A better brewProfitec 700 Coffee Machine

For coffee lovers, nothing beats a freshly brewed cup of espresso in the morning – especially if it’s coming straight from your own kitchen.

This Profitec 700 espresso machine is a little more high maintenance than your average coffee press or instant machine, but it is miles ahead in terms of taste, design and quality.

The ultimate in domestic espresso machines, it is semi-automatic with dual-boiler capabilities, timer and temperature displays for easier use. It may be one for the connoisseurs but it plays the part well.

The kitchen has traditionally been described as the heart of the home, now the local Christchurch branch of Moda Kitchens is transforming this all-important space into a personalised haven, designed to meet the specific needs of your renovation or new build project. With a unique offering of three pricing systems, the company can meet your needs, no matter what your budget, manager proprietor Roger Symes says. “Our top of the range kitchens are our ‘custom’ range, for discerning clients who really know what they want - this offers a full design consultation process. That’s followed by the ‘smart’ range, which is still a custom solution but offers a great value solution.

Then we have our ‘modular’ range, which is a value flat pack option and is great for local builders and building firms. “The kitchen is the busiest part of the home,” Roger says. “But for many people this space simply isn’t performing for them.” Whether you’re building or renovating, Moda Kitchens has the ability to design your kitchen around your needs. Highly experienced kitchen design professionals can design your kitchen to meet your lifestyle, rather than fitting your lifestyle into your existing kitchen. “We cover everything from design and manufacture through to installation from the one location – with designers who can consult with the client, a showroom to demonstrate what they’re getting and the manufacturing plant to give them what they want and expect.” Sophisticated technology offering a seamless process from design to manufacture ensures delivery time is kept to a minimum – generally between three to four weeks from order.

Moda not only provides kitchens, but has the capability to offer laundries, wardrobes and even does some vanities. “As a joinery manufacturer we have the capabilities to produce almost any item,” Roger says. “We also do renovations and carry out just as many kitchen renovations as we do new builds, with a free client consultation as part of the service. “People are generally going for a clean, crisp white look, or mixing it up with the combination of white and black. We’re predominantly seeing the white bench tops against light cabinetry, or dark cabinetry contrasted against the white bench tops,” Roger says. “Another key trend coming through from Europe is thinner bench tops and people are starting to look for bench tops with a 20-30mm thickness now. They’re looking for the clean minimalistic look with strong continuous lines and that’s also coming through in the popularity of handle-less options in the cabinetry.”

Whether it’s a massive overhaul or a minor renovation, Bunnings has some great tips for building a kitchen and making sure you avoid any hiccups along the way.

Measure upMeasure your space and then measure it again. It’s important to get this first stage right.

Check pointsCheck where all your existing plumbing and electrical points are – the less you have to move around and the cheaper it will be.

Make it user-friendlyWe have some great kitchen design ideas to suit everyone’s taste, but it’s important to make sure your design is functional. Bench space is one of the most sought-after kitchen features.

Ideally, you want two benchtops; one for preparation and one for serving food. Make sure you design a space that works around your appliances. A good rule of thumb is to create a work triangle between your fridge, sink and cooker. Bunnings’ 3D Kitchen Planner is a great way to try out different layout ideas.

for any electrical or plumbing behind the wall. If its all clear, use a reciprocating saw to cut out the wall section you want to remove.

Easy with the sledgehammerIf you need to completely demolish your existing kitchen, take care in dismantling it. You might be able to save money by reusing or recycling old materials in your new kitchen. Cupboard doors can be sanded back, repainted or wrapped with vinyl to completely transform their look.

Plan out your projectIt’s important to think about the order that each step of the renovation is going to be carried out. The last thing you want is for your nice new benchtops to be installed and then used as a workbench for the next three weeks.

It’s also a good idea to paint all the walls before laying the flooring and installing the cabinets. Make sure you have a helper when it’s time to install your cabinets. Start with the wall cabinets first and work your way in from the corners.

Leave water, electrics and gas to the professionals

When it comes to water, gas or electrical - never do it yourself. Always hire a qualified tradesperson to do these jobs for you. While you might be tempted to try and save a few dollars, cutting corners here can be the biggest and most costly mistake you ever make.

