Agent commissions –whatyouneed toknowThere are many questions that a seller needsanswered. How much is their propertyworth? How long will it take to sell? Whatmarketing do I need? What service will I get?

But one of the biggest concerns a seller hasis just how much commission they need topay, and understandably so. Estate agents’fees are a considerable cost that a seller in-curs, and you need to be absolutely certainthat you are not overpaying.

There is one fact that remains true whenit comes to any purchase, be it a product oraservice:cheapestisnotbest. Ifyouwerefeel-ingverysick,wouldyoulookfor thecheapestdoctor? When you select a car to purchase,do you automatically buy the cheapest car?When you go to a restaurant, do you look forthe cheapest restaurant?Allowme toexplainjust how true this is in real estate.

There is a direct and tangible connectionbetween the price you will sell your propertyfor, and the agent you use. All agents are notequal, and the strategy they employ to sellyour property will determine how much yousell for.

Every seller wants the maximum for their

home – and so they should. There isonly one condition under which youwillachievethebestpriceinthemar-ket: when buyers have fallen in lovewith your property and need to com-pete against other buyers to secureit. It’s as simple as that.

This platform of buyer competi-tion can only be achieved when anagent employs a world-class market-ingstrategytoattractbuyerenquiry.Marketing is key. And marketingthat works costs money. If you cutcorners in marketing you will loseout on buyer interest.

The agent fees you pay should bein direct proportion to the market-ing strategy the agent employs.Quitesimply, if fiveagentswithsimilarskillsofferyou theexact samemarketingwhich in-cludes website marketing, a board, show-houses, and the odd print advert – then byall means, choose the agent with the lowestfee.

But if one agent offers to invest in world-classprintmarketingwherebuyersshop,fea-

ture website adverts, profes-sional photography, smartshowhouses to condense buy-er interest, and marketing to adatabase of real buyers – thenwhat theyoffer is significantlymore than the other agents.

A tailor-made marketingplandesignedtocaptureallthebuyer interest will most cer-tainlyresult inthebuyershav-ingtocompeteforyourproper-ty and make their best offers.

When you add to this theagent skills and systems –that’swhenyoucanbecertainof selling for themost themar-ket will pay. This can often re-

sult in you selling for 10 – 15% more than youwouldwithweakmarketingandalowercom-mission. When you look at the big picture,what’s more expensive: Paying 5% commis-sionandselling forX–orpaying6%commis-sionandsellingforX+10%?Cheapest ismostcertainly not best. So choose wisely and sellfor the most – it’s what you deserve!

RentalHousingAmendmentBill and its implicationsBY MICHELLE DICKENS, MANAGING DI-RECTOR OF TENANT PROFILE NETWORK(TPN)

Within the rental property industry therehas been a lot of talk recently about TheRental Housing Amendment Bill, whichwas tabled before the National Assemblyearlier this year. This Bill, if passed, willaffectmanySouthAfricansgoingforward,as, according to latest figures from StatsSA’s 2013 General Household Survey, al-most 2,5million households reside withinrented accommodation.We know that theRental Housing Act of 1999 has regulatedallresidential leases,howeverthenewBillmeans that even more control will be putinto place, and with the high number oftenantedproperties this is quite obviouslyneeded, but what are the implications ofthis?

The most significant change is that the Billnow proposes that all lease agreements mustbe put into writing. A pro-forma lease agree-ment, which the Minister will produce, willbe drafted into all 11 official languages, reduc-ing the chance of misunderstanding. Current-ly lease agreements can be verbal or written,however we have found that verbal agree-ments often lead to disputes which are hardto resolve. And another major problem is thatpotentially there could be tens of thousandsof these verbal leases which will need to bereduced to writing.

Thebenefitsofawrittenleaseagreementareobviouswhen it comes to sortingoutdisagree-ments between tenant and landlord, howeverconverting verbal leases to a written formatwill be furthercomplicatedbypotentially illit-erate tenants. And making lease agreementsavailableinallofficiallanguageswillprobablyaddanotherlayerofcomplexitytomanymicrolandlords, who may not understand the agree-ment themselves. At TPN we have estimatedthat75%oflandlordsarecurrentlymicroland-

lords, meaning they own between one to tenrental properties. These landlords do not haveaccess to the same facilities and expertise thatlarger managers or investors may have.

Another important amendment to the Bill,which we have had many members ask us tohelp clarify, is that all provincial Rental Hous-ing Tribunals will need to draft Unfair Prac-tice Regulations. Currently only Gauteng andWestern Cape have these regulations in place,andeventheydifferwidelyintheirprovisions.The most important aspect of this is that theBill proposes that Tribunals should have anappeal and review process, which should al-lowforacosteffectivewaytoopposetheTribu-nal’s findingwithouthavingtotakethematterto the High Court. At least one member of theTribunal must have legal qualifications andlegal expertise, which will allow more accu-rate and fair conclusions. However, landlordsshould be aware that the proposed amend-ments will have no impact on the authorityof the Tribunal to evict tenants, as only theMagistrates Court or the High Court have thisauthority.

