 ARTICLE VIII

MOBILE HOME PARK

SECTION 1 PROCEDURE FOR APPROVAL.

Paragraph 1 Mobile home parks can be approved by the Town as a conditional use

permit (see conditional use permit Article X).

Paragraph 2 The application shall meet the specifications of this article and shall be

processed in accordance with the Town’s development procedures ordinance.

SECTION 2 STANDARDS.

Paragraph 1 Mobile home parks shall meet the approval of the County and Ariona !tate

"ealth Code for the establishment of mobile home parks. A letter of approval from the !tate

#epartment of "ealth !ervices shall be submitted with the application.

Paragraph 2 The minimum sie shall be two and one$half (%.&) acres unless otherwise

recommended by the 'lannin and onin Commission and approved by the Town Council.

Paragraph 3 The location includin the ma*imum lenth and width of any mobile home

Paragraph 4 +o mobile home or accessory buildin may be located in any area not

indicated on the approved plan.

Paragraph 5 +o mobile home may be located any closer than ten (,-) feet from another

mobile home.

Paragraph +o mobile home may be closer than five (&) feet to any property boundary.

Paragraph ! There shall be a minimum distance of twenty (%-) feet between the front of

the mobile home and any private street.

Paragraph " There shall be a minimum distance of twelve (,%) feet between the side of a

mobile home and a private street.

Paragraph # A minimum distance of twenty$five (%&) feet shall e*ist between any mobile

home and a public street.

Paragraph 1$ Access from any mobile home site shall be limited to private streets provided

within the mobile home park.

SECTION 3 PARKIN%.

Paragraph 1 Two (%) parkin spaces nine (/) feet by eihteen (,0) feet are re1uired on

each site for each unit.

Paragraph 2 2ne (,) uest parkin space for each three (3) mobile home sites shall be

provided in a common parkin area.

SECTION 4 SCREENIN%.

Paragraph 1 All mobile home parks shall be screened from any ad4acent property or

street with a masonry wall or ade1uate plantin or solid material fence of si* (5) feet in heiht.

Paragraph 2 6f ad4acent to a public street the wall or fence must be a minimum of ten

(,-) feet from the street curb.

SECTION 5 RECREATION AREA.

Paragraph 1 +o less than ten (,-) percent of the ross site area shall be devoted to

recreational facilities and common areas.

Paragraph 2 7ecreation areas shall be provided in a convenient location.

Paragraph 3 7ecreation area may include space for community buildins and

community use facilities such as indoor recreation areas swimmin pools hobby and repair

shops and service buildins.

Paragraph 4 All recreation areas shall be landscaped and maintained.

SECTION PRIVATE STREETS.

Paragraph 1 All private streets shall be improved with a minimum paved width of thirty$

two (3%) feet.

Paragraph 2 !treet construction standards shall be the same as those for public streets

and approved by the Town.

Paragraph 3 All mobile home parks shall be provided with safe convenient paved

vehicular access from abuttin public streets.

Paragraph 4 Access to each site shall be provided by private streets.

Paragraph 5 8ach mobile home park shall have two (%) direct connections to public

streets as approved by the Town.

Paragraph +o mobile home site shall have direct frontae on or direct access to a

public street.

Paragraph ! A mobile home park shall have a minimum frontae on a public street

sufficient to provide for access into and out of the mobile home park.

Paragraph " All private streets shall be properly lihted in accordance with a park

lihtin plan approved by the Town.

Paragraph # 8ach private street curb cut or access point shall be at least one hundred

(,--) feet from any intersection.

Paragraph 1$ All mobile home parks shall provide safe convenient hard surfaced all season

pedestrian walkways of ade1uate width (not less that four (9) feet) and allow access from each

mobile home site to the recreation area facilities as well as walkways outside the park.

SECTION ! THE MOBILE HOME SPACE.

Paragraph 1 The approved dimensions of each mobile home site shall be marked on the

round by permanent metal stakes.

Paragraph 2 8ach mobile home site shall be improved to provide ade1uate support for

the placement and tie downs of the mobile home.

Paragraph 3 All mobile homes shall be e1uipped with tie downs as specified per the

2ffice of Manufactured "ousin.

Paragraph 4 8ach mobile home site shall be provided with an all weather outdoor livin

and service area e*clusive of parkin and:or storae areas;

A. !uch area shall be improved as necessary to assure reasonable privacy and

comfort.

<. The minimum area may not be less than three hundred (3--) s1uare feet with the

Paragraph 5 8ach mobile home site which shall include the mobile home off$street

spaces yards and outdoor livin spaces shall not be less than five thousand (&---) s1uare

Paragraph All mobile homes shall be skirted with weather and termite resistant

material

within si* (5) months of placement of the mobile home and which shall conform to the =niform

<uildin Code.

Paragraph ! +o material may be stored over or aainst a mobile home.

Paragraph " Mobile home lots shall be kept free from open stored materials.

Paragraph # +o flammable materials shall be stored beneath mobile homes.

Paragraph 1$ The ma*imum heiht for accessory buildins shall be fifteen (,&) feet.

Paragraph 11 +o accessory buildin shall be used for sleepin livin or commercial purposes.

Paragraph 12 8*pandable sections of mobile homes shall be considered a part of the mobile

home.

Paragraph 13 8very mobile home space shall be connected to electric power water and a

sewae disposal system that meet applicable !tate of Ariona and Town re1uirements. =tilities

and:or services supplied by the Town will be utilied where available. All utility distribution and

service lines shall be installed underround.

SECTION " ACCESSOR& USES

Paragraph 1 A ma*imum of one (,) attached carport or enclosed arae or covered

patio and two (%) detached storae rooms per mobile home.
