● HOUSEHUNTERS arereturning to the UK housing

market according to the NationalAssociation of Estate Agents.

The NAEA says January figuresreached a six-month high, and sawgains across both supply anddemand for housing comparedwith December, although thisremains in line with figures fromthe same time last year.

The number of peopleregistering with estate agents tobuy property improved from anaverage of 227 in December to 252in January, though this is stilldown on January 2010’s figure of291.

The number of houses availablefor sale increased from 64% perbranch in December to 69% per

branch in January indicating thatdemand for property can be met inthe short-term, which will ensurestability.

The average agent sold sixproperties in January comparedwith four in December.

Michael Jones, President of theNAEA, says: “What we need to seenow is the FSA using itsnewly-gained powers of oversightto ease mortgage lendingrestrictions that are preventing somany first time buyers fromentering the housing market.

“The percentage of sales madeto this consumer group decreasedslightly from 25% in December to24% last month. We must ensurethat their aspirations for propertyownership can be met.”

● LIVERPOOL is one of only 12cities in Britain where it is

cheaper to buy a two or threebedroom house than rent one.

Property site Zoopla reckonsthe average asking price of atypical two or three bedroomhouse in the Liverpool area is£133,264 and the average monthlyrent would be £582.

But if a buyer took out astandard interest-only mortgageto buy the same property then theaverage monthly repaymentswould be just £555.26. Meaningthat a buyer could save £26.74every month.

“Our sites have been incrediblybusy over the last few weeks and Ithink this is why,” said JasonNewton, sales director at BarrattManchester.

“Rents keep going up and mostpeople regard renting as ‘deadmoney’. But interest rates are attheir lowest since the Bank ofEngland was founded in 1694 –customers don’t want to put offbuying any longer.”

What is your clearest memory of thehouse?I can remember numerous Christmas dinnersthere – mainly cooked by me – and a smallutility room that was home to my dad’s homebrew beer and various wines!

Where was the first house you boughtyourself and what did it cost?The first house I bought was in a tiny villagejust outside Preston called Clifford Village andit cost me £69,000.

What made you want to buy it?I bought it because of its location and I lovedthe design. The development was on aconverted farmyard and it only had sevenhouses on it.

What are the important things you lookfor when buying a house?Location is very important to me. I don’t liketo be any more than a 15 minute drive awayfrom work and, nowadays, it has to haveenough space to fit all of my four-year-old’stoys and things in.

Are you a DIY trier or do you leave it tothe experts?Oh no, I always leave it to the experts whoknow what they are doing. I’m hopeless atanything to do with DIY.

What is the one thing you love mostabout your current home?It’s a home, not just a house, and made to feellike so by my wife. If it was just me on my ownit would never have progressed beyond thebachelor pad stage.

Habitat for Humanity is selling oneof its homes ready to move into aspart of a bid to secure cash for thenext phase of development.

LHFH executive director VanGarber says: “Normally our homeowners have to spend 500 hoursworking on site, what we call ‘sweatequity’, in lieu of a £10,000 cashdeposit, and for the chance to buyone of the properties on a sharedownership basis.

“However, we’re selling one homeby more conventional methods tolever in some much needed cash.”

The three-bedroom end-terraceon Kingsley Road, in Toxteth, is onthe market for £125,000 (through theAllerton office of HomeSales) withcarpets and landscaped gardenincluded.

Part of an award winningscheme, it has an open plan kitchen,dining and living space, pluscloakroom/wc on the ground floorand three bedrooms and a bathroomabove.

It has energy-efficient doubleglazing and full central heatinginstalled, and there aredouble-glazed French doors onto therear garden, which has beenlandscaped with a patio area, lawnand planting.

“We’ve already raised over £3,000in less than three weeks and are

now urgingorganisations andindividuals in andaround the city orfurther afield toconsider donatingtheir surplus stock,end of line productsor simply unwanteditems to Habitat sothat we can sell themon eBay.”

Paul has witnessedfirst-hand the moneymaking potential of aHabitat for HumanityReStore during a visitto New Zealand. Hesays: “They have amassive ReStoreoperation at their

main office in Hamilton where theysell everything from bric-a-brac tonew and second-hand DIY products,recycled clothing and scrap metal.”

“I’d thought about owning myown home but it had alwaysseemed too expensive, I didn’t havethe money for a deposit and, withtwo young sons, it was difficult tosave up. Being able to invest ‘sweatequity’ rather than cash is a greatidea. It means that people like mewho do not have the moneyavailable can use their strength andhard work instead.”

