Absentee homeowners and the maintenance of those properties. Concerns were expressed that maybe the Board and our Community Manager were not holding those homes to the same standards as all the other homeowners. 2. The probability and the wisdom of continuing on with our "self-managed" business plan. 3. Concerns over the proposed storage addition planned for the pool park pavilion. We had lengthy and detailed discussions on all three topics. In brief, the Board assured those in attendance that we have and can only have one set of standards for "all" Homeowners, including those that may be absentee owners. Owning and operating rental properties in our Bay Forest Subdivision is not against any of our deed restrictions or CCR's. All homes and homeowners are and will continue to be held to the same high standards of maintenance. We encourage all of you to help us monitor those standards by sending our Manager a simple email with anything you may notice that is not up to our standards and we will insure the situation is investigated. We provided CCR violation statistics for the past 5 years. For years 2010 thru 2012 when we contracted with a Management Company, we averaged 478 written violations per year and it took an average of 50 days for them to resolve those issues. For the past two years under our "self-managed" plan, we have averaged 512 written violations and it took an average of only 17.5 days to resolve those issues. We believe this speaks well for the excellent job Jared Simmons has done on our behalf. We do have a written and documented procedure that we must follow when dealing with deed violations. May 2015 Board Meeting:A regular meeting of the Bay Forest Community Association (BFCA) Board of Directors was convened on May 18, at the Clear Lake Presbyterian Church. Board members in attendance were Barbara McCollum Tom Camp, Stephanie Meyers, John Haas and Dan Pias. We also had Community members Paul & Rosanna Pieri, Joe & Sue Kazda, Dat Dao and Vi Truong were present for the Homeowners Forum and Marita Moran sent in her concerns by email.

Homeowner Concerns:1. Absentee homeowners and the maintenance of those properties. Concerns were

expressed that maybe the Board and our Community Manager were not holding those homes to the same standards as all the other homeowners.

THINK SOLD, THINK EDRINA and the LADYBUG REALTORS!

Edrina Helped me sell my house immediately. She provided me with a reference of a couple that was about

to retire and she thought they would be a good fit for my house. Well, not only

were they a good fit , they liked the house and immediately offered me more than the asking. She has the skill to know the neighborhood and know how to price the house. Then throughout the process she handled the client's questions and made

the process painless on me. Because she is so knowledgeable we sold the house in one day for more than I would ever have done on my own. Edrina is a super saleswoman and one

you won't regret working with.

Bay Forest News ~ June/July 2015 3

Neighborhood Newsto periodically evaluate our business plan and our management style. We present our progress and the dollar savings annually at our Annual meeting and open the floor for discussion as to whether we should stay the course or take a different approach, and will do so again this year and follow the will of the majority.

As many of you know, we had a bathroom constructed just inside the pavilion that was long overdue. That bathroom took up much of the space where we stored the communities’ supplies and equipment. As we continue to grow and accumulate additional tools, supplies, holiday decorations, mail boxes, our golf cart, and all the swim team supplies and equipment, we simply need additional space to house those items. We plan to add about 510 square feet onto the back of the current pavilion that will look just like the structure that is there now. That addition will have a garage door entry located on the back that will allow for ease of access and has been approved by our ARC Committee. As with all financial expenditures your Board will take all appropriate measures to insure that we are good stewards of our community funds.

Personnel Changes:Just a reminder that Jared Simmons has now moved on to his new position in California and Isaac Fouty has been hired to take his place. Hopefully some of you have seen him out and about already and when the weather cooperates, many more of you will see him as well. Please feel free to stop him and say hello.

Tennis Operations:Please note that the code to the tennis court locks has changed. The new access code is 6387. We will periodically change the gate codes for security reasons.

Pool/Swim TeamOur Lifeguards are all in place and the pool is open for business. A big congratulations to our Blue Marlins who all did exceptionally well on their first meet of the season this past Saturday. Keep up the good work.

Please Email our BFCA BoardOur BFCA Board is planning to build on a thirty-foot addition with a GARAGE DOOR to the Pavilion at the Pool Park.

Our Bay Forest Community Association Board is planning to build a 30-foot addition with a garage door to the Pool Park Pavilion.

I have asked them to table this plan until we can discuss it at our October General Meeting. That is only four months away. They said no!

PLEASE SEND AN EMAIL TO OUR BOARD.

Here are my concerns:1. Once the addition is constructed it will change the visual

landscape of the Pool Park in a negative way.2. It will be something we will live with for the rest of our Bay

Forest lives and should not be done without a discussion at the General Meeting in October.

3. Once fill dirt is brought in to level the ground for the addition and the reconstruction of the path around it, it will come very close to the drainage system in the park, which has served us well for the past 30 years.

Please email Dan Pias at [email protected] if you would like to discuss this at the October General Meeting.

Thank you,Marita [email protected]

Plan to attend the 4th of July Bike Parade and show your spirit by decorating your bike. There should be more information about that event in this issue of the Bay Forest News. The Mommies’ Club will provide support for this event in the form of ice cold drinks and snacks for after the parade for all those who attend.

Also, if you are on our e-mail distribution list, look for details on the annual Pool Party and Ice Cream Social to be held in July. Again, if you are interested in more information about any event please join our e-mail distribution list by contacting Sandra Espinosa at the following e-mail: [email protected].

