AS THE PENDULUM SWINGSFinding balance in a changing world

A s we wrap up this latest issue, I’ve stopped to reflect on the changes in the industry over the past decade and a half. Flash back to 2000. We were concerned about Y2K, the dot

com era was imploding, Square footage per person was roughly 250-300 and private office accounted for 20-25 percent of the floor plan.

The 2016 workplace is all about choice and control, for both employees and employers. Flexibility, in the way people work and in office layouts and uses, is becoming the most effective way for companies to get the best people, the best work, and the most value from their real estate portfolios. Strategies to create happier, healthier, more valuable offices.

How did we get here? Through technology and innovations that have made our offices more mobile, dynamic and flexible. These changes were spurred by the new generation of worker. Currently 75 percent of the world’s employees are young people (ie., the Millennial Generation or Gen Y). The Millennial Compass Report, which surveyed 1,293 employees in the U.S., India, China, the U.K., France and Brazil shows that Millennials “are focused on achieving through personal networks and technology; having good work-life balance; and getting high levels of support from their managers. They don’t want to be tied to an organization, a timetable, or a hierarchy, and they’d rather avoid the stress they see their senior leaders shouldering.”

So what does this mean? Well, if we look at Facebook as the pioneer of change, the pendulum has swung way over to the far side of open environment. They were the originator of open space; Ikea tables, drops from the ceiling without any cable management and collaborative wide open areas. As we’ve begun to swing back into a more compromised environment, we’ve accented the open environment with more cozy options for collaborative areas, nap pods that provide a break from the very public, exposed energy of the open space and phone booths that offer a quiet space for an old fashioned sales call. The square foot per person is as low as 150 and in some cases such as Facebook no private offices at all. What does the future hold? Time will tell, but it looks like the continuance of mobility, flexibility and amenities is still the leading driver of workplace planning.

of high-value programs that advance the profession and offer members unparalleled educational and networking opportunities.”

Chapter programs cover a wide-range of formats to engage members and relevant topics that provide useful tools to help them up their game both personally and professionally. Content-rich monthly Chapter Meetings are the centerpiece of the chapter’s offering. “We often tap into the vast brain-power and global thought leadership that resides right here in our backyard,” said Bangs. “We also bring in an internationally recognized speakers such as Julien Treasure, a renowned sound expert from the U.K. who delivered a provocative presentation called “Designing With Our Ears.”

Each year, the chapter also puts on a number of special events which provide exceptional networking opportunities. The chapter’s flagship event is Corporate Real Estate Executive of the Year Awards Dinner. In its 19th year, the gala honors a corporate real estate executive and a service provider. “It is always the party of the season!” said Bangs. Other special events include an annual golf tournament and a day on the bay during Fleet Week.

Diverse in nature, the Chapter has several specialized groups for members with common interests including Women of CoreNet, Young Leaders, a Technology Special Interest Group (SIG) and the CoreNet Apprentice Program (CAP) which places undergraduates

with leading companies for summer internships. “Regardless of a member’s niche in the industry or where they are in their career, we literally offer something for everyone,” said Bangs.

A volunteer-run organization, CoreNet also offers members the chance to participate actively in the organization. Chapter leadership endeavors to leverage each person’s skill-set, interests and goals to create a rich and meaningful experience for every volunteer. “Getting involved is the best way to get the most out of your membership,” said Bangs.

Another way to get involved is to become a sponsor. The chapter offers creative ways for members to heighten the visibility of their brand at events, on the website and through frequent member communiques. “We listen to our sponsors and provide value,” said Bangs. “For example, we created a VIP event that allows sponsors to build relationships with end-users in a low key, non-structured environment”.”

CoreNet Global also offers some excellent ways for members to engage. They host three annual Summits each year in North America, Asia-Pac and EMEA. The organization also offers two

professional designations, a Masters in Corporate Real Estate (MCR) and a Senior Leader in Corporate Real Estate (SLCR).