She adds: “It was hard work, butI really enjoyed the experience.When I finally moved in it was agreat sense of achievement toknow that I have helped to build myhome with my own hands.”

TENANTS should have access toa ratings website to give themmore information on potentiallandlords, a consumer groupsaid today.

Nine out of 10 tenants said awebsite on which people couldshare experiences of landlords,in a similar way to customerfeedback is given on eBay, wouldhelp them to make betterdecisions about who to rent ahome from.

Consumer Focus said the

majority of people renting in theprivate sector were unable tofind out much informationabout their landlord before theysigned a tenancy agreement.

Just 15% of tenants had beenable to find out all of theinformation they wanted, whilemore than a quarter were onlyable to get limited details ornone at all, and a third said allthe information they were ableto gather came from thelandlord themselves.

By contrast, landlords andletting agents are able to asktenants for references, deposits,a guarantor and other personaland financial information.

The group has written tosome of the UK’s largest lettingagents and deposit protectionschemes in England calling onthem to look into setting up afeedback website.

Claire McAnulty, policyexpert at Consumer Focus, said:“People often sign up with little

more than a gut feeling after acursory tour of the property – ifthey are lucky, they might havea word of mouthrecommendation.

“There is huge potential for afeedback website to give tenantsa better idea of whom they’rerenting from. Getting behind afeedback website could also helpthe industry establish a betterreputation and build upmuch-needed trust withrenters.”

THE daffodils may not quitebe in bloom yet, but youshould be ordering yoursummer bulbs now if youwant to add pizzazz to your

plot in the warmer months.Bulbs, corms and tubers can be

planted in spring right up until theend of May and can be asspectacular as their springcounterparts, in troughs and tubs,or filling the front of beds andborders, requiring littlemaintenance but providing a wealthof colour during the hotter months.

The majority produce their bestblooms when planted in a sunnyspot, although lilies and begoniasbloom well in partial shade.

The secret is to plant a variety ofbulbs which will last all summer,such as freesias, which bloom fromJune onwards, zantedeschias, whichflower between July and October,and later-flowering blooms such asdahlias and tigridias.

Long after your tulips have faded,foxtail lilies (eremurus) areproducing towering spires offlowers as high as 2.5m (8ft) andclumps of Crinum x powellii areproducing beautiful pink blooms.Also in August and September redhot pokers (kniphofias) are amongthe most impressive border plants.

In October and November, awelcome burst of colour is providedby Nerine sarniensis, related toamaryllis and sometimes referredto as jewel, or diamond, liliesbecause their petals reflect light,which is needed in the dullestmonths.

Indeed, a panel of gardeningexperts has voted it the must-havebloom for this summer, in an eventorganised by the NetherlandsFlower Bulb Information Centre.

Hyacinths are generally knownas highly scented spring bulbs, butthere is also a summer hyacinth,Galtonia candicans, which grows to3ft (90cm) and makes big clumps ofstrap-like leaves, producing white,

If you don’t fancy lifting gladiolicorms every year, try the gladioluscommunis subspecies byzantinus,which grows to 75cm (2.5ft) andproduces magenta flowers.

It is a hardy perennial whichdoesn’t need digging up every yearand looks wonderful in a cottagegarden, although it’s not quite asmajestic as the taller varieties.Corms should be planted in a sunnyspot in autumn or early spring in

fertile, well-drained soil.Lilies are among the most

popular summer bulbs. Theyperform well in pots and if youwant their rich scent to pervadeyour patio, go for liliumlongiflorum, which will producewonderful white flowers andfragrance on a sunny terrace. Theyare best grown in large pots of JohnInnes compost in autumn or earlyspring in a frost-free greenhouse orconservatory.

Don’t put them outside until thefrosts have passed.

One of the easiest lilies to grow isthe tiger lily (Lilium tigrinum),which grows to 4ft (1.25m) andproduces striking orange-spottedflowers with petals which curve into make a ball shape. Again theycan be planted in early spring inwell-drained lime-free soil. Theplants can be left for a couple ofyears until they start to becomeovercrowded and then clumps canbe dug up and divided in autumn orearly spring and replantedimmediately.

Hardy bulbs such as nerines,

galtonia and amaryllis belladonnacan be planted in spring and left tonaturalise in a warm, sunny spot.

