If you’re a first-time homebuyer, get pre-approved for a mortgage. This is the central message from a new report from BMO Bank of Montreal.

The report shows that for first-time homebuyers that were pre-approved for a mortgage, an overwhelming number of respondents (94 per cent) say they found themselves to be in a much better position to start looking for a home, and had a good sense of what they could afford.

The poll also revealed that the majority of Canadians (92 per cent) currently looking to buy their first home plan to get pre-approved.

“Seven out of 10 first-time homebuyers say when they walk into a home, they know right away if it’s the right house for them,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Being pre-approved for a mortgage and knowing you have a mortgage with a guaranteed interest rate for a certain period of time while you are looking could mean the difference between landing your dream home, and settling for second best.”

The report also showed the following for those that had gone through the pre-approval process:» 59 per cent feel the pre-approval process

was stressful» Almost half (48 per cent) were worried

they wouldn’t be pre-approved» However, after going through the

pre-approval process, more than 87 per cent of respondents said it was simple; and

» Three-quarters (79 per cent) said it gave them the freedom to look at homes without having to worry about financing

“We want to provide advice to first-time homebuyers well in advance of their purchase in order to guide them to their potential, reduce outside debt and get used to the costs of owning a home with a down payment savings plan,” says Parsons. “Thinking about the pre-approval process often brings out feelings of stress, often because of a misunderstanding of the process. With the right support and guidance from a financial advisor, stress can be significantly reduced and buyers are free to focus on choosing their perfect house.”

Dream Development

Dundee Developments announces two Dream elements into the Calgary housing market: the new Dream Development name and a Dream Celebration Contest to win $50,000.

Dundee Developments, the developer of Montrose in High River and EvansRidge in Calgary, has announced that it changed its name to Dream Development, effective May 12, 2014. In conjunction with this exciting news, the company is kicking off a contest with a prize of $50,000 cash.

Helpful tips on spring Home maintenanceQ: What needs to be done for spring and summer maintenance on our home?A: While doing your spring cleaning inside, don’t forget about the outside of your home. You can start by checking your property for debris and settlement that can occur over the winter.

“One of the most important things, especially for those with a new home, is the grade around the home may need to be brought up in height,” says Ron Heggs, director of special projects for Shane Homes.

He explains the ground often settles with new homes and with spring rains, homeowners should check the ground around the foundation of the house to make sure the grade drains away from the home and to fill any holes that may have developed from this winter’s heavy snowfall.

As well, make sure the eaves and down pipes are clear of debris so rain water can drain properly and that down pipes are down so water funnels away from the foundation of the house. Also, check the pipes and replace any that have been flatten or broken over the winter.

“Calgary’s weather is hard on decks,” Heggs says, but you can clean the dirt off your vinyl deck with warm water and a mild soap solution – he cautions using a pressure washer as it may damage the vinyl. If you have a wood deck you may have to look at possibly having to sand and re-stain it.

Also you can turn the main water valve back on for the outdoor taps, so they’re ready when it comes time for watering gardens and lawns.

If you have an air-conditioning unit clear away any debris from the outside unit before turning it on. “You can use the hose to clean the unit, but not a pressure washer, as it will damage it,” Heggs says.

Inside, homeowners should change the furnace filter and clean their humidifier and turn it off for the summer, “especially if they have air conditioning, because the air conditioner provides moisture and leaving it on can freeze up the air conditioner,” he says.

Homeowners should also pour water down the basement drain if it hasn’t been done for a while and check dryer vents to ensure they are clear of lint inside and debris outside.

will discover even more choice of housing styles and lots this summer.

Situated in northwest Calgary on more than 500 acres, United Communities is crafting the master-planned community of Nolan Hill that will be releasing three more phases, launch a new multi-family project and open two new showhomes over the next several months.

“We’re more than half-way through developing Nolan Hill and it has gone much faster than we expected,” says Steve LePan, marketing director with United Communities. “Sales are going

really well because people are attracted by the location being so close to Stoney Trail, our outstanding builders and the beautiful natural setting.

“The response has been so good that we’re going to bring on three more phases this fall providing more variety of lots and housing styles for everyone from first time to estate-style home buyers,” LePan says.

Homes by Avi and Trico Homes will open two new showhomes in the summer in Phase 4 offering front attached garage homes on zero lot lines. “This product aims at affordability for first-time buyers and takes over from the lane home product they had in Phase 3,” LePan says.

Shane Homes also has front attached garage homes on narrow lots – the last in Phase 3 – also designed to provide a more affordable move up product to buyers.