Basic design rulesHere are a few design rules to keep in mind. Keep your stovetop at least 600mm from your sink and allow 300mm either side for pot and pan handles. Avoid putting your stove beneath a window (Leave this area for the sink, it will give you a view while washing up). Don’t put a fridge or freezer next to your stove or oven. Make sure you allow room in your design for all cupboard and appliance doors to open.

Check before you wreckBefore taking a sledgehammer to a wall, use a small hammer to make a few holes and check

Green homes

The terms energy efficient and sustainable are probably labels you’ve heard pop up time and time again in the building world recently. And while most people have heard about these options, many are scared of building a home that is energy efficient and environmentally friendly by the assumption it is too costly. Cold, damp and poorly ventilated houses are commonplace in New Zealand and unfortunately years of building substandard homes has meant it has been accepted as the norm, but it doesn’t have to be.

With a little extra thought and good design at the outset building an energy efficient home will lead to a lifetime of savings and good health.

Green homes

Natalia Harrington from Hybrid Homes and Living Ltd talks to Build and Renovate Today about why it is important to bite the bullet and commit to building a home that is not only good for you and your family, but the environment and your wallet too.

There is no beating around the bush on this matter she says, the answer to whether building an average energy efficient home is more expensive in comparison to a standard home is yes.

“These homes use better and, in most cases, more materials. We estimate an average increase of five to 10 percent over and above the cost of standard New Zealand home,” Natalia says.

But she says the initial investment begins to pay itself off right

away. “If you have gotten your ingredients right immediately upon moving in, you’ll be able to feel the consistent ambience of the home, winter or summer.

“Long term you’ll see that the house is performing and working for you. The overall running cost of your home should be significantly lower.”

Immediate health benefits are also obvious especially for children with eczema and asthma and colds are dramatically reduced.

People may be surprised to learn that an energy efficient home is not hard to achieve even on a very tight budget, she says. “It does not cost any more to have a smart design with correct orientation to the sun, glazing, cross ventilation and overhangs.”

But it is these elements, known as passive solar design, which will make a huge difference.

Natalia’s key ingredients to making a house truly work:

First of all, you have to get the design right. Passive solar design is common sense - it does not cost any more to have a smart design with correct orientation to the sun utilising glazing and overhangs.

Secondly, after you have allowed the correct amount of sun into your home, you need to capture it. This can be done through concrete floors which will act as a thermal sink, and will act as a giant radiator slowly releasing the heat overnight (likewise in the summer it will keep your home cool).

Thirdly, have you looked closely at the building materials you are specifying? Very often things that you can’t see can be the most harmful. Look for products with low or zero volatile organic compounds (VOC) and formaldehyde levels.

Furthermore, your glazing – have you gone to the highest standard you can afford? Many suppliers now offer thermally broken double glazing at very competitive rates. Same applies to insulation – go to the maximum you can afford.

It is incredible how much choice there now is on the market, from fantastic water efficient appliances and bathroomware to LED lighting at very affordable prices. If you are not being offered these things don’t be afraid to ask and see what else is available.

Build Back Smarter provides home owners and landlords in Christchurch, Selwyn and Waimakariri districts with free, no obligation, expert advice about ways to improve their homes.

Healthy home planning

Christchurch city councillor, Glenn Livingstone says, “So far we have helped more than 700 home owners better understand how they can improve their health and comfort, and lower household energy bills. It’s really easy to do - just book your free appointment online at www.buildbacksmarter.co.nz, or phone the council on 941 8999.”

The Build Back Smarter home assessment provides owners with an opportunity to talk with a specialist about a wide range of topics including: insulation, heating, lighting, windows and doors, draft stopping, ventilation, moisture control, water heating and other energy saving ideas.

Homeowners receive a written Healthy Home Improvement Plan that is tailored to their needs and budgets, which provides a prioritised set of recommendations for their home.

St Albans home owner, Melissa Willis, has high praise for her home assessor after booking and receiving her Healthy Home Improvement Plan.

