General Requirements

BASE BUILD SPECIFICATIONS

RefDecriptionSpecification

GENERAL REQUIREMENTS1Design BriefThe high level requirement of the Lessee is for a world-class office space at par with the very best of such facilities across the country and will reflect positively on the Lessees image in the Indian context.

The building/campus should be a certified Green building (preferably platinum, at least Gold). In case any of the specifications indicated in this document conflict with the intent of achieving the above mentioned Green rating (Platinum or Gold), the Lessor has to put forth an alternative proposal to the Lessee for approval.

Overall, the building shall be designed and constructed to comply with the appropriate national and local Standards and Codes of Practice like NBCI (National Building Code of India), and to be specific (Bureau of Indian Standards) BIS and other codes wherever mentioned including and not limited to building byelaws, developmental control regulations and other relevant directives applicable by state or central authorities from time to time

The building shall be designed and constructed to include disabled wheelchair access and egress to the building and to all internal office and ancillary areas throughout the whole building.

2Design occupancy for all building services.The design basis for the services will be at a density of 75 sft per person Leasable area.3Car Parking 1 no per 600 sft. (Covered + Surface), single slots without any valet parking. Open car parks should not be more than 100 meters from the office space. The Two wheeler parking requirement would be over and above this ratio. 4Building waste Proper storage and disposal system to be provided. Disposal might be required several times a day. UG tank can be in the basement. STP & other waste disposal will be in open outside the building line at adequate distances ensuring free movement of fire truck around the building . Separate yard for hazardous and E-waste to be identified. The garbage disposal area is to be equipped with water supply and wastewater drainage facility. Garbage disposal area should be segregated for wet and dry waste separately.

5 ATM/Media Safe room/Inergen room/Server RoomProvide secure space for ATM at Ground level lobby (800 Kg/Sqm loading approximately to be considered). Provide additional load bearing capacity of slab for Media Safe room,Inergen & Server rooms loading of 800 kg/sq.m to be considered for this. This is generally on one or 2 floors. All locations to be agreed with the Lessee.6UPS roomProvide secure space for UPS room on all levels (1350 kg/sqm loading approximately to be considered). Location and size to be agreed with the Lessee. At least one grid to be identified for the same. 7Statutory Approvals All related statutory approvals as per local Byelaws needs to be adhered prior to commencement of construction and post completion. Government notarized copy of all approval applications and the certifications received are to be handed over to Accenture. 8As-built drawings 2 sets of hard copies and one reproducible soft copy to be handed over to the Lessee at the time Handover of the building for Occupation.9Construction/Working Drawings A set of all drawings (Architectural and M & E related) shall be submitted in ACAD format to the Lessee. 10. O&M Manuals Lessor to handover all O&M Manuals and Handing over documentation of all installed equipment and systems to the Lessee at the time of Handover of the building for Occupation. The Handing Over documentation will include Catalogues, Operating manuals, As built drawings, Technical manuals, Testing and commissioning reports, Escalation chart with contact person and contact details.11ReceptionThe building shall have a reception area, which shall have a minimum of 2 floors height. The Reception area shall be located at the Main Entrance of the building and shall have finishes commensurate with the Reception of a world-class Office facility. The Builder shall restrict his services to providing space and Flooring, Plaster, Cladding, False Ceiling and all other services to the Reception area including electrical, HVAC, Fire detection and suppression systems, in consultation with Accenture. Furniture for the reception area shall be under the scope of Accenture.12Other ancillary areasA Bonded Store, Transport vendors Room, Driver Rest Room with toilets, Employee Change room with Toilets, Visitor Toilets, Employee Lounge area shall be provided at the basement. All these structures will be permanent and shall be a part of FAR/FSI. All locations shall be agreed with the Lessee.13Security KiosksThe Builder shall provide a Security Kiosk for the building. The Security Kiosk shall be strategically located at the Entry/Exit to the building. The Security Kiosk shall have conduiting from the Main Building, provided for services such as CCTV, Data/Voice, UPS Power, etc. 14InterconnectivityAll bldgs (in case of multiple bldgs) in the campus to be linked with underground trenches/hume pipes to facilitate laying of backbone cabling.15DowntimePost commissioning of the electrical systems, there can be no shut downs/downtimes on the critical electrical system from the Lessors side, apart from those mandated by the Lessee.Bypass provisions to be included in electrical systems to ensure that floor level isolation is possible.