Meanwhile, Morrison Homes, Shane, Sterling Homes and Trico are selling move-up front attached garage homes and semi-estate homes on larger lots in Phases 5 and 11 priced from the $600,000s to the $800,000s with some walk-out lots available and all have showhomes open.

“We’re also selling the semi-estate homes in Phase 6 that back onto green belt and environmental reserve,” LePan says. “Trico and Avi will be selling front attached garage homes on smaller 30- to

multi-family project, Sonoma at Nolan Hill, launching this fall by Vertical Properties, which created Sonoma in Sage Hill and they’ll start selling these townhomes out of their Sage Hill sales centre later this summer,” LePan says. This new project will join the multi-family townhome offerings already available in Nolan Hill – Trinity by Jayman Modus and The Post by Avi Urban.

can all be built a number of different ways. Like most aspects of landscape construction choosing the right material is key. Your options include spruce, which can be used for decks and fences but is a lower grade lumber and typically requires a solid or semi solid paint or stain. Pressure treated is another great option, which is spruce or pine chemically treated with wood preservatives. This provides the lumber with protection from the elements and provides greater longevity of your wood. Pressure treated lumber is excellent for retaining walls and fences. Cedar is strongly recommended for decks, pergolas and privacy screens/walls. It withstands our climate and has an extraordinary natural beauty. Cedar needs to be treated with stain or oil to prevent the wood from turning grey. Cedar requires more maintenance than your other options but the sacrifice we feel is worth it. You should expect to stain your cedar deck every other year depending on sun exposure, traffic, pets and usage. Kayu is also an option for homeowners craving that high end deck. It is an exotic hardwood that is used

throughout the world on docks, ships and many high traffic areas. Kayu withstands all weather conditions and is a perfect complement to any landscape. Quality craftsmanship in woodwork is as important as the product you are choosing.

Many landscape companies do not address all aspects of landscaping. Find a landscape company that will complete the task from start to finish and handle any subcontracting required. Remember that there are many different approaches to outdoor projects. The final result will fall between what you can plan and budget for and what your landscaper is capable of creating.

A good mattress will make all the difference in getting your beauty sleep each night. “The mattress should last you at least 10 years,” says interior stylist Paul Semkuley. “Especially when you purchase it with the coordinating box spring – as it absorbs up to 50 per cent of the body’s impact.” Semkuley also suggests getting comfy and cosy in store by laying on it like you would normally sleep, to see if the mattress is a right fit. Whether you prefer a mattress that is firm, made of organic material or one that comes with a pillow top for extra comfort, buy the best one you can afford.

TIP Don’t try to save money by using an old foundation or box spring with your new mattress. A mattress paired with its new box spring work together for all around better support, and keeps the mattress in shape longer.

According to a national survey commissioned by Genworth Canada, homebuyers are working harder and longer to save for a down payment and remain confident in the long-term benefits of buying a home. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,507 Canadians questions about their financial well-being and preparedness.

“Despite tighter mortgage qualification criteria over recent years, survey results point towards positive trends in homebuyer behaviour,” says Stuart Levings, chief operating officer of Genworth Canada. “With a stable economy and real estate market, Canadians appear to have more confidence in the value of homeownership and see their goals of homeownership and financial well-being as more achievable.”

» 53 per cent are worried they might miss the perfect house because they don’t have enough saved for the down payment

» 67 per cent say their goal is to pay off their mortgage faster, up from 62 per cent in 2013

When buying a home, you likely will consult with a team of trusted professionals – a mortgage broker, lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. � en, assuming you move ahead with your purchase, eventu-ally you will likely need a mover.

People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least tempo-rarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems.

Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way.

I recently contracted a “professional” moving company to carry out a last-minute move of � ve pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck.

After calling several � rms – including large, well-known companies and smaller, independent ones – I selected a moving company at the location where the pick-up was to take place. Drop-o� would be about 125 kilometres away.

We agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were con� rmed in a “contract” exchanged via email.

� e crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge di� erence, but it immediately raised my suspicions.

I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next:» � e company I originally contracted the job to the

night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it o� to another � rm.» My original contact, who was easily available on cell phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the

furniture is heavier.”» “Sure,” I said, “right after I call the police.”

With that, the sordid tale ended. � e job not complete, left for us to move the furniture indoors, now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB).

“I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me.

CAM o� ers consumers the following tips on how to avoid being scammed by unscrupulous movers:» Find reputable movers through the

CAM, BBB or provincial govern-ment consumer protection agencies

» Ask three movers for estimates in writing

» Get the terms and conditions in writing» Ensure your goods will be protected

for loss or damage» Read customer reviews on movers’

websites and other forums

“Consumers have recourse with their provincial government’s consumer a� airs department and with the Better Business Bureau,” says Levi.

