Is it the weather? Several trends are worth noting.

Closings down. Sales in July were 25% lower than last July and pending contracts were 5% lower. This is the largest decrease in same-month closings since 2008 so it obviously begs the question: Is this a sign of things to come or simply an anomaly?

prices up. The average price of properties sold in the trailing twelve months increased by almost 10% compared to the twelve months ending July 31, 2013. But price creep seems to be levelling off. Residential properties sold this July (including single family detached, condominiums, single family with acreage and townhouses) increased only 3.9% over properties sold last July.

inventory up. Inventory is 25% higher than it was at the end of last July, almost certainly a function of higher prices and fewer distressed homes available for sale, and we have 4.2 months of inventory compared to 3.4 months at the end of last July.

less distress. Distressed properties accounted for only 5.7% of sales this July compared to 11.5% last July. The absence of the lower-priced distressed properties accounts for the slight rise in average prices between July 2013 and July 2014.

In the next several months we should be able to tell whether this is a one-time event or whether it is a more serious market correction.

Kristin graduated from Adams State College (now University), in Alamosa, Colorado, in 1995 as an 18-time All-American in distance running and continued to run com-petitively for the next 15 years. Surviving on shoe sponsors and prize money, she competed in national-caliber races and championships, from 5Ks to marathons. She was ranked ninth in the United States before the 1996 Olympics with a time of 2 hours and 38 minutes in the marathon. She ran the same time four years later.

Kristin carried the competitive spirit into her next phase of life, when she lived in New York City and had a career in advertising and brand development. She worked for a range of clients and projects, including Target, Victoria’s Secret, J.R. Simplot Company, Pepsi, Honeywell Homes, and the city of Tulsa, Oklahoma. At one time she was her firm’s lead project manager for Morgan Stanley Global Marketing.

Longing to return to the West, Kristin settled in Boise, Idaho, seven years ago. She started High Noon Design, an ad and marketing agency, and quickly got plugged into the community, joining Boise Rotary and participating in her daughter’s school. She still runs every day and loves riding bikes with her daughter, Carmen.

Now, Kristin looks to bring her discipline, competitive nature, and marketing savvy to real estate at Group One and looks forward to helping buyers and sellers. It’s a new chapter that, considering her experience, is not entirely new.