Having been involved in CoreNet for over a decade, Bangs credits the organization with helping him take his career to the next level. In addition to gaining the knowledge and skills necessary to advance in his career, he has also built a tremendous network of contacts and made close friends. “I actually got my current job through CoreNet, he said. “After knowing him for many years through the organization, my boss called me one day to discuss the opportunity to join his team, and the rest is history!”

CURRENT TRENDS IN EMPLOYEE WORK ENVIRONMENTS

W ith four generations currently in the work environ-ment—traditionalists, baby-boomers, Gen X, and

millennials—never have designers of these environments been forced to look at so many different variables to create an effective workplace that meets the needs of every potential end-user. Each of these four generations of stakeholders has different ideas on what is important in order to accomplish its work.

How do designers create spaces that are successful for each of these variables? By rethinking the way people work in a space and how they interact with each other, we can start to develop new ways for the generations to work together.

KNOWLEDGE-BASED WORK ENVIRONMENTS Hierarchical organizational structures are becoming less and

less appropriate. Such environments are likely to be inefficient, inflexible, and costly. As the majority of work carried out in facilities moves away from hierarchical organizational structures and toward a knowledge transaction, we shift focus from tangible assets to human capital and intangible assets such as R&D, marketing, HR, and innovation management.

Work is becoming increasingly knowledge-based because the speed and volume of work required cannot reasonably be accommodated in traditional, sequentially managed work applications. This has implications for the workplace. Work environments are designed to support knowledge transfer and connect communities of people and independent workers. Technology will play an even greater role, supporting mobility and virtual working, while the individual office building becomes just one part of an organization’s overall working platform.

COMMUNICATION — IMPROVING PERFORMANCEThink of an office not as real estate but as a communication tool.

Strategy, features, and value become more important than cost and efficiency. Technology is becoming the cheapest component

of work and people the most expensive. Human beings are social, needing contacts to provide a sense of purpose and worth. Face-to-face interactions are by far the most important activity in an office. Chance encounters and unplanned interactions between knowledge workers, both inside and outside the organization, improve performance.

We’ve learned that spaces can be designed to produce specific performance outcomes — productivity in one space and increased innovation in another, or both in the same space but at different times. By referencing company strategic goals such as total sales or number of new-product launches, we can demonstrate a workspace’s effect on the bottom line and then design that space to improve it. This will lead to profound changes in how we build our future workspaces.

EDUCATIONAL WORK ENVIRONMENTS Given the choice, people will choose workspaces that support

their digital style while giving them access to new knowledge, exposing them to different kinds of expertise, and accelerating their learning. Three key elements of successful communication are exploration (interacting with people in many other social groups), engagement (interacting with people within your social group), and energy (interacting with more people overall). Spaces can be designed to favor exploration or engagement or energy to achieve certain outcomes. The challenge is balancing a facilities requirement for both communication and concentration, and devising spaces that can respond to and encourage the highly complex process of social interaction at work.

Managers might be tempted to simply build big social spaces and expect great results, but it’s not that simple. Business strategies provide business priorities, and office design concepts based on these priorities can have a dynamic impact on performance. One must have an understanding of what facilities are trying to achieve (higher productivity? more creativity?) before changing a space.

Creating spaces that can be flexible for both collaboration and focus allows for less real estate to be utilized. If certain amenities and adaptive technology are located close to areas of collaboration, it allows these spaces to shift in use. Variety in location, as well as amenities, provides users with a choice in ways to collaborate and what they need to interact with others. After all, the true value of a collaboration space is in the connections between humans. The space itself should serve as a conduit for these conversations.

CONTEMPORARY OFFICE ENVIRONMENTSOffice space is not just an amortized asset but also a strategic

tool for growth. Office utilization may peak at 42 percent on any given day. By past logic, the best way to manage cost per square foot is to remove “wasted” square feet. But experience reveals that investments in redesigning space for interactions over efficiency can increase communication and collaboration, resulting in increased business performance.

New space standards and planning principles reduce the number of enclosed offices, increase open office areas, and accommodate easy reconfiguration for evolving workplace needs. Typical floors have interior offices and meeting rooms with glass fronts, providing access to daylight for all occupants.

