When the current owners first saw the cottage, they were instantly impressed by the wonderful countryside location and all the land that surrounds the cottage, ‘Our first impressions of the cottage was the potential here to live ‘the good life.’ There are lots of open spaces and lots of great opportunities for living an outdoorsy lifestyle. When we bought the property 10 years ago, there were originally two and a half acres of land which we’ve now split between the cottage and the barn on the adjoining field which is near completion for us to move in to. The cottage has around 0.9 acres of land which comprises the garden and the paddock and up until quite recently we have kept lambs on the paddock and we still have chickens in the garden, it is an ideal space if you want to keep small animals or chickens. There is also lots of space to have poly-tunnels or vegetable patches if you want to grow your own produce.’

Thought to date from around 1850, the cottage is full of charm and character and the current owners have undertaken an extensive project of renovation and updating to improve the property whilst still complementing the historic character, ‘We have totally renovated and updated the entire property. We also re-rendered the cottage with a traditional lime render as it is a clay lump house and it had been previously rendered with concrete which isn’t the correct material for a house of this type.’

Inside, the cottage is very well presented throughout and has a spacious, fully fitted, kitchen/breakfast room that is perfect for family mealtimes. There is also a cosy sitting room which has a wonderful focal point of an exposed brickwork fireplace with open fire, ideal for curling up around on a cold winter’s night. Upstairs, there are three bedrooms and a family bathroom. The master bedroom is the current owners favourite room, ‘It’s a lovely room, very light and airy with a vaulted ceiling and dual aspect windows with great views over the fields.’

Outside, in addition to the paddock, there is also a delightful and well established garden that surrounds the cottage. The garden is mostly found to the front and side of the cottage and there are a mixture of mature trees, plants and shrubs and a large lawn that is perfect for children to explore and play. There are also plenty of sunny seating areas which are ideal if you like to entertain or just for sitting and relaxing at the end of a busy day. At the rear of the cottage there is also a useful outbuilding currently used for storage and another sunny seating area. This would be perfect for a home office or gym subject to any survey or planning required. Adjacent to the cottage between the garden and paddock is a shared access driveway and large parking area. The shared driveway will be resurfaced/redressed within six months of completion.

On Your Doorstep…South Lopham is a quiet but well connected village and the current owners have enjoyed living here, ‘We have very much enjoyed living in South Lopham and of course, we’re not going far! The village does have a great pub within walking distance but it is unfortunately closed at the moment due to the pandemic. Diss is also close by with the train station which is great for easy trips into London.’ The village also has close connections with North Lopham which is only a few minutes away and there is a pub, primary school and a village hall that holds events such as farmers markets, judo, art classes and bingo. Nearby Garboldisham has a renowned village shop that sells Norfolk and Suffolk bread, meats, jam, wine and fresh produce. How Far Is It To…The village of South Lopham is 6 miles from the market town of Diss, which has a range of amenities including supermarkets, restaurants, boutiques and pubs. It also has a main line railway station with links to London Liverpool Street and Cambridge. The beautiful vibrant cathedral city of Norwich is approximately 27 miles to the north on the A11. Norwich has shopping centres, cultural and leisure facilities and restaurants and cafes. It also has direct rail links to London amongst other destinations and an International Airport.
