at cmhc-schl.gc.ca, which can help guide you. Not only will you find an extensive list of how-to’s, including tips and mortgage insurance information in the online step-by-step resource guide, the site also outlines Government of Canada home-ownership incentives.

As an example, first-time buyers can take advantage of the Home Buyers’ Plan to withdraw up to $25,000 from their Registered Retirement Savings Plan (RRSP), tax-free, to add to their downpayment and for other purchase-related costs. A spouse or partner can also do this, giving you up to a total of $50,000 toward your new home. To avoid tax liability on the withdrawn funds, you will be required to repay the money to your RRSP account within 15 years.

The heart of the city’s festival and event scene, Eau Claire is a small community located in central Calgary, between downtown and the Bow River.

Once Calgary’s industrial core, the land was reclaimed and turned into a mix of condos and commercial properties. Eau Claire follows the Bow River north of Third Avenue SW to Second Street SW, which includes popular Prince’s Island Park.

IN THE AREAEau Claire amenities are abundant, and this is what makes it such a popular neighbourhood. The Eau Claire Market is loaded with shops, galleries, restaurants, movie theatres and pubs. The Bow River pathways are great for joggers. And just beyond Eau Claire’s boundaries, the downtown core features the historical Stephen Avenue Walk and Olympic Plaza, where residents can skate in the winter. PLANES, TRAINS & AUTOMOBILESBeing so close to the downtown core and the hub of so many festivals and attractions, Eau Claire is easily accessible by public transit, whether by bus or C-Train. However, being close to downtown makes it difficult to move around by car. Diving out of the downtown core, especially at rush hour, can be a test of patience.

Calgary real estate sales, prices rise in May

Despite a drop in year-to-year sales and new listings in Calgary’s real estate market, May saw both sales and prices bloom in month-to-month comparisons, according to figures released by the Calgary Real Estate Board (CREB).

Total combined sales in the city of Calgary were 2,190 in May, a 25.5-per-cent drop from the 2,938 recorded in May 2014, but a 10.6-per-cent increase from the 1,957 in sales recorded in April.

Further, Calgary’s overall combined benchmark price rose almost a full percentage point from $449,800 in May 2014 to $454,100 this May and up half a per cent from April’s $451,600.

“The good news story is that prices have rebounded back from what we saw over the past few months with a 0.96 per cent gain in May,” says CREB president Corinne Lyall. “I think that’s because we’ve seen inventory tighten up since January.

“People have eased off; there’s not that fanatic panic to get their house on the market like we saw in January, and if they don’t need to list it more people are taking a wait-and-see attitude,” she says. “We’re seeing Calgary stabilizing a little more,” which is a similar finding of the Housing Trends and Affordability Report issued by RBC Economics Research on June 22.

Detached (single-family) sales in May were 1,366, a 23-per-cent drop from the 1,774 sales tallied in May 2014, but a 15.9-per-cent hike above April’s 1,149.

Meanwhile, attached (condo townhouse) sales were 465 in May, a 28.4-per-cent decline from 649 in May 2014, but up slightly from April’s 458.

Condo apartment sales in May were 359 – down 30.3 per cent from the 515 in May 2014, but up a fraction from April’s 350.

“We’re still below the 10-year average year-over-year for sales, but activity has picked up as we’re experiencing a late spring market, which we expect will continue in June,” Lyall says, adding the majority of detached sales are in the $400,000 to $500,000 range. “The single-family market has really improved because there are more choices now.”

The number of new listings added in May posted double-digit declines in all markets compared to the same month in the previous year. The overall supply level that was nearing five months at the start of the year has now dropped to 2.4 months.

The number of new detached listings added in May were 1,879, down 27.1 per cent from the 2,576 added in May 2014, but up 5.6 per cent from April’s 1,774.

The number of new attached listings added in May were 671, a 26.8-per-cent decline from the 917 in May 2014, and down slightly from April’s 680, while the number of new apartment listings added in May were 611, down 25.3 per cent from May 2014’s 818, and on par with April’s 610.

While the number of new listings dropped from last May, benchmark prices this May were up in two of the three sectors year-over-year.

The detached benchmark price was $512,800, a 0.9-per-cent increase over May 2014’s $508,300, and up a fraction from April’s $510,200.

In the organization’s June 2015 Metro Resale Snapshot, a rising sales-to-listings ratio between April and May in 18 areas indicated broad market tightening. Balanced conditions prevailed in 16 markets, while seven were in a buyers’ state and five favoured sellers.

Twenty-two of 28 markets covered saw widespread increases in sales volume, while Vancouver, Saguenay, St. Catharines, Quebec City, Saint John and the province of Newfoundland saw declines in sales in May.

Eleven areas – including Calgary, Edmonton, Saskatoon, Ottawa and Kingston – enjoyed at least a five-per-cent increase in sales volume. Last month’s transactions were also above their year-earlier level in 22 markets.

Despite stronger sales, listings rose in only 14 markets between April and May, and in 17 areas from May 2014. The monthly increases were invariably small; only five areas had a gain of at least five per cent.