“Both of these avenues are fraught with di� culties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer.

“It’s far simpler and more e� ective to engage a reputable mover in advance rather than trying to � x a bad situation after-the-fact.”

My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients.

Make sure you take the proper steps – and the time – to protect yourself.

Are you working with the right team?

As a first-time homebuyer, to say the task of purchasing one’s first home can be a little daunting could be putting it mildly. Making sure you are surrounded by the right team of professionals can make all the difference from start to finish. So where do you start?

Getting pre-approved for your mortgage financing is a critical first step. By doing so, you not only know what your purchasing power is, but you also have the knowledge of knowing your mortgage rates are going to be held for a minimum of 90 days, which will protect you if rates do go up during that time. As well, most realtors and or builders prefer if you have already been pre-approved for your mortgage.

As soon as your mortgage pre-approval is in place, you will likely want to work with a realtor to help you find your first home. Based on your budget, the location, style, size and other requirements you may have for your future home, a real estate professional will be able to help you find the perfect place. They will also help you with the negotiation process that will undoubtedly occur with most purchase transactions.

After the purchase price has been agreed upon by all parties involved, you may choose to get a home inspection done for your own piece of mind as part of the conditions of buying that home. By having a home inspection completed, you will know if your future home either require immediately, or will be subject to any costly repairs in the near future.

Now that all of the conditions have been met as per your purchase contract, you will need to get property insurance. Speaking with the company that holds your car or life insurance may be an excellent start. If you are looking to see

if you can acquire better coverage at a lower cost, you may wish to seek the service of an insurance broker. Like a mortgage broker, they will shop your application to several different companies looking for the best price and coverage.

Once you have negotiated a purchase contract, and have acquired a full approval on your mortgage financing, you will need to seek the services of a real estate lawyer. Like any professional, not all are created equal, so calling around or getting referrals from friends and family could be very helpful. Getting quotes, and finding out if they have time to work with you is very important as purchasing a home can be a time sensitive situation. Some lawyers offer an “all inclusive” fee for purchasing a home, while others may have a standard fee plus additional costs depending on the complexity of the purchase and the requirements of the financial institution providing the mortgage.

By working with the right group of people to assist you with your first home purchase, you will find that if or when the time comes to sell and or purchase another property, you will be that more confident going through the process once again.

As the weather warms, more homeowners turn their attention from indoors to outdoors, and consider projects they want to take on this spring and summer.

Many people are looking at ways to turn their yard into an inviting outdoor living space and taking advantage of the sunshine by preparing garden beds, raking and mowing their lawns.

Regardless of the size of your property, outdoor space can be enjoyed as an extension of your home – a place where you can get together with family, friends and neighbours and enjoy the sunny summer months relaxing on the deck or patio or hosting a backyard barbecue.

With a little planning and a bit of hard work, you can turn your backyard into an attractive entertaining space or a private place for relaxation and enjoying nature’s beauty, while the front yard can present colourful gardens that add to your home’s curb appeal and the neighbourhood streetscape.

Buying a new home provides you with the opportunity to develop your landscaping from the very beginning. Whether you want lush green lawns or zero maintenance landscaping you have a blank canvass to create whatever suits your lifestyle.

New home builders in the Calgary region recognize the importance of creating a whole home atmosphere, inside and out.

If you’re like many people who are looking to buy a new home this spring, you may be surprised to discover that there are several home builders that offer landscaping options or “packages” that include patios and decks, as well as planting trees and sodding front and even back yards.

These landscaping options allow new homebuyers to finish the look of their homes so they can immediately enjoy all of the benefits of their purchase.

Many local builders also have a network of professionals including landscape specialists, who they can recommend to their customers. Buyers can then deal directly with these specialists when it comes time to designing and creating their landscaping.

When planning landscaping projects, remember soil preparation and water control, particularly drainage, are crucial. Discuss with your builder items such as soil type on your property, landfill, foundation height and backfill around the house. It’s important to ask about drainage patterns, and consider the placement of eavestroughs and downspouts in your landscaping plan so that water drains away from your home.

Also, consider other needs your design may have such as electricity for lights or a natural gas line hookup for the barbecue or an outdoor kitchen.

Some popular trends in outdoor designs in recent years include roof structures, which allow you to enjoy the outdoors even during a rain shower, outdoor fireplaces that add warmth to chilly Calgary evenings and outdoor kitchens and living rooms that allow you to use the outdoors as an extension of the indoors.

Remember whatever you choose for your landscaping be realistic and think about how much maintenance you are willing to, and/or are capable of, doing.

Landscaping is an integral part of your new home, so explore your options thoroughly and remember to save some time to enjoy your creation.
