Atterbury has concluded its second major African property transaction. After the successful development of Bagatelle – Mall of Mauritius in 2011, Atterbury has together with Sanlam, acquired an 85 % stake in Ghana’s first A-grade shopping centre, the 20 000 m² Accra Mall, which is valued at $65 million.

This is a culmination of efforts put in over the past few years. A number of opportunities were investigated and we are now at the implementation phase. Atterbury took a strategic decision to expand into sub-Saharan Africa. A stable economy with sustained growth potential and political stability were prerequisites for this bold move. During the building of a significant African property fund, we identified the opportunity in Ghana and we will peruse the development of several other commercial properties in the country. Atterbury’s strategy

Accra Mall - moving into Africais to invest in countries that can accommodate a number of investments instead of spreading ourselves thin over too many geographical locations. Our strategy is also important and beneficial to retailers that are looking to expand their businesses into new countries. The economy of scale and operating costs are vastly improved if the critical mass is there to begin with. We are doing developments with some of the major South African retailers as a key component of our new malls in sub-Saharan Africa. We have an understanding of South African tenants and many of them have already established their brands across the continent. Most of the funding is sourced through South Africa and the banks have established a level of comfort with them as well.

Our purchase of the lead stake in the Accra Mall meets our investment criteria and furthers Atterbury’s goal of providing excellent total returns to investors. It also helps us achieve a healthy measure of international geographic diversification in our portfolio.

The Atterbury model of partnering with local expertise has once again proved to be effective. We will therefore continue to combine our property expertise with the knowledge in African trade and financing of our local partners.

In fact, Atterbury Africa Limited has been established for this precise purpose. Atterbury Investment Holdings has a strategic investment in this African venture, which furthers its goal of geographic diversification in sub-Saharan Africa.

Over the next five to seven years, various investors will partner with Atterbury as their developer of choice to build a portfolio of prized retail and commercial property assets in Africa. Hyprop recently bought a 37,5 % interest in Atterbury Africa and will invest a futher R 750 million over the next 5 years.

On the Asset Management side, Atterbury plans to optimise returns from this investment. The AAM team is currently managing a tenant renewal process, whereby the current tenant mix is critically reviewed. On the eve of the Accra Mall’s fifth birthday in October, a 5th birthday bash is planned to celebrate the first successful 5 years’ operation of the mall. Increased focus is placed on service contractors to provide service of an international standard to both the tenants and customers of the mall.

Accra Mall is fulfilling a regional function and is strategically situated in close proximity of established residential and business areas. More international fashion brands will be added and also including tenants from Southern Africa that aren’t currently represented in the mall. Atterbury thus plans an expansion and minor changes will be made to the mall. Accra Mall was originally developed in 2007 with SA retailers Shoprite, Game, Mr Price, Truworths, Woodin, Vlisco, Puma, Rhapsody’s, TM Lewin and Foods Inn as well as Ghanaian retailers such as Body Basics, Dalex Finance, Enda, Exotic Trendz, Eye Emporium, Felipaul, Gipsey Interiors, Kiki Clothing, Nallem Clothing and Say Cheers.

Atterbury is currently busy with three other mall projects in Ghana. The 27,300 sqm West Hills retail development in Accra is being developed in conjunction with the Social Security National Insurance Trust of Ghana (SSNIT). West Hills is situated in a rapidly developing middle class residential area (LSM 5-8) which is a 30 minute drive from the Accra CBD and forms the gateway into the Greater Accra Region from Western Ghana. The mall will be anchored by Shoprite Checkers. Land has also been acquired in Achimota, towards the northern side of Accra.

Atterbury is furthermore engaged in a mixed-use hotel and retail development in Lusaka, Zambia, namely Waterfalls.

Mall of Namibia (The Grove) – a First for NamibiaAs the case was with Bagatelle, being the first regional Mall in Mauritius, Atterbury in conjunction with Safland have embarked on the development of Namibia’s first regional Mall of Namibia (The Grove) is situated inside the Hilltop mixed-use estate, next to Metro and the Food Lovers Market, in Kleine Kuppe, Windhoek. Kleine Kuppe and surrounds is currently the fastest growing node in Windhoek and the area enjoys the most convenient access from almost all suburbs in Namibia’s capital. Kleine Kuppe also enjoys easy access to two international airports.

Boogertman Architects and local architects Howard and Chamberlain have been contracted to design this landmark development that will constitute the

largest commercial property investment ever within the borders of Namibia.