Albertans expect to pay $85K in mortgage interest

While the average amount Canadians expect to pay in mortgage interest is $57,938, that figure jumps for residents in Alberta at a whopping $85,404. Homeowners in Atlantic Canada expect to pay the least, at $35,454.

It’s a scary question many homeowners are afraid to answer: how much will your mortgage interest total over the

lifetime of your mortgage? Well, wonder no more – a recent poll from BMO Bank of Montreal has the answer: $60,000.

But that’s the average for Canada. In Alberta, it’s a whopping $85,404. » While the average amount Canadians

expect to pay in mortgage interest is $57,938, the figure rises to its highest in Canada for residents in BC at $95,891. Homeowners in Atlantic Canada expect to pay the least, at $35,454

» Canadians expect an increase in interest rates over the next five years (60 per cent), with 48 per cent expecting a small increase and 12 per cent a large increase

» Most Canadian mortgage holders (67 per cent) currently hold a fixed rate mortgage, sheltering them against any potential upswings

“It’s quite telling of the extended low-rate environment that a sizeable percentage of respondents do not expect interest rates to go up in the next five years,” says Sal Guatieri, senior economist, BMO Capital Markets. “Hopefully, many have not been lulled into thinking that rates will never go up, as they could be tempted into taking on too much debt.”

It’s not surprising that British Columbians are paying the most mortgage interest, as house prices in that province are the highest in the country, he says. The average was $623,000 in April, compared with $437,000 nationwide and $456,000 in Ontario.

“In any interest rate environment, it’s important that Canadians stress-test their mortgage against a higher rate to ensure they can afford it over the long term,” says Martin Nel, vice-president of personal lending and investment products, BMO Bank of Montreal.

AVERAGE AGE OF MORTGAGE FREEDOM INCHES HIGHER

On average, Canadians expect to become mortgage-free by the age of 59 – up from 58 in the last two years. One-third (31 per cent) expect still to be making mortgage payments on their 65th birthday.

“Considering a shorter amortization of 25 years or less can help Canadians save thousands of dollars in interest rate costs over the life of the mortgage; this improves long-term affordability, while ensuring Canadians pay down their mortgage faster and begin building equity in their home sooner,” says Nel.

TIPS TO BECOME MORTGAGE-FREE FASTER

1. Think carefully about fixed versus variable: While variable rate mortgages have been a winning strategy over the long term, fixed rate mortgages (currently near historic lows) come with the peace of mind of being insulated against rate increases.

2. Stress-test your mortgage: Gauging the stability of your mortgage by stress testing it against a higher interest rate can help establish a plan to ensure long term affordability.

How to fix a bad credit score

At university, Dixie was a little slow paying her cell phone bill. While her service was never discontinued, she did carry a balance from month to month that she

cleared at the end of each school year.Last year, when Dixie applied for a car loan, she was

turned down because of her less-than-perfect repayment history. She’s worried about the future and how her past borrowing mistakes will haunt her when it comes time to buy a home. Sound familiar?

If you see yourself reflected in Dixie’s story, no doubt by now you know you’re not the only person in this particular leaky boat. Unfortunately, many people have no experience managing credit and make mistake after mistake:

» they make their payments late» they go over their credit limits» they have a b’zillion credit cards in their wallets» they miss making their payments, or worse» they stop making payments completely when they feel

there’s no end to their misery.

If you’ve fallen behind and your credit record has become tarnished, where should you go from here?

First, you’ve got to get yourself some credit again so that you can demonstrate what a good job you can do managing it. The only way to establish a credit history is to use and repay credit. There are a number of ways to go about rebuilding your credit history.

Start by taking out a loan to make an investment (another good reason to start a retirement savings plan). Make your monthly payments on time and build a shiny new credit history.

Since the institution that’s giving you the loan will also be holding the retirement savings, the credit procedure is far less stringent than it normally would be.

You can also ask a co-signer or guarantor to help you get a small loan of, say, $1,000, which you would then pay off over three months. It would cost you in interest, but you would be back on track credit-wise.

Don’t want to incur the interest costs? Apply for a “secured” credit card. With a secured credit card, you put up cash to cover your balance. Lenders often want twice the credit card limit, so if you want a $500 credit limit, you’ll have to ante up $1,000. Once you’ve established your ability to manage the card

— anywhere from six months to a year — you can ask for the security requirement to be dropped and your deposit returned.

Thinking of hiring a credit-repair company? Don’t bother. Credit repair companies can’t do anything you can’t do yourself. A credit bureau will not remove accurate negative information from your credit report before the legal time period has expired, so don’t get suckered by anyone who claims they can mop up your credit disasters faster. There are no “loopholes.” The only way to fix a poor credit rating is to be smart about how you use credit. Learn from your mistakes and move on.

Packing tipsto make your move a little easier

❏ Gather boxes in all sizes.

❏ Collect cushioning material like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper, newspapers, and small towels to use as padding.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items around your home.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Label each box with the name of the room in your new home where it should be placed.

❏ List the contents of the box on the side of it.

❏ Number the boxes and keep a list of which boxes go in which room in your new home.

