Time to invest in the western suburbs

SYDNEYS western suburbs have become a hot spot for

property investors following a spike in rental yields

Property researchers and estate agents say a lack of housing supply in western suburbs such as Blacktown and Penrith combined with stagnating prices has

proved to be a popular proposition for investors

MacroPlan Australia manager of economics Jason Anderson said investors could snap up gross yields of 6 per cent in the west - 2 per cent higher than in inner Sydney suburbs and the eastern suburbs

The investor yields in the west are certainly much better than they are close to the city he said There are places where you can get 6 per cent gross yields whereas in the middle of the city it is probably closer to 4-45 per cent

The maths works out Prices are lower in the west but the rents have grown substantially because we are not building anywhere near enough but the pop-ulation growth has been strong

In the past people may have seen that as a less desirable place to invest be-cause the capital gains expectations are maybe not as good but now we are in a world where prices are flatter it is more about yield than capital gain The market should respond to that with people buying more in the west

Elders Real Estate Penrith principal Gordon McVicar said the firm had seen growing investor interest in the Penrith area adding that investors were cur-rently buying up more properties than first-time buyers and any other type of purchaser

The average investor is looking at three-bedroom properties worth between $300000 and $400000 which are achieving up to $450 a week rent

That is a pretty good yield if you do your sums on that Mr Vicar said

These are typical three-bedroom single garage on an average-sized block Nothing out of the ordinary It is supply and demand We have a lot more people than we have houses We do open houses and we see up to 30 ap-plicants wanting to rent the one property and we have a massive waiting list of people waiting for houses to come up

SYDNEYS western suburbs have become a hot spot for

property investors following a spike in rental yields

Property researchers and estate agents say a lack of housing supply in western suburbs such as Blacktown and Penrith combined with stagnating prices has

proved to be a popular proposition for investors

MacroPlan Australia manager of economics Jason Anderson said investors could snap up gross yields of 6 per cent in the west - 2 per cent higher than in inner Sydney suburbs and the eastern suburbs

The investor yields in the west are certainly much better than they are close to the city he said There are places where you can get 6 per cent gross yields whereas in the middle of the city it is probably closer to 4-45 per cent

The maths works out Prices are lower in the west but the rents have grown substantially because we are not building anywhere near enough but the pop-ulation growth has been strong

In the past people may have seen that as a less desirable place to invest be-cause the capital gains expectations are maybe not as good but now we are in a world where prices are flatter it is more about yield than capital gain The market should respond to that with people buying more in the west

Elders Real Estate Penrith principal Gordon McVicar said the firm had seen growing investor interest in the Penrith area adding that investors were cur-rently buying up more properties than first-time buyers and any other type of purchaser

The average investor is looking at three-bedroom properties worth between $300000 and $400000 which are achieving up to $450 a week rent

That is a pretty good yield if you do your sums on that Mr Vicar said

These are typical three-bedroom single garage on an average-sized block Nothing out of the ordinary It is supply and demand We have a lot more people than we have houses We do open houses and we see up to 30 ap-plicants wanting to rent the one property and we have a massive waiting list of people waiting for houses to come up

Time to invest in the western suburbs

SYDNEYS western suburbs have become a hot spot for

property investors following a spike in rental yields

Property researchers and estate agents say a lack of housing supply in western suburbs such as Blacktown and Penrith combined with stagnating prices has

proved to be a popular proposition for investors

MacroPlan Australia manager of economics Jason Anderson said investors could snap up gross yields of 6 per cent in the west - 2 per cent higher than in inner Sydney suburbs and the eastern suburbs

The investor yields in the west are certainly much better than they are close to the city he said There are places where you can get 6 per cent gross yields whereas in the middle of the city it is probably closer to 4-45 per cent

The maths works out Prices are lower in the west but the rents have grown substantially because we are not building anywhere near enough but the pop-ulation growth has been strong

In the past people may have seen that as a less desirable place to invest be-cause the capital gains expectations are maybe not as good but now we are in a world where prices are flatter it is more about yield than capital gain The market should respond to that with people buying more in the west

Elders Real Estate Penrith principal Gordon McVicar said the firm had seen growing investor interest in the Penrith area adding that investors were cur-rently buying up more properties than first-time buyers and any other type of purchaser

The average investor is looking at three-bedroom properties worth between $300000 and $400000 which are achieving up to $450 a week rent

That is a pretty good yield if you do your sums on that Mr Vicar said

These are typical three-bedroom single garage on an average-sized block Nothing out of the ordinary It is supply and demand We have a lot more people than we have houses We do open houses and we see up to 30 ap-plicants wanting to rent the one property and we have a massive waiting list of people waiting for houses to come up

SYDNEYS western suburbs have become a hot spot for

Property researchers and estate agents say a lack of housing supply in western suburbs such as Blacktown and Penrith combined with stagnating prices has

MacroPlan Australia manager of economics Jason Anderson said investors could snap up gross yields of 6 per cent in the west - 2 per cent higher than in inner Sydney suburbs and the eastern suburbs

The investor yields in the west are certainly much better than they are close to the city he said There are places where you can get 6 per cent gross yields whereas in the middle of the city it is probably closer to 4-45 per cent

The maths works out Prices are lower in the west but the rents have grown substantially because we are not building anywhere near enough but the pop-ulation growth has been strong

In the past people may have seen that as a less desirable place to invest be-cause the capital gains expectations are maybe not as good but now we are in a world where prices are flatter it is more about yield than capital gain The market should respond to that with people buying more in the west

Elders Real Estate Penrith principal Gordon McVicar said the firm had seen growing investor interest in the Penrith area adding that investors were cur-rently buying up more properties than first-time buyers and any other type of purchaser

The average investor is looking at three-bedroom properties worth between $300000 and $400000 which are achieving up to $450 a week rent

That is a pretty good yield if you do your sums on that Mr Vicar said

Time to invest in the western suburbs

SYDNEYS western suburbs have become a hot spot for

property investors following a spike in rental yields

Property researchers and estate agents say a lack of housing supply in western suburbs such as Blacktown and Penrith combined with stagnating prices has

proved to be a popular proposition for investors

MacroPlan Australia manager of economics Jason Anderson said investors could snap up gross yields of 6 per cent in the west - 2 per cent higher than in inner Sydney suburbs and the eastern suburbs

The investor yields in the west are certainly much better than they are close to the city he said There are places where you can get 6 per cent gross yields whereas in the middle of the city it is probably closer to 4-45 per cent

The maths works out Prices are lower in the west but the rents have grown substantially because we are not building anywhere near enough but the pop-ulation growth has been strong

In the past people may have seen that as a less desirable place to invest be-cause the capital gains expectations are maybe not as good but now we are in a world where prices are flatter it is more about yield than capital gain The market should respond to that with people buying more in the west

Elders Real Estate Penrith principal Gordon McVicar said the firm had seen growing investor interest in the Penrith area adding that investors were cur-rently buying up more properties than first-time buyers and any other type of purchaser

The average investor is looking at three-bedroom properties worth between $300000 and $400000 which are achieving up to $450 a week rent

That is a pretty good yield if you do your sums on that Mr Vicar said

These are typical three-bedroom single garage on an average-sized block Nothing out of the ordinary It is supply and demand We have a lot more people than we have houses We do open houses and we see up to 30 ap-plicants wanting to rent the one property and we have a massive waiting list of people waiting for houses to come up
