Situate in Lewis County, Kentucky, and being the same lands conveyed David Grigson as recorded in Deed Book 229, Page 577 and being more particularly described as follows: Beginning at a found 1/2" iron pin set in concrete at a northerly corner of a 7.728 acre parcel conveyed to Lloyd Lansberry and Cindy Fox in Deed Book 199, Pg. 279 in the right of way of KY 59 approximately one mile south of the intersection of KY 59 and KY 344, thence, along a northerly line of said Grigson parcel, North 85°50’11 East a distance of 538.94 feet to a point in the right of way of KY 59; Thence, along a northerly line of said Grigson parcel, North 85°48’11” East a distance of 437.23 feet to a 5/8” iron pin with cap (#3341) set at the northeast corner of said Grigson lands and a northwesterly corner of a 1.790 acre parcel conveyed to Lloyd Lansberry and Cindy Fox in Deed Book 199, Page 283; Thence, along the east line of said Grigson parcel and a westerly line of said 1.790 acre Lansberry and Fox parcel, South 06°20’51” West a distance of 152.16 feet, passing a 1/2" iron pin found bent at 45.50 feet, to a point in the Kinniconick Creek; Thence, with the meanderings of the creek, approximately, North 33°48’29” West a distance of 126.14 to a point in the Kinniconick Creek; Thence, with the meanderings of the creek, approximately, South 74° 36’38” West a distance of 809.94 feet to a 1/2” iron pin found at the southwest corner of said Grigson parcel and at an easterly corner of said 7.728 acre Lansberry and Fox parcel; Thence, along the west line of said Grigson parcel and the east line of said 7.728 acre Lansberry and Fox parcel, North 29°02’44” West a distance of 217.67 feet to a the point of beginning; Containing 2.555 acres more or less as measured in August 2016. Subject to all existing easements and right-of-ways of record. Set 5/8” iron pins with cap referred to are 24” long and cap are stamped “Baumann LSI – KY #3341”.