Oddly,theBillnowalsoincludesadefinitionfor ‘arbitrary evictions’, however the Consti-tution already regulates that no one may beevictedwithoutacourt order, and theexistingRental Housing Act already makes it a crimi-nal offence to lock a tenant out of their homeor disconnect utilities. Even so, there is stillwidespread practice in the industry promot-ing arbitrary evictions. Given the legislationalready exists to protect tenants from arbitra-ryevictions,whatisrequiredisbetterpolicingof this unfair practice.

We have on our records at TPN that 86% oftenants are in good standing, but when land-lords are faced with a delinquent tenant whorefuses to vacate the property and months ofcostly legal process ahead, some might feeltheir property ownership rights are limited.Critically only 2% of tenants have a historyof squatting and all too often we see the samedelinquent tenants circulatewithin the indus-try. From my side the biggest recommenda-tion is to do proper background tenant andcreditchecking,as this isessential toreducingthe risk of taking on a potentially damagingtenant, whether you have your lease formal-ised or not.

Manufactured in Thailand, theMSX125 is small enough to be su-premely manageable yet also hasafully-fledgedfeel thankstosomestandard sized motorcycle parts.It is part mini-bike, part motorcy-cle with involving performancematched to confident handlingand styling that combines a senseof fun with a tough, urban edge.

Its well-proven and efficient 125ccfuel-injected engine has been furtherrefined for even greater economyplus smooth torque and power deliv-ery, and also features a motorcycle-style four-speed gearbox and clutch.Complementing the powerplant is acompact chassis that features a stur-dy steel frame, inverted front fork,monoshock rear suspension, hy-draulic disc brakes front and rearand lightweight 12-inch wheelssporting wide, low profile tyres.

Four patents were applied forthrough development of the MSX125,focused around the split structuretank cover and frame, proof of justhow seriously this bike is taken byHonda. Small it may be, but in termsof worldwide sales, brand awarenessand owner satisfaction, its impacthas been large.

Priorities for theMSX125’schassiswere threefold: it needed to providethe base for a practical bike that newriders could use – and park – withease in an urban environment. Butit also needed to be just as useableand enjoyable out of town, and alsoreadily accept a pillion.

A steel mono-backbone frame hasbeen employed. Its rigid, square-sec-tiontubejoinstheheadstockdirectlyto the swingarm pivot plates and ev-ery other part in effect hangs visiblyfrom the frame, greatly contributingto the MSX125’s minimalist look.Specifically tuned vertical/horizon-

tal rigidity and flex in the swingarmpivot and engine hanger plates pro-vides the perfect balance of comfortand confidence.

The new frame structure has alsoenabled efficient storage of PGM-FI-related components and electricalparts inside the tank cover withoutreducing fuel capacity (5,5 litres).Wheelbase is a snug 1200 mm, withrake and trail of 250 and 81 mm andkerb weight of 101,7kg. The MSX125has a low 765 mm seat height makingit very manageable; its size also en-sures that holiday makers are sureto find it easy to load/unload, trans-port and use.

Another aim for the MSX125 wasto provide ‘beyond class’ suspensionquality. The 31 mm USD fork – a firstfor Honda on a 125cc motorcycle – re-duces unsprung weight and thanksto the pistons’ greater pressure-bear-ing area (compared to a standard tel-escopic fork) offers improved damp-ing feel throughout the stroke. The

top and bottom yokes are full-sized,further enhancing handling and rid-er feelwhilealightweightandrobustsingle rear shock operates a simpleand tough H-shape, 50 mm x 25 mmsteel box section swingarm.

Fundamental to the MSX125’sform andfunction are its12-inchcastaluminium wheels, which featurewide 2,5-inch rims. New ‘Y’ shapedspokes not only look great they alsosave weight and the front 120/70-12and 130/70-12 rear tyres also inject adifferent dynamic, both in terms oflooks and performance. Hydraulicdual piston front and single pistonrear brake calipers work front220 mm and rear 190 mm discs.

The MSX125 uses a combined pro-jector headlight – not only does thisfeature give the front of the bike astrong identity and presence, it alsouses a single light source (an HS135W/35Wdouble filamentbulb)rath-er than a pair of bulbs for both highand low beam. Low beam is generat-

ed by the upper projection unit andhigh beam is produced by multi-re-flectorswhichspreadout in its lowersection. A subtle blue light flanks theprojector lens and adds characterand visibility while the bright LEDtaillight melts seamlessly into thebike’s stubby silhouette.

Easy to read for its compact size,the LCD digital dash delivers all theinformation the rider needs – speed-ometer, twin trip meters, fuel gaugeand clock. Resetting the trip metersand clock, or alternation betweenodometer and trip meter is viaswitches either side of the display.

