood will last much longer in a “wet” environment, than those made of a pressed wood compound.”

//YOUR FIRST HOME
According to a national survey commissioned by Genworth Canada, homebuyers are working harder and longer to save for a down payment and remain confident in the long-term benefits of buying a home. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,507 Canadians questions about their financial well-being and preparedness.
“Despite tighter mortgage qualification criteria over recent years, survey results point towards positive trends in homebuyer behaviour,” says Stuart Levings, chief operating officer of Genworth Canada. “With a stable economy and real estate market, Canadians appear to have more confidence in the value of homeownership and see their goals of homeownership and financial well-being as more achievable.”
Genworth Canada study
the value of homeownership still worth the wait:
HiGHliGHtsHomebuyers are thinking more about smart home investing» 17 per cent say now would be a good time
to buy a home, with a slightly higher proportion among first-time buyers (19 per cent )
» Up since 2013, two-thirds of respondents (64 per cent versus 58 per cent) feel that housing prices will increase in the next 12 months
» Half expect to take one to two years to save for their down payment, with an increasing number (29 per cent versus 21 per cent) saying it will take three to four years
» 53 per cent are worried they might miss the perfect house because they don’t have enough saved for the down payment
» 67 per cent say their goal is to pay off their mortgage faster, up from 62 per cent in 2013
Homeownership is a valuable asset both financially and emotionally» Nine out of 10 people agreed that owning
their own home gave them a greater sense of emotional well-being
» Nine out of 10 people thought homeownership may mean more work
To help get Canadians thinking about their financial well-being, Genworth and CACCS are launching a mobile version of the Financial Fitness Score tool. The tool helps people determine how well they are managing their finances and provides useful information that is based on their financial fitness level. The relaunched version now allows consumers to access the tool from any mobile device or platform. To find out your Financial Fitness Score visit financialfitness.ca

When buying a home, you likely will consult with a team of trusted professionals – a mortgage broker, lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. en, assuming you move ahead with your purchase, eventu-ally you will likely need a mover.
People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least tempo-rarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems.
Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way.
I recently contracted a “professional” moving company to carry out a last-minute move of ve pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck.
After calling several rms – including large, well-known companies and smaller, independent ones – I selected a moving company at the location where the pick-up was to take place. Drop-o would be about 125 kilometres away.
We agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were con rmed in a “contract” exchanged via email.
e crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge di erence, but it immediately raised my suspicions.
I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next:» e company I originally contracted the job to the
night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it o to another rm.» My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the
furniture is heavier.”» “Sure,” I said, “right after I call the police.”
With that, the sordid tale ended. e job not complete, left for us to move the furniture indoors, now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB).
“I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me.
CAM o ers consumers the following tips on how to avoid being scammed by unscrupulous movers:» Find reputable movers through the
CAM, BBB or provincial govern-ment consumer protection agencies
» Ask three movers for estimates in writing
» Get the terms and conditions in writing» Ensure your goods will be protected
for loss or damage» Read customer reviews on movers’
websites and other forums
“Consumers have recourse with their provincial government’s consumer a airs department and with the Better Business Bureau,” says Levi.
“Both of these avenues are fraught with di culties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer.
“It’s far simpler and more e ective to engage a reputable mover in advance rather than trying to x a bad situation after-the-fact.”
My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients.
Make sure you take the proper steps – and the time – to protect yourself.
HOW TO AVOID YOUR OWN
moving horror story

Are you working with the right team?
As a first-time homebuyer, to say the task of purchasing one’s first home can be a little daunting could be putting it mildly. Making sure you are surrounded by the right team of professionals can make all the difference from start to finish. So where do you start?
Getting pre-approved for your mortgage financing is a critical first step. By doing so, you not only know what your purchasing power is, but you also have the knowledge of knowing your mortgage rates are going to be held for a minimum of 90 days, which will protect you if rates do go up during that time. As well, most realtors and or builders prefer if you have already been pre-approved for your mortgage.
As soon as your mortgage pre-approval is in place, you will likely want to work with a realtor to help you find your first home. Based on your budget, the location, style, size and other requirements you may have for your future home, a real estate professional will be able to help you find the perfect place. They will also help you with the negotiation process that will undoubtedly occur with most purchase transactions.
After the purchase price has been agreed upon by all parties involved, you may choose to get a home inspection done for your own piece of mind as part of the conditions of buying that home. By having a home inspection completed, you will know if your future home either require immediately, or will be subject to any costly repairs in the near future.
Now that all of the conditions have been met as per your purchase contract, you will need to get property insurance. Speaking with the company that holds your car or life insurance may be an excellent start. If you are looking to see
if you can acquire better coverage at a lower cost, you may wish to seek the service of an insurance broker. Like a mortgage broker, they will shop your application to several different companies looking for the best price and coverage.
Once you have negotiated a purchase contract, and have acquired a full approval on your mortgage financing, you will need to seek the services of a real estate lawyer. Like any professional, not all are created equal, so calling around or getting referrals from friends and family could be very helpful. Getting quotes, and finding out if they have time to work with you is very important as purchasing a home can be a time sensitive situation. Some lawyers offer an “all inclusive” fee for purchasing a home, while others may have a standard fee plus additional costs depending on the complexity of the purchase and the requirements of the financial institution providing the mortgage.
By working with the right group of people to assist you with your first home purchase, you will find that if or when the time comes to sell and or purchase another property, you will be that more confident going through the process once again.
As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month…