16Plumbing, Drainage points & shaftsThe Lessor will have to provide multiple Plumbing and Drainage points at various locations in the bldg/campus apart from the Toilet banks. These locations will have to be agreed with the Lessee. Dedicated shafts for Plumbing to be provided, the same need to be accessible directly from the floor plate17Kitchens & CafThe Lessor will have to get all relevant permits and approvals associated with Kitchens. Plumbing and drainage systems should be designed to suit caf on ground floor. Suitable size of Kitchen Exhaust shaft to be planned .Service lift to be located such that it opens into the leased premises directly. Appropriately sized Grease trap to be provided at suitable location so as to have sufficient gradient. 18Rest Room / PWD Designi.Room size - Minimum size shall be 1500 x 1750, preferred size is 1800 x 2350 mm. - Provided is 1650 x 1900ii.Door should be sliding or opening outwards. Minimum clear opening of the door shall be 900 mmiii.Vertical/horizontal handrails and grab bars to be provided with 50 mm clearance from wall.iv.The WC seat shall be 500 mm from the floorv.Toilet floor shall have a non-slip surface without any Level differenceviGuiding block near the entry should have a textural difference (e.g. Undressed/Flamed Granite)vii.Light-weight door shutter should be provided.

19TOILETSToilets shall be designed and constructed as per Accenture standard density ratios(75 sq.ft per person) or NBC whichever is higher and as per Lessees brief, specifications & finishing schedule. There should be separate toilet blocks for ladies & Gents and the Ratio of toilets, ladies to gents to be considered is 60:40. For floor plates larger than 30,000 sqft, two banks of rest rooms to be created. This should be located diagonally opposite on the floor.

All toilet blocks shall have an agreed number of Disabled toilets (wheelchair accessible).

All activities in Toilets, including False ceiling, light fittings, Inline Exhaust fans, etc. shall be under Lessors scope and a minimum quality of works shall be maintained, as approved by the Lessee.

Typically Lessee will desire the following minimum standards in all toilets: Auto flush for urinals, There would be float glass mirror in front of the basin with mirror lighting on the top or sides as per architectural design Wall hung European type water closets, Granite partitions for urinals. Height/size of urinal partition to be reviewed by Accenture. The wash basins shall be counter sunk type with Granite counter top, and sides, Soap dispensers 1 no per each washbasin Automatic hand driers one per toilet Tissue paper holder near the wash basin Toilet paper holders for each WC Health Faucet for each WC Toilet entrance door shall be fixed with door closers. Solar water heating provision for all wash rooms with hot and cold water tap-off provision. Urinal sensors to be on AC charger with AC power point located above the ceiling. Height of modular partition for WCs to be reviewed by Accenture. Rest rooms to have sufficient isolation valves in piping to ensure at least partial availability for use in case of leakage.

