Bentley 360 What is Bentley 360?

Bentley 360 is one of the most significant medium to high density urban infill developments in WA that is being developed by the Department of Communities. The Bentley 360 site is located eight kilometres south-east of the Perth CBD, in the suburb of Bentley which falls within the City of Canning Local Government Area.

When will the Department of Communities begin development of the project?

As part of the Bentley 360 Project, Brownlie Towers has now been demolished. The Department of Communities is currently developing the Northern Parklands, a temporary space that will allow the community to access part of the site for recreational and social activities until the area is developed in the final stage of the Bentley 360 project.

What will development look like?

Bentley 360 will deliver a contemporary residential development of at least 1500 medium to high density new homes as well as innovative parklands, recreation spaces and retail and community spaces. The development is focused on delivering sustainable outcomes, with an emphasis on green buildings and public spaces. Recreational pathways, multi-purpose sports courts and fitness trails will be included in the project to enhance opportunities for community members to enjoy the revitalised area.

Will there be social housing?

Yes. The development will include a mix of social and affordable housing to help build a diverse and vibrant community. It is expected that the proportion of social housing in the development will be deconcentrated from the ratio that was present in the Brownlie Towers era, with one in nine dwellings allocated to social housing, in line with the majority of newer Department of Communities developments.

Will the community have a say in the project?

Northern ParklandsWhat is the Northern Parklands?

The Northern Parklands is a temporary landscaped space in the Bentley 360 Project which is being constructed prior to permanent development commencing on that part of the site. This is the first temporary parkland space of this size and scale to be developed in Western Australia and will enable the community to still be able to enjoy the area while development takes place.

Where is the Northern Parklands?

The Northern Parklands area is located on Taree Street in Bentley but can be accessed by bike or walking from Dumond and Pollock Streets and the Southern Parklands

How long will the space be there?

At this stage, the Northern Parklands is expected to be available for the community for up to 10 years. Following this time, permanent parklands will be developed for the local and wider community to enjoy.

What will be included in the space?

A range of play and sports activities and equipment will be provided in three different landscape precincts- ‘Stroll or Sweat’, ‘Games of Street’ and ‘High Five Hill’. The overall space will include an adventure destination playground (including nature play), a learn to ride track, dedicated bike path, an outdoor classroom, running track and course, skate facilities and parkour equipment. The space will also include free Wifi for the community to access 24/7. The space is designed to cater for all ages and abilities, helping all patrons to feel welcome.

What kind of planning has been undertaken by Communities so far?

The Department of Communities has held a number of community consultation workshops, including special sessions with local primary schools, enabling the children who will be using this space to provide ideas about what could be included. We also provide regular updates and opportunities for feedback in the quarterly Bentley Buzz newsletter and on social media.

How were the Parklands approved?

The Department of Communities submitted plans to the City of Canning for assessment under a Development Application. The application was publicly advertised and independently reviewed by external experts on behalf of the City. The plans were approved for construction in March 2019.

What was the cost of the space?

The landscape space was delivered significantly under the original budget set aside for the space and project estimates due to the innovative and sustainable re-use of existing material on-site.

What security will there be on site?

Dedicated security guards will be located on and around the parklands and there will be significant CCTV coverage year-round.

Who will be responsible for maintenance of the space?

The Department of Communities will maintain the temporary parklands. Any maintenance issues should be reported to the Bentley 360 team at: [email protected]

Will there be parking?

Yes, parking will be located on Taree Street in a dedicated carpark which will include an ACROD bay.

Will there be lighting?

Yes, existing light poles will be upgraded and a mix of new lighting (light poles and fairy lit trees) will be installed to make the space feel brighter, more inviting and safe for community members.

When will the parklands be completed?

The Northern Parklands space is being built now and is estimated to be completed by Spring 2019.

Southern ParklandsWhat is the Southern Parklands?

In 2018, the Department of Communities acquired various facilities located between Manning and Dumond Roads that were previously owned by the State Government and managed by the City of Canning. The Bentley Library, Bentley Community Centre and Pendana Day Centre will still be run by the City of Canning.

How long will the space be there?

The space will remain until permanent development commences in that area. Investigations are currently being undertaken by the City of Canning for the potential development of new facilities in the future development.

What is happening with the existing community facilities?

The City of Canning currently lease back the Library, Pendana Day Centre and Community Centre. Maintenance of these facilities is the responsibility of the City of Canning, however the Department of Communities still looks after the recreation spaces around these facilities. It is proposed that these facilities remain within the project area for the short-medium term to maintain a sense of continuity for the community and continue providing much needed community programs and services.

Brownlie TowersWhat is happening with the Brownlie Towers site now that the towers have been demolished?

The Brownlie Towers site is an extension of the Northern Parklands and provides a link between the Northern and Southern aspects of the development. Plans are currently being considered for the potential redeveloped of the space as an extension of the Northern Parklands.

When will this take place?

Brownlie Towers has now been demolished in preparation of redevelopment of the site. Final clean-ups of the site are currently being undertaken.

How will the space be designed?

Two plans, with a mix of design elements, have been proposed and the Bentley Community Liaison Committee (BCLC) has recently consulted the community for their views. Timing for the development of this temporary landscape space is still be investigated.
