Lauded for excellence

Marina Bay Suites was conferred the Silver Award in the Residential (High Rise) category at the highly acclaimed FIABCI Prix d’Excellence Awards 2015 held on 30 May 2015.

One of the most prestigious awards in international real estate, the FIABCI Prix d’Excellence Award recognises projects that embody excellence in real estate disciplines such as architecture and design, development and construction, financial and marketing, environmental impact, as well as contribution to the community.

Marina Bay Suites had earlier won an award in the same category at the FIABCI Singapore Property Awards 2014.

Green stamps of approvalIn recognition of the environmentally-friendly design and construction of its buildings and facilities, Keppel Land clinched numerous awards at the Building and Construction Authority of Singapore (BCA) awards ceremony held on 14 May 2015.

Besides the coveted BCA Built Environment Leadership Award (Gold Class), the Company also bagged the BCA Quality Excellence Award (Quality Champion, Gold), BCA Universal Design Mark GoldPLUS (Design) Award for Highline Residences, BCA Universal Design Mark Gold (Design) Award for The Luxurie and BCA Green Mark Pearl Award for Marina Bay Financial Centre (MBFC) Tower 3.

Mr Ang Wee Gee, CEO of Keppel Land,said, “As one of Asia’s premier property companies, Keppel Land is committed to distinguish our properties with strong value offerings and hallmark quality. Through stringent building quality targets, a rigorous quality management system and close collaborations with our contractors, we ensure that every property we build is a testament to our commitment to excellence.”

The inaugural BCA Green Mark Pearl Award conferred on MBFC Tower 3 emphasises the importance of total building performance and recognises developers and building owners who work with tenants to achieve environmental sustainability.

Keppel Land’s staff and tenants who work or reside in its buildings adopt many of the Company’s sustainability initiatives. Such initiatives include management systems to continuously monitor and ensure improvement in environmental performance.

Besides the sterling performance by Keppel Land, the Low Carbon Living Lab (LCLL) located in the Sino-Singapore Tianjin Eco-City, bagged the Green Mark Platinum Award, the highest honour for sustainable building design.

Mr Ho Tong Yen, then CEO of Sino-Singapore Tianjin Eco-City Investment and Development Co., Ltd (SSTEC), said, “The LCLL is the first BCA Green Mark Platinum building in a temperate zone and in China. Its development reflects SSTEC’s efforts to adopt green building

technologies and environmental design best practices in the Sino-Singapore Eco-City.”

The LCLL, which started operations in 2014, is a project developed by SSTEC with support from BCA, International Enterprise Singapore and the Sino-Singapore Tianjin Eco-City Administrative Committee.

Designed to be a “Living Lab”, the LCLL encourages test-bedding and demonstration of green building features, energy-saving building technologies and renewable energy adoption.

Jewel of ZhongshanKeppel Cove, Keppel Land China’s first integrated residential cum marina lifestyle development in the affluent Pearl River Delta (PRD) region of Zhongshan, China, has received positive interest and support from the market and local authorities.

This includes Chairman of China National Tourism Administration (CNTA), Mr Li Jinzao, who led a delegation visit to the Keppel Cove precinct on 30 May 2015.

During the visit, Mr Li was given a tour and briefed on the upcoming developments. He also voiced his interest in and support for the integrated development which he believes will contribute significantly to the growth of Zhongshan’s tourism industry.

Located on MoDao Island in the Shenwan Town of Guangdong province, Keppel Cove will comprise 250 landed houses with a private berth each and 158 additional berths for the yachting community.

Residents can look forward to an array of facilities and amenities including fine dining restaurants, and a Customs, Immigration, Quarantine and Port-clearance building that will facilitate direct sailing between Zhongshan and Macau. The development is scheduled to soft launch its villa units in 3Q 2015.

Separately, prospective homebuyers can get a glimpse of the lifestyle

offerings of Keppel Cove at an exhibition held at the lobby of Hilton Hotel in Zhongshan. The centrepiece of the exhibition is a suspended yacht model made up of close to 3,000 sparkling crystals.

This work of art symbolises the unparalleled luxurious waterfront lifestyle that Keppel Cove offers. The exhibition is ongoing for three months from 29 May to 28 August 2015.

Keppel Land is building on its first mover advantage in Myanmar as it expands its hospitality business with the new 29-storey Inya Wing at Sedona Hotel Yangon, expected to be completed in end-2015.

Speaking at the Topping-up Ceremony for the Inya Wing on 29 April 2015, Mr Ang Wee Gee, CEO of Keppel Land, said, “As Myanmar is expected to enter into a phase of sustained economic growth, the property market in Yangon is poised to deliver healthy performance over the next few years.