RECRUITING & RETAINING THE BEST OF THE BEST Staff turnover is costly. Replacing a mid-level manager costs an

estimated 50 percent of salary. Employee well-being isn’t simply about work environments with better ergonomics or more comfort. Today’s workplace can and should be a place where people actually leave healthier. This has become challenging as knowledge work has evolved.

Thanks to new technology and a global marketplace, work is more project-based, much faster paced, and often a 24/7 endeavor. High stress levels are prevalent and associated with knowledge work today. We communicate and collaborate constantly. It’s hard to unplug.

Well-being actually involves many aspects of organizational culture, from making sure people understand what their job is

and have sense of purpose, to providing the right space, tools, and resources to be successful. Research shows that successful organizations support their employees with a holistic approach to mental, physical, and emotional well-being. It lowers absenteeism and results in fewer medical claims providing substantial cost savings. It will also pay off in terms of organizational performance; well-being is now woven into the culture of organizations through multiple activities led by both management and employees.

LEED— DOING WHAT’S RIGHT FOR EMPLOYEES AND THE PLANET

LEED strategies also play an important part in employee wellness. Sustainable attributes, such as harvesting natural light, play a key role in today’s interior design space planning efforts. Additional measures that balance a company’s environmental footprint include low-flow plumbing fixtures, occupancy sensors, and high-efficiency light sources, all of which reduce a company’s power consumption. Sustainable design features include an emphasis on durable, environmentally friendly furniture and finishes.

Current strategies in office design support an organization’s mission of understanding and predicting changes in the earth’s environment. Current trends reduce office impact on the environment as well as physically embodying man’s relationship to nature. Conscientious clients and employees are known to seek out and support corporate policies promoting sustainable strategies targeting net-zero energy use. These policies help to define the corporate culture and, in turn, the corporate brand. | continued on page 14 |

CORPORATE BRANDING — MORE IMPORTANT NOW THAN EVER BEFORE

Technology has not only slashed the costs of the production of goods, but also expanded the scope for innovation, leading to an explosion in the choices open to consumers. Value increasingly lies not in the product itself but in innovation, design, marketing, responsiveness, and after-sales support. Today, due to the effects of globalization and improvements in manufacturing, it has become harder for firms to differentiate their offerings on these terms alone.

Companies now must have a corporate brand. When a large proportion of the value of a company depends on branding, it becomes necessary to take every opportunity to communicate messages about values. This is what not only attracts and retains loyal customers but loyal employees as well. Interior design can communicate this global branding through showcasing corporate identity and culture.

A company’s brand and culture can be found throughout a facility, whether through the color of the walls or the style of furniture. Through design, we can apply subtle elements that might not scream company branding but, when combined, all of these small touch-points create a cohesive environment that is all about the brand.

FUTURE WORK ENVIRONMENTS Office buildings are no longer the sole locations for knowledge

work. In fact, it has been suggested that two thirds of knowledge work now happens outside the office. Consequently, no matter

how precisely we design office space to create opportunities for communication, the design is incomplete if it doesn’t take into account digital work and collaboration that is independent of space and time.

The office of the future will most likely include highly networked, shared, multipurpose spaces that redefine boundaries between companies and improve everyone’s performance. This will require new design and management principles. It will also transform HR, IT, and facilities management from support functions to facilitators. But if companies can change their spaces to reflect how people work, performance improvement will follow.

Every generation is affected by the evolving workplace. While each generation has different needs and opinions of what matters, each generation can agree that workplace design and functionality is an important factor.

Employers are dealing with an increasingly hard task of implementing workplace innovations that meet the needs of all four generations while still maintaining an effective and profitable workplace. With employees likely being the largest investment by business owners, many are willing to incorporate changes to maintain morale and provide a workplace that helps develop an innovative and engaged group of employees. These innovations can also bridge the gap between generations by creating an environment that allows workers to share experiences and concepts to develop ideas.

Design is literally breaking down the walls to traditional office space by incorporating more glass and transparent materials into conference or meeting spaces. Letting in more light into areas meant for thought and action helps employees concentrate and stay alert.

