2019 Board Meeting Schedule

All homeowners are welcome and encouraged to attend!
Management Reminders Window Coverings. Please remember that all window treatments visible from the outside must be similar in style and color as originally installed by the Developer. Owners are responsible for maintaining the window
coverings in a clean and neat appearance!
Balconies & Patios. Your exclusive use areas are not to be used for storage of any kind. This means that BBQ grills or camping grills are not
allowed to be used or stored on the balconies.
Pool Patio. Children under the age of 14 may not use the pool or pool patio areas without being accompanied by a resident adult. Running or
boisterous behavior is not allowed on the pool patio.
No Smoking. Westlake Villas is a smoke-free community. There is no smoking in the common areas, as well as the patios and balconies of
your units.

Utility Closet Appointment Reminders
If you need to schedule an appointment with AT&T or Comcast, please notify Management at least 24 hours in advance. The utility closets are locked and will require a key to open the closet for your appointment.
If you are experiencing a SMUD or PG&E emergency, Paladin has a key to
the closets so they may be unlocked.

Trash Cans
Remember that all trash cans must be stored within the enclosed garage of each unit after the trash is picked up on Monday. The Westlake Villas Rules & Regulations state, “Trash containers shall be returned to the garage om the same day as they are emptied by the trash collection agency.”
Common Area Do’s and Don’ts!
Don’t leave empty pots everywhere or attach any planter pot to your
balcony railing
Don’t use items like this as patio furniture
Do raise your planter pots off the cement patio or balcony areas.
Inadequate drainage can deteriorate the lifespan of our balconies and
patios.
Do buy size appropriate and quality patio furniture.
Speeding in the Community Driver behavior is crucial to creating a safe community for everyone using a roadway. It is everyone’s responsibility to ensure safety for others and for themselves. Safe driving is a decision we make each time we get behind the wheel. The maximum speed limit within the con-fines of Westlake Villas is 10 MPH.