“We are excited about the opportunities to grow with Myanmar as it opens up and attracts more businesses and foreign investments, as well as tourists.

“Myanmar continues to enjoy increasing tourist arrivals, which is forecast to reach 4.5 million in 2015 and 7.5 million in 2020. As evident from the topping-up of Sedona Hotel Yangon’s Inya Wing today, we have

expanded and refurbished our hotels to cater to the rising demand.

“At the same time, Keppel Land, together with our partner Shwe Taung Group, is meeting the needs of international businesses expanding in Myanmar. Specifically, our joint venture of a 23-storey office tower, integrated into the mixed development of Junction City, will fill the gap for Grade A office space in Yangon’s central business district. The office tower is expected to be completed in the first half of 2017.”

Through the years, both Sedona Hotel Yangon and Sedona Hotel Mandalay have garnered numerous awards for their high standards of hospitality.

Sedona Hotel Yangon was named Myanmar’s Leading Hotel Suite in 2014 and Myanmar’s Leading Hotel in 2013 while Sedona Hotel Mandalay was named Myanmar’s Leading Resort in 2013, all by the World Travel Awards.

Keppel REIT’s 8 Chifley Square continues to raise the benchmark in architectural excellence. The 34-storey office tower was the biggest winner at the Property Council of Australia (PCA) Awards held in May 2015.

Located in the heart of Sydney’s central business district, 8 Chifley Square clinched three top honours, namely, the highly coveted Australian Development of the Year, Best Office Development, and Best Sustainable Development (New Buildings) awards.

At the Asia Pacific Property Awards 2015, 8 Chifley Square bagged yet another three awards – Best Commercial High-Rise Development (Australia), Best Office Development (Australia) and Best Office Architecture (Australia).

The judges were impressed by the office tower’s revolutionary workplace design comprising two stacked modules of 12 and nine floors, with “vertical villages” ranging between two and four storeys.

“The villages present a bold new concept for commercial office design,” said PCA’s Chief Executive Ken Morrison. “We believe that 8 Chifley Square sets the benchmark for future offices that drive cultural change, enhance collaboration and provide productive and healthy places for people.”

As one of Singapore’s leading real estate investment trusts (REITs), Keppel REIT participated in the inaugural REITs Symposium on 23 May 2015 to further promote the growth and development of the industry. The one-day event attracted over 1,300 investors who were looking to enhance their financial knowledge in REIT investments. Mr Toh Wah San, Executive VP, Asset Management of Keppel REIT Management, was amongst the speakers who shared insights on the REITs industry, as well as provided updates on Keppel REIT and its business operations. Keppel REIT also set up a booth at the Symposium where investors could get more information on the leading office REIT. The Symposium was jointly organised by Share Investor and the REIT Association of Singapore, of which Keppel REIT is a founding member. Separately, to keep its employees abreast of the latest industry developments, Keppel REIT organised an introductory talk on valuation by Knight Frank on 15 May 2015.

led by its Chairman, Mr Tan Yam Pin, visited the worksites of Sedona Hotel Yangon’s Inya Wing in Myanmar on 29 April 2015, and International Financial Centre Jakarta Tower 2 in Indonesia on 6 May 2015.

The project teams at each site shared with the Board members on safety challenges faced, as well as precautionary measures and solutions that were subsequently taken.

At Keppel, safety is a core value and of top priority. The Board and management of the various business units regularly walk the ground and engage employees, project managers and contractors to ensure that a strong safety mindset is inculcated in all stakeholders at all workplaces.

Powered up Keppel REIT adopts a proactive approach towards environmental management and strives to continually innovate to improve the environmental performance of its properties.

To that end, Keppel REIT has partnered REC, a leading provider of solar energy solutions, to retrofit the rooftop of Bugis Junction Towers with solar panels to harness solar energy.

Including the solar panels atop Bugis Junction shopping mall, the entire solar panel installation covers more than 1,000 sm, making this one of the largest installations for an integrated mixed-use development in Singapore.

This installation is estimated to generate 200,000 kWh of clean energy and mitigate 110 tonnes of carbon dioxide emissions annually. This is sufficient to power approximately 50 four-room Housing and Development Board households per year. The entire development is expected to enjoy savings of approximately $30,000 per annum for the next 25 years.