“The assessor was superb,” she says. “He went around the house with me, giving me tips and suggestions that were really helpful. I had lots of questions that he could answer on the spot and then he provided a written summary of his recommendations. Anyone with drippy windows, cold bedrooms or high electricity bills will really benefit from this service - and best of all it’s totally free.”

Build Back Smarter assessor, Blair Magon from Smart Energy Solutions is really pleased to see landlords taking up the Build Back Smarter service. “A warm and dry rental property means less tenant turnover, fewer mould issues and lower maintenance and running costs for both the landlord and tenant.

“I am thrilled the government is considering making insulation mandatory for rental properties. Build Back Smarter can help by providing written evidence that the insulation has been checked or topped-up, and the landlord has undertaken other ways to make the home warmer.

“Many things we recommend are really simple and easy, like draught stopping around windows and doors, switching to LED lights and adjusting the temperature of hotwater cylinders. It’s also important to get the basics right, such as

avoiding moisture at its source by using a bathroom extractor fan and kitchen rangehood.

“A damp home is hard to heat and leads to mould problems, but this is easily avoided by adequate ventilation and heating.”

Glenn Livingstone says the Christchurch City Council is proud to support the Build Back Smarter service along with its partners the Ministry of Business Innovation and Employment, the Energy Efficiency and Conservation Authority and the Canterbury Earthquake Recovery Authority.

Energy savers

THE LITTLE THINGSTwo quick and simple things you can do to winter-proof your house, reduce costs and waste less energy are: Install an efficient hot water system and fittings, and maximise north facing windows to allow winter sun to heat the home.

Information provided courtesy of www.bunnings.co.nz

HotIn every home there are many simple and easy ways to save energy. Saving energy can help reduce your household costs and help you make a difference to the environment.

GENERAL HOUSE TIPSCheck for and repair any holes in your ceiling, floor, windows, walls, roof, pipes and plumbing. These can release cool or warm air which increases your energy usage especially when you are trying to keep your house cool in the summer and warm in the winter.

HEATING AND COOLINGInstall ceiling and wall insulation as this can be an efficient way to get the most out of your heating and cooling equipment. You can use reverse angle ceiling fans to force hot air down to floor level. And heavy drapes do a great job of retaining heat.

LIGHTINGTurn off lights whenever you aren’t using them. Replace incandescent light bulbs with fluorescent bulbs as fluorescent bulbs use less energy and last longer. Install motion detectors to control lighting in frequently unoccupied areas, such as the front door or side path. Clean light fittings annually as dirt reduces their output.

LAUNDRYWash clothes only when you have a full load. Use cold water whenever possible in operating the washing machine. Don’t rely on your dryer to dry your clothes, use the clothesline as this saves power.

KITCHEN Use the dishwasher only when you have a full load. Defrost refrigerators and freezers before ice build-up becomes thick. Cook on range-top burners instead of in the oven whenever possible. Clean the refrigerator coils regularly. Perform scheduled maintenance on the fridge, dishwasher and oven. Adjust door latches (if needed) and replace worn door gaskets.

BATHROOMInstall a water restrictor or low-flow showerhead and have a short shower instead of a bath.

Plummeting costs of solar installation, buying the power generated from a solar system on your roof without any capital, lease to own schemes and low interest loans for solar systems, mean that today, anyone with an electricity bill can get solar on their roof. The result is solar systems are available to a wider spectrum of householders than ever before.

Studies conducted last year by Otago University show that lower income households intend to purchase solar in the future as financial barriers lower, although historically solar customers have been wealthier.

Power to the people

Sustainable Electricity Association (SEANZ) chairman, Brendan Winitana says “Solar has the ability to be a great leveller in society bringing low cost electricity to the masses.

“The solar industry is responding to rising consumer demand for

low cost renewable electricity and all New Zealanders can be part of that that growth.

“The solar industry is committed to ensuring that a 21st century grid is affordable and fit for purpose, but the large utilities need to rethink what value they offer

consumers if they are to survive. For them it’s about retaining customers in the face of increased competition and a forecast decreasing electricity demand.

