Mr. Chairman and Members of the Greenland Planning Board,
At the last public hearing concerning this project the board nearly unanimously voted that the
project presented at that time was too dense, the layout was not in line with the Age Restricted
Housing (ARH) Ordinance and therefore was not supported as presented.
Since that time we have worked with the applicant on various layouts using the ARH ordinance,
however the applicant has chosen to simplify the application by utilizing a conventional
subdivision.
The revised design offers the following benefits and design considerations:
• The density has been reduced considerably and complies with the underlying zoning.
• 8 new wells will be drilled with a projected withdrawal of 600 gallons per day per well.
(This is based on NHDES subsurface guidelines.) The removal of the community well
simplifies the design while the reduction in units drops the withdrawal requirements.
• With fewer units there are far fewer septic systems. Placement of all the systems would
be well in excess of the required 75’ setback to the Winnicut River.
• The proposed roadway crosses the wetland in one location and does so at a very narrow
point.
• The roadway is central to the property to provide more regularly shaped lots.
• The roadway is offset from Meaghan’s Way by 230 linear feet, where a 200’ offset is
required by NHDOT.
• The offsetting, as suggested at the first design review hearing, offers unobstructed sight
distance on a flatter section of the roadway, outside the “s” curve.

• Offsetting the road moves the construction much further from the immediate abutting
land owner.
Other concepts were developed using a conventional layout, with the proposed driveway lined up
across from Meaghan’s Way. This design yielded one additional unit, however it required the
road to be in close proximity to the abutting land owner, and had other minor imperfections. It
was determined that this was a superior design.
