CHAPTER FIVE COMMON SENSE APPLIES

No property buying guide would be complete without mentioning the adage: “Let the Buyer Beware!” While not exclusive to Feng Shui, or even to Real Estate, this credo is worth stating again. Chapter Five introduces “common sense” as part of the equation when considering the purchase of a home or office. The prospective buyer should always take special precautions to avoid the less-than-ideal practice of building on landfills, floodplains and burial grounds.

The Indian Settlement

A certain area of an Arizona city was known for having been built upon an Indian settlement. The name of the development even included the word “Indian” in its title. After purchasing a home in this community, my client’s life was beset with problems. There was disharmony everywhere; not just between members of the family but with neighbors as well. As I inquired about the history of her home, she volunteered that when they had their pool dug, pottery and a few human remains had been discovered. The university and local tribal members had been called to remove the objects. I later discovered this was a common occurrence within this development. A special clearing ceremony was performed and peace was established in this house.

Burial grounds can introduce a “world of woe” to those who disregard this admonition.

LANDFILLS

Properties that were once landfills are to be avoided. (see fig. 5a) The Ch’I can be low because of potentially unstable land leading to cracked foundations and noxious gases seeping from the decomposing fill below! Your own imagination can add a few more reasons why these properties are best avoided..

FLOOD PLAINS

Be prudent and avoid buying in flood plains. Remember that although 100-year demarcations on maps are based on recent recorded history and some very astute scientific projections, there is no guarantee that it will only flood once every hundred years and that it will not happen in your lifetime. I have personally seen buildings being swept down a river of water in one of those plains. I have also helped friends dig out from walls of mud. They never fully recovered! Additionally, low lying regions that are subject to flooding generally have poor Ch’I.

BURIAL GROUNDS Ancient burial sites can be a disaster area! (see fig. 5b) I have seen cases of divorces, lack of family harmony and worse! Do not buy, build or live over old burial grounds. These locations can bring depression, ill health and divorce caused by disturbed and unhappy entities! If you discover later that you are living on such a spot, call immediately for my Feng Shui assistance!

NEIGHBORHOOD ASSOCIATIONS AND CC&R’S

Neighborhood associations with various Covenant Condition Restriction(s) (CC&Rs) were created to protect property values by enforcing certain requirements and restrictions upon a community or development. Such CC&Rs normally restrict certain unsightly practices related to colors, materials used in building, landscaping, and other nuances as well as nuisances. While enforcement of such regulations can maintain investment value, and appearance, it is worth noting that these same regulations can prevent an owner from applying simple Feng Shui adjustments to the exterior of the property. Often CC&R committees interpret and enforce

design factors that maintain cosmetic conformity and do so very strictly and narrowly often with complete disregard of common sense. Perhaps an understanding of Feng Shui will eventually soften the rigidity of such rules. As of the time of this writing, however, I have encountered many situations where residents wishing to make the simplest of improvements were not allowed to do so. In one situation, an elderly woman sought my advice when, after purchasing a condominium in such a neighborhood, her health began to suffer. As I assessed the design of her condominium, I discovered that part of her problem could be traced to her front door and the low level of beneficial Ch’I that its design allowed to enter her home. In addition, a large bush was planted in front of the door further restricting the amount of Ch’I into the home. In my estimation, both of these placements - the door location and the bush - were having a negative impact on her well being.. In order to improve the flow of Ch’I, I suggested she have the bush removed and replaced with a smaller plant and to hang a colorful and seasonal decoration on her door. I also recommended her to add a small flag pole on the outside wall to the left of her doorway. The CC&R committee ruling came back that the large bush had to remain and also be kept that size. Decorations were not allowed on the door, and no flags were allowed. I said “Surely they wouldn’t object to your flying the American flag?” But in the end, they did object. You need to be aware that until there is a better acceptance of Feng Shui principles, certain CC&R’s, and the committees that interpret them, may prevent you from making sensible Feng Shui improvements to the exterior of your home. Common sense would ask you to gain

familiarity with the CC&R’s of any neighborhood you are considering and to investigate how strictly their rules are interpreted and to what extent enforced.

BUYER BEWARE - BE SURE TO ASK QUESTIONS!

Ask your realtor or the property owner about any “Right to Know” issues. In California, at least, the law requires the sellers to disclose any matter that may pose an issue to the potential buyer. The existence of asbestos in the duct works and previous earthquake damage are good examples of issues about which buyers should be made aware. Before you make any commitment, be sure to ask about future development plans for the area, the presence of easements for electrical or sewer lines or anything else

that could influence the property’s Ch’I and your long term happiness in the home. As you walk through your prospective home or office, be sensitive to the presence of unusual odors. Subtle sour, bitter or other odors can affect your health and your Ch’I. An overabundance of fragrance may hide something else. If there has been water damage, there may be mold, fungus, or mildew. Radon gas is another serious concern. Consider paying the extra cost of testing to detect these problems as they may not always be checked in a routine house inspection. When you ask a question, about the property, be attentive to the answers that you receive; the body language of the person making the statement, and the choice of words that are used. Often, the information that is not volunteered is of the greatest importance. The intent here is not to try to catch someone in a bit of wordsmanship but to avoid future Feng Shui problems. While ‘right to know’ laws are valuable, “let the buyer beware” is still the best advice. After all, it is you, the buyer, who is most at risk of getting stuck in the end. Pay attention to these common sense tips and you’ll ensure that you steer clear of bad Feng Shui - and potential litigation!