“Consumers are moving to solar because it offers specific values that many traditional power companies cannot and that will continue unless those power companies respond to consumer demand.”

When it comes to building it is essential we get it right from the outset, so why then do so many opt not to engage the skills and knowledge of an architect? It is fair to say the average homeowner investing in a renovation or new build is seeking advice, inspiration and guidance

when it comes to their project - a project which can be daunting, costly and for many a once in a lifetime undertaking; and for all, one that is essential to get right. So as we search for this knowledge, skill and expertise, why do so many of us have such negative preconceived ideas around working with an architect?

The budget Working with clients to break down the costs from the

similarities’ that dictate the basic needs and wants of home design. Understanding how your family unit works and expectations for future use ensures we are able to craft a floor plan that is not simply just about building for now, but practical and functional for future use as well.

“You are designing your dream home and a good architect, who you can communicate openly with, will encourage you to think beyond the basics. Our role is to provide a safe environment in which aspirational thinking can take place. From there, clients need to trust us to ask the right questions and apply the right skills to translate the big picture into a space for living. It is more important that clients come to us prepared to talk about how they live, than with a scrapbook of ideas and images.”

A balancing actEvery building that we complete is a unique response to the attributes of that project. Where an architect or designer differs from selecting a plan straight from a book, is with our ability to ensure the balance between value, quality and budget is right.

For many the value of an architect is often overlooked until the very end - when all that is left is the enjoyment of functional spaces that have been crafted .

The question is, why would you not want to achieve the perfect result?

Visit: www.caarc.co.nz

beginning to the end of the project, Cymon Allfrey Architects (CAA) place an emphasis on spatial requirements rather than square metre rates.

One of the biggest things homebuilders can understand is the value a qualified designer will bring to their budget. Before the pencil even touches the paper, it is our job to determine parity between expectation and budget, and subsequently complete a design which fits the brief from all angles.

For a number of people the biggest barrier to engaging an architect is budget and the idea that we are out of reach. As architects we talk a lot about aspirational thinking and dreaming big, however this is not to say your budget has to be big in order to work with us. Be it a two hundred thousand dollar project or a two million dollar project, for us the process is the same, and no matter how big the dream, it is the budget which makes this thinking a tangible reality. Hence, it is critical that clients are realistic about what they can and cannot afford, so that from the outset we are working towards the same end goal.”

Trusting the expert Fellow CAA architect Craig South says this is another common barrier. “The key thing we want all our homebuilders to have is trust. Trust not only in the process, but in the knowledge that we, as architects and designers, have.

“Humans are biological beings, and as such have a number of

Cool ways to warm up your interior style

Interior design

Winter can be a challenge after summer with its drab and dreary feel. Despite this, with a few small touches you can make your home a warm and cosy sanctuary you won’t ever want to leave. The theory about having the cooler colours in winter and the bright colours in summer is a common misconception. If you want to change the feeling and warmth of a room between seasons, it does not need to be an expensive exercise.

Instead of exchanging the bright summer colours for the cooler winter palette, you can enhance your home by simply adding a few small items.

As winter approaches you may find yourself wanting to snuggle up with a cup of tea and hibernate for the day. This cosy feeling can be achieved with a few well placed cushions and throws playing with textures and layering of colours.

A candle here and there with gold or copper accents will provide an affordable pop of warmth that will fit with any scheme. If you do want to enhance the colours of your space, opt for deep reds, purples or burnt oranges and coppers to provide colour and warmth, rather then the basic greys and browns.

Heating is essential in winter but ‘heating’ does not have to come from heat pumps or fire places. A fantastic rug may cost you a little more, but will provide you with the warm ambience you are looking for. It can help

accentuate that warm feeling along with being a great focal point to the interior.

Bright artwork can pack a punch of colour and add warmth to your space. You can change your artwork around between rooms and seasons to keep the energy feeling warm and fun in your chosen rooms, i.e. flowers in the summer and landscape in the winter.

Don’t forget the bathroom! Making use of the space with hot baths, plush towels and lighting candles that let off a delicious aroma will make winter more appealing.

