This section of the Broad-
way Bugle is typically
used as a forum to ad-
dress company-wide mat-
ters or make announce-
ments that affect the en-
tire organization. In this
issue of the Bugle my
brother and I would like
to take the opportunity to
recognize some of our em-
ployees who have been
working on some exciting
new things for us. The
projects these employees
are working on are help-
ing streamline our busi-
ness so that we adapt
with the growth we are
experiencing. We are
trying to capitalize on
available technologies
while at the same time
trying to standardize the
way we do things to a
“BMC way”.
Bill Flockhart, who in
addition to serving as our
Chief HVAC Estimator
and working tirelessly
with Bryan Gugliemo to
provide HVAC proposals
for all the new projects
that pass through our
estimating department,
has been working to util-
ize sophisticated estimat-
ing software to develop a
BMC customized data-
base for all of our future
estimating needs across
all the trades—plumbing,
piping, and HVAC. Bill
has been working closely
with Shawn Rodriguez
and together they hope to
streamline our BMC esti-
mating processes with the
goal of being more accu-
rate and efficient.

Frank Yankey, in addi-
tion to his regular duties
as Director of Operations,
deserves recognition for
helping with the creation
of a more robust engi-
neering department and
for helping to transition
Eloisa Furnaguera into
an important internal
support role where among
other things she assists
scheduling our projects.
The expanded Engineer-
ing Department will help
BMC to put more focus
into our design build ca-
pabilities as we are see-
ing more and more pro-
jects using this method of

Pine & Franklin (1634-1690 Pine Street) will be a new condomin-
ium project consisting of two 13-story buildings with 262 resi-
dential units and 5,600 square feet of retail including one level
of below grade parking with car stacker units. The project is
design build with BMC performing the plumbing, piping and
HVAC scopes of work. The project has started in the design
phase, is scheduled to begin construction in Q4 2014 and is
expected to be completed in Q3 2016.
Pine & Franklin will be the second project that sees BMC team
up with both developer, Oyster Development and general con-
tractor, Build Group. BMC is currently working on 2558 Mis-
sion with both Oyster Development and Build Group. The
Pine & Franklin project, which will cover 3/4ths of a block in
Lower Pacific Heights and will be located next to a Whole
Foods, is a rare project both in size and in location for this
highly desirable neighborhood in SF.

The new 2155 Webster Street project will transform the old
University of the Pacific’s Dugoni School of Dentistry build-
ing into a new high-end residential condominium complex in
the heart of Pacific Heights. The project will convert the ex-
isting 222,000-square-foot, 8-story office building and adja-
cent parking lot, by adding two floors to the top and con-
structing 10 new townhomes on the vacant parking lot for a
combined total of 76 units and 98 parking spots. The project
is design build with BMC performing the HVAC scope of
work. The project is currently in design with construction
scheduled to begin in Q2 of 2015 and an expected completion
in Q2 of 2016.
The project, owned by developer Trumark Uban and de-
signed by Handel Architects (who also designed BMC project
NEMA at 10th & Market), will be the second of BMC’s new
projects (along with Pine & Franklin above) to be located in
one of San Francisco’s most prestigious neighborhoods. The
high-end units will average 2,000 square feet in size and
will include two 4,000 square foot, two-story penthouses
with views of the Golden Gate Bridge.

In this edition of the Bugle, we want to recog-
nize the great work that is going on out at 75
Hawthorne, which has proven to be one of the
most challenging projects, from a logistical
standpoint, that BMC has ever done. 75 Haw-
thorne houses two major federal agencies, the
EPA (Environmental Protection Agency) and
the NSA (National Security Agency). The
challenge with this project was demolishing
and replacing the antiquated heating and cool-
ing systems with a new rooftop central plant,
while keeping the building fully operational
for the current tenants.
In addition to new fuel oil piping for the emer-
gency generators and new refrigeration piping
for the tenant spaces, this project required
two major crane picks that gave Project Fore-
man Joe Rosales and his crew from Friday
evening through Sunday evening on two sepa-
rate weekends to demolish, replace and recon-
struct a new boiler & new cooling tower and
have them operational by the time office work-
ers arrived on Monday morning. “This project
has one of the largest scopes of work that com-
bines special conditions with such a tight win-
dow of time to complete our installation.
That’s why this been one of the hardest jobs
I’ve ever worked on,” says Joe.
At >70% complete, both major crane picks
have been completed, the new cooling towers
are operational, the 2nd chiller will be operat-
ing soon, and the fuel oil piping is already
through the 10th floor (will continue up to
Floor 22). Says Piping Superintendant Dave
Patterson, “Joe and his crew have done a re-
markable job. They say ‘going the extra mile’,
well Joe and his crew have gone way past
that.” Says Joe, “My crew has been very loyal
to ‘Team BMC’, to fight through obstacles and
stay positive. I couldn’t have done this with-
out them. They are the ones that deserve to
be recognized for their hard work.”

Bay Area SMACNA Intern Training Day

Every summer the Bay Area Chapter of SMACNA oversees an
internship program which helps place college and high school stu-
dents into summer internships with local member contractors.
This summer, Rob Potter, a mechanical engineering major enter-
ing his senior year at Cal Poly San Luis Obispo is interning with
BMC through SMACNA’s program. As part of the internship pro-
gram each summer, SMACNA organizes an Intern Training Day,
which gives the interns a chance to visit a local contractor’s of-
fice/shop. The visit is intended to give the interns the opportunity
to learn more about the profession and provide perspective on all
the various career opportunities the industry offers.
On Tuesday, July 15th BMC welcomed 18 Bay Area SMACNA
Summer Interns for a visit to BMC’s campus in Oakland. The
day included a presentation about BMC given by Director of
Operations Frank Yankey and Director of Business Develop-
ment Matt Johndrow, a shop/office tour of BMC's facilities
with HVAC Superintendent Rick Hood, Shop Foreman Far-
man Robinson and Director of Procurement Rob Isom, a lunch-
time Q & A session with CEO Fred Nurisso and President Ken
Nurisso, and a jobsite walk/tour of one of BMC's projects in
SF, 535 Mission, a high rise in the heart of The Financial Dis-
trict lead by Project Managers Mark Mikhail and Tyler Jank.
SMACNA viewed this years Training Day as a huge success,
noting that the interns’ feedback and evaluations were over-
whelmingly positive. “They were very impressed with your
shop and offices, and extremely impressed with the 535 Mis-
sion jobsite tour. Thank you to everyone over at BMC.”