ASTRUCTURAL FRAMING SYSTEM1STRUCTURAL SYSTEMFramed Structure with RCC columns and RCC Flat Slabs with desired structural spans of not less than 10 m c/c with floor-to-floor height of minimum 4.2 m. The spans in the location of large rooms like Auditorium etc will need to be adequately designed to ensure column free spaces.The roof structure shall be designed to support the weight of a communication satellite. Size and dimensions will be advised by Accenture. Access to the roof to be provided to allow for cabling and maintenance. Allowance in structural design shall also be provided for erecting structural steel roof system for using the terrace as cafeteria in case required by Accenture. Ceiling heights and column drops need to be uniform across the floorsStructural Stability Certificate to be shared. The certificate to include Seismic stability and following codes IS 875 part1, 2&3; IS 1893; IS 456, IS 800 and should be from Structural Engineer to Town Planning 2CONCRETE MIX DESIGNConcrete mix design shall be in accordance with IS: 10262 & SP 23 with specified characteristic strength not less than the appropriate values given in IS 456. The design mix of grades to vary from M20 to M40 for various structural elements.3FORMWORKRigid Formwork to prevent loss of grout and mortar (i.e. water tight system) from the concrete and capable of providing a correct shape to the concrete and to give a good desired surface finish. 4REINFORCEMENTThe steel reinforcement shall be plain round mild steel bars to conform IS 432 (Part I) and for hot rolled mild steel deformed bars to conform to IS 1139 and for Cold twisted steel bars to IS 1786. 5CONCRETE PLACING AND COMPACTINGMethod of placing to be as specified in IS 456 and shall be such as to preclude segregation. As far as practicable, the placing shall be continuous until completion of the part of work between pre-determined construction joints as specified in IS 456. Concrete, during the operation of placing shall be thoroughly worked around the reinforcements, embedded inserts, sleeves, spaded against corners of formwork by rodding, or by any other approved means and thoroughly compacted complying to IS 3558 by mechanical vibrators to produce the desired concrete finish. Honey Combed surfaces are not acceptable - however if found in some cases these areas shall be grouted with rich mix mortar as directed6CURINGCuring shall be done as specified in IS 516. All the concrete shall be cured by keeping it continuously damp for the period of time required for complete hydration and hardening to take place. Fresh concrete surface to be kept moist for a minimum period of 7 days. 7TESTINGSampling and testing shall be in accordance to IS 1199, IS 516 & IS 456. Every batch of reinforcement bars received at the site are to be tested to conform to specified in the IS requirement8DESIGN LOADSDefault Design Load for slabs should be 4 KN/sq.m for live loads + 1 KN/sq.m for Partitions + 0.5 KN/sq.m for Ducting and false ceiling. However, specified areas like ATM enclosure, Media Safe room, Inergen cylinder room and UPS room would need additional load bearing capacity of the slab in locations identified by the Lessee. These loads have been captured in A-General Requirements.

Further to above, the structural design to also ensure coverage of:NBCI IS 875 Part 1, Part 2 & Part 3 (Materials, Live Load, Wind Load)IS 1893 2002 (Seismic Loads)IS 800 2000 (Steel Design)Local relevant regulations, developmental control rules & Bye laws

BCIVIL FINISHES1FinishesThe Developer shall provide for finishes equivalent to the best industry standards for IT/ITES Training facilities. External cladding, natural stone flooring and dado shall be resistant to staining and not contain porous surfaces. Best quality of sealants/ mastics is to be utilized to achieve good water tightness with no streaking or staining.

2Materials / Finishes are as specified belowMasonryMasonry for the external walls shall be of 200mm/150 mm/100 mm thk Concrete Solid block and for internal partition walls for services/ utilities shall be with brick/ concrete masonry. These are to confirm to IS 2185 & IS 2572. The mortar shall be prepared in accordance to IS 2250. Internal PlasterPlaster to the internal surface of walls shall be Non Lime Sand faced of average 12 mm thick or as per Tolerance of various mix ratios as per code. All the construction joints, junction between the block masonry and concrete works to be provided with galvanized chicken mesh / expanded metal lath 24 gauge of 12 mm wide projecting 50 mm on either side of the junctions. External PlasterExternal plaster shall be of 20 mm thick or as per tolerance applied in 2 coats with water proofing compounds. The plaster should be made even and be continuous without break to the full length of wall or natural breaking points such as doors windows and the like. WaterproofingAll wet areas like toilets, sunken portions, terraces and exposed roof surfaces are to be water proofed with either water proofing membrane type executed in accordance with approved manufacturers requirement, guidance, supervision and certification or the insulated water proofing using conventional Brick bat-coba. Lessor to provide minimum 10-year performance warranty.