Mr Toh Wah San, Executive VP of Asset Management at Keppel REIT Management said, “Recognising that sustainability makes good business sense, we constantly seek sustainable solutions that will reap benefits for all our stakeholders. This latest collaboration with REC to install solar panels at Bugis Junction is one such example.”

The Eco-City International Country Club (ECICC) was the host venue for the 2nd China Amateur Golf Future Tour (CAGFT) 2015 held from 25 to 29 May 2015. Organised by China Golf Association, CAGFT is recognised as the most competitive amateur tour in China.

To celebrate another year of excellent business relations with tenants and business partners, the 10th Keppel REITand 40th Ocean Financial Centre Golf Tournament 2015 was held on 18 June 2015 at the Sentosa Golf Club.

About 100 tenants and business associates participated in the annual game which provides a platform for the management to interact and strengthen ties with tenants and other stakeholders.

the development is the first in the world to be certified by Audubon International as a Classic Sanctuary. With a lush greenery and home to beautiful flora and fauna, the greens at ECICC provides a challenging and picturesque playground for golfers of all levels.

Ms Ng Hsueh Ling, CEO of Keppel REIT Management, thanked tenants and business associates for their continuous support.

She said, “Next year marks Keppel REIT's 10th anniversary since our listing in 2006. This is a significant milestone in our short but exciting history. From a $600 million REIT, we have grown to become one with over $8 billion assets under management to-date. This is an achievement we

In a separate event, 24 golf enthusiasts from Keppel Land pitted their skills against one another on the greens of Ria Bintan Golf Club in conjunction with the Annual Staff Conference networking session on 30 May 2015 (read more about the Conference on page 11).

functional workshops and training programmes, with topics ranging from marketing to workplace safety and health and risk management.

One of the highlights of the ASC was the Work of a Winner (WOW!) competition which encourages the sharing of best work practices and approaches that could be replicated for improved efficiency and effectiveness.

This year, seven teams vied for top awards and presented their case studies to a group of judges comprising the management of Keppel Land’s various business units.

IN SINGAPORE

Over 500 employees from Keppel Land’s Singapore and overseas business units gathered at Suntec Convention Centre from 26 to 29 May 2015 to network and exchange learning experiences.

In his opening speech, CEO of Keppel Land, Mr Ang Wee Gee, commended staff for the Company’s creditable performance as well as the awards and accolades it garnered over the past year.

He shared, “We will continue to grow our property development and property fund management businesses, actively recycle assets to maximise returns, grow our commercial presence overseas, form strategic alliances to strengthenour capabilities and invest opportunisticallyin high-growth markets.”

Mr Ang also shared how the Company places great emphasis on developing and retaining talent and has put in place mentoring programmes for staff. Besides skills training, Keppel Land’s talent management programme encompasses job rotation and overseas posting, allowing staff to gain experience while grooming them for senior roles.

During the opening session, senior management also provided updates on the Company’s performance in various markets and shared their outlook and strategies. The presentations were followed by a robust dialogue session which provided a platform for open communication between senior management and staff.

SMART WAY TO GREENING THE CITY

Spring City in Kunming, China, has more than 70 hectares of well-manicured landscaping. To further spruce up the greens, a team from the golf resort devised a “smart valve” system to ensure the efficient irrigation of flowers and seedlings in a nursery during the initial budding stage, following which they will be transplanted onto the actual terrain. The valve makes use of absorbent materials as a base for seeding, so as to ensure the full and even absorption of water by the seedbed. This effectively minimises water wastage during irrigation and ensures the healthy growth of the greens.

Convention Centre on 29 May 2015. Themed “Lights, Camera, Action”, staff came dressed as their favourite characters from movies and television programmes. Awards were also presented to long-serving Keppelites in recognition of their contributions to the Company.

Over at Keppel Land China, more than 280 Keppelites across various cities gathered at Le Royal Meridien Shanghai for their ASC which took place from 20 to 24 April 2015.

Mr Ang kicked off the conference by reflecting on the Company’s performance in 2014 and encouraged Keppelites to forge ahead against headwinds and strengthen the Company’s foothold in its core market of China.

Staff from Keppel Land China were also recognised for their exemplary achievements and work practices in 2014. For their outstanding integration of Keppel’s Core Values into their daily lives and work, 11 individuals and one team were named Core Value Exemplars.

Held in conjunction with Keppel Land China’s ASC was the Contractors Safety Convention on 24 April 2015. In his keynote speech, Mr Tan Yam Pin, Chairman of Keppel Land’s Board Safety Committee, congratulated Keppel Land China for its sterling safety record of 11 million accident-free man-hours for property projects developed in 2014. He also reiterated the importance of enhancing workplace safety through collective efforts.