Whether you are building a multi-unit apartment or a single level family dwelling, Laing Properties provide the answer from beginning to end.

A One Stop Shop

No matter what your building project, the balancing act between vision, reality and budget can be a difficult one. Not to mention the many trials and tribulations that come with building in our current post-earthquake environment.

For the Laing Properties Light Commercial team, this balancing act is one they know all too well. “Our primary driving force is about assisting our clients to achieve their vision and optimise their investment, no matter what the project” offers Myles Laing.

Recognised in Christchurch for the longevity of their brand and ability to achieve trustworthy high-quality results, they continue to meet and exceed expectations; while bringing an understanding of the challenges and learning’s of building to each and every project.

Doubling as the front man for Laing New Builds, Myles leads a proactive team whose ability to think outside the square sees them engaged in a range of projects, from detached residential family homes, to

newly designed town houses and multi-apartment buildings. “Working alongside our clients, architects and developers we deliver smart, practical buildings that do what they were designed to do, on time and on budget,” continues Myles.

Able to build eighty plus on-site apartments a year, their proven track record illustrates they are no strangers to contemporary, detailed builds. “We want to achieve innovative, high-quality modern solutions to living,” he explains. “Apartments which have been designed to solve the Christchurch housing challenge.”

“Every product and service is provided by people we trust, and every finish is one we can be proud of. One of our key points of difference is that we walk away knowing our buildings are future-proofed through design, technology and practicality.”

One such technology is their use of a panalised system. “The robust Metrapanel system is BRANZ approved, and offers getting you more for your money,” comments Myles. “The speed in which the construction is completed is reduced, while the durability of the product

means the building can be utilised as a rental without the risk of the interior lining being damaged due to misuse.” Combining the panel with a lightweight cladding material keeps the weight disbursement of the building to a minimum, ensuring it has been crafted to perform in seismic movement.

These highly engineered systems combine our patented multiturn ‘Helicast’ screw piles with a high strength concrete slab or steel framing (for timber flooring),

delivering you a ready to build floor level.

Whether you’re a builder or a developer, you know the frustrations and delays that working in the ground can bring to your project. The uncertainties associated with groundworks are quite understandable, as they arguably carry the biggest risk to project delays and the financial outcome of your project, and invariably, at some point in the building delivery process, each party involved in the project has likely said ‘just get me out of the ground!’ The MuscleSlabTM and MuscleFrameTM foundation solutions are proving they are achieving just that, the primary desire of builders to ‘just get me out of the ground’. Richard Reid, the General Manager of msStructures Limited, who is responsible for the delivery of the MuscleSlab and MuscleFrame systems, says the increased utilisation of the system arises from its proven ability to relieve the builder from any problems they would otherwise have encountered in the ground and had to manage themselves. “The key is that we provide ‘single point responsibility’ for the total delivery of a fully integrated foundation system, up to and including the ground floor slab or ground floor frame, and this has improved builders’ delivery times and removed a significant financial risk component. This is what is now delivering repeat clients,” Richard says. Market place response to the system has increasingly resulted in clients saying “I just wouldn’t go back to doing it myself - this has made it just so easy”. Christchurch Property Developers and builders when asked for their opinion of the MuscleSlab system put it as succinctly as “they deliver what they say they will, and that is why I will use them again”. Becoming involved at the early design development stage of the project, msStructures fills the niche role of a specialist sub-contractor reporting to the projects Principal Design Team by providing input on the most commercially economic foundation design. The Principal Design Engineer for msStructures, Paul Bekker, has probably best summed up the MuscleSlab and MuscleFrame systems when he said “it is where Engineering Excellence meets practical construction”. Areas impacted by coastal erosion, also known as coastal creep, rising seawater levels, heaving clays, non-cohesive sands, environmental impacted sites and non-competent soils, are all applications where the MuscleSlab and MuscleFrame system, constructed to meet all New Zealand standards and MBIE Guidelines, can provide a foundation system for your residential, commercial or industrial project.