CONvENTIONALthe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.the buyer has to pay 20% down. a conventional mortgage cannot exceed 80% of the value of the property.
INsUREd OR HIGH-RATIO:a buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. the down payment can be as low as 5%.
mortgage oPtIonsyou can choose any of these mortgage options which fit into the two basic mortgage types. lenders may even customize these options to suit your needs.
OPEN MORTGAGE:allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.
because of f lexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.
CLOsEd MORTGAGE:usually has the lowest interest rate available but lacks the f lexible features of other mortgage options.a good choice for those who want the security of knowing their monthly payment is fixed for a longer term.
Prepayment options are available but they are subject to conditions.
PORTABLE MORTGAGE:flexibility if borrowers move. borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. this is an attractive option if the rate on the existing mortgage is lower than current rates.

As the weather warms, more homeowners turn their attention from indoors to outdoors, and consider projects they want to take on this spring and summer.
Many people are looking at ways to turn their yard into an inviting outdoor living space and taking advantage of the sunshine by preparing garden beds, raking and mowing their lawns.
Regardless of the size of your property, outdoor space can be enjoyed as an extension of your home – a place where you can get together with family, friends and neighbours and enjoy the sunny summer months relaxing on the deck or patio or hosting a backyard barbecue.
With a little planning and a bit of hard work, you can turn your backyard into an attractive entertaining space or a private place for relaxation and enjoying nature’s beauty, while the front yard can present colourful gardens that add to your home’s curb appeal and the neighbourhood streetscape.
Buying a new home provides you with the opportunity to develop your landscaping from the very beginning. Whether you want lush green lawns or zero maintenance landscaping you have a blank canvass to create whatever suits your lifestyle.
New home builders in the Calgary region recognize the importance of creating a whole home atmosphere, inside and out.
If you’re like many people who are looking to buy a new home this spring, you may be surprised to discover that there are several home builders that offer landscaping options or “packages” that include patios and decks, as well as planting trees and sodding front and even back yards.
These landscaping options allow new homebuyers to finish the look of their homes so they can immediately enjoy all of the benefits of their purchase.
Many local builders also have a network of professionals including landscape specialists, who they can recommend to their customers. Buyers can then deal directly with these specialists when it comes time to designing and creating their landscaping.
Regardless of whether you plan to work with your builder, hire a landscaping specialist or do the work yourself there are some things to consider before you start your landscaping project.
Good planning is the place to start, so make sure you develop a full vision of your entire outdoor space to avoid making mistakes even if you’re not doing all of the work right away. To begin, put together a wish list – those items that you have always

//the homebuying process
wanted such as gardens, ponds, waterfalls, patios, decks, fences and gazebos.
Then review those items and compare them to the space you have. Think about what items will realistically work in the space – you may have to drop some items from your wish list if, for example, a waterfall and pond is just not going to work in the space.
Once that’s done, consider what items you want done now and what can be phased in over time when budget allows.
When planning landscaping projects, remember soil preparation and water control, particularly drainage, are crucial. Discuss with your builder items such as soil type on your property, landfill, foundation height and backfill around the house. It’s important to ask about drainage patterns, and consider the placement of eavestroughs and downspouts in your landscaping plan so that water drains away from your home.
Also, consider other needs your design may have such as electricity for lights or a natural gas line hookup for the barbecue or an outdoor kitchen.
Some popular trends in outdoor designs in recent years include roof structures, which allow you to enjoy the outdoors even during a rain shower, outdoor fireplaces that add warmth to chilly Calgary evenings and outdoor kitchens and living rooms that allow you to use the outdoors as an extension of the indoors.
Remember whatever you choose for your landscaping be realistic and think about how much maintenance you are willing to, and/or are capable of, doing.
Landscaping is an integral part of your new home, so explore your options thoroughly and remember to save some time to enjoy your creation.

Our balcony scenes in our communities aren’t quite as dramatic as Shakespeare’s beloved couple but you will find that
balconies in our homes add much to the distinctive look of the community.
They are a further example of the things we consider when master-planning a community. We want our streets to always
be interesting and friendly. We want our homes to be unique and graceful.
Come and see how easy it is to fall in love with our balconies.