Sharing the China experience A team of Keppel Young Leaders presented their case study on Keppel Land China to senior management and fellow Keppelites at the Keppel Leadership Institute on 9 June 2015.

The study on Keppel Land China covered wide-ranging aspects of its development from conceptualisation and operation to challenges and future directions. The presentation drew great interest from the audience who engaged in a robust exchange during the question and answer segment with a group of panelists comprising Keppel Land CEO Mr Ang Wee Gee, as well as Keppel Land China’s President Mr Ho Cheok Kong, GM (Operations) Mr Ben Lee, CFO Mr Patrick Lim, and GM (Human Resources) Mr Vincent See.

Ms Genevieve Heng, Senior Executive, Corporate Development at Keppel Land,

was one of the many who gained from the sharing. She said, “The session was insightful as it allowed us to better understand the strategic reasons behind the setting up of Keppel Land’s operations in China and the challenges of operating there.”

Star power The first-ever K-Star Search – a Keppel Group-wide singing competition – culminated in a final showdown on 19 June 2015 at the Star Performing Arts Centre.

Over 1,200 Keppelites from across the business units, together with friends and families of the contestants, turned up in full force with their clappers, banners and fan paraphernalia.

Eleven semifinalists sang their hearts out amidst local celebrities who graced the event as judges, guest performers and programme hosts.

Representing the Keppel Land Group, xu Yawen of Keppel REIT gave a soulful rendition of two Chinese love songs, to the cheers of his supporters.

He shared, “I did not plan on attending the K-Star Search auditions, but was asked to take my colleague’s place as he was unable to attend on that day. I am glad I did! Singing has truly been a constant in my life since my earlier schooldays, and I feel lucky to have come so far!”

The event ended on a high note with contestant Muhd Hafiz bin Senin from Keppel FELS crowned the first-ever K-Star.

John Yap likes to be known as a global guy. It is a fitting description, given that the Singaporean has thrice been posted overseas to Myanmar, Indonesia and China since he joined Keppel Landin 2008. While constant changes and adapting to new cultures may be unsettling for some, John relishes every moment of his life overseas.

“Working overseas often offers a fresh perspective of life. You see how different cultures view and handle issues differently. After you amalgamate all these diverse views, you can gain new understanding and make decisions that you might not have made before,” the 48-year-old GM of Jiangyin Yangtze International Country Club, Keppel Land’s golf club in Jiangyin, Jiangsu province, China, said.

Located on the southern bank of the Yangtze River, Jiangyin, which means “shade of the river” in Chinese, is one of the river’s five major ports in Jiangsu province.

In an increasingly globalised world, John is certain that to maintain a competitive edge, one cannot afford to stay put in one’s comfort zone. “The Taihu Lake in Wuxi alone is bigger than the whole of Singapore – and it is just a lake! Given the size of China, there are boundless opportunities for anyone who is willing to take up the challenge of exploring.”

Taking on challenges was precisely what John did when he leapt at the chance to join the country club in late 2013. Before that, he had never worked in China before. Despite being no stranger to immersion in a foreign culture, John admits that the initial months were tough, especially since he was not fluent in Mandarin.

Mandarin’! Moreover, I lead a team of 350 staff, so I have to work extra hard at communicating clearly with them to foster mutual understanding and respect.”

Through daily interactions with his staff and local business partners, John’s Mandarin has improved by leaps and bounds. The improved fluency has been coupled with a deeper appreciation of Jiangyin. It is an appreciation shared by his wife and three children, who moved from

Singapore to join him and who have fallen in love with the rustic beauty of the city.

“My wife and kids have adapted smoothly to the culture here,” John said. “While Jiangyin may be very different from Singapore, we appreciate all the various beauties and quirks that this place has to offer. Sometimes all it takes is the support of your family and the will to succeed to make any corner of the world your home.”

SUPPORT FOR CHIDREN

To mark Keppel Land (Vietnam)'s official adoption of Vinh Son Primary School in April 2015, members of the Company’s Corporate Social Responsibility (CSR) committee visited the school on 22 April 2015 to pledge its continuous support.

converted her home into a safe haven for the less fortunate, the school currently has about 100 students in the first to fifth grades.

Keppel Land (Vietnam) has pledged to provide the school with a bottle of milk a day for each student,178 sets of school uniforms, 89 backpacks, a personal computer, a 24-inch television with TV rack, a DVD player, government text books, as well as a shelf of books donated by employees. The Company will also sponsor the school’s utility bills from April to December 2015.