In case, Lessee wants to take up any development on the terrace or any other area, which the Lessor has waterproofed, the Lessor shall spell out guidelines that shall be followed, so that the waterproofing shall not be disturbed. It is understood between both the parties that it will remain the Lessors responsibility to ensure leak proof terrace. Lessor shall provide column stubs above water proofing level as required by the Lessee.

CFLOORING

FLOOR PLATE AREAS: SCREEDINGThe Lessor will lay a screed of approximately 75 mm thickness on the structural floor to incorporate floor raceways to be carried out by the Lessee as part of its interior layouts. The maximum undulation allowable in the screed levels across the floor plate shall be +/- 3 mm.

STAIRCASE FLOORINGStaircase flooring to be granite/kota stone with anti-skid grooves.VITRIFIED TILE FLOORING IN TOILETSThe floor tiles of various sizes, colour, textures, type and pattern to be laid over a 20 mm thick cement mortar bed of 1: 4 with approved thickness, shade and shape of PVC tile spacers and corner beads. The corners and joints shall be finished true with approved, matching jointing compound. Skirting shall be of the same colour of the Vitrified tile provided for the flooring. The colour of the vitrified tiles shall be approved by Lessees interior Architect and Lessee.GRANITE FLOORING AND CLADDING IN CORRIDORS AND MAIN LOBBYThe Granite tiles shall be free from defects, should be hard, sound, durable and of uniform thickness. Polished granite stone shall have the exposed surface machine polished and edges of the stone shall be machine cut on all sides to full depth to achieve a paper joint. The minimum thickness of the stone should be 20 mm thick of varying sizes and patterns over 20 mm thick cement mortar bed of 1:4. Skirting shall be of the same colour of the granite provided for the flooring. VITRIFIED/GRANITE TILE DADO IN TOILETSFor skirting and Dado vertical surfaces shall be thoroughly cleaned and wetted and a 12 mm thick coat of cement mortar of 1: 2 with approved thickness, shade and shape of PVC tile spacers and corner beads. The corners and joints shall be finished true with approved, matching jointing compoundIPS FLOORING IN SERVICE AREA, COVERED PARKING AND OFFICE SPACEIPS flooring shall be carried out in accordance with IS 2571. This shall consist of cement concrete 1: 2: 4 with 12mm aggregate laid in panels to give a total thickness of 65 mm.The maximum undulation allowable in the IPS levels across the floor plate shall be +/- 5 mm.

D.JOINERY & OTHERSFlush Door & ShuttersFrames including the rebate, rounding and moulding shall be in 1st class timber of best quality, well seasoned and free from gap, knots, wraps, cracks, and other defects. The shutter shall confirm to IS 2202. Toilet doors to be finished on both sides in 1.5mm thick laminateFire DoorsFire doors shall be of proprietary make and shall confirm to applicable local fire regulation code or National Building Code. Developer shall also submit all relevant test certificates, which complies with, approved by the local Fire Dept. for the fire ratings as per the fire regulation code. All fire doors should have vision panel.Door fire rating to be certified and seal affixed on door.Doors to have door closures / floor springs with astragal plates

All Fire Exits, Electrical rooms, DG rooms, Fire Pump rooms, AHU rooms, UPS rooms and all shafts to have minimum 2hrs fire rated metal doors.

Service DoorsPressed metal framed doors shall be of 1.6 mm galvanized sheet confirming to IS 277 of 2 hours fire rated for service areas / ducts / shafts. Third party certification required for fire rating. IRONMONGERYAll Locksets, Door closers, panic bolts, lever handles shall be of brush finished stainless steel type as specified in list of approved make of materials -DORSET or approved equivalent

PaintingAll painting works to conform to IS 2395, Code of Practice for painting concrete, masonry and plaster surfaces.