This 54  000 m² mall is expected to be completed in April 2014. Interest from prospective tenants is very strong and the mall is already 65 % let. The following retailers have already been secured - Checkers, Jet, Tekkie Town, Pep, Ackermans, Jay Jay’s, Legit, Sportsmans Warehouse, FNB Bank, Game, CNA, Café Dulce, Edgars, Rhapsody’s, Vida E, Clicks, Spar, Cappuccino’s and Wimpy. The focus of Mall of Namibia (The Grove) will be on entertainment. There will be a movie house as well as a number of contemporary restaurants with outside seating overlooking spectacular views of Windhoek in typical European fashion underneath the African sky. This mixed-use development will also incorporate a hotel, medical centre as well as a health and fitness centre.

Waterfall is fast becoming a hub of activity. The official sod turning ceremony was held on 17 July 2012 for Cell C’s 46 000m² head office campus, customer walk in centre, data/IT centre and warehouse at Waterfall Business Estate.

The new Cell C head office is destined to become a dominant landmark on the Buccleuch interchange. The integrated Cell C campus will consolidate all the business activities that have previously operated from five buildings accross Johannesburg. The Cell C development includes offices, a distribution warehouse and customer care centre, and will also result in improved road infrastructure in the area. The premises are scheduled for Cell C’s occupation at the end of 2013, on a 15 year lease. The development also offers Cell C some 14 000 m² of future development potential.

NEWTOWN JUNCTION – A Holistic Vision

Atterbury has broken ground for an exceptional new R1,3 billion mixed-use retail and business development in the Johannesburg CBD. Newtown Junction will comprise a 40,000 sqm shopping centre, offices of around equal size, a hotel, gym, and four levels of basement parking providing 2,400 bays. All this will integrate with the heritage and artistic attractions of Joburg’s historic Newtown precinct between Museum Africa, Mary Fitzgerald Square and Carr Street.

Besides the backing of the Johannesburg Property Company (JPC) and counsel from South African Heritage Resources Agency (SAHRA) for the important heritage ingredients of the development, Newtown Junction has also gained enthusiastic support from many of South Africa’s leading businesses.

SA’s Nationals Pick n Pay, Shoprite, Mr Price and Truworths have all confirmed their brands for Newtown Junction’s shopping and fashion experience. And for the offices, situated above the retail. The prestigious new retail, restaurant and office development of Newtown Junction is geared to further revitalise Joburg’s iconic historic Newtown precinct.

Newtown’s historic, but long-time derelict, Potato Shed buildings that will be transformed into Newtown Junction.

Originally built as open sheds in 1912 to supply and store produce for the market complex, the Potato Sheds were built beside the rail siding as most produce transported into Johannesburg arrived by train. The Poultry Shed and the original Station Master’s Residence will also be part of the development. The heritage-inspired design will retain and restore historical landmarks.

The age and significance of the buildings means that the development is following heritage regulations. The buildings will be sensitively adapted into a quality shopping centre that celebrates the cultural significance of the site and its buildings. The architecture will be an appealing mix of old facades and new structures. This fits with Newtown’s identity which blends old and new beautifully.

Newtown Junction will have a strong connection to its dynamic, cosmopolitan surrounds, which includes some of the city’s most appealing cultural attractions. A walkway and historic railway bridge will link Newtown Junction with Museum Africa and the Market Theatre, creating a unique, connected and walkable city experience, strengthening the entire node’s appeal.

A major plus for Newtown Junction is its exceptional accessibility. It’s near a growing resident population and at the heart of a bustling public transport hub. By road, Newtown Junction is easy to see from the landmark Nelson Mandela Bridge, which provides easy access from the North. The M1 Carr Street junction affords excellent access into Newtown from the South. By rail, commuters have the choice of both train and Gautrain from the nearby Park Station. A choice of bus and taxi services also runs in the Newtown Junction node.

The proposed hotel will give tourists an appealing option to stay in the inner-city and experience the diversity of nearby Joburg cultural and entertainment attractions.

Work commenced in April 2012 excavating the four-level basement, which is around 80 % completed. The main contractor WBHO will begin construction work in October 2012. The project should take two years to complete.

Nedbank is consolidating its offices within the Johannesburg area to 39,000 sqm in Newtown Junction. Continuing Atterbury’s development association with South Africa’s leading green companies, Nedbank’s Newtown Junction offices aim to achieve a 4-star Green Star rating from the Green Building Council of South Africa (GBCSA). This aligns with both companies’ business philosophies for greener and more sustainable developments.