Thanking the Company for its generosity, Ms Oanh said, “The care of Keppel Land gives me motivation to continue this good cause. The children were delighted to meet the volunteers from Keppel Land when they came to visit.”

CHEER TO THE ELDERY

Meanwhile in Shanghai, volunteers from Keppel Land China visited the elderly residents of Changning District 2nd Welfare Institution on 29 April 2015.

To bring cheer to the elderly, the volunteers put up performances and presented them with gifts of clothes, fruit baskets and delicious treats.

Mr Patrick Lim, CFO of Keppel Land China, shared, “It was a joyful reunion as most of the elderly residents recognised us from our first visit last year. They kept telling us how happy they were to see us again. This has definitely strengthened our belief in continuing to spread goodwill and give back to society.”

CARE FOR NATURE

On 5 June 2015, Keppel Thai Properties worked with Chet Khot-Pong Kon Sao Nature Study Centre located within the Khao Yai National Park in Saraburi province, Thailand, to build check dams and salt licks in the national park. Check dams will help to prevent soil erosion in the area, which is highly prone to floods during the rainy season while the salt licks will benefit wildlife by preserving minerals on the forest floor that wild animals depend on for nutrients.

Sixty employees, including their President, Mr Oh Lock Soon, participated in the dam construction.

While it may have been tiring work for some, the activity brought the volunteers closer to nature and

allowed them to enhance their appreciation for the environment.

Ms Panicha Piromrak, Senior Marketing and Sales Officer, Keppel Thai Properties, shared, “I have never done anything like this before. I am glad I had the chance to create a direct impact on the preservation of the ecosystem.”

FUN WITH YOUTHS

A total of 64 Keppel REIT employees, children, parents, caregivers and staff from the Muscular Dystrophy Association (Singapore) (MDAS) had an exhilarating time on 17 June 2015 as they experienced art coming to life at the Alive Museum.

The day started with interactive games which saw the active participation of

the children from MDAS and Keppel REIT volunteers.

This was followed by a hearty buffet lunch where everyone bonded over good food and laughter, before the much anticipated visit to the museum.

New friendships were forged as everyone enjoyed hours of fun interacting with art exhibits created using three-dimensional painting, shading and drawing techniques.

Ten-year-old Muhd Hirwantor shared excitedly at the end of the day, “This is my first time to the Alive Museum and it is so much fun! My new friends from Keppel and I were laughing as we posed for photos at the various art exhibits.”

Sino-Singapore Tianjin Eco-City Investment and Development Co., Ltd, the master developer of the Sino-Singapore Tianjin Eco-City, organised a quiz on environmental protection along the township's Commercial Street on 5 June 2015.

The event was part of year-round efforts to raise environmental awareness and encourage the adoption of an eco-friendly lifestyle among residents.

World Environment Day is an initiative by the United Nations Environment Programme to raise global awareness on climate change and environmental protection. In support of the campaign, activities were organised in Singapore and China to spread the green message.

SINGAPORE

Reaffirming its commitment to caring for the environment, Keppel Land has adopted the heritage-rich estate of Tiong Bahru as a new “Bright Spot” under the Public Hygiene Council’s “Keep Singapore Clean Movement”. Keppel Land is the first property developer to do so with a residential area.

The movement encourages communities, organisations, schools, interest groups and individuals to adopt and take ownership of shared spaces by keeping them clean, while educating and encouraging eco-practices among residents.

Keppel Land’s first litter-picking activity took place on 5 June 2015 in conjunction with World Environment Day. Some 80 employees, led by CEO Mr Ang Wee Gee, spruced up the neighbourhood where the Company is developing its latest residential project, Highline Residences.

Joining in the activity were Public Hygiene Council Chairman Mr Edward D’Silva, and representatives from the Public Hygiene Council and Tanjong Pagar Town Council.

Mr Ang said, “We adopt a proactive approach towards environmental management and protection to create a sustainable future. We are committed to caring for the Tiong Bahru estate and making it cleaner and more beautiful for the benefit of communities living in the vicinity and Singaporeans at large.”

Green thrusts

Meanwhile, Keppel Land continued to support Ricoh’s Eco-Action Day, a nationwide campaign in Singapore encouraging awareness and action for the environment.

Roadshows were held at Keppel REIT’s properties – Ocean Financial Centre, Bugis Junction Towers and Marina Bay Link Mall (for Marina Bay Financial Centre and One Raffles Quay) – to share energy conservation and other green tips with tenants and visitors. Tenants also pledged to reduce energy consumption at work and at home.
