‘It was very daunting to walk into an empty house – everything you see is new...’
For Liz Kaawar, the move to a new-build villa in Dubai Silicon Oasis offered the chance to take up the ultimate interior design challenge. Two years later, Liz’s vision has come true – and her pride is clear. “I’ve just kept going: if you do that, you’ll always find what you’re looking for,” she says with a smile. “It was incredibly daunting to walk in here and see an empty house – everything you see here is new. When we first moved in my husband was working so hard and the children were lit tle, so I had to do it myself. I’ve bought things from all over the city – there is something from everywhere in this house!”

When Liz moved in, with her husband Georges and children Claudia and Carla, the challenge was to find furniture that suited her style. “I had an idea of the design I wanted – an elegant, serene look – and I was looking for contemporary dark wood furniture with silver accents. There was nothing to be found, so eventually I
decided to have a selection of furniture commissioned.” Liz met interior design consultant Sharon Conneely-Donaldson, and the pair drew up designs for a sofa and dining set to match Liz’s taste.
Since then, Liz has also worked with Wray Backus, an artist who shares Liz’s Irish roots, who she commissioned to produce a series of bespoke pieces to complement the villa’s main silver and blue colour scheme. “Georges and I didn’t imagine that the results would be so good; we are really pleased with everything. It ’s great to work with local designers and craftspeople.”

Handily, Georges is managing director of Taps & More, a specialist in bathroom and kitchen faucets – so the couple have upgraded all of the villa’s fit tings too. The overall result is high-quality, with a homely touch that only care and attention to detail can bestow.
In addition to bespoke works, Liz has looked to interior design shops and boutiques galore – “I still find it difficult to resist them while I’m shopping, it ’s a hard habit to break after two years!” Now, however, Liz has the time to sit back and enjoy her creation – and the family-friendly lifestyle that Dubai Silicon Oasis can offer. “When we bought the house, we delayed moving in because it was so quiet, but now there’s a lovely community atmosphere. When Spinneys opened, we made the move, and we’ve enjoyed watching the area become more vibrant.”
With both Carla and Claudia in school just 20 minutes away, it ’s a great location for the morning commute, and the
neighbourhood amenities are perfect for the girls. “We have three pools in the compound and a tennis court nearby,” says Liz. “We mix with the neighbours a lot – the kids all go to school together, so there’s a great social element because of that. It ’s a safe, friendly environment for them to play in.”
Liz, a keen walker, often takes to the landscaped tracks that run around the community, and the whole family love the villa’s spacious garden and swimming pool. “We often have friends round for barbecues at the weekend; we’ve has some big parties in the garden, too – you can easily host up to 120 people out there. Of course, when we first moved in the garden was just a sandpit, so it has been another labour of love to get it looking great.”
With results this good, would Liz ever be tempted to take on another villa? “I don’t know!” she laughs. “I have enjoyed the process – every project has its frustrations, of course, but on the whole it has been fun. There is a huge sense of enjoyment in the process – it ’s great when you finally find a house that you want.”

Dubai Silicon OasisYour need-to-know guide to what’s in and around the area
From humble three-bedroom properties to lavish five-bedroom abodes, Dubai Silicon Oasis certainly doesn’t scrimp on choice. Being in a Free Zone Authority, villas are available for both rent and purchase, and prices reflect the space, layout and views on offer. The area consists of two gated communities: Cedre Villas and Semmer Villas. The former boasts 1047 properties with three to five bedrooms in a range of styles, while the latter has 560 luxurious three-bedroom builds. Silicon Residences II offers one- to three-bedroom apartments too – perfect for couples and families looking for great value.
The list of amenities in the Semmer and Cedre shopping centres is lengthy: two Spinneys, a Choithram and Green Park Supermarket cater for all your groceries needs, plus you’ll find pharmacies, banks, laundrettes and coffee houses nearby. For eating-out, there’s a couple of choices if you don’t fancy venturing far: Al Arrab Restaurant (04 326 4949) and Bedouinn’s Bistro (04 382 1555) are handy choices. For lighter bites, you’ll find Costa Coffee and Subway in the community centres, and the Dubai Silicon Oasis neighbourhood website (siliconoasis.org) often lists promotions at eateries and delivery services nearby.
All areas have a full range of amenities – kids will love the swimming pools, sports courts and community centres. Shared areas benefit from extensive landscaping, so there’s always somewhere leafy for the children to hang out, and most properties are within walking distance of the retail areas. You’ll find hair and beauty salons, gyms, and a running track nearby – and, if you want to venture further afield, easy road links to the city are close by too (The Dubai Mall is a mere 15-minute drive away). Although you’ll need a car to get around, Silicon Oasis has a taxi hub, so you won’t have to wait long for a lif t.
Handily for the vast number of families that call the area home, Dubai Silicon Oasis features many nearby schools and education institutions – and the road links to Emirates Road and Al Awir Road will ensure that every morning commute is a breeze. Well-established options for all ages include: Dubai English Speaking School (British Curriculum, Reception to Year 6, dessdubai.com); Repton School Dubai (British Curriculum, Nursery to Year 13, reptondubai.org); and GEMS Wellington Academy – Silicon Oasis (British Curriculum, Foundation Stage to Year 10, gemswellingtonacademy- dso.com).

