BRIEF DESCRIPTION: The single greatest factor that affects the value of real estate is location. In northeast Georgia, located at the intersection of history, the Chestatee River, and Georgia 400 is a 1,711 acre property known as Briar Patch. With over three miles of linear frontage along the Chestatee River, Briar Patch is a place of indescribable beauty, and yet the evidence of a storied past awaits discovery throughout. There is no parcel other than Briar Patch that can boast the first commercial goldmine, former ownership by a U.S. vice-president, and yet still be within easy commuting distance of North Atlanta. We offer herein the opportunity to explore Briar Patch, and to thereafter be changed by the history, location, and beauty of this most rare property. LOCATION: The property is located just south of the city of Dahlonega, GA on Hwy 19/60. The Chestatee River runs through the site for several miles. The site is 45 minutes north from downtown Atlanta and minutes from Dahlonega. ACREAGE: This property is offered as three separate tracts or one large tract: Tract 1: 483.73 acres Tract 2: 262.52 acres Tract 3: 990.45 acres Total acreage: 1,736.70 acres

Structures and Improvements An impressive 3,400 square foot log home is the crown jewel of the property’s seven dwellings. The 4 bedroom, 4 full/2 half bath lodge features a gourmet kitchen with built-in appliances, bathrooms connected to every bedroom, two fireplaces, hickory floors, and a copper roof, among other features. A large back porch overlooks the Chestatee River, and the calming sounds of water tumbling over river rocks can be enjoyed while eating a quiet lunch there. A wet bar and icemaker are located in the den area, and both the kitchen and the den have refrigerated drawers for keeping your favorite beverages cold and readily accessible. There is nothing quite like hearing great classical masterworks and jazz standards played by the masters as the baby grand player piano cascades a wave of elegant music from its perch on the third floor down to the guests in the dining room. The lodge is also a repository of books that were compiled by the previous owner, and cover a wide range of subjects including local history, gold mining, classical literature, and other subjects too numerous to mention. The lodge-style décor gives a feeling that the house has been there for decades, and yet the high speed internet, central heat pumps, built in television cabinets, and high-end appliances serve as a reminder of the actual ten years that the timeless monument has stood at Briar Patch. Other homes, including a brick split level, a caretaker’s home, a manufactured home, and a 1970’s era log cabin are all located on the southeast tract. The northeast tract features three homes that are currently used as rental houses. The northeast tract, which is home to the Calhoun Mine, also features the ruins of an old mining operation. Other structures located on the property are an equipment storage building that houses a large, movable hoist for working on heavy equipment, and a pole barn that is located near the older log home. Some equipment and most furnishings are included in the purchase price.

STREAM RESTORATION PROJECT Briar Patch is the home of a stream restoration project that will continue over the next several years, and will ultimately result in a large protected watershed for the Chattahoochee basin. The work focuses on restoring the areas that were originally disrupted during the gold mining days, and will result in a net positive improvement of the Chestatee River, Lake Lanier, and to the waters reaching Atlanta and beyond. Details of this exciting program will be conveyed to interested and qualified persons at a later time. HISTORY / MINERAL RESOURCES: Briar Patch is home to the first commercial gold mining operation in the United States, the Calhoun Mine. Gold from the North Georgia region is considered to be among the most pure in the world, and Lumpkin County was the site of the first major gold rush in the United States. The mine continued to operate intermittently as late as the 1970’s, and still contains one of the original mining tunnels, as well as some of the historical mining equipment. The full mineral rights will be included in the sale of the property. PRICE AND TERMS: Property offered as three tracts sold separately Northeastern Tract - 483.73 ac - $11,900,000 Southeastern Tract - 262.52 - $8,500,000 Western Tract - 990.45 - $21,900,000 Entire Tract -1,736.70 ac - $39,500,000 For additional information contact Jonathan Adams at 866-791-7709