T hrough an analysis of the Index and the incorporation of the Index into other economic forecasting models, this

Survey is designed to provide more accurate information on future office, industrial, retail and multi-family space in major California geographical markets. This eighteenth survey covers the major Southern California and Bay Area markets for office, industrial, retail and multi-family space.

California commercial real estate is booming once again and optimism about the future has not been dampened by the Fed’s interest rate policy. As California’s employment picture improves to a full-employment environment1 the lack of supply in housing, warehouses, and offices portends continued rental and occupancy rate increases. All of this is good news, but it must be tempered by the fact that commercial real estate is a highly cyclical industry. The Allen Matkins UCLA Anderson Forecast Survey was designed not only to take the pulse of the market, but also to anticipate the peak. The December 2015 survey, reported here, indicates continued optimism with only a smattering of caution with respect to the continuation of the current run.

The Allen Matkins UCLA Anderson Forecast Survey project compiles the views of commercial real estate developers with respect to markets three years hence. The three-year time horizon was chosen to approximate the average time a new commercial project requires for completion (though projects with significant environmental issues often take much longer). The Panels’ views on vacancy and rental rates are key ingredients to their own business plans for new projects, and as such, the Survey provides insights into new, not yet on the radar, building projects and it is a leading indicator of future commercial construction. For example, if a developer were optimistic about economic conditions in the industrial market of Silicon Valley in 2018, then initial work for a new project with an expected ready for occupancy date of 2018--a business plan, preliminary architecture, and a search for financial backing-- would have to begin no later than 2015. Although optimism does not always translate into new construction projects, this sentiment is a prerequisite for it.

OFFICE SPACE MARKETSOffice market developer sentiment abated slightly though

remained very positive in December for four of the six regions we survey and improved in the San Francisco and East Bay markets. Although sentiment has remained quite optimistic for the 10 surveys covering the last five years, in the most recent survey the index is slightly below 2014. There are a number of reasons for the tempering of developer sentiment, not the least of which is the general mood of investors that although the U.S. economy continues to grow, slower growth outside the U.S. and somewhat more volatile world financial markets dictate a bit of prudent caution. Nevertheless, the continued positive outlook for the economy in general and office using employment in particular | continued on page 18 |

(The Anderson Forecast projects increased growth rates through 2017), all contribute to the consensus for improved returns to office space as the economic expansion matures. As discussed in previous survey reports, the uneven growth in employment across different office using sectors has resulted in more differentiated submarkets of the six markets surveyed here.

In each of the three Southern California markets surveyed, Los Angeles, Orange and San Diego Counties, the survey panelists were very optimistic about rental rates and even though there was a softening of the sentiment with respect to vacancy rates in 2018, it remained relatively strong. None of the panelists are expecting the market to weaken be- tween now and 2018 and

most expect it to tighten. In Los Angeles and Orange County, though not San Diego, office-using employment is still growing at rates at or below the overall rate of job growth for the regions. However tech related employment is growing faster and areas that are favored by these companies are experiencing robust markets.

Over the next 12 months 42% of the Southern California Panelists stated that they expect to begin at least one new project, the same as six months ago, and down slightly from a year ago. Of the Southern California panelists 34% began a new project during the previous twelve months, up significantly from the 23% in the June survey. Solid office-using job growth,

a positive economic outlook and developers moving on new projects all confirm the survey responses forecasting a 2018 office market with better vacancy and rental rates than 2015.

The Bay Area panels are optimistic as well, but not as much as in South- ern California. The San Francisco and Silicon Valley panels, while optimistic in general, now forecast increasing vacancy rates for San Francisco and a moderation of the tightening for Silicon Valley. Nevertheless, the panels do not forecast an easing of rental pressure over the next three years. With current building and renovation, and a view that the current 5% rate of growth of office-using employment in San Francisco and 7% in Silicon Valley is not sustainable, developers are not expecting a dramatic improvement in an already very good market during the coming 3 years.

Sentiment among East Bay developers has remained highly optimistic and in the same range for the past 2 ½ years. If one were to look only at the rate of growth in office-using employment in the East Bay, 1.1% in 2015, this would be surprising, however the hot markets of San Francisco and Silicon Valley make East Bay properties attractive going forward.

