Asset management is the combination of management, financial, economic, engineering, and other practices applied to physical assets with the objective of providing the required level of service in the most cost-effective manner. It includes the management of the entire life cycle including design, construction, commissioning, operating, maintaining, repairing, modifying, replacing, decommissioning and disposal of physical and infrastructure assets.Operation and maintenance of assets in a constrained budget environment require a prioritisation scheme. Our asset management capability includes an intimate knowledge of the numerous acts, standards, guidelines and regulations impacting on the management of physical assets in the infrastructure environment. Life CycleCost AnalysisEngenium’s Life Cycle Costing process can be as simple as a table of expected annual costs or it can be a complex (computerised) model that allows for the creation of scenarios based on assumptions about future cost drivers.The scope and complexity of the life cycle cost analysis should generally reflect the complexity of the assets under investigation, the ability to predict future costs and the significance of the future costs to the decision being made by the organisation.A life cycle cost analysis involves the analysis of the costs of a system or a component over its entire life span. Typical costs for a system may include:• Acquisition costs (or design and development costs)• Operating costs such as:

• Cost of failures• Cost of repairs• Cost for spares• Downtime costs• Loss of production

• Maintenance costs such as:• Cost of corrective maintenance• Cost of preventive maintenance• Cost for predictive maintenance

• Disposal costs.A complete life cycle cost projection (LCCP) analysis may also include other costs, as well as other accounting and/or financial elements such as interest rates, depreciation, present value of money and discount rates.

Condition AssessmentReport

This Life Cycle Costing is important as it assists asset managers in decision making decisions on what asset management strategy to employ as well as formulating yearly maintenance budgets and capital spend.

Upon completion of an assessment we will provide a comprehensive report for your records. Where repairs are required, we can also provide a cost estimate and time frame for completion. We work closely with our clients to develop and maintain an inspection schedule for a wide range of structures.