Newtown Junction will be sustainable while preserving Joburg’s history and revitalising our heritage. It will create a space that is relevant to those who live, work and travel in the city on a daily basis. Newtown Junction will be a unique, lively hub where people can shop, eat, relax, linger and connect with one another as well as with the unique and compelling city legacy surrounding them.

Besides creating an exciting, relevant shopping and leisure asset for Joburg and its citizens, Newton Junction will also create jobs. An estimated of 1,700 people will be employed in the project.

Francois van Niekerk was a part of Atterbury from day one. In Francois’s own words...: “Whilst I was the MD of Infotech in the early nineties, Zahn Hulme was manager of the Deloitte audit team at Infotech. She had a young CA,  Louis van der Watt, on her audit squad. He seemed rather set on the property business and expressed a definite interest. A strong belief in partnering as a business fundamental and Louis’ obvious talent and personal make-up made it an easy decision and we started the company in 1994 with well less than R1m in capital. A significant project at the time was the Atterbury Value Mart in Faerie Glen, Pretoria. So we called the company Atterbury Property.”

Francois was also appointed as the first Chairman of AIH from its inception in 2012. He has been an example of servant leadership to everyone at Atterbury as a result of his firm conviction that whatever success we may achieve is not from within ourselves. From the outset Atterbury subscribed to this notion and presently the Mergon Foundation and Atterbury Trust support wide ranging educational, social upliftment, charity and environmental projects - all from a Christian perspective. Despite Atterbury group ownership having broadened to over 500 shareholders, the foundations retained an effective shareholding of some 17,2 % of AIH’s ownership. Our social response is therefore funded from allocated shareholding and does not dilute other shareholders’ benefits in any way. Francois made a huge impact on the lives of Atterbury employees, shareholders and business partners alike and all of us at Atterbury will remember and treasure the impact that he had on our lives.

Pierre Tredoux was elected as Chairman of Atterbury Investment Holdings as of 1 July 2012. He has been a Non-executive Director on the board since inception in 2005 and also chaired the Group’s Investment and Audit Committees.

He has also been involved with the Atterbury Group since 2005 when he joined the Board of Atterbury Property Holdings, where he currently also serves as the Chairman. He is a chartered accountant with more than 30 years executive management experience in the financial services environment. Previously the CEO of Deloitte Consulting in South Africa, Pierre also served on their Global Management Committees and Transition Board. He was also a Board member of Deloitte & Touche in South Africa as well as of Deloitte Private Client Advisors.

Pierre is currently an Executive Director of Barnstone Capital, a group of companies he co-founded in 2005 that specialises in Technology and Strategic advisory services, as well as Maxwell Technology a company providing satellite based broadband communication in Africa.

The Atterbury Trust has recently been registered as a public benefit organisation (PBO). This implies that donations made to the Atterbury Trust by companies or individuals are tax deductible in the taxation calculation of donating companies/individuals.

The Atterbury Trust currently supports around 110 students at universities across the country on an annual basis. Judged by the number of applications we receive, there are so many more eligible students that require financial assistance in order to enable them to embark on tertiary studies. Unfortunately budget constraints limit us to providing assistance to more eligible students.

As we have the infrastructure within the Atterbury Trust to do proper recruitment and screening of prospective students, monitoring of academic progress, mentoring and life coaching as well as the administrative functions surrounding payments, we can help many more students.

We therefore appeal to any individual or organisation to donate money to the Atterbury

Trust to enable us to assist more students.

We aim to collect R 500 000 from outside beneficiaries for next year’s intake. Should we succeed, we will be able to help at least 10 more students. Donating companies can specify in which disciplines their contributions should be spent. We undertake to provide donor companies with regular feedback on the academic and emotional progress of students.

Elri Wasserman is ‘n vierdejaar Mediese student.

Heinrich Bronkhorst studeer Sportwetenskappe.

Maggie Bergh is ‘n baie gelukkige tweedejaar Fisioterapie student.

BEYERS BYTJIES - Winteraksie

The Atterbury team visited Beyers Bytjies in Danville on Mandela Day. The Finance team was well represented and enjoyed playing “Koljander, koljander”, “Vroteier” and Ring-a-ring-a-rosies with the kids. Everyone contributed to the success of the day – we had a braai team, a “worsbroodjie” team and the rest of the staff played to their heart’s content.

We also contributed much-needed stationary to the 160 Grade R’s and Grade RR-classes. Atterbury contributes monthly to the teachers’ salaries and the school is dependant on contributions from the Trust.