Bay Area office space demand growth is reflected in the panelists’ actions as well. In December 46% of the panel reported plans to embark on at least one new development over the next 12 months up from 33% in the previous survey.

MULTI-FAMILY MARKET: MULTI-FAMILY RESIDENTIAL MARKETS

Multi-Family developer optimism has remained strong and consistent over the two years the survey has been conducted. The demand for multi-family housing tends to follow job growth in the more densely populated regions of California. Hence, one would expect the Silicon Valley, San Diego and San Francisco markets to tighten over the coming three years more than Los Angeles and Orange County. One market that is different is Los Angeles. Our Los Angeles panel expects the vacancy rate to increase over the next three years even as rental rates continue to rise. The building of new apartments in Los Angeles is therefore expected to ease some of the shortfall in housing units, even while higher rental rates permit lessors to tolerate somewhat higher vacancies.

The East Bay market was added to the survey coverage in December. The composite index for this market is surprisingly strong given the weaker job growth in the East Bay. However, job growth in San Francisco and Silicon Valley, growth that is outstripping avail- able housing, drives East Bay housing demand as well.

The panels continue to echo an observation made recently by the Legislative Analysts Office2 that California housing is seriously underbuilt and that household formation is happening faster than new building. This positive view of the future of multi-family housing market fundamentals for investors is expected to continue as employment in California is forecast to grow at a 2.0% rate over the next two years. Such growth will be skewed towards the six major coastal communities. Increased employment translates directly into new household formation and additional demands for housing.

The story of the current economic expansion has been a shift in tastes from single-family housing with concomitant commuting into the employment centers to a balanced mix be- tween single-family and multi-family housing. Though overall residential construction has remained at depressed levels in the State, multi-family construction has rebounded sharply. This past year the number of multi-family permits issued in the state per month rose to pre-recession levels. The forecast for higher rents and continued low vacancy rates should induce a further increase in multi-family construction. Consistent with this,

the Anderson Forecast for multi-family construction is for a 25-year high to be reached during the next three years.

INDUSTRIAL MARKET“It’s an exciting time in industrial. Everything is firing on all cylinders.”– Barbara Emmons, Vice Chairman, CBRE

Industrial Space is comprised of two distinct markets, manufacturing and warehousing. Although each geography surveyed has a mixture of both, Silicon Valley, Orange County and San Diego County can be broadly characterized as being more heavily manufacturing, Los Angeles and The East Bay a mix of the two, and San Francisco and The Inland Empire by warehousing. The basic underlying economic forces driving the demand for industrial space in California are manufacturing, the export of goods to Asia and Mexico, and U.S. importation of consumer goods from the manufacturing centers of Asia transiting through California’s ports. In recent years the rise of online shopping and warehouse distribution centers have boosted the demand for industrial space.

The current Survey of industrial space developers indicates little change in sentiment compared to last year. The optimism expressed continues to be manifested in new building, though in the Inland Empire a rush to build new space has now given rise to a view that vacancy rates will increase over the next three years. As vacancy rates are extremely low at present, this view is not indicative of a significantly weaker industrial market. Looking forward, 75% of both the Southern California and the Bay Area panels are planning one or more new projects in 2016. This comes on the heels of 66% having begun at least one new development during the past 12 months. So both reported sentiment and actions indicate a continued strengthening in California industrial space markets.

RETAIL SPACE MARKETS“Retail is moving from being a distribution outlet where you go to a store just to buy something to being an experience. To create that experiential aspect of retail, you need to do more building.”– Jerry Nickelsburg, Senior Economist, UCLA Anderson Forecast

The December Survey increased the scope of the Retail Market Developer Sentiment Survey to include three Bay Area markets. Although there are few observations some reflections on the data can be made. Part of the difficulty associated with inferences in the retail sector is the fact that

retail is undergoing a profound change from distribution conduits to experience-shopping venues.

