ARMA TRAINING

ARMA training covers all areas of residential leasehold management, legal, health & safety and fire management, accounting, insurance, RMC and RTM company management, site staff and human resources.

We continually update and refresh all our training, taking into account any changes in legislation and other factors that affect our industry. This ensures our members’ needs are met by expanding their knowledge and providing tools to assist with the day-to-day practicalities of undertaking these changes.

All our courses are especially designed and delivered by industry experts.

ARMA offers courses at various levels ensuring that whatever your experience, there is always a learning opportunity for everyone.

Beginner courses are aimed at those who may be new to the industry with limited knowledge or candidates with no experience within the course subject who wish to gain the right technical knowledge and skills required.

Intermediate and Advanced level courses are for those with a solid understanding of residential leasehold management who are looking to gain a more in-depth knowledge of a particular area.

A number of our courses are also suitable as Refresher training.

ARMA has compiled a Residential Leasehold Management Career Pathway (see page 4) listing a number of our training courses specific to those starting out and who wish to build a career within residential leasehold management. We have also compiled a Lettings to Residential Leasehold Management Career Pathway (see page 5) which would be of benefit to those individuals with a background in lettings who wish to branch into residential leasehold management.

ARMA TRAINING DURING THE COVID-19 PANDEMIC

As you are aware, we are all in unprecedented times. We know that the COVID-19 pandemic will have an impact on people and companies on an unparalleled scale and exactly how it will unfold is still uncertain.

Recently imposed restrictions to daily life have forced us to quickly adopt different ways of working, learning and connecting with each other.

We know that social distancing measures will be in place for the foreseeable future and during this time ARMA has adapted some of its classroom training courses and will now offer them as live online training.

ARMA will start rolling out the courses from this newly updated training programme, which includes several new courses.

Please refer to our website https://arma.org.uk/training-events for further details of all the online courses we offer. Courses can be booked online via our website in the normal way.

Delegates once booked on a course will receive the course workbooks with their joining instructions. All ARMA training courses provide CPD and certificates will be issued following attendance of the online training course.

Our live online sessions enable delegates to interact with the tutors to ask questions as if you were in a classroom.

WHO CAN ATTEND

ONLINE BOOKING

ARMA training courses are open to ARMA members and non-members.

There are a number of ways in which companies can become involved with ARMA: as a Member, as an Associate, as an ARMA Partner, ARMA Network member or as an RMC/RTM Co. Director.

A full explanation of each category of involvement is published on the ARMA website www.arma.org.uk and also detailed in our ‘Guide to joining ARMA’ publication which can be downloaded from our website.

You can view all our courses which are due to run over the next three-month period with dates and locations in the Training & Events area of our website (www.arma.org.uk).

How to book a place

Members bookingOnce you have signed into your ARMA account you will be able to book a place on any of our training courses.

If you wish to book a training course and you are not the administrator (user admin) for your company, then you will need to click the button requesting to go onto the course.

REQUEST TO GO

This will create a notification which will be sent to your company administrator (also known as user admin). They then have 24 hours to approve and process the payment. If payment is not received the place is then released back to the public and the booking is cancelled.

VIEW REQUESTS

Company administrators (user admin) are able to view all requests to attend training courses within their company and process payments by viewing requests. Once this has been approved and paid for you can view the booking within invoices for your organisation.

ARMA Secretariat will only be notified of the booking once payment has been made.

ARMA’s commitment to training also extends to a joint venture with law firm Brethertons by providing a series of web-based seminars for RMC/RTM Co. Directors and Residents Associations.

Webinars within ARMA’s Directors Portal are free of charge for RMC and RTM Co. Directors and Residents Associations who are members of ARMA.

These pre-recorded bite-size webinars can be accessed at any time in the convenience of your own home, office or anywhere you are able to access the Directors Portal.

The webinars are approximately 20/30 minutes in length.

A one-day interactive training course, run by ARMA’s Technical Officer, for those new to residential leasehold property management. It will provide an overview of the controls and processes required to effectively manage a leasehold block.

A two-day interactive training course, run by ARMA’s Technical Officer, for those looking to gain a wider knowledge of residential leasehold property management. It will provide an in-depth look at the controls and processes required to effectively manage a leasehold block.

What the course covers:•  The legal framework

This section covers the legal framework in which managing agents of residential leasehold properties operate. It covers the codes of practice, contract law, leases, management agreements, Acts of Parliament and case law that are aimed specifically at leasehold property.

•  The First-tier Tribunal (Property Chamber) Those attending will be equipped with a knowledge of the role of the Tribunal, the application process and the format of proceedings.

•  Section 20 consultation Attendees will learn of the requirements and procedures of Section 20 consultation (Qualifying Works and Qualifying Long-Term Agreements), dispensation and a growing body of case law.

•  Financial control This section will walk through the financial year of a property from creating a service charge budget, long-term maintenance plans and budgeting for reserve and sinking funds, managing the service charge account, bank accounts and fees to service charge year-end accounts and effective debt recovery.

•  The building Throughout the course, attendees will gain knowledge of the basic elements of a building; its life cycle, maintenance responsibilities, managing contracts, defects, insurance and insurance claims.

•  Health & safety responsibilities Those attending will be introduced to the minimum health and safety knowledge essential to managing leasehold blocks, giving them comfort to perform their day job safely. This will include the duty of care, regulatory framework and risk assessments.

This course is ideal for those with existing experience in residential property management and who wish to gain wider or more specific knowledge of the sector, or as an in-depth refresher, and those moving from lettings to residential leasehold management.

TCX1: UNDERSTANDING RESIDENTIAL PROPERTY MANAGEMENT

Description

Residential and commercial management: an excellent knowledge of one does not imply a competence to handle the other.

This one-day course is based around the RICS Guidance on managing mixed-use developments. The new 4th edition of the RICS Code of Practice for service charges in commercial property will have potential legal and disciplinary consequences for RICS members and/or regulated firms.

It examines the practical difficulties imposed by the different statutory and regulatory regimes for commercial and residential property. The course utilises a hypothetical development of mainly residential (leasehold flats and freehold houses) and commercial units (shops and offices) with shared elements where the landlord has appointed one agent to manage all.

A one-day course for directors of Residents’ Management Companies (RMC) and Right to Manage (RTM) Companies who have responsibility for fire safety management in residential blocks of flats.

The course covers fire safety management in residential blocks of flats. For Directors of high-rise buildings there will be a separate half-day course covering the particular requirements for managing fire safety in high-rise residential blocks of flats. Section 20 Consultation

On occasions, work needs to be carried out on a development which sits outside the normal day-to-day maintenance issues. Where this work is likely to cost the leaseholders more than a specified amount you will need to go through a complex series of consultations. You may also be contemplating entering into a contract with a supplier that is for longer than 12 months and requires the leaseholders to contribute more than a specified sum. You will also be required to consult. In this webinar we will take you through a brief explanation of what the consultation process expects.

Section 20b

As a Director of a Residents Management Company or a Right to Manage company you are responsible for ensuring all expenditure incurred in running your development is recovered, where allowable, from the leaseholders. Current legislation makes it a requirement to demand a charge within 18 months of the cost being incurred. If you do not, does this mean it is irrecoverable? Potentially. In this webinar we will talk you through how to protect your position when you need to recover money but are unsure exactly how much and the clock is ticking.