Internal Paint shall be with plastic emulsion finished in three coats/ OBD / Texture Paint as defined in the Schedule of Finishes only in common areas.

External Paint shall be with elastomeric paint or Texture paint or Waterproof Cement paint finished in two coats and top sealer coat.

EXTERNAL FAADE The Lessor is required to restrict use of glass on the external faade so as to optimise heat load and energy consumption. External Development

EXTERNAL DEVELOPMENT WORKSThe site perimeter shall be secured by the provision of a boundary wall of adequate height. (not less than 8 ft and having abutments to prevent ingress by scaling wall)

A good quality combination of hard / soft and feature landscaping is required with appropriate ground gradient and drainage.

The external landscaping will be laid out in such a way as to ensure access to all facades of the building by emergency service vehicles. External approach to and from the building will be safe and unobstructed for pedestrians and maintenance and emergency vehicles.

The landscape proposal shall be of low maintenance plantations suitable for local climate. Landscaping shall be of low aspect to facilitate security monitoring. Appropriate eco friendly initiatives shall be employed in the planning, execution, and maintenance of the landscape scheme. i.e. rain water harvesting, recycling of wastewater for irrigation, etc.

The internal roads shall be finished in concrete with stone/ pre-cast RCC kerbs, with RCC covered drains. The parking area and pathways shall be finished in heavy-duty concrete paver blocks. The entrance motor court shall be finished in granite cobblestones Street furniture and lighting posts/ bollards shall be provided keeping in mind proper aesthetics and to ensure sufficient illumination.

Goods Entrance - Provision is to be made for controlled deliveries to / from the building either at Ground or Basement Level. Specification to match functionality of the building.

ELECTRICAL & RELATED SERVICESStandards:The entire installation shall be designed to comply with the Indian Electricity rules, local statutory requirements and BIS.Design CriteriaThe existing Electrical infrastructure to be tapped to draw 3 Phase, 3 wire supply of requisite capacity. The power supply distribution shall be through UG cables. The total power requirement shall be arrived on the basis of 0.7 kVa per 100sft. of total rentable area. Full capacity oil type transformers (One or multiple nos) having 25% (Extra) reserve capacity over the estimated power requirement shall be installed at the substation within the premises. Voltage drop in the electrical system shall be limited to 5% at the farthest point.Voltage correction equipment shall be installed if the voltage variation exceeds +/- 6%.Captive power back up (as per specifications indicated in this document) shall be provided. Electrical control panel, cabling and earthing, exhaust and fuel piping, and acoustic treatment shall be included in this scope of workAutomatic switching of circuits shall be ensured to avoid manual operation in the event of grid/captive power failure and on resumption of power supplyMain Power Distribution SchemeGrid Power100 % Grid Power as primary source should be provided by the Lessor (The power requirement of 0.7 KVA per 100 sqft as agreed by Lessee).11kV or any other standard high voltage UG cable with associated switchgear shall be installed between the point of power supply identified by the local supply authorities and the clients premises. The incoming supply shall be transformed to 415V using 1no. full capacity oil type transformer with off circuit taps of +2.5%, + 5%, + 7.5%. Oil filled transformer with OLTC/RTCC shall be installed If requiredThe 415V supply shall be connected to the cubicle compartmentalized type LT switchboard by 415V, 3ph., 4W, Aluminium bus duct in IP55 enclosure (supplied by Lessor).Power shall be distributed from the Main LT switchboard through two rising mains of requisite capacity (the 2 rising mains should be of the same rating n+1) to individual floors. A tap off provision for each rising main shall be made at each floor. A panel at each floor will be provided by the LessorThe Lessor would be required to provide dedicated feeders for the Lessees Raw Power, UPS and PAC systems. The numbers and ratings of these feeders need to be agreed with the Lessee. Energy meters should be provided at floor level to monitor energy consumption.