Though there are no reference points from which to judge these first survey results, in each of the six markets polled sentiment with respect to retail space was strongly positive. This may well be a function of the growth in consumption on a relatively weak retail market. However nearly two-thirds of the panelists stated that they were planning new retail construction in the coming 12 months and half stated that they had begun at least one new project in 2015. This suggests although the retail space maybe struggling in general there remain significant opportunities. Robust growth in sub-markets, the increased placement of retail in new mixed-use multi-family housing projects and the conversion of existing brick- and-mortar stores to experience venues provide an explanation for the difference between sentiment and the observation of ample available retail space.

A BROAD BASED RECOVERYThe Allen Matkins UCLA Anderson Forecast Survey was

designed in 2006 as a vehicle for improving forecasts of the evolution of commercial real estate markets. Although the Survey remains quite new and there is as yet not enough data for rigorous statistical analysis, interpretation of the snapshots provided by each Survey provides insight into our statistically based forecasts. Importantly, the Survey indices are providing an early warning of significant changes in non-residential construction activity.

The optimism about 2018 in the Surveys, broad based across all markets, is an important indicator of both the probability of new additions to stock being started over the next three years and of opportunities for new investment in multi-family, office, retail and industrial space. This optimism, supported by job and income growth on the demand side and a lack of sufficient building on the supply side reflects what we expect, a continuation of the growth of non-residential construction at or above previous peak levels. The risks to this rather optimistic outlook are contagion in financial from the nascent re-valuation of tech start-up companies and a downturn in consumer attitudes engendered by an increasingly volatile world. Nevertheless the Anderson Forecast sees the most likely outlook for the economy, and therefore for commercial real estate to be consistent with the developer sentiment reported herein.

WHAT DID YOU LEARN FROM THE RECESSION AND HOW HAS IT CHANGED YOUR BUSINESS APPROACH?We have weathered a few recessions over the last 23 years and each time, we’ve learned to tighten our belts a little bit more than before and make sure our spending is smart. We are very fortunate in that because of our family atmosphere. When cost cutting measures need to take place, everyone willingly pitches in to participate.

WHAT TRENDS DO YOU SEE IN THE AREAS OF WORKPLACE ENVIRONMENT AND PLANNING?I think the biggest trend here is that the employee has become the primary factor in many decisions regarding planning and the work environment. There is so much competition in the Bay Area for talent and this has driven the mentality of giving a huge amount of choice to the employee. It seems with so many of our clients, it’s all about keeping the employee happy with every aspect of the office design and giving them a variety of choices in how they work every day.

In our own Zero Net Energy building, all of the features in the building help control the energy, bring in daylight, fresh air and open space to make everyone feel and work better. We have included a raised-bed garden planted with vegetables and flowers that promotes healthy nutrition and the biophilic impact. There is a living green wall in the open lounge area bringing the outside in. We have a wellness room for lactation and/or taking a quick rest. The company supports a fitness program that includes an exercise room to stretch and get a cardio workout. There are also four company bicycles with helmets to allow staff to venture around the neighborhood or cycle downtown . AP+I also provides a robust recycling and composting program. The building is very much about “doing the right thing” and “walking the talk”. With Net Zero and environmental and human sustainability, the AP+I office is leading the way in the architectural industry and hopefully through this leadership, will cause change and drive forward the focus of these ideas. This all significantly impacts the employee experience and contributes to our very happy employees.

I believe than mobility should not be confused with a “Work from Home” policy, rather mobility is a philosophy and a set of guideline that includes tools that enable our teams to better collaborate and be more productive. Cost savings can result from creating a mobile environment, but the actual benefits will be realized in more and better output by our employees and teams and for our companies. At VMware we are developing, along with IT and HR, our

global mobility strategy. We want to insure that we understand and address how a mobile environment and the technology and infrastructure needed to support this environment will impact our people, our teams, workspace, our work and ultimately how this impacts our culture.

