The cooperative learning campus component of the SII Anchor Project includes a new 64,300 sq. ft., two-story school and a 16,000 sq. ft. single-story branch library. The landscape plan for the 5-acre site includes an exterior walking path, internal courtyard pathways, reading gardens and playgrounds.

Artisan Square/Moreland Theatre District Artisan Square is intended to re-introduce functional market rate housing along Buckeye Road. This housing will increase homeownership within the district and act as a contributing development to the Performance Row District Concept as identified in the Buckeye Road Core Redevelopment Strategy. The project goal is to create a district comprised of 25 live/work units that will provide an opportunity for innovative residential living and increase the amount of viable commercial and office space along the eastern end of the corridor.

This project will 1) develop a minimum of 25 units of market rate new construction town home units, 2) contribute to the creation of an arts district 3) introduce a comprehensive public art and green space plan. Incentives will be provided for existing property owners to make improvements to their properties through the creation of model blocks within the surrounding neighborhood. The anticipated new influx of capital and moderate and middle-income families will have a substantial impact on the neighborhood, building confidence, and stimulating other investors to commit to the community. Furthermore, community buy-in for the project is strong. There is a consensus among the majority of community stakeholders and residents that the neighborhood, most notably Buckeye Road area, requires this type of catalytic project to ensure the future vitality of the district. The project is designed as a node, containing at least 20 three-story live/work town home units. The development will span East 121st Street to East 124th Street on both the north and south sides of Buckeye Road. These units will be consisting of two models (1,300 and1,700 sq. ft.) with a ground level space that can be used as bonus or workspace. Each unit will have a rooftop deck designed to take advantage of scenic views. In addition, large green areas will be incorporated within both phases showcasing public art. Moreland Theatre Renovation The Moreland Theater was originally designed and built in the 1920s as a mixed-use facility. The primary use was a 1,296-seat movie/vaudeville theater, including an orchestra pit and a fly loft. The second floor of the building was designed for use as a multi-tenant office space and two apartments. The basement areas were designed for retail storage, mechanical/electrical systems and dressing rooms for the theater. The theater space was converted to a church; the retail space and second floor have been used for both church offices and other office tenants. BADC proposes to continue the mixed-use history of the building, converting the original theater space from its current use as a church to a flexible, multi-purpose entertainment venue. The Moreland Theater will offer banquet facilities while also hosting artistic and cultural events. Four retail tenants will occupy the storefronts at the northern face of the building (along Buckeye Road). The second floor will be renovated for a variety of uses including space for arts and cultural groups. The comprehensive plan for the building involves exterior renovations that are currently estimated at $6.1 million. The scope will include a new roof, display windows, new signage, new parking lot(s), and the chemical cleaning of the exterior surfaces. The interior build-out will include new mechanical systems, new walls and flooring, and ample phone and computer DSL lines. It is estimated that 75 temporary construction jobs and 80 full-time jobs will be created because of the renovation of the Moreland Theater. Phase I of the redevelopment entails the rehabilitation of the storefront street level façades and some minor interior repairs including new bathrooms, new carpeting and painting, estimated to cost $172,000.
