Assessment Fee Information
What does the assessment pay for:
The business of your Association is to maintain the
common areas of your community including;
Landscaping, Pool, Pool attendant, tree trimming,
Ponds, Sign maintenance,
administrative costs, postage, invoicing, accounting,
reserves for future projects, etc. The Assessments are
used to cover these expenses.

Pool/Cabana Area Rental
Q. How do I obtain a pool key?
A. FEES: $40 for replacement. New sales get free card. Resale's must be passed to next owner. You may order a replacement key at

Q. How many keys are allowed per household?
A. One key per household
Q. What if my key is not working?

Q. Why do I pay a fee for a key?
A. The Association is not authorized to provide any property owner with any replacement key without a charge. Your neighbors and your Associa-
tion Board expect that the Association administer key access in this manner. Your card control system is intended to have this security so that
cards are never loaned out, given away and of course treated with the knowledge that the replacement cost is not inexpensive - the card has a
high value. Some have reported seeing pool access cards listed (and "card wanted" ads) on Craigslist! Your cards are a "key" component in main-
taining your exclusivity of your amenity center.
Q. I didn't get my key at closing, what do I do?
A. All access fobs and cards are to convey with the property at the time of sale and should be transferred to the new owner by the seller of the
property at closing. It is not the responsibility of the Association to cover the costs of cards not conveyed to new owners. If you did not receive
them, you can first attempt to acquire them by contacting your closing attorney and realtor. If you are unsuccessful in this route and still desire a
replacement card, you must pay the fee for another card. If you are the first owner, there will be no fee.
Q. Can the pool be reserved for parties?
A. Yes! Rules & Regulation Form MUST be filled out and sent to [email protected]. (link for form below) Make sure the
date and time are stated in the email. No special access instructions. There are no time constraints for event. Can be all day if they
want. All garbage must be removed and cleaned up. Facility and area should be fully cleaned and returned to presentable condi-
tion. Grills are only to be used in the Parking Area and not in or around the playground. No deposit required. No alcohol per-
mitted. Minors must be supervised. No grilling, grease frying or deep frying allowed. No pets allowed. No fireworks. FREE WIFI Pass-

Q. When does the pool open?
A. The pool is open weekends only in April , except for Spring Break. May through October it is open everyday.

A. Upon submitting information regarding your request for changes/modifications, the Architectural Review Committee will take time to
review your plans and determine if they comply with the governing documents and regulations as outlined by the developer. You will
be notified of the decision to either approve or deny your request within 30 days of submission and involves a number of steps de-

FirstService Residential is contracted by your Association to perform weekly
inspections and to note anything that is in noncompliance to the Governing
Documents and Enforcement Policy in place. Once a violation has been
noted a courtesy notice is sent, if the same violation occurs a second
time a second courtesy notice is sent. After the third occurrence fines begin
to incur beginning at $25 and doubling every 10 days thereafter until
resolved.