Apart from the above, the following cubicle compartmentalized sub distribution boards shall be designed, supplied & installed by Lessor Street and Area Lighting panel Fire pump MCC Integration with BMS Hydro pneumatic system, Gravity flow system, Water Treatment Plant, Sewage Treatment Plant (if provided). Common area lighting

Captive PowerRedundancy over and above the peak demand should be made available as back-up @ 133% through Captive Power (DGs) by the Lessor, to cater to the unlikely event of failure of one of the Generators, when Grid Power is not available. One Generator (of capacity equal to the largest capacity generator designed) should be available as a standby in the event of generator failure. The system to integrate fully with the Building envelope for natural, normal behaviour as a whole in disposing off the heat gains or off-setting the heat losses to maintain the desired environment inside the space.

Note HVAC and All Related Services to be designed keeping in mind the design ratio 1:75.

bHigh Side EquipmentThis shall comprise of Centralized Water-cooled chiller packages complete with Screw or reciprocating compressors. Refrigeration used in the equipment shall be with R-134 A/R-407 C. Chiller Plant Manager capable of managing Chillers + Primary Pumpsets + Secondary Pumpsets to be part of Developers scope. VRF type chillers will also be an option. Primary and Secondary chilled water re-circulating pump sets. Secondary Chilled Water Pumpset should be of Variable Speed type, including standby Pumpset. Should have Variable Frequency Drives. Logic Control panel provided along with the secondary pumpset shall be with intelligent controller capable for hooking up the system to BMS via Software Integration. (Tech 5500 Controller). Cooling towers for the water cooled systems to be placed in a well ventilated location( either terrace or ground level) with necessary top up line from a treated water line ( preferably an STP).DP Sensor with control wiring in GI Conduit from all the chilled water shafts should be providedSuction Guides should be used for installation. a. Multiple numbers of Primary Chilled Water re-circulating Pump sets (minimum 3 Nos of 50.00% capacity each) with 1 no.(of 50.00% capacity) as standby.b. Multiple numbers of Secondary Chilled Water re-circulating Pump sets (1W + 1S pump per sets) of required capacity with Variable Frequency Drive controls. c. Multiple numbers of cooling tower Water re-circulating Pump sets (1W + 1S pump per sets) of required capacity to be used. d. Top up water tank to be provided for the cooling tower system as found adequate with float valve . The output should be gravity flow. Not to connect hydro pneumatic directly to the float valve.e. The Chilled Water shall be distributed to the various Air Handling Units located at different floor levels through closed circuit Chilled Water Piping arrangement. The Chilled Water supply and return header connection with necessary controls shall be designed and installed for all the Air Handling Units. f. The Chilled water piping, Valves and Fittings shall be insulated and finished as per standards.g. The primary chilled water re-circulating pump sets shall ensure the required (constant) flow of water through the cooler of the chiller packages irrespective of the variation in the Building load. The Chilled water Refrigeration plant and the circulating pump sets shall be installed in an open space on the terrace of the building or on the terrace of the services block

f Air Handling Units:The air-handling units shall be of Double skin construction, Horizontal and draw through type. These units shall be provided with variable frequency drive and control arrangement as to modulate the speed of the blower assembly there by varying the air quantity delivered in response to varying demand of load thereby saving the electrical power / energy. A BTU meter should be installed at each floor. Pressure gauges and temperature sensor should be provided for chilled water lines of each AHU.Lessor to make sure that the AHU rooms are constructed in accordance to Lessees internal fit-out layout. The Lessor needs to make provision for independent Water lines and Drainage points in all AHU rooms. There must be a separate place with bund wall inside all AHU rooms for filter cleaning. No inverted/drop beams should be on 3 faces of the AHU rooms.Noise level achieved at 1.5 mtrs should be lower of 55 dB or as per local PCB norms or ASHRAE standard.