Non-hardy types such as tigridia,canna and eucomis should beplanted in late spring and liftedafter flowering, before the firstfrost. Dahlias, cannas and begonias,which are not frost-hardy, can bestarted off in pots indoors early inthe year. Nearly all need gooddrainage, so add sharp sand orhorticultural grit to the groundbelow and around where the bulbsare to be planted.

The hole should be about twicethe diameter of the bulb and thedepth will depend upon the varietyyou are planting.

Crocosmias, formerly known asmontbretias, with their hot coloursfrom yellow through to burntorange and fiery reds, look theirbest in high summer and cancontinue to flower well intoSeptember.

Good companions in highsummer include the dark-leaveddahlia Bishop of Llandaff, with itsdeep red flowers and the effectivefoliage contrast, and bold day liliessuch as hemerocallis Stafford,which has fabulous scarlet flowerswith yellow centres.

Other hot bulbs for summerinclude gloriosa Rothschildiana, aclimbing vine with vibrant red andyellow flowers similar to those ofthe lily and often known as theclimbing lily.

For best results this should beplanted by trees, walls and fences inwarm, sunny spots.

Long after the daffodils and tulipshave faded, you’ll be dazzled by ahost of summer bulbs emergingthrough to autumn.

DRAMA QUEENS: Crocosmia used to be known as montbretia, but whatever you call it, you can guarantee dramatic colour

BestOfTheBunchHepaticaTHIS pretty rockery plant, amember of the buttercup family,comes into flower long before themore well-known aubrieta, alyssumand arabis, but is no less effective.

It thrives just as happily insemi-shade as in full sun and thespecies you are most likely to findis H nobilis (H triloba), growing tojust 8cm (3in) and floweringbetween February and April.

Blue starry flowers emerge onshort stalks above the tri-lobedleaves. You can get hepatica inwhite, pink and red as well, butthey may be harder to trackdown.

If you want a variety with largerleaves and flowers try Htranssilvanica, best planted underdeciduous trees or shrubs, withplenty of grit and leaf mouldadded to the soil – or go for thelavender-flowered H mediaBallardii. Clumps should bedivided in autumn.

GrowYourOwnAsparagusALLOTMENT holders withplenty of space and evenmore patience may considergrowing this deliciouspermanent crop, whichneeds a sunny and shelteredsite to protect the tenderspears which are harvestedin spring.

Prepare the soil bydigging a 15cm (6in) deeptrench and earthing up aridge in its centre. Buytwo-year-old asparaguscrowns and spread theroots out over the ridge,filling in the trench with asoil and grit mix.

Cover the crowns withthe gritty mixture so theyare 10cm/4in below the soilsurface, keep the crownswell watered and mulchwith a thick layer ofcompost in early spring toprotect the emergingspears.

Don’t pick the asparagusin the first year. Cut itdown to the base when thefoliage dies down in theautumn, weed thoroughlyand mulch again.

In the second year, pick afew spears and then takewhat you want in the thirdyear, picking plenty toencourage more buds togrow from the crown, butonly for a six-week periodfrom mid April onwards.

BORDER LINE: Crinum and red hot pokers add interest to the plainest plots

LAST year was a defining one forTurkey, which saw it establish itspresence on the real estate map.

New homeregistrations increasedby 5% across all sectorsduring the month to7,788, according to theNationalHouse-Building Council(NHBC).

The increase wasdriven by the 18%year-on-year jump inregistrations for privateproperties while therewas actually a 16% fallin the number ofpublic-sector homesplanned.

The rise inregistration is goodnews after the totalnumber of homescompleted during 2010fell to their lowestpeacetime level since1923.

“2011 has got off to apromising start despitethe uncertainty that isaffecting much of theeconomy,” says

Imtiaz Farookhi,chief executive ofNHBC.

“However, it isimportant to bear inmind that homeregistrations for 2010overall were lower thanwe might have hopedand completions werelow as well.

“This month’s figuresdo offer someconsolation that,despite the raft ofconflicting economicdata that appeared inJanuary, housebuilders’attitude to newdevelopment wasrobust and they remaincommitted to recovery.”

The housebuildingindustry was hit hardby the combination ofthe credit crunchand house price falls,which caused potentialbuyers to sit on theirhands, while those thatwanted to go aheadwith a purchasestruggled to find themortgage finance theyneeded.

Further uncertaintywas caused bygovernment changes tothe planning system,although it is hopedthat its New HomesBonus scheme, whichaims to reward localcommunities that allowdevelopment, will leadto an increase in thenumber of new homesbeing built.