WHAT ARE THE MOST SIGNIFICANT CHANGES TO THE INDUSTRY THAT YOU’VE SEEN IN THE PAST DECADE?The role women have played in our industry has changed significantly in the past decade. When I started in corporate real estate, there were very few women in leadership positions-in or outside of the CRE world. Today, in almost every company in the Bay Area, we have women in senior leadership positions and the number of women in our Northern California CoreNet chapter is impressive. 37% of our chapter members are women. We have a strong Women of CoreNet group that focus on developing programs that educate and empower the women in our industry. Women owned business have grown and if the number of women young leaders in our Northern California CoreNet chapter are an indication, this number will continue to grow.

WHAT ARE THE MOST SIGNIFICANT CHANGES TO THE INDUSTRY THAT YOU’VE SEEN IN THE PAST DECADE?The focus on wellness or what we call “wholeness” has been a shift over the past couple years. Employees are not only concerned about what types of amenities you offer, but how you offer them. Environmental sustainability (inside and outside of the office), community involvement and mind/body/soul balance with work. Another obvious shift is moving away from traditional cubicles to more of an activity based working environment or open office environment. Employees want to live, work and play in and around work and a more urban office location or environment has started to evolve. This provides flexibility in your choices as an employee as to where you would like to work. Studies show that if you move and work in a different area every couple of hours, it improves productivity and absorption.

HOW HAS DENSITY CHANGED IN YOUR COMPANY/INDUSTRY? Density or sq. ft. per person has decreased. I think that there was one point where the density dropped too low. Companies, myself included, found that at some point, work stations were too dense and too open, and what we thought was “collaborative” had a negative effect. The trick is to find your balance company wide and by dept so that you can provide the right amount of space. Understanding how your employees use the space will help you design the space more effectively and therefore get more out of the capex you spend when building a space.

HOW DO YOU COMPARE THE BAY AREA CLIMATE TO THAT OF OTHER REGIONS?The Bay area continues to be a strong economy and a hub for innovation in the workplace arena. With such strong companies, culture and importance on amenities and employees, the Bay area definitely leads the way in North America. Globally there are several geographies that rival the Bay with innovation. Australia and parts of Europe continue to innovate and may even be ahead of the Bay Area.

“Silicon Valley is the global center of innovation, yet the region was never envisioned for the tremendous level of success it has seen,” said Dan Young, president of community development for the Irvine Company. “Santa Clara Square is a unique solution that improves convenience and quality of life by bringing homes, shopping, dining, jobs and rich experiences together in one sustainable community.”

Located in the heart of Silicon Valley where Great America Parkway meets the 101 freeway, Santa Clara Square consists of: • A 1.8 million-square-foot office campus designed by renowned

architectural firm Pei Cobb Freed & Partners. The offices of Santa Clara Square will serve as a workplace community with courtyards, outdoor workspaces and seamless links to shopping, dining, entertainment and apartment homes.

• An approximately 2,000-apartment district with more than 15 acres of open space, parks, recreation and landscaping.

• A 125,000-square-foot specialty shopping center that will be home to Santa Clara’s first Whole Foods Market as well as upscale and casual dining, shopping and services.

• A Main Street designed as a vibrant town center for Santa Clara Square with 40,000 square feet of shops, dining and services as well as a central plaza and event spaces for a farmers market, music festivals and other community gatherings.

• 30 acres of total open space, parks and landscaping throughout Santa Clara Square, including a Redwood park trail and links to the adjacent San Tomas Aquino Creek Trail.

SANTA CLARA SQUARE

One the world’s top providers of technology and services for telecommunications, mobile and television networks, Ericsson will bring about 2,000 employees to Santa Clara Square starting in late 2015.

At Santa Clara Square, Ericsson is uniting its rapidly expanding Silicon Valley operations in a setting designed to inspire employees and customers.

The Irvine Company is set to begin building Santa Clara Square’s east side office campus—totaling more than 1.2 million square feet—in late 2015 with completion scheduled for 2017.

Where Great America becomes Bowers Avenue near Scott Boulevard, building is under way on Santa Clara Square Marketplace, a 125,000-square-foot specialty shopping center that will be home to a 50,000-square-foot Whole Foods Market set to open in mid-2016.

Running directly alongside the apartments and offices of Santa Clara Square, the scenic San Tomas Aquino Creek Trail offers miles of intersection-free walking, jogging and cycling.