❏ Label boxes containing fragile items with large red lettering.

❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Pack your TV, stereo and computer in their original boxes whenever possible.

❏ Keep boxes to 50 pounds or less.

❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline, and ammunition.

❏ Pack a bag of personal items you’ll need during the move (change of clothes, toiletries, medicine, maps, food and drinks). Keep it in an easy-to-find place when you pack.

Packing tipsto make your move a little easier

❏ Gather boxes in all sizes.

❏ Collect cushioning material like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper, newspapers, and small towels to use as padding.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items around your home.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Label each box with the name of the room in your new home where it should be placed.

❏ List the contents of the box on the side of it.

❏ Number the boxes and keep a list of which boxes go in which room in your new home.

❏ Label boxes containing fragile items with large red lettering.

❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Pack your TV, stereo and computer in their original boxes whenever possible.

❏ Keep boxes to 50 pounds or less.

❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline, and ammunition.

❏ Pack a bag of personal items you’ll need during the move (change of clothes, toiletries, medicine, maps, food and drinks). Keep it in an easy-to-find place when you pack.

“Mirroring the situation in the urban Alberta real estate market, the slump in oil prices and resulting unsettled consumer con� dence has reduced the number of recreational properties trading hands in the province and in eastern British Columbia this spring,” Phil Soper, president and chief executive of Royal LePage, told YPNextHome.

Royal LePage recently released its 2015 Recreational Property Report, which indicated a depressed energy sector is reducing activity levels and putting downward pressure on prices.

“Prices are � at or only down slightly, year over year, as owners have been unwilling to let their properties go at a discount,” says Soper. “� e prevailing sentiment being that

the current economic problems are a temporary situation.“As with other regions of the country, Americans have

woken up to the much increased purchasing power of their currency, and are shopping the streets of communities like Canmore in numbers not seen since the 2000s.”

In a roundabout way, the fall in oil prices is supporting the recreational property market this year, Soper says.

“Cheaper gasoline makes the prospect of a weekend commute to the lake a more a� ordable proposition. And cheap oil means a lower Canadian dollar, which has more people looking at Muskoka, Tremblant and the BC interior, and fewer casting covetous glances at Florida and Arizona. We are even seeing money making its way north, particularly in British Columbia, Alberta and Atlantic Canada, as the strong U.S. currency has increased American buying power.”

want and need before you shop goes a long way in alleviating unnecessary stress.Start the process by speaking with a financial adviser to determine how much

home you can realistically afford. This does not necessarily mean spending the amount you get pre-approved for by the bank. If you enjoy dinners out or travels abroad, factor your lifestyle into the budget.

Next, think “location.” Where you choose to settle down will impact how you live there, and how much you can sell the place for one day. Again, factor lifestyle into the equation. Do you rely on public transit to get around? Do you wish for greenspace nearby? Perhaps you’d like to live close to family, or your workplace. Choose wisely – while you can change the look and layout of your home relatively easily, you can’t change its location.

And speaking of changes, consider your must-haves both now and in the future. Are you planning to have children, or will your not-so-little ones be leaving the nest soon? Think ahead five years.

Buying a fixer upper is a great way to get into a prime neighbourhood at an affordable price. Since undergoing a renovation involves inconvenience and money on your part, it often means you’ll get the home at a better price. Then, as you build your equity, you can also build your dream home, one room at a time.

There’s lots to choose from in Calgary’s resale market. Know your needs and wants, and keep an open mind.

getting a downpayment together for your home purchase doesn’t have to be a major obstacle when you have the facts straight. Canada Mortgage and Housing Corp. has a comprehensive website, found

at cmhc-schl.gc.ca, which can help guide you. Not only will you find an extensive list of how-to’s, including tips and mortgage insurance information in the online step-by-step resource guide, the site also outlines Government of Canada home-ownership incentives.

As an example, first-time buyers can take advantage of the Home Buyers’ Plan to withdraw up to $25,000 from their Registered Retirement Savings Plan (RRSP), tax-free, to add to their downpayment and for other purchase-related costs. A spouse or partner can also do this, giving you up to a total of $50,000 toward your new home. To avoid tax liability on the withdrawn funds, you will be required to repay the money to your RRSP account within 15 years.

INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%. MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. This is a good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

01Calculate the combined monthly before-tax income

of you and your spouse.

02Divide by three. This figure is the monthly payment you can afford

to make on your home.

03Take the total price of the home and subtract the amount of money

you expect to make as a down payment. This is the money you will have to borrow.

04Refer to the chart above. Look down the left column and locate

the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05Multiply this figure by theamount you need to borrow.

Divide by 1,000.

06Add to this your estimated monthly heating costs and

monthly property taxes.

07If this figure is equal to or less than one-third of your gross

monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%. MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. This is a good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

If you’re featuring flowerpots, remember: bigger is better. • Exterior painting is a relatively inexpensive cost that, like the interior, makes a huge impact. • Consider adding a privacy screen or trees to make your outdoors feel more intimate. • Deck or patio seating gives buyers an opportunity to sit back and enjoy your hard work.