Dubai was one of the three best performing real estate markets in the world last year. The property prices ranged between US$520 and US$580 per square foot. On the other hand, prime real estate cost between US$5,350 and US$5,920 per square foot in Monaco during the same period. Among 20 of the world’s costliest property markets, Dubai was positioned on 19th rank, only ahead of Cape Town.
An investment of $1million can expect to buy a luxury Dubai villa covering around 168 sq.m. But $1 million in Monaco can buy just 16 sq.m. In fact, while you can get 23 sq.m for your million dollars in London, 44 sq.m in Sydney or 73 sq.m in Los Angeles, very few markets can match Dubai for its value; only in Cape Town will you get more bang for your buck, with 172 sq.m for US$1 million.
The price of luxury real estate increased at a healthy rate of 20% in Dubai and Bali. Meanwhile, market prices in Jakarta catapulted by 38%, highest among the 80 global destinations. Property prices in Monaco rose by 2%, while Hong Kong and London were tied at an increase of 8.7%. However, prices fell in Geneva (6%), Paris (4%), Moscow (2.3%) and New York (1.4%).
Lease rates for three-bed villa rents remained stable between AED250,000 and AED310,000 pa. The cost of leasing a three-bed villa in Arabian Ranches saw a 22% jump with an average lease of AED190,000. The prices of these villas rose by 20% averaging AED2.8 million. Islands are currently available for AED280,000 to AED330,000 p/a, while three-bed units are being leased for AED240,000 to AED300,000 p/a both registering a jump of 6.4%. Average prices range about AED4.5 million.
One-bed villas in Jumeirah Village Triangle are leased at between AED70,000 and AED90,000 p/a. The average price has risen to AED1.3 million. 5,400 villas are expected to be delivered in 2013, taking the total stock to 60,400.
Dubai’s real estate market will get another major shot in the arm when the $1-billion Investment Corporation of Dubai (ICD)-Brookfield Dubai Real Estate Fund gets underway. The fund, once formed, will pursue opportunities in the Dubai real estate sector with a particular focus on development opportunities.

BLACK COD DEN MISOServes 2
• 500g cod • 1 bambou leaf• 1 lemon• 2 hajikamie ginger For the saikyo miso:• 100ml mirin• 150g sugar• 300g white miso paste
1. About 2 days ahead make the saikyo miso: in heavy-based non-reactive saucepan, bring the mirin to the boil, and continue to boil for 2-3 minutes.
2. Using a wooden spoon, stir in the sugar until it has dissolved, then slowly mix in the miso paste, a lit tle at a time. Cook over a medium heat, stirring constantly so as not to let the mixture burn, for 10-15 minutes
3. Strain the mixture through a sieve to remove any lumps, allow to cool, and chill.
4. Place the fish in a non-reactive container, pour a good splash of the saikyo miso over each fillet, and leave to marinate for one day in the fridge.
5. When cooking the fish, preheat the hot grill or oven to 200°c. Place the fillets on the grill pan or on a non-stick baking sheet and cook under the grill or in the oven for 10-12 minutes, turning once if grilling, until it is cooked through and golden brown on the outside.
6. Place on a serving dish and dress the plate with a bamboo leaf, lemon and hajikamie and the saikyo miso.

• 2 pieces langoustine, grilled• Salt and pepper, to taste For the shiso salsa:• 15 shiso leaves • 100g grape seed oil • 150g chopped red onion • 7g tabasco sauce• 25g chopped red chili • 100g lime juice • 190g shiso vinegar
1. Mix all the salsa ingredients together, arrange in glasses with the langoustines, and add a sprinkling of fried shiso leaves just before serving.

• 200g fresh tuna• 50g matsuhisa dressing • 60g assorted salad micro greens and young bean sprouts • 4 red shiso leaves For the mathsuhisa dressing:• 70g finely chopped onions• 15cl soya sauce• 10cl rice vinegar• 20cl water• 10g sugar• 5g freshly ground black peppercorns• 3g mustard powder• 50cl grape seed oil• 20cl sesame seed oil
1. For the dressing, combine all of the ingredients except the oils. When the salt is fully dissolved, add the oils.
2. Preheat the grill. Sprinkle a lit tle sea salt and black pepper on the tuna. Briefly sear the tuna until its surface turns white. Plunge the filet into iced water to stop cooking any further, then shake off the excess water.
3. Pour the matsuhisa dressing onto the plate. Arrange the salad vegetables, with the red shiso leaves in the centre of the dish. Cut the tuna into slices 1/8 inch thick. Roll each slice of tuna into a cylinder and place them in a petal-like pattern around the vegetables in the centre.