For Santa Clara Square residents, the trail offers an alternative way to reach employers in North Santa Clara, the San Francisco Bay and, on game days, a convenient link directly to Levi’s Stadium.

WHAT’S NEXT• Throughout 2015, the Irvine Company will continue advanced

planning for Santa Clara Square, including preparation of an environmental impact report. The company will continue working with the city of Santa Clara and the community.

• Once a public review is complete, building of the apartment district could begin in 2016 with the first homes coming available in 2018.

• The west side of Main Street is being built along with Santa Clara Marketplace and is scheduled to open in mid-2016. The east side of Main Street is anticipated to open in 2018.

In fact, the California Energy Commission awarded the project a grant in return for sharing its strategies and results

to serve as a viable example of ZNE construction for the rest of California. The 33,000 sq. ft. two-story office space at 415 N. Mathilda was originally a dated and dark concrete tilt-up indoor racquetball facility. It is now the complete opposite; a vibrant, multi-functional and healthy workspace for Clover Networks, a major player in the growing cloud based point of sale and mobile payment sector. The total transformation included many exterior and interior modifications.

The occupants find value in their work space not only for its self-sustaining zero net energy model, but for the human health factors it encompasses. Eighty seven new windows were cut out from solid concrete walls to brighten up the place as the natural daylight supports positive employee mood and energy levels. A 30 ft. interior living green wall,

nature inspired patterns as well as exposed reclaimed wood provide a strong connection to nature and are meant to evoke a calming and stress reducing effect. Additionally the planted wall also increases indoor air quality for the tenants. Varied workstations, collaboration, and break areas encourage mobility throughout the day and add to overall physical wellbeing. As you can see, all interior and exterior elements of the building combine to produce a harmonious environment for employees’ mental, physical and emotional health, which is key to longevity as well as productivity.

ZENDESK

The qualities of being airy, humble, charming, and uncomplicated are what make up the core of Zendesk’s

brand attributes, and were used as guiding principles for design. Zendesk wanted the space to feel light and open, but also varied and textured. By including secluded and darker spaces, Blitz created a contrasting atmosphere that emphasizes the airiness of the open office. Organic materials were selected throughout to harmonize with the building’s existing finishes and emphasize Zendesk’s humble qualities. The company’s charming attributes are also evident throughout, from the ground floor devoted entirely to reception, to pops of green cheekily inserted into the calm and neutral palette. Finally, Blitz took a reductionist approach, looking

for opportunities to reduce rather than add. The result is an uncomplicated yet thoughtful space that combines minimalism with warmth.

Another key design influence was the Danish concept of “hygge,” which roughly translates to “coziness.” Blitz created spaces with lowered ceilings and muted lighting, finished with soft, acoustic wall coverings and natural materials to create an inviting contrast to the bright and large open office area. Custom-designed booths create cozy refuges for meetings and focused work. Wood canopies extend from the kitchens, providing additional nooks and shelters. The new office blurs the line between home, hospitality, and workplace, merging all the comforts and qualities of each.

THE CHALLENGEThe client’s goal was to establish the next

step in the evolution of LinkedIn’s workplace environment. With incredibly rapid growth, the company’s previous construction projects had to accommodate large numbers of employees within remarkably short timeframes. This project is one of three buildings on a newly-built campus leased by LinkedIn to house a workforce of 3,200 people. The intent was to set a new standard of workplace that better reflected the company’s culture and values. Importance was placed on creating an environment that catered to the needs of the users and attracted the top talent in Silicon Valley.

THE SOLUTIONThis new office space was designed to encourage

productivity and open communication, with a sense of community between employees and teams. It is a vibrant space with design emphasis on natural materials. Wood flooring designates the main circulation paths and a sophisticated yet playful atmosphere runs throughout the space. It is home to LinkedIn’s Brick & Mortar Café with the fit, feel and food of a top rated restaurant, an innovative fitness center, a spacious game room adjacent to the company Tech Stop, break rooms fully stocked on each floor and abundant opportunities for collaboration and innovation.
