The Texas Medical Center is one of the largest employment generators in Houston, currently undergoing a $3 billion expansion. The area incomes are maybe 50% higher than Houston averages. In the long term, the real value here is in the land. A buyer could control this asset and in the long term, look to redevelop with a denser development. The Wall Street Journal predicts that the Houston apartment market will be the strongest in the United States for the next five years.