In honour of Mandela Day, the Garden Route Mall Centre Management teamed up to make soup for over 150 residents and day workers at Emmaüs in George. Emmaüs is a protected workshop with hostel facilities which offers accommodation and therapeutic work to self-supportive disabled people over the age of 18 years who are unable to work in the open labour market. Excitement was in the air as the residents and staff sat down to lunch and sang a very special happy birthday to tata Madiba. The team from Garden Route Mall devoted their 67 minutes to personally serving the soup and were rewarded with warm smiles and heartfelt appreciation. Thanks must go to Fruit & Veg City together with Pick n Pay Garden Route Mall and Sasko for their generous contributions which ensured the day was a huge success.

James and Morne – miracles do happen...As most of you will know, James Ehlers and Morné Wilken were involved in a helicopter accident on Sunday, 27 May. The accident happened shortly after taking off from the Grand Central Airport in Midrand. Both James and Morné sustained lower back injuries from the impact of the crash, but fortunately both of them are back at work, working fullsteam.

Thank you very much for all your prayers, emails, phone calls and positive messages. It truly carried Linda and Marcelle and their families through the difficult days.

Golf DayAtterbury Trust Golf Day

Atterbury Trust hosted the 9th annual gholf day in April. We were blessed with a glorious, sunny Autumn Pretoria day that was luckily not cut short by a typical Pretoria afternoon thunder storm, as happened on a few previous golf days...

The two beneficiaries of the day were once again Laerskool Westerlig and Generaal Beyers Primary from Danville, in Pretoria West. The headmaster of Westerlig, Mr Erich Cloete, mentioned in his speech that the amount of money given to the school by Atterbury thus far in 2012 already exceeds the school fees received from parents.

Held in DURBAN 19-21 September

Atterbury’s Stand ...It’s a matter of association

The 16th congress of the South African Council of Shopping Centres (SACSC) was held at the International Convention centre in Durban from 19-21 September this year. Atterbury utilised the opportunity to inform the market of The Mall of Africa at Waterfall, Newtown Junction as well as the five malls that Atterbury is currently busy with in Ghana, Namibia and Zambia.

Atterbury was well represented at the conference and valuable insights were obtained from the impressive list of speakers at the conference.

Amongst others topics included:

• Futurescenariosforsaanditseconomy-NigelPayne,chairman, Mr Price Group, director of companies and risk management expert discusses our role in shaping the future South Africa

• Retailtrends - how south african retailerswill thrivefrom economic change and shifting consumer behaviour by Daniel Levine, executive director, avant-guide institute, New York

• Strategy&planning-ClemSunter&Chantell Ilbury, scenario planners and co-authors of “the fox” series of strategy books

There was also ample opportunity for networking with prominent players in the retail industry. Atterbury’s beautiful stall, with Africa preciding over it, proved to be extremely popular – was it the Tribeca coffee or the mopanieworms that did the trick?

Morne Whitehead

My work experience dates back approximately 11 years starting with, Storm Sciocatti Quantity Surveyors, in which time I graduated from the University of Pretoria in 2004 with a BSc (QS) Hons, registered as a PQS and became a partner at SSQS.

I recently changed companies for a brief stint at NWS Quantity Surveyors, in order to get more exposure to the corporate environment from a clients/developers perspective. My future planning was always structured around a move to a prominent development company, for this is where I believe I can add value. I am happily married and we have an almost four year old princess, and another princess ordered for January.

Evert Kleynhans

Evert joined Atterbury on 1 August 2012 as a project manager on Waterfall. He grew up in the construction industry with his parents being property developers. After a two year stint at Canary Wharf in the UK, he returned to sunny SA and joined a project management company in Cape Town.

From 2003 he was exclusively involved in retail developments and Woolworths refurbishments. In 2009 he relocated to Pretoria and got married to his wife Liza. They have a two year old son, Joshua. In his spare time Evert cycles and does practical 3-gun shooting.

The golden team comprises of the following star players - Karin (Captain and Organiser), Melissa, Sane, Nadine, Talana, Avelia and Nastasja.

Nelma got married in April this year. She reflects on her special day: “It was the best day ever. We had so much fun, from early in the morning sipping champagne with my bridesmaids until late that evening. I ended up dancing with my slippers as it felt as if my feet were going to fall off! Each passing moment was magical. If I could do it all over again, I would do it exactly the same. And I don’t think I’ve ever seen anything as beautiful as my husband in his tuxedo.
