DESJOYAUX POOLS – USA FRANCHISE FLAGSHIP STORE

Challenge

Desjoyaux Pools, based in France, desired a single facility to establish a presence in the North American market and act as a primary location for three separate business functions including a retail location, shipping and receiving warehouse and a primary base of franchisee operations. It was critically important to both select a location that would best serve each business function and that could be transformed into a marketing tool for the company. CBRE Brokerage was able to provide additional value to their client by leveraging the CBRE Project Management team in assisting in site selection and project delivery of Desjoyaux Pools USA’s anticipated domestic arrival.

Solutions

CBRE Project Management was brought on board to lead the project and ensure an important completion date of April 1st, 2011. CBRE quickly issued RFP’s to various vendors for design and construction services and took the lead on permitting requirements in a municipality notorious for extensive permit reviews that include required design review board conferences for all new construction projects. CBRE facilitated production of as-builts of the existing facility and worked with Desjoyaux’s corporate office in France to design a space that would stay true to their global brand. CBRE’s in depth knowledge of the local market provided an invaluable asset for Desjoyaux Pools and assisted the client in establishing both relationships with vendors for expansion of the franchise and also for their own domestic construction services for pool fabrication and installation.

Results

The final result exceeded the client’s expectations and met the deadline of April 1st 2011. The project was a trifecta of three different design concepts each utilizing a variety of unique finishes and equipment. The retail area included a high end lighting package as well as implemented an indoor pool system displaying the company’s key products. The shipping and retail area called for the installation of a new loading dock, compressed air system and dock lift. The franchise office provided conferencing and training spaces as well as offices and a reception area. The most interesting scope item included installing (3) full sized pools with landscaping in a former parking lot and recreating the appearance of a back yard luxury pool to reflect companies franchise trademark retail store. Most importantly, Desjoyaux Pools exceeded their yearly sales expectations within the first couple months of operations.
