The recent 2020 Property Market Report released by the Valuation & Property Services Department of Malaysia (JPPH) saw an 8.6% decline in residential property transaction volume as well as a 9% reduction in transaction value compared with 2019. However, Malaysia still has a significant property overhang problem despite showing some slight improvements in the latest report. There is still a high number of unsold properties in relation to demand, especially in prime areas such as KL, Selangor and Johor.

At the same time, the market is undergoing some adjustments post Covid-19 pandemic which also resulted in the drop of new project launches by the property developers. Adding to that, there could be a weak demand for housing due to unemployment issues, tougher credit accessibility imposed by the banks, low market sentiment among other factors, which have contributed to the issue of unsold properties in the country. Mr. Siva Shanker is a Registered Estate Agent and Property Manager with the Board of Valuers, Appraisers, Estate Agents & Property Managers Malaysia and has more than 35 years of experience in the property industry.

He has had much hands on experience, having worked in both large international consultancies as well as small local firms. In 2004, Siva ventured out on his own and formed Linear Estates, which was then merged with a larger real estate consultancy in 2011.

In 2016, Siva moved to the corporate sector and accepted a position as Head of Investments at Axis REIT Managers Berhad.

Siva has been an active member of the Malaysian Institute of Estate Agents for many years and was President for the Year 2013/2015. In recognition of his excellent services to the industry, Siva was awarded the Estate Agent of the Year 2014 award by the Board Of Valuers, Appraisers, Estate Agents & Property Managers Malaysia.

Siva is also an accomplished speaker and real estate trainer. He was instrumental in the massive registration exercise for Real Estate Negotiators and was personally responsible for training more than 12,000 negotiators in the year 2013 and 2014.

In September 2019, Siva joined Rahim & Co International Sdn. Bhd. as their CEO, Real Estate Agency.

Dr Rosli Said is an Associate Professor at the Department of Real Estate, UM and the Executive Director of Cushman & Wakefield (IVPS Malaysia). He is a Chartered Surveyor registered with RICS and Professional Valuer registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (BOVAEP). He is also a member of RISM and MIPFM.

Rosli commenced his professional career as a property development executive with Abrar Group International and involved in Feasibility Studies, Development Appraisal and Real Estate Marketing. He then served Henry Butcher Malaysia as a Research Manager and involved in consultancy jobs in Real Estate Research, Valuation, Development, Marketing, Finance and Investment. At Cushman and Wakefield (IVPS Malaysia), he is in charge of the Research and Consultancy arm.

Academically, Rosli involved in presenting research papers at local and international conferences. He has authored several books majoring in real estate finance and development, and his research findings have been published in reputable journals, indexed by ISI and Scopus. His notable researches include An Assessment of Housing Affordability in Malaysia, Evaluation of Housing Finance System in Emerging Markets, Financial Impacts of Refugees Registered With UNHCR, Forecasting Office Demand in Kuala Lumpur and currently, Housing Affordability: A Financial Solution to Enhance Homeownership.

Dr. Zafira Nadia is a senior lecturer from the Faculty of Built Environment & Surveying, Universiti Teknologi Malaysia (UTM). She earned her Master’s Degree in International Business Management at University of Aberdeen, UK and obtained her PhD in Quantity Surveying at Universiti Teknologi Malaysia (UTM).

She has received multiple awards such as ‘RICS SEA YOUNG ACHIEVER OF THE YEAR (2020) - Royal Institution of Chartered Surveyors’, ‘EXCELLINCE IN VIVA AWARD (2020) - FABU UTM’, and ‘EMERGING TECHNOLOGY BEST PAPER AWARD (2019) - PAQS, Kuching’ among others. Dr. Zafira has presented industry related research papers at local and international conferences which includes ‘Teknologi Bandung’ (2020), ‘PAM Unlimited Day’ (2019), ‘Digital Outlook Series: Shaping the Digital Landscape’ (2019).

Nelson is the CEO of PropertyQuants Pte. Ltd., a PropTech startup bringing quantitative methods to global real estate. He has a PhD in Decision Sciences from INSEAD, is a CFA Charterholder, and completed his undergraduate work at Columbia University, double majoring in Economics and Mathematics-Statistics. Nelson holds adjunct faculty instructor roles at the Singapore Management University and National University of Singapore's Asian Institute of Digital Finance.

He has published papers in Management Science, Decision Support Systems, and Decision Analysis, one of which received a special recognition award. Nelson started his career as a trader/researcher at R G Niederhoffer Capital Management, an award-winning US hedge fund deploying systematic data-driven medium and low frequency strategies to global markets, and also spent significant time as lead trader at KCG, a leading global high frequency algorithmic trading firm.

He was also a Quantitative Macro Strategist at GIC and Managing Director at a proprietary trading firm (Acceletrade Technologies). Speedbrick helps contractors go digital by automating spending reports in real time, and digitalising important workflow such as procurement, subcontractor management and main contract and claim management. The oldest users in Speedbrick App is 71 year old site uncle. Speedbrick had helped manage over RM3.2b projects value as of April 2021.

In April 2021, in recognising Speedbrick’s effort, Building Cost Information Services Malaysia Sdn Bhd (BCISM), a joint venture of Construction Industry Development Board and Royal Institution of Surveyors Malaysia had entered into a partnership with Speedbrick to empower contractors and construction industry players to leverage national construction cost data through the integration of the National Construction Cost Center (N3C) portal and Speedbrick App.

Sr Aina Edayu is the current Director of National Property Information Centre (NAPIC), Valuation & Property Services Department, Ministry of Finance Malaysia.

She was graduated with honours in Valuation and Estate Management from University of West of England, Bristol, UK and holds a Masters from University Malaya. Her career started with a short stint as a Valuation Executive in KGV-Lambert Kuala Lumpur in 1998. From year 2000, she serves the public sector in Valuation & Property Services Department (VPSD). More than 15 years of her tenure in the department was dedicated to NAPIC.

She is a Registered Valuer and a Board Member of the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia and a Member of the Royal Institution of Surveyors Malaysia as well as a Board Member of Lembaga Perumahan Negeri Pulau Pinang.