As of April 4, most asbestos removal work will require a licence. This will affect not only asbestos removal businesses, but also builders, roofers and other tradespeople who remove asbestos. The new laws will help make sure people removing asbestos have the skills and experience they need to keep themselves, and others, safe. Tragically, more than 170 New Zealanders die each year from asbestos-related diseases.

In the new regime there will be two types of licences available:

Class A licencesThese will be required if you’re removing any amount of friable (powdery or has potential to become powdery) asbestos. The types of asbestos that can be removed include:

any type or quantity of asbestos, or asbestos containing material (ACM), including:

• any amount of friable asbestos or ACM

• any amount of asbestos.

Class B licencesThese will be required if you’re removing more than 10m2 of non-friable asbestos. The types of asbestos that can be removed include:

• any amount of non-friable (bonded) asbestos or ACM

• asbestos contaminated dust or debris (ACD) associated with removing any amount of non-friable asbestos or ACM.

Asbestos law changes arrive in April

NoteNo licences will be required if you’re removing:

• Up to and including 10m2 of non-friable asbestos cumulatively over the course of the removal project

• ACD associated with the removal of that amount of non-friable asbestos

• ACD that’s not associated with the removal of asbestos and is only a minor contamination.

What do I need to do?Licences can’t be issued until the regulations are passed, but if you know you’re going to need a Class B licence, you can register your interest in a Class B licence on the WorkSafe website now.

You’ll be asked for the following information:• the name of your business and where you

operate

• how many employees you have

• the type of business you operate (building, roofing, etc)

• contact details.

Note: If you already have a Certificate of Competence for restricted asbestos work, you don’t need to do anything yet. Your certificate will allow you to work under the new asbestos regulations (under the categories specified on your certificate), until your certificate expires. At that point, you will need to apply for one of the new licences or to work on another business’s licence.

A recent article in the New Zealand Herald stated that local council inspectors are becoming increasingly frustrated at the poor quality of construction work they are encountering. A spokesman for the council goes on to state that between “25 and 40% of all building inspections continue to fail”.

A similar article published more recently in the NZ Herald reiterated that such practises do not occur in isolation, but are widespread throughout the industry.

For those of us involved in the building surveying profession, this is not news, and neither is the well documented decline in core skills is across the spectrum of trades.

The so-called ‘leaky building’ issue was simply a symptom of a much wider building quality problem that manifested itself and gained prominence, but other compliance defects were always part of the build-quality problem that needed fixing.

Those undertaking remediation will know that as the layers of a building are unravelled during repairs, many other deficiencies relating to such matters as structural integrity or fire safety are uncovered, leading to spiralling costs that most clients find hard to comprehend, let alone financially meet.

The reasons for the decline in construction quality are complex and can be attributed to a number of factors. These include the gradual retirement of skilled craftsmen, the disappearance of clerks of works, the employment of labour-only subcontractors, poorly trained and de-motivated apprentices, no party taking ownership of supervision, and a transient semi-skilled workforce with high numbers of new entrant workers with limited understanding of New Zealand standards and compliance requirements.

With roving LBPs (managers) dealing with labour rather than permanent site managers, project managers concerned with progress, cost-squeezes and tight build programmes, coupled with Council inspectors focusing on compliance with the Building Consent - who really is checking on quality?

The reality is that a significant percentage of all work completed onsite is never checked-off

by anyone other than the tradesman actually doing it. Herein lies the problem.

As building surveyors we are in a unique position, because our professional skill-set encompasses the roles of designer, building pathologist, expert witness and client-side project manager familiar with the administration of building contracts.

We understand building technology and the interaction and serviceability of construction materials. We understand clearly the need to construct buildings in accordance with a set of consented documents.

When these fall short we can attend to the need for these documents to be amended. We also understand the implications of not following a consented design – both from a practical perspective and the attendant legal consequences.

If we are to avoid a repetition of the weather-tightness failures that became an unwelcome feature of the property market post 2000, then it is critical that all stakeholders in New Zealand construction and property, including those of us in the building surveying profession, remain vigilant when it comes to construction quality.

