[Customer satisfaction] Customer satisfaction is a priority for the company, which is one of the important performance index is to provide maximum customer satisfaction. This means no complaints from customers about services or business has to offer. Therefore, keep index performance is achieved when no grievances and complaints from customers.

[Challenging] Usually great challenges faced by the company's Building rental property are sub-gray area because the government did not allow the company to erect any towel on land.

[Property system] Various property systems used by real estate companies in Malaysia to facilitate the company's business and improve management efficiency. For example, Celcom using Prism System in its operation. So the company will be able to oversee the conduct of business by the database. There are also companies that use the property system based on annual and monthly plan, according to the portfolio manager.

[KPI] Keep performance indicator is the focus of every employee in the company. Employee performance can be assessed based on the targets achieved. Property For companies, their focus is customer satisfaction and comfort. Means when no grievance and complaint, it means their target is reached. For companies that offer services to customers such as Celcom, timeliness is very important. Meaning, in the course of business, they have to avoid the delay occurred. Product-based companies such as Shell also keep a performance index to evaluate management-branch management, safety and drop out. While companies that conduct financial services such as banking, will assess the performance index to keep aspects of their existing asset management.

[Limited staff] might affect the country's economic development companies that do business property. When the economy is slow and the slowdown, the company had to reduce the staff of each of their business operations. Therefore the staff that they are somewhat limited, they need to do a lot of work in the scope of their job.

[Problem in property business] Some companies recognize that the business of real estate property can not generate high profits, but merely supports the business alone. They are more likely to say that sales worker is required to generate income for the company. Currently, there are strategy made by the company to have splits as an investment.

[Operational costs] Operating costs to be borne by the company's properties are very high. The impact on the company's profitability and longevity of this business. Rentals are subject to a not too expensive, but the cost of maintenance does give a burden to the company.

[Bank restriction] Among the difficulties faced by companies are Bank property restriction. There are times when the banks do not allow us to buy units of land or building for the purpose of investment, unless the company first opened a branch. This is because they can rent out the excess place in that building.

[Strategy] companies are very particular properties in their business strategy. They have to make the right decision every time you want to set up new branches as a new branch or a new loan business center and so on, so that the justification based on potential business coming within that area. Looking at the business potential is needed because no matter whether in the government

sector or the private sector, they need to understand the business strategy in real estate (property and gross property). For the company such as Shell, their strategy is to find new sites, to maintain the rental. Because some people do not have the management expertise in the field of real estate leads they simply looked on profit alone but do not know how. Therefore, the property now seen highlighting young people in their position to be presented to top management that they do more good. This can push against the top so as to assess strategy and good ideas.
