RE-COMMISSIONING OR RETRO-COMMISSIONING
Restoring your building to its original performance level and sustaining your building at that high level.
RESTORINGIntelligence - Ongoing analysis and improvement
Intelligence is the ongoing analysis and improvement that makes the difference
SUSTAINING
Building performance deteriorates over time without service
Building performance starts out how you design itYou can improve it to bring it back to original lifeIt further degrades over time without measures to sustain performanceAspire to sustain but look for opportunities to make it even better than it was originally designed
After re-commissioning is completed; without measures to sustain performance, buildings again drift out of spec…

VFD RETROFIT STRATEGY
55
• Average store has (6) Sales Floor ventilation RTU’s with supply fans (usually 3 or 5 hp) running 24 hours a day at full speed.
• Typical ventilation RTU runs over 4,000 hours a year outside heating cooling demand times.
• Opportunity for significant saving installing for VFD’s on Sales Floor, 24 hour, ventilation strategy.
VFD RETROFIT STRATEGY
56
• Slowing a ventilation RTU supply fan from full speed to 33% speed in ventilating mode results in a 96% reduction in motor kW.
• Outdoor air damper required to be proportionately opened beyond minimum setting when fan speed slows.
Impact Fan Motor Speed Reduction Has on Fan Motor kW

VFD RETROFIT STRATEGY
57
On larger RTU’s, VFD’s were mounted in an external cabinet
On smaller RTU’s, VFD’s were mounted in the existing control cabinet.
Control modules were added to allow our EMS to communicate with the VFD’s to write commands and read operational data.
VFD RETROFIT RESULTS
58
2017 • VFDs installed in 125 stores with 761 RTUs• Estimated annual savings: 13,500 kWh ($1,620) per
unit and 10M kWh ($1,200,000) overall.• Average Simple Payback of 2.2 years.
Total Program (2014-2017): • Whole program VFDs installed in 2,360 RTU’s • Estimated annual savings of 48M kWh ($5,700,000).