UPGRADE YOUR SECURITYCall us 0800 KEYLESS (539537)

Put yourself in a burglar’s shoes. If you ‘think like a thief’ you will be able to identify signs of security weaknesses in your home.• Lock your doors and windows

• Record the serial numbers of expensive electronic items and photograph these and other valuables

• Keep valuables out of sight i.e. jewellery, cameras, electronic games

• Consider investing in an alarm system, or getting sensor lights fitted

• Keep garden sheds and garages locked when not in use and ensure ladders are stored away from sight

• Keep hedges or plants around doors and windows well trimmed – don’t give burglars a place to hide

• Check for weak spots where a thief could get into your garden, for example, a low or sagging fence, or a back gate with a weak lock

• Keep the house secure when you are out in the garden or the yard

• Use a chain on the door – don’t open the door to strangers, unless the chain is attached

The Serial Number Action Partnership (SNAP) is an initiative of the New Zealand Police, aiming to prevent burglary and property offending by making it harder for criminals to sell stolen goods in New Zealand. The SNAP website enables you to record and maintain a list of the serial numbers and photographs of large and expensive items you own. By creating this online asset register you are making it more difficult for stolen goods to be sold on and prevent theft related crime.

Use the SNAP Asset List Tool to register and store serial numbers for free online via the website. The information you provide is secured using the high-security New Zealand Government igovt logon service, which only you alone can access anywhere, any time.

So should your property be victim to fire, burglary or other loss, you can track your stolen property and inform the police and your insurance company, all at the click of a button.

Record in order to recover

• Note down registrations of any suspicious vehicles – often burglars will scope out a place beforehand

• Join or form a Neighbourhood Support Group. Your Community Constable will have details

• Register serial numbers on the SNAP website www.snap.org.nz.

When going on holiday:

• Make arrangements for your mail and newspaper to be stopped or collected by a neighbour or friend

• Hide valuable items, financial documents and spare keys to vehicles etc

• Set timer switches on lights and/or radio.

If a crime is being committed, or you see something suspicious and the offenders are still there or have just left, call 111 immediately.

Hot homes

This striking Rockhill Residence in Kennedys Bush was named best home over 300sqm at the ADNZ Architectural Design Awards for 2015.

Rockhill residence The design brief was to create a bold and striking contemporary home that took full advantage of the stunning northerly views from the lower slopes of Kennedys Bush.

The material pallet has been kept simple, with textured precast concrete façade panels providing a raw, strong and primal base element for the home.

The judges said the building and the landscape seem to grow together to complement one another. A well resolved plan utilising simple, robust forms yields high quality spaces inside and out.

As the days get shorter and colder it is common for people to turn away from their gardens and landscapes, and focus instead on the interior of their homes. What many people don’t realise is that the onset of winter is the perfect time to plan and get started on next year’s garden. With the coldest months still ahead, there is plenty of time to organise your landscape, carefully choosing the best plants, materials and design for your outdoor spaces.

Winter is the ideal time to review what has worked in your garden, and what hasn’t. Whether it’s a bare spot left behind after your spring bulbs died away, or a particular vegetable that no one ate. Maybe there’s something you loved growing, but it was in the wrong spot, or perhaps you utilised a small patio so frequently that it could be extended and turned into a feature of your garden.

Now is a great time to begin planning the design of your landscape. It is often the down-period for landscape designers, contractors and nurseries, so it is a great time to approach these suppliers if you are considering hiring a professional, or are just after a bit of advice.

The first and most crucial step is to look over your landscape and take note of the things you like and dislike. As you look around, make a list of things you’d like to include or remove from your landscape.

What do you want from your garden? Are your plants growing in the right place? Have any of the plants struggled in their current position? Are there any that need to be replaced? Is there anything that can be added to make your garden easier and the outdoor spaces more enjoyable? Was there an issue you encountered again and again? Does your garden require an irrigation system?

Think of the big picture. Make the garden work for you. Want to

harvest fresh herbs and veggies in your slippers? Consider relocating your vegetable garden from the back of your yard to right against the house. If something is getting in the way of you enjoying your garden to its fullest potential, then now is the time to evaluate how it’s really used. Be sure to note the level of sunlight your landscape receives, as well as any obstacles such as tree roots and anything else that would impact the shape and layout of your ideal garden.