The exhaust pipe features a larger,28,6 mm diameter bore with in-creased 3-litre multi-section mufflervolume,allowingastrongpowerout-put inthemidandupperrpmranges.The muffler itself uses a dual-layerprotector, featuring an inner metalcover that contains heat and a resinouter shield. Improving the efficien-cy of the catalyser has been achievedby placing it in the exhaust pipe it-self; the higher temperature triggersearlieractivationwhileanelongatedtapered shaped section in front of thecatalyser means spent gases strike itevenly.

Jare gelede was daar ’n volblad-advertensie in die nuustydskrifTime met ’n foto van ’n Jeep ty-dens die Tweede Wêreldoorlogaaneenofanderbloeddorstigege-vegsfront. Die enigste byskrifwas “Original Sin”. Wat die Jeepmet sonde te doengehadhet,weetek tot vandag toe nog nie. Maardie prentjie van die Jeep in diemiddel van ’nharde geveg, salmyaltyd bybly.

Wat wel waar is, is dat die Jeep dieVSA gehelp het om die oorlog te wenen dat alle ligte 4X4 voertuie op diemark eintlik maar afstammelingevan hierdie moeder van alle “son-des” was! Dit geld dan ook vir die mo-derne makers van alle luukse 4X4s.

As sesjarige seun het ek die eerstekeer op Oom Danie de Wet se plaasby Caledon ervaar hoe sy Jeep in re-enweer teen ’n damwal kon uitklimen het op die plek ’n Jeep-bekeerlinggeword. As student is ek en mymaats in die middel sestigs na dieGoodwood Skou met die uitsluitlikedoel om die nuwe Jeep Wagoneer tegaan aanskou; die eerste 4X4 watsoos ’n stasiewa gelyk het en soos ’nmotor hanteer het. Dit is eers jaredaarna wat die Engelse en die resmet soortgelyke voertuie voor diedag sou kom.

Terug na die nuwe Jeep Cherokeemet die snaakserige naam Longitu-de, oftewel lengtegraad in Afri-kaans. Het die name nou begin op-raak, of het dit te doen met die Oos-Wes debat waar Japannese 4X4bakkies daagliks op CNN te siene is?

Die Longitude is die intreemodelin die nuwe Cherokee-reeks wat on-

langs bekendgestel is. Anders as dieres van die reeks, wat almal dieself-de moderne en byderwetse bakvormdeel, is die Longitude met voorwiel-aandrywing toegerus en is die enjindie 2.4l Tigershark MultiAir I-4 een-heid wat ’n baie skaflike 130 kW ont-wikkel en 229 Nm wringkrag lewer.Vir gewone en alledaagse gebruik ishierdie krag beslis meer as genoeg;om die waarheid te sê, amper te veel.Met die wegtrekslag het ’n mens diegevoel gekry dat jy te doen het met’n senuweeagtige renperd wat netwil hol! Maar hierdie verskynselkan ook verband hou met die nuweoutomatiese ratkas met sy nie min-der as nege ratverhoudings nie. Ditkos versigtig petrol trap om nie diewiele te laat tol nie.

Aan die binnekant is daar alleswat daar verwag word van ’n luuksesedanmotor wat gerief betref en spa-sie en sitplekke is ontwerp vir grootAmerikaners. Die ekstras sluit din-ge soos ’n 7-duim navigasieskerm ge-koppel aan ’n klank- en vermaaklik-heidsentrum met USB-poorte en diemoontlikheid om mondelinge beve-le aan die sentrum oor te dra; alleswat in Japan uitgevind is, is teen-woordig. Natuurlik ook die veilig-heidstoerusting uit Europa soos diesewe lugsakke wat gekoppel is aansensors wat vooruit ’n moontlikebotsing of omrol-aksie kan voorspel.Hierdie is eienskappe wat moontlikspruit uit die alliansie tussen Daim-ler-Benz en Chrysler van so ’n paarjaar gelede. Dit is dan ook nie ’n won-der dat die Cherokee in 2013 diehoogste punte in sy klas in die Euro-pese botsingstoetse behaal het nie.

Van buite lyk die Cherokee pureperd op sy 17 duim allooiwielvel-lings en maak hulle die oop ruimtes

om die nisse mooi vol. Daar is ookdie geheelbeeld dat hierdie voertuignog steeds die oorwin-alles voor-koms het; iets wat by sommige mede-dingers ontbreek. Dieselfde geld na-tuurlik ook vir die Wrangler-model-le wat nog altyd sy klassieke lyne uitdie Tweede Wêreldoorlog behou heten lyk soos ’n ware 4X4 behoort telyk. Noem dit retro-stilering of ietsanders, maar dit werk vir ons wareentoesiaste wat nie modebehep isnie en waar funksionaliteit eerstekom. En natuurlik die gepatenteer-de aantal balkies op die neus wat dieverkoeler beskerm.