By joining the e-mail distribution list, you will be among the first to hear about every opportunity to do fun things that occur during the summer. Sometimes there are impromptu swim gatherings, movie events, or trips to Kemah and/or Galveston with the kids.

You are welcome to join us for any event. Hope to see you this summer!

Bay Forest Gourmet ClubTwenty-eight of your neighbors enjoyed our big spring party on May 2nd. We started out with a Planters Punch, followed by several appetizers including a seafood salad, filled with clams, mussels, scallops, shrimp, and salmon. All of the dishes on the menu were outstanding; however, the best was saved for last – a delicious Dulce de Leche Cheesecake.

Dulce De Leche Cheesecake Ingredients1-3/4 cups crushed gingersnap cookies (about 35 cookies)1/4 cup finely chopped walnuts1 tablespoon sugar1/2 teaspoon ground cinnamon6 tablespoons butter, meltedFilling:3 packages (8 ounces each) cream cheese, softened1 cup plus 2 tablespoons sugar1/4 cup 2% milk2 tablespoons all-purpose flour1 teaspoon vanilla extract3 eggs, lightly beaten1 can (13.4 ounces) dulce de lecheToppings:1 cup (6 ounces) semisweet chocolate chips1-1/2 teaspoons chili powder1/2 cup dulce de leche3 tablespoons hot water

Directions1. Preheat oven to 350°. Place a greased 9-in. springform pan on

a double thickness of heavy-duty foil (about 18 in. square). Securely wrap foil around pan. In a large bowl, combine cookie crumbs, walnuts, sugar, cinnamon and butter. Press onto bottom and 2 in. up sides of prepared pan.

2. In a large bowl, beat cream cheese and sugar until smooth. Beat in milk, flour and vanilla. Add eggs; beat on low speed just until combined. Pour into crust.

3. Pour dulce de leche into a microwave-safe bowl; microwave at 50% power until softened. Drop dulce de leche by tablespoonfuls over batter; cut through batter with a knife to swirl.

4. Place springform pan in a large baking pan; add 1 in. of hot water to larger pan. Bake 60-70 minutes or until center is just set and top appears dull.

5. Remove springform pan from water bath. Cool on a wire rack 10 minutes. Carefully run a knife around edge of pan to loosen; cool 1 hour.

6. In a microwave-safe bowl, melt chips; stir until smooth. Stir in chili powder. Spread over cheesecake. Refrigerate overnight. Remove sides of pan.

7. In a small bowl, whisk dulce de leche and hot water until smooth; drizzle over cheesecake.

Yield: 16 servings.Editor's Note: This recipe was tested with Nestle La Lechera dulce de leche; look for it in the international foods section. If using Eagle Brand dulce de leche (caramel flavored sauce), thicken according to package directions before using.Source: Taste of Home April/May 2011Read more at www.tasteofhome.com

Bay Forest Yard of the MonthOur congratulations on Yards Well Done go to Ethan and Elizabeth Snell at 15218 Greenleaf and Jim and Lindy McCrea at 1915 Orchard Glen. These yards could not be more different, but they both made us smile. So without further ado, here are the pictures:

15218 Greenleaf

Our much deserving winners on the North side this month are Ethan and Elizabeth Snell. Their yard at 15218 Greenleaf always looks crisp and clean. This year they added new stone borders around their trees and it really helps the flower beds to stand out. Pink Salvia and Dianthus are thriving around those maples. Red and pink Begonias are blooming in profusion by the front door, while the dramatic Agapanthus and Shrimp plants are holding up the corners of the beds. Bottle brush, Ligustrum, and Boxwood shrubs anchor the rest of this charming landscape.

Bay Forest News ~ June/July 2015 10

Bay Forest Yard of the MonthJim and Lindy McCrea have also been very busy in their yard at 1915 Orchard Glen. Their dramatic rock garden full of succulents is easy to maintain and very tolerant of Houston’s weather extremes. Yucca, Agave, and cactus live quite happily with Palms, Crotons, Purple Heart and Begonia’s among others. Closer to the house, the beds contain more Palms and Purple Heart, but also Hibiscus and Ginger. Jim says he doesn’t have a plan for his landscape, he just plants what he likes. Good advice for us all. And on another note, one of the winning yards this month, and one last month were neighbor nominees!

Keep those nominations coming! We love to hear from you at [email protected]. All we need is the address. Also, We could really use a few more people on our committee. If you are interested in a low-pressure, fun volunteer job then we are the committee for you. Please send an e-mail with your contact information and I’ll reply with details. Did I mention its fun and easy?

The Mighty Marlins were able to open the season with a sound win against the Pineloch Piranhas following a successful mini-meet against the Nassau Bay Nauticats. The latter was an excellent and fun opportunity for the younger ones to practice and prepare for future meets! What a great, outstanding first couple of meets the Blue Marlin swimmers had here at the Bay Forest pool. Of the swimmers able to swim the past couple of meet, all had noteworthy races, from our first time swimmers, to our seasoned Blue Marlins, and some who even made their champ and reserve times this weekend. The swimmers’ cheering for their teammates was prominent throughout each meet. What a joy it is to see such positive team spirit and good sportsmanship! It was also exciting to see the generous parent participation, not to mention the many smiles as they watched their children swim. The success of Blue Marlins depends upon the participation of parents and families working various shifts like: timing, ribbon area, stroke and turn judging. This cooperation makes our team successful! Thank you parents and thank you coaches!!!