The cooler months can be a hard time for gardens, especially with our cold snaps. Plant growth slows right down, and firmer ground and fewer fine days makes getting out and tending to your landscape a difficult task.

Winter is the perfect season to plant and transplant any deciduous trees, shrubs or roses. We recommend having the planting spot dug out and prepared before you purchase the plant. That way you can put it straight in the ground, which is particularly important for bare-rooted trees and shrubs.

There are many things you can do to help your garden cope with the cooler months, so here’s a timely checklist for preparing your garden for winter:

• Reduce watering – your plants require much less water when the temperature drops.

• Frost protection – cold sensitive pot plants can be shifted indoors or into a sheltered spot under the eaves or next to a wall. For in-ground cold sensitive plants, now is the time to hammer a few stakes into the surrounding soil to support a frost cloth when the temperature drops overnight.

• Transplant evergreen shrubs and trees in autumn and deciduous ones in winter.

• Repair any broken features such as trellises, fences etc

The original same day lawn, for all lawn installation and maintenance needs.

No matter where you live throughout New Zealand, and no matter what time of the year, with Readylawn, you can have a beautiful, healthy, lush lawn growing at

your home or business in a matter of hours.

The landscaping industry in New Zealand is unregulated and has probably got more than its fair share of cowboys and girls, so where do you start if you are intending to carry out any landscaping and want the peace of mind that you are engaging a professional?

Choosing the right landscaper for your placeBy Lynn Cairney

for your proposed project, but where to next? The more ideas you gather, thought that you put into your wish list, what you want your new outdoor space to achieve, and how you want it to function for you, the better.

Don’t get distracted by how this will be achieved - that is the designer’s job. Most designers work with a client brief, so this must be well thought through, and a professional will guide you through this process.

Be prepared to pay for professional advice, design drawings and plans appropriate for your project. Appropriate drawings will allow you to see the potential outcome and allow a contractor to accurately price your project. Also, be prepared to wait for the right professionals.

Your outdoor spaces and garden is an asset that will increase in value just like your home, and will add considerable value to your property if they are well designed, constructed and maintained. The cost of seeking professional advice and drawings is in most instances only a very small percentage of the overall cost of the project and will save on costly mistakes.

The cost of a consultation with a designer is around the equivalent of one square metre of mistake with paving, and six to eight inappropriate plants from the garden centre.

While you are on our website also look at the products and services available from our primary partner Allied Concrete, industry partner Firth Masonry Products, supporting partners Resene,

Prebble Seed, HomePlus and all of our allied members.

If you haven’t already noticed, copper is ‘the’ design and building material right now. From lighting pendants, tapware, kitchen sinks and guttering - copper is everywhere. But the design world’s current obsession with the shiny metal isn’t anything new. Copper has been used in the design and build of homes for thousands of years, quite literally. It can be traced back to the use in roofing and guttering in 27 BC when the roof of the Pantheon in Rome was covered in copper.

So, if you are in the process of designing your dream home or revamping your current abode, take a leaf out of the Romans’ book and install copper gutters.

Not only will it make a strong ‘on trend’ design statement, but it is also guaranteed to stay functional and fashionable for years to come.

Benefits of copper gutters ValueWhile the initial cost of copper gutters is higher than other options on the market, over the lifetime of the product it is easily one of the most cost competitive options. The precious commodity is an investment that holds its value because of its natural chemical defence, which makes it extremely corrosion resistant. This means copper gutters will last the lifetime of a building, or longer. Once installed copper gutters can wear well in excess of 100 years.

Low maintenance Unlike most other metal guttering systems, copper gutters will not

Finishing touches

require any painting or cleaning and virtually no maintenance other than the removal of debris.

Durability

The green coating that copper develops over time when exposed to the elements is called patina. Patina is a natural protective layer which makes copper extremely

durable and resistant to corrosion damage and weathering. It also acts as a fungicide keeping moss and lichen growth at bay.

Eco-friendly

The pure natural material is one of the few materials that is fully sustainable and 100 percent recyclable.
